We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet's hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don't do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.

Our home is centrally located in the charming hilltop neighborhood of Mt. Adams, just about a mile from downtown Cincinnati, 3 short blocks from The Monastery Event Center, and an 8-minute walk from The View. The two-bedroom apartment (one king bed and one queen bed) is the entire first floor/separate unit of our well-tended two-family home with a private entrance and courtyard. We live in the upper unit. Amenities include wifi, Youtube TV & Netflix, Keurig & coffee pods, dishwasher, and hair dryer. Designated parking for one car is available on the street directly in front of the apartment.

We are within walking distance of several restaurants, bars, the Playhouse in the Park, the Cincinnati Art Museum, beautiful Eden Park, and the Krohn Conservatory. Since parking was somewhat scarce, we chose to walk to a convenient store nearby called United Dairy for necessities....they had snacks and drinks available. We truly enjoyed our stay. We also tried the Cincinnati Art museum nearby and enjoyed it much more than we'd expected...we never got half way through it...it was huge. We'd love to return. Do not expect a lot of space during your stay, as it is a studio...but it is plenty roomy enough for 2...and is decorated with charm. There is a small closet available for your luggage, and a small but very stylish restroom. The fireplace has little gas cans that you light....they last 3 hours. It actually gave a very beautiful and romantic look to the fireplace. The neighborhood felt like older buildings that had been mostly renovated without losing their charm, and we also felt safe in the neighborhood. We had a great time, and loved our stay in this beautiful little studio."

Stay comfortably in Cincinnati at this fabulous studio. This cozy space features a trundle bed which sleeps two adults (a low bed on wheels stored under the top bed which doubles as a couch), AC, WiFi, work desk, TV, full kitchenette, curling iron, closet, ironing board, iron and a hair dryer. Unfortunately almost all the “rental” properties in the area are not dog friendly, despite the people living in the area all seemingly out & about with their dogs & most local businesses with dog friendly policies. We would be willing to pay more for a small dog friendly property, but they just do not seem to exist in the Mount Adams neighborhood. We did really like this property & the location. If our local family was not moving out of the neighborhood, we would definitely try to rebook this location."

- "The charm of Mt. Adam’s is epitomized by all of the historic buildings that sit on top of of one of Cincinnati’s 7 hills. It’s just adorable! It feels like a hidden secret. This VRBO offered everything I was looking for…..a great location, clean, affordable, well-appointed with ah-mazing customer service. The hair dryer was broken and I mentioned that I’d rather brew my coffee than use a Kuerig and within hours there was a new hair dryer and a French press waiting at the door for me. My one beef was that the curtains in the bedroom aren’t room darkening. Note to self, bring an eye mask when you travel. On this particular trip, I traveled alone so the rental was larger than I needed, but when I return to the area with the rest of my family, that third level bedroom with sitting area will be perfect for my kids to share. "

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.

Please note since this is a basement studio with slightly a lower ceiling, it may not be the most comfortable space if you are very tall (>6 feet). Thank you for your understanding!

In town for a game or concert? The studio is conveniently located close to the Great American Ball Park (Go Reds!) and Paul Brown Stadium (Go Bengals!) and a 10 min car ride from Riverbend. The apartment is very close to downtown Cincinnati (15-20 minute walk, minimum Lyft or Uber fare.) You can also walk to Eden Park, the Cincinnati Art Museum and Krohn Conservatory in 7-8 minutes. We recently replaced nearly all the flooring, painted and re-decorated. You’ll love our place because of the neighborhood and the privacy of the apartment. The whole third floor of the house is yours! Our place is good for couples, solo adventurers, and business travelers.

The apartment features a private entrance, large bedroom with a queen sized bed, full bath, living room and kitchenette. The kitchenette has a mini-fridge, microwave, toaster oven, electric griddle and basic kitchen necessities. There is also a in-unit washer and dryer free for guest use.

If that happens, we have a wonderful laundromat a 3-minute walk (0.1-miles) away and we will reimburse you for the cost of laundry at the laundromat.

Extra-large vehicles (e.g. suburbans, large trucks) may not fit in the driveway. Medium-sized SUVs, such as a Rav4, can fit just fine :-)

Leave your car parked in the on-street spot reserved for guests and take a short walk to Eden Park, the Art Museum, Playhouse in the Park, the Krohn Conservatory, and the neighborhood coffee shop, restaurants, bars, and salons.

The apartment is comfortable and homey with wood floors and large windows. There are 2 bedrooms (one king bedroom and one queen bedroom), a family room, a kitchen, and one full bathroom. A hallway with low clearance (6’2”) for a short section leads from the king bedroom/family room to the rest of the apartment. There is a sizeable courtyard with a dining table, seating, and a charcoal grill for guests’ use. The apartment is ideal for families with young children as we have a stroller, portable wooden crib, high chair, toys and books. 24 hour entry using keypad on the door. The front door facing Eden park and Louden street is this units own private entrance.

Other things to note
The living areas are on the 2nd and 3rd floor of the building. The 1st level is an entrance hall that immediately leads up a flight of stairs to the 2nd level which has the 2 bedrooms and 1 bath. There is then another flight of stairs that takes you to the 3rd level where the kitchen, living room, 2nd bathroom and roof top deck are located.


On site free parking. The lot is shared with tenants of the other units. You will have up to 3 designated spaces. These spaces are to the far right, a long the fence in single file order. Our home has a two story private back deck ideal for relaxing with your morning coffee and unwinding with an evening glass of wine. This space includes a spiral staircase to the lower deck and a gas grill ready for a cookout.

Each bedroom has its own private bathroom!
