Emerald Lakes Vacation Home is located in a Private Community in Pocono Mts. The house is a perfect haven for family and friends who want to get away from it all, with the comfort of a home. All tableware and cookware are provided. The house features deck overlooking the lake with a BBQ grill (propane- provided), fire pit (it is not shoveled during the winter, fire wood is not provided but available to purchase) and private dock. Guests have access to a boat, 2 single kayaks and life vests-must be worn at all times. The Lake - "Deer Pond" is non-motor boat (3 acres). You can swim at lake at your own risk. There are rocks and plants on the bottom. Fishing is allowed. Catch and release. You need to buy PA fishing license first (you can get it at Walmart in Mt. Pocono on 940 Route) and then permit at the office (you can purchase in advance, $15 per person). Kids under 16 are for free. Community office is open from Monday thru Saturday 10-4pm.
We encourage you to enjoy the community amenities; pools, lakes and sports courts. The tennis court and outdoor swimming pool is right down the street. Community beach with a playground, Island Park, is about 10 minutes away walking distance. Other attractions provided by Emerald Lakes Community such as basketball court, indoor pool (it is usually open on Mondays, Wednesdays and weekends. Main Beach are minutes away by car. All amenities are requiring community passes. Outdoor pool is 5 min walking. Outdoor pool is usually open from Memorial Day to one week before Labor Day Weekend, from 11am to 7pm. The person that is on a rental agreement, must be present at all time. There is minimum of 3-4 nights for holidays and weekdays, ask me before booking. Please note that I require to book the whole holiday weekend. There is NO check in or check out on Saturdays or holidays. There is 2 nights minimum for weekend and 3 nights for weekdays. If you want to book 6 months in advance, please ask before booking.
Laundry room is available for 3+ nights' stay. Laundry detergent is not provided. Please note that we are on septic system. Please flush ONLY toilet paper. You will need to wait for hot water after few showers.
Guests will get the access code for the lock box one day before the arrival. Some doors are locked. I keep my stuff there. Please do not open them.
Fridge doesn’t make an ice or water.

PET POLICY:
Pet fee $100. No puppies. No cats. Pet cannot be left alone. Dog under 20 pounds, Dog can reside in your room but must not be left alone. You must clean up after your dog. Dog must be leashed. You must have control of your pets at all times. You should be able to provide proof of your pet’s vaccination. You are financially responsible for any damage your pet cause.

If you want to venture further it's just a short 15 minutes to Shawnee Mountain and a 30 minute drive to Jack Frost ski resort and Big Boulder ski resort. Mount Airy Casio is less than 15 minutes away. There are also approx 10 golf courses within a 30 minute drive. We have 3 sets of golf clubs in the garage which you are welcome to use if you don't want to bring your own clubs. There is a beautiful driveway up to the house so you have privacy from the road. Enjoy this 5 Bedroom, 3 bath retreat with newly furnished modern conveniences. Its a home away from home.

We have just extended the deck and repainted it so there is more space to relax. An outdoor firepit has just been added, so pack up things for s'mores!! A brand new 7 person hot tub has just been installed right on the deck outside the family room so make sure to bring your swim wear to take advantage of those starlit nights in the Poconos. It has fantastic high pressure jets which will ease away all the muscle pain after a day on the slopes.

We have just finished converting the downstairs 1/2 bath to a full bath with a stand up shower. There's also a fold up ramp in the garage if needed for wheelchair access to the 1st floor. There is also a shower chair in the garage if needed and disability grab bars in the bathroom and the shower. The downstairs bathroom is right beside the bedroom which is very convenient.

Newly decorated with new wood floors, freshly painted and new window treatments throughout, you will never want to leave! Lounge on the back deck with a glass of wine or light up the BBQ while listening to the beautiful sounds of the wildlife in the trees behind the house! Plenty of room for the kids to play and explore! We have just erected a new play set it the garden for the kids to enjoy. See the new photo's.

There's also a dressing area and full bath with a large soak in tub and walk in shower.

The upstairs kids room has a bunk bed which has full top and bottom mattress and a full pull out trundle bed which could sleep 6 kids. Plenty of toys for the kids to play with in the toy chest!

The 3rd and 4th bedrooms on the second floor both have King beds with memory foam mattresses and beautiful bedding. All the bedrooms have closets and dressers and bedside tables so you will have plenty of storage.

The main level features one bedroom with a queen bed, comfy mattress, and beautiful bedding as well.

Right off the kitchen there's a large playroom for the kids with their own 42" TV so you can let them play or watch TV and DVD's while you can keep an eye on them from next room. There's also a sofa which converts to a bed if you have extra guests.

There's a large bonus room in the fully finished attic which has 2 additional sleeper sofas. and 2 skylight windows.

There's back door access through the garage so you can store all your ski's, snowboards, Snow shoes at the back entrance.

Our unit is located inside the beautiful Northridge at Camelback Mountain community. A few community standards you should be aware of before requesting to book are as follows:

*Security: Although it is not a gated community, there is visible 24/7 security that patrols the area for everyone’s safety.

*Parking: The license plate numbers for all vehicles are required. There is parking for two vehicles directly outside of our unit, and additional parking is available in the overflow lot (.5 miles away). Additionally, the full legal name of all adult overnight guests must be registered in advance as required by our homeowner's association.

*Outdoor Pool: For pool passes, names of all guests who request to use the pool must be given at least 5 days in advance to be added to the welcome list. (Outdoor pool available seasonally.)

*Fireworks: No Fireworks of any type may be used or set off within our community at any time!

*Trash: Garbage can be disposed of in our community trash compactor. There is no curbside trash collection. Garbage can never be left outside the unit at any time and may attract bears.

*Please note that this unit shares a wall with one other unit. We appreciate your respect of our neighbors’ right to a quiet community. Please keep noise to a minimum, especially within quiet hours in the community between 10pm - 8am.

*Citations and additional cleaning fee: Security officers are on patrol 24/7 and violators of these rules may receive a ticket and fine. The booking guest assumes the responsibility for any and all citations issued during their stay, including any damage or additional cleaning fee beyond any security deposit.

This family-friendly retreat offers a nice and well-equipped living area with a woodstove, partial air-conditioning, a large smart TV to stream your favorite series and movies, and a private deck with a gas BBQ to view the mountains. The full, eat-in kitchen has all the appliances needed to prepare tasty meals and snacks, especially after a fun-filled day in the surrounding parks. When we first entered and hung one coat on a seven prong coat rack, the coat rack fell off the wall. I reached out to the contact number and was told I would hear back, but never did. I also reached out about late check-out (wanted to stay until 11AM versus 10AM) and they were unable to give me an answer. I find renting directly from the owner to be easier."

2 Bedrooms with a LARGE lounge/sleeping loft (functions as a 3rd bedroom, if needed). Central AC for those hot days to keep you cool after a long day hiking or at the beach. Conveniently located close to Camelback Mountain Resort, Jack Frost, & Big Boulder, as well as numerous hiking trails, shopping + wineries. Kalahari is only 5 minutes away! Or take a short drive to CamelBeach, Aquatopia, or Great Wolf Lodge water parks.

The cottage is a quick drive to the Crossings outlet for discounted deals, the candle shops, and Callie's Candy Kitchen. In the summer enjoy the community lake, raft/kayak/canoe on the lake nearby, or the Lehigh River for white water rafting. Horseback riding is available all year long as well as other fun-filled family activities. Jim Thorpe is in close proximity; check out Earth Day or explore the historical tours through the Old Jail Museum and Packer Mansion; shopping there is like stepping back in time!

The cottage is also only a few minutes away from the Mount Airy Casino & Golf where you can enjoy 18 holes of golf during the day and table games like craps, blackjack & roulette. The casino also has a nightclub and restaurants. There are plenty of restaurants and bars only a stone's throw away: VanGilder's Jubilee, and Pub in the Pines are local favorites and others are a close drive away, including PBC, Desaki and Barley Creek Brewery. The nearby, classic Casino Theater shows featured films on the big screen. Don't forget to plan your holiday week/weekend for July 4th! Fireworks a-plenty!

This unit only has a total of three beds for a total maximum of six guests. We apologize for any confusion. Airbnb's engineers are currently working on resolving this mistake in their software.

Pool & Jacuzzi Use Waiver and Release of Liability

This waiver and release is executed as a condition of access to and use of the pool and/or jacuzzi at Moonlit Meadow. By signing this document, the undersigned (“Guest”) acknowledges and agrees to the following terms:

1. Assumption of Risk
I understand that use of the pool and/or jacuzzi involves inherent risks, including but not limited to:

Drowning
Slipping or falling
Exposure to extreme temperatures
Chemical irritation or allergic reactions
Physical injuries or death
I voluntarily assume full responsibility for any risks of injury, illness, damage, or loss that may result from the use of the Facilities.

2. No Lifeguard on Duty
I acknowledge that there is no lifeguard on duty and that I am responsible for my own safety and the safety of all members of my party, including children and guests.

3. Supervision of Minors
There must be responsible adult supervision at all times when children are in or near the pool or jacuzzi. A designated adult must maintain constant visual contact with children whenever they are near or could access any body of water.

4. Hot Tub and Child Safety Guidelines
Infants and toddlers are not permitted in the jacuzzi under any circumstances due to their heightened risk of overheating and limited control over bodily functions, which can compromise water hygiene.
No young child should use the jacuzzi unless they can stand on the bottom with their head fully above water at all times.
Children permitted in the jacuzzi should limit their use to no more than 5 minutes at a time if the water is at the maximum temperature of 104°F.
Lowering the spa temperature to 98°F is recommended to allow for slightly longer use — never exceeding 15 minutes at a time.
Children should avoid full-body immersion. If available, "jump seats" should be used to allow for waist-high soaking only.
All users, especially children, should drink fresh water while using the jacuzzi to stay hydrated.
Anyone feeling nauseous, dizzy, or sleepy should exit the jacuzzi immediately.

5. Health Considerations
I understand that individuals who are pregnant, have cardiovascular conditions, high or low blood pressure, or are under the influence of alcohol or drugs should not use the jacuzzi or pool.

6. Rules of Use
I agree to follow all posted or provided rules and guidelines, including but not limited to:

No diving or jumping
No running or horseplay in the pool area
No glass containers near the Facilities
No use of the Facilities while intoxicated
Shower before entering the jacuzzi
Observe maximum occupancy limits
Failure to follow these rules may result in revoked access to the Facilities.

7. Waiver and Release of Liability
In consideration of being allowed to use the Facilities, I hereby release, waive, discharge, and hold harmless the property owner, property manager, rental host, and their employees, agents, and representatives from any and all liability, claims, demands, actions, or causes of action resulting from injury, illness, or damage sustained by myself or my guests while using or being present at the pool or jacuzzi.

8. Indemnification
I agree to indemnify and hold harmless the above-named parties for any claims, including legal fees, arising out of use or misuse of the Facilities by myself, my guests, or any minors under my care.

9. Acknowledgment and Understanding
I have read this waiver and understand its terms. I understand that by signing this document, I am giving up certain legal rights, including the right to sue. I sign it freely and voluntarily.

Furthermore, I affirm that I am signing this waiver on behalf of myself and all individuals in my rental party, including any guests, children, or invitees who may use or be near the pool or jacuzzi during the rental period. I acknowledge that it is my responsibility to ensure all members of my party are informed of and adhere to the terms and safety guidelines outlined in this waiver.

Pool closure notice: Pools may close due to weather or staffing—this is controlled by the community, not the host

Firewood provided for the indoor fireplace (please bring your own for outdoor use)

Guests can access the entire house except for the locked closet.

*Speed limit must be followed
*No fireworks within the community
*No street parking within the community
*Please be aware that all paperwork, including the community registration, water equipment waiver, and copy of ID, must be submitted to the owner by 3 days prior to check-in. If this is not completed on time, guests will be responsible for covering the additional community fee for late registration.
*Registration paperwork must be submitted at least three days before check-in to avoid a $150 later registration fee
*Pets are $130 per pet
* The cost to replace a lost pool pass is $175 each.

*Please do the following before checking out to avoid any further cleaning fees:
-Gather all trash & recycling and place them in the trash bins outside.
-Please wash your dishes or place them in the dishwasher and run.
-Make sure all windows and doors are locked and closed
-Place all used towels in a pile by the shower or laundry room
-No need to strip the beds!
- Please inform us of any damages/stains, etc., as soon as possible
- I would also appreciate any suggestions or recommendations to improve the property.
-Ensure you have everything with you.
There will be a $25 fee to ship any items, plus the cost of shipping.

🔥 Hot Tub Rules:
Please shower before entering the hot tub to help keep the water clean.
Do not add soaps, oils, or other substances to the water.
If the hot tub water requires replacement due to misuse, a $300 water replacement fee will apply.
