Miscommunication about entering the property with the code, but host was responsive and helped to resolve. Other than that - not many great things to say. Place was not cleaned upon arrival. Fast food left on the counter, there was no kitchen garbage can. Had to throw out someone else’s trash into the bathroom waste basket (which also wasn’t emptied prior to arrival). Worst was finding stains on the bed sheets - I think my wife was ready to kill me for not springing for a hotel. Like I said above you get what you pay for. "

The onsite parking was only 20$s/day which is a steal compared to our friends who stayed at the Omni for 60$/night!! Our only complaints were that 1. We didn't have any working ice maker and no ice trays to make ice. 2. The hallway and even our condo at times had the smell of pot waft in...(but that's nothing the owner can do about that). 3. The remotes had dead batteries so it made watching tv problematic. 4. No washer/dryer With that being said... we would def stay here again due to the convenience and size compared to a hotel room!!"

We spent over two hours waiting for a response. Finally called VRBO support. The property manager gave us a different unit. The apartment was freezing cold, no extra blankets to be found. An ancient small plug in wall heater BUT NO SMOKE ALARM IN THE UNIT. These guys are a disgrace to VRBO. I would not consider renting here until there were at least 4 verifiable good reviews showing that things have changed. I definitely would not advise a single female traveler to use this building."

- "The apartment was very clean and well appointed. The building was very old, likly built in the 70s. It was under construction and really needs it, but no one working on the construction. Parking lot was very dark and dangerous at night. Located next to a very busy highway that roared with traffic all night long. Single pane windows, transmitted the traffic noise perfectly into the room. Owner of the apartment changed my assigned parking space 3 times. Very few restaurants near by. I do not recommend this place."

It was wonderful. It had everything we needed and was very comfortable. We went for a concert, short walk to State Farm Arena, lots of police presence, which was comforting. Great view of Centennial Olympic Park. Short walk to attractions. Street noise was loud due to cars going to the rap concert and booming loud music. But not during sleep time. Would 100% stay again! - "Did not know I had to pay for parking. The details said “free parking”, did not specify its 1 spot per unit. Unit had no a/c. Host did not provide us with a key fob our entire stay. Was very rude and hung up on me when I called about the key fob and a/c. I’ve never felt the need to complain whoever I stay. But this is the worst experience I’ve had! "

- "The property worked well for our family of 4. The kitchen had enough cooking utensil/pans/plates in it for making breakfast each morning. The neighborhood wasn’t necessarily the best, but there were some good restaurants we were able to walk to. There is supposed to be no smoking in the building, but there was a very distinct smell throughout the space. There also wasn’t really any hot water in the shower and they could use some better/bigger towels. "

Welcome! We’re excited to host you in our updated condo, and we’ve put a lot of care into making it a comfortable, enjoyable space. To ensure everyone has a great experience, please note a few important guidelines.

No Parties or Gatherings
We’re so glad to share our space with you, but please no parties or gatherings. Our neighbors help us keep things peaceful, so let’s all respect the shared community.

Parking
Please be aware that the building does not have on-site parking.

Check-in
• Time: 4:00 pm (up to 2 am the following day).
• Guests: Only those listed on your booking will be allowed access. Our unit accommodates up to 4 guests. Upon arrival, the concierge will check IDs for all guests to confirm they’re on the booking.

Check-out
• Time: 11:00 am (no concierge check-out assistance).
• Please check that you have all belongings, leave the fob on the hook, and close the door. A $100 late fee applies if no prior arrangements are made. Housekeeping will arrive promptly at 11:15 am to prepare the unit for the next guest.

Smoking
Smoking is allowed only at street level. A $250 cleaning fee applies for any in-unit smoking violations.

24-Hour Concierge
The concierge is available 24/7 for your security and ease of check-in. For any questions about the unit itself, just reach out to me through Airbnb.

Fobs & Entry
Your fob will provide building access. After 11:00 pm, please use only the Peachtree Street main entrance (Baker Street and lower lobby entrances are closed until 6:00 am). Carry the fob with you to avoid being locked out. Please note, due to replacement costs, a $75 fee applies for any lost or damaged fobs. The unit door is equipped with a touchscreen keyless lock; your access code will be sent before arrival.

Heating & Air Conditioning
Built in 1962, the building has its quirks, and climate control is one. Both the living room and bedroom have adjustable air units; just lift the cover on the top left and turn the knob to set the airflow to your liking.

Kitchen
Feel free to use the oils, spices, coffee, teas, cream, and sugar. The kitchen is fully stocked, so if you want to cook, you’ll find what you need.

Trash Chute
To dispose of trash, turn right out of the unit to find the chute. Kindly avoid placing large items or pizza boxes in the chute as they can block it, which may incur a $50 fine. Out of courtesy, please use the chute only between 8:00 am and 10:00 pm.

Laundry
The laundry facilities operate on a first-come, first-served basis, with a courtesy rule allowing clothes to be moved 15 minutes after a cycle completes. A laundry card and detergent are provided in the hall closet for your use.

No Pets
We absolutely love pets, but we must adhere to the building's no-pet policy. We appreciate your understanding!

• City Noise: You’re staying right in the heart of Atlanta! While the building is usually quiet, some street noise is natural.
• Homelessness: Atlanta, like many urban centers, has a visible homeless population. If this is a concern, a quieter suburban location may be a better fit.

Guest access
You will have private access to the entire unit throughout your stay. Keep in mind that our unit is updated, but The building is an older building and a busy high rise. This means you can hear (and sometimes smell) neighbor activity in the hallway and even through the vents.

Guests will be required to check-in with their ID at the lobby front desk. Guests are required to come and go through the lobby throughout their stay.

There is a laundry room located in the basement of the building. Payment is required (credit card payment is accepted)

Other things to note
Guests should note that the condo is located in the heart of the city and just like other city centers in the US, there are often houseless individuals smoking drinking around the area and outside of our building. Unfortunately this is something out of our control.

Also the building is under construction at the moment, so there are blowers in the floor of the lobby and in the hallways to get rid off the smells, if you find them too loud at night, you can turn them off. Our parking lot is on-site but privately owned and the third party owner is not very responsible, so you may see some trash in the area. In addition, the parking lot can get creepy at night, please find another parking lot nearby if you are not comfortable. Once more, unfortunately this is also something out of our control.

AC and heating are available seasonally. The AC is a PTAC system - wall units controlled by the HOA without a thermostat. We check the weather frequently and try to notify guests if we think it can be problematic, which may happen in transition seasons like the start of Spring or Fall. If you have very high standards for the temperature, we may not be your good choice.

Please remember you are in a condominium with other residents and owners. As your hosts, we try as much as we can to be available from 830am to 930pm but please note - we may be in a meeting, at a doctor's appointment, and after-hours, sleeping. If you need a lot of assistance after hours and guaranteed immediate responses during the day, this may not be the condo for you.

The space
The condo is on the 3rd floor with large windows. The unit has one bathroom and one private bedroom with one queen-sized bed with a smart TV.

The condo features an open-format sunroom with an abundance of windows, allowing for plenty of natural light. However, its temperature may vary depending on the weather conditions For your comfort and convenience, we provide both a space heater and a fan. If you are very particular about temperature at the sunroom it may not be a good fit for you.

There is a large flat-screen Smart LED TV in the living room. The laundry room is located in the basement of the building. You will have full access to the apartment, basement laundry room, and patio lounge area. Covered parking is also included.

Other things to note
The condo has centrally controlled air-conditioning and comes with a blower that is centrally controlled by the building. Each condo unit has a blower in each room so you can control the amount of heat or AC entering the unit. We have a fan to aid with cooling if the building temperature is not your desired temperature.

Guests will have free covered parking included with the reservation. Please note that the parking lot is privately owned and has ongoing management issues, which are unfortunately beyond our control. However, if you are not comfortable with the provided parking there are other paid public parking available near the condo.

Please note that, like many vibrant urban neighborhoods, our area often sees individuals experiencing homelessness. We believe in respecting all members of our community and have not encountered any issues affecting our guests' safety

Please remember you are in a condominium with other residents and owners. As your hosts, we try as much as we can to be available from 830am to 930pm.

We just wanted to let you know that there is a pool in the building, and guests are welcome to use the pool.

However, the pool is maintained by the building HOA, and the host has limited control, in regards to pool maintenance, cleanliness, and safety. Please note that it's a shared pool.

An Important Covid-19 Update: Keeping our guests safe is our top priority and we have enhanced our cleaning process to align with the new Covid-19 guidelines to ensure you’ll enjoy a safe stay when you book one of our downtown Atlanta condos. Each rental is deep cleaned, disinfected and sanitized prior to arrival with special attention given to high-touch surfaces.

Other things to note
Parking: We do not provide parking. However, there is a paid parking garage and some other lots by the building. The parking fee ranges anywhere from $10-$25 a night.

Noises: Do keep in mind that you are in downtown Atlanta, it can be loud outside sometimes.

Heat & Air Conditioning: This building is run on a central heating & air system. The building controls the thermostat, not the individual condos. It is either on heat, or air, depending on the season. Inside the rooms there are AC units. If you open the lid on top of them, inside will be a knob that will let you choose a low, medium, or high setting for the air flow. There are ceiling fans and a space heater available just in case!

No smoking, pets, parties, or loud noises. A fine will be issued if the concierge is called to the unit for any of these reasons. This is a residential condominium so please respect your neighbors. If there is an emergency please call the host as soon as possible to resolve the issue.

Concierge: Peachtree Towers is a residential building, and the residents are quiet, but if a neighbor does make too much noise please notify the concierge staff, and they will respond and address the issue. Please try to avoid making noise after 8pm.
