- "Let me start with the positives: The beds were actually comfortable. The internet was fast and the TV was pretty good. The location was pretty good and fairly close to UT and the covered parking was a nice touch once we found it. Google maps took us to the wrong area, but that is not a knock against the location. Here is where the negatives start: The location was NOT clean; we walked in and the sofas had stuff on them, the bathroom had not been swept and I am not sure the entire apartment had been swept or vacuumed. Our biggest complaint is that the AC is exceptionally loud, it rattles something fierce and you luckily can close the door to the living room to be able to watch TV. Also, we could basically hear our upstairs neighbor's conversations as well as movies and music. The shower curtain in the bathroom had mold on it and needs to be replaced. The sofa in the living room has a serious divot in the middle and would recommend replacing it as well. We will definitely not be staying here again and would not recommend anyone else stay there until the AC and cleanliness are resolved. Just my two cents. Thanks."

- "The good The apartment was spotless and very nice inside. The wifi was fast and the TV was nice. Overall the apartment was a great place to stay. The Bad There was no TV on the bedroom which would have been a nice to have since the door to the parking lot was slamming shut until late at night. The laundry facility is not in the apartment. There is no where in walking distance to eat but I wouldn't walk too far around there anyways. Head on a swivel and all that. The The pool is green and unusable. They are still working on other apartments but that's no excuse for how icky the outside building looks. It's dirty and gross. The one door was locked and yet the other door was wide open, hardly secure. "

- "1. The blinds in the bedroom kept falling off, so both the overnight building lights and total strangers could peer through and make us feel uncomfortable and unsafe. We had to put spare bedsheets over the window, not unlike the cardboard multiple neighbors had up against their windows. 2. Trash outside. On the ground. everywhere. 3. The comforter had white crusty stains on it and was clearly not cleaned after intimate sessions from a previous guest(s). 4. We requested the second night (not even the whole thing) be refunded so that we could leave early and find another place. We left anyway but HAVE STILL NOT HEARD BACK BY PHONE OR EMAIL. So if you wanna feel violated in more ways than one, then this is the place for you!!!"

Your shared walkway is NOT through our driveway. When facing the house it will be the gate to the left of our house. Please do not pass your entrance, as our back renter has their own patio beyond that point.

The space
Full size bed, 100% Cotton sheets and blankets. We use natural plant based laundry detergent, and the bathroom is stocked with natural shampoo, conditioner and body wash.

This is a SMOKE FREE & BACON free property. Please no smokers, not even outside. If weather is nice we open our windows to the house and it gets inside. Thank you for respecting this :)

Open floor plan: The kitchenette is all hand crafted by my husband - wood countertops and custom shelving. Perfect for your own meal preparations with a single hot plate and full size toaster oven. Bar countertop has a stool to sit at for enjoying a cup of complimentary tea or coffee. Also a toaster, microwave, small fridge/freezer, tea kettle, filtered water.

We are art collectors & artists ourselves, and the space is decorated with locally made art.

Small sitting/reading area in the room with lamps. The room gets great natural light during the day with the blinds open - blackout blinds at night for privacy.

Bathroom has a stall shower, toilet and large sink (there is just this one sink that is also for CLEANING DISHES). We provide towels and toiletries for convenience. There is a CURTAIN as the door - keep this in mind if you are a couple that needs more privacy than that, as it is not sound proof***

Cute private patio has a small table with seating for two.

Close to downtown, UT, and both the North Loop and Burnet entertainment/shopping districts. Easy access to main highways, and public transportation (bus and light rail).

Our Studio Apartment is located in our backyard. You have your own fenced off entrance and patio.

Plenty of FREE STREET PARKING (safe). Usually a spot right out front (please park so another vehicle can also fit).

Hosts live on site. Please let us know if you will be having visitors during your stay so we can make sure the property stays safe for us and our other renters.

The Garden Studio is attached to the main front house. With your own walkway, we rarely even see our guests enter the space.

We are centrally located and love when guests ride-share/bike/or use public transport. $150 discount on monthly stays if you won't have a car on the street.

The space
If you're looking for a uniquely 'Austin' experience, look no further! One owner is a well-known Austin artist , the other a violinist for the Symphony. You'll walk in to an artistic, stylish, quirky home filled with art and interest. It's the type of place where you can take time exploring each rm.
LIVING RM: Beautiful hardwood, spacious, sunny, 2 couches, TV, Netflix, Youtube (no ads).
KITCHEN: Modern, fridge w/ filtered water, pre-washing dishwasher, stove-top microwave, coffee/tea/blender, dinnerware.
DINING AREA: We expanded the kitchen to include a dining table and rm, which can be closed off and used with an air-mattress for those larger parties. It also has a shelf of musical instruments for guests, a hot/cold water dispenser and washer/dryer.
The rooms are just as fun, 5 rms, (4 inside, 1 outside Bungalow) small, but cozy and clean.
Rm.1: The Art Room:
Spacious, very sunny and clean, comfortable queen bed, foam mattress, high quality bedding.
Rm.2: The Koi Room:
Spacious, a bit separate from the other rooms, also has a separate exit to the yard, Couch, reading and sitting areas. books.
Rm:3 The Kids Room:
This is my girls room when she's in town, small, colorful, with a very comfortable queen bed, cute and lively. with a separate entrance onto back porch.
Rm.4. The Study:
A small rm. sunny, private and warm, with a reading chair, office/work area and a full murphy bed.
Rm.5: The Tea-House (exterior)
A little Asian Tea-House built in the yard, very small at 8x6x8 but enough for several elves, or a couple to sleep on the double futon. Fully insulated, cutely furnished, flat screen tv w/Netflix, wifi, heated/A/C
PORCH: Lg enclosed area, insulated on bottom and screened in on top, with tables, chairs, queen futon.(Pics coming soon!)
YARD: Most rooms open into the backyard, which is a beautiful Asian Garden themed party area, with 2 koi ponds, grill, fire-table, deck-heater,(all propane) gazebo, deck, plenty of chairs, fully lit at night, perfect for weddings, UT visits, bachelor, bachelorette parties. We charge an additional fee for some event parties.
There's also Shelly. She's a giant african tortoise (over 100 pds!) that lives in a cave in the garden. She comes out all day, grazes, begs for apples (which I leave for you), and is completely harmless and adorable.

Guest access
Guests will have access to the entire home, driveway, and Asian Garden section of the yard (I have an office cottage not for guest use), nothing is shared by any outside party. Any part of the home considered 'off-limits' is closed, locked, or obvious.

Other things to note
*Renting the home means for your main guests only. It doesn't also mean additional events or people other than the guests on the reservation without permission. We do allow some events, but I have to know in advance and if approved, there may be an additional fee. If you're planning on having anyone at the home that are not on your reservation, I need to be notified.
*Pets: We generally allow pets but evaluated on an individual basis! A Pet fee is usually required ($25).
*We do allow children under most circumstances, but I do need to know in advance. There are some special guidelines for children that I want to make sure parents are aware of. And if you bring children, you're expected to ensure that home and safety rules are followed.
