COMPLEX: The unit is located at a private condominium complex, it is the largest two-bedroom in the complex and has many upgrades. It is a 2 story unit, on the 2nd level of the complex.

AMENITIES: Enjoy an outdoor shower and an on-site in-ground heated pool. Both the living area and the master bedroom offer patios with views of the ocean and overlooking the pool. Beach tags, pool tags, linens and towels are included. This unit has a laundry room with a washer and dryer off of the kitchen.

BIKES:
If you chose to bring your bike, please only store and lock on designated bike racks. Do not lock or store in any other location. We are not responsible for guest's bikes or storage. Bike racks on the back of vehicles are not permitted within the complex parking lot and must be removed.

HOA REGULATIONS: Failure to comply with HOA guidelines will result in a $25.00 fee per penalty.
- No hanging anything on or over the balconies. Do not leave any beach items such as beach chairs, beach carts, strollers and other items within the exterior of the complex. All walkways must be open and never blocked.

Located on a quiet, friendly street and only 6 properties from the peace and tranquility of the lifeguard-protected beach, this house is still only minutes away from the action and excitement of Atlantic City! It's the best of both worlds. In addition, the property is located only a short two block walk to a park with tennis, shuffleboard, roller hockey, basketball, miniature golf and a skateboard park. So relax on the beach or enjoy some family friendly sports, all within a short walking distance of the house. This 3-story home is equipped with an elevator to pamper you throughout your stay and to make your move in/out a breeze. The 2nd floor greets you with a huge 22' X 20' living room with gas fireplace. Relax in comfort on the new sectional sofa with five recliners while you enjoy your favorite movie on the Sony TV with DVD player. The 2nd floor also features a large covered deck off the living room which is perfect for outdoor dining. Follow the cherry hardwood floors which are throughout this floor into the state of the art kitchen featuring top of the line stainless steel appliances, granite countertops and cherry cabinets. The kitchen is fully stocked with cookware and dishware as well as a blender, toaster and food processor. The dining room features a wet bar and a large dining table with comfortable seating for 8-10. The laundry room with full size washer and dryer is also on the 2nd floor.

The first floor offers a junior suite with queen bed and large custom closet. There is a wall-mounted Roku TV and the hall bath has a tiled shower. The 2nd bedroom on the first floor is quite large and is decorated in a nautical style. It features two twin 'boat beds.' One of the beds has a pull out trundle (twin) while the other has a storage trundle. There is also a wall-mounted Roku TV. This room also has a couch which opens into a Queen sleeper sofa so the room can comfortably sleep 4-5 guests.

There is a 1 car garage with keyless access as well as 2 off-street, private parking spaces. There is also an outdoor shower and stainless steel grill.

Bi-level, single family home, on a cul de sac, in residential neighborhood. The home, 2700 square feet, sleeps 8 people, formal living room, family room and has two backyard patios, with Jacuzzi, deck off of each the upstairs bedrooms and a sundeck on top. 7 minute drive to Atlantic City. Beach access(chairs and tags provided) is a block away. Large shed for storing bikes, surf and fishing gear. Great home for a family vacation.
The family room is the center of activity our in our home. Equipped with an elegant bar, Jukebox and a 83" 4K UHD TV. Xfinity with HBO(on all 7 tv's thru out the house) and Chromecast Ultra streaming capabilities, your movie and music options are endless in the home theater seating(popcorn included!). Directly outside the family room is a dining patio and Jacuzzi. Close by we have a cocktail patio near the Master Grill and rotisserie.

The location is incredible--the condo has direct access to the path to the beach and is adjacent to the pool. Minor negatives are the long walk to the water (it is a big beach!) and the somewhat dilapidated appearance on the outside. Wood was dangling from the upstairs balcony and we were warned just before our arrival not to use that balcony for safety reasons. I am sure that will be fixed quickly."

There is also a queen size sofa bed for extra sleeping quarters in the front living area.

The 2nd floor rear deck has been rebuilt to match the lower deck with Trex planks, a new railing system with steps to the ground floor to further enjoy outside dining along with a large propane grill for all your culinary quests.

The attached garage has 6 Bikes (4 adult and 2 children), beach chairs, boogie boards, and a beach cart to transport the beach gear to a guarded pristine beach with a beautiful view of the Atlantic. 6 beach tags will be provided for your use. Additional beach tags can be purchased on the island. Before you leave, please make sure all beach tags are left for the next guests.

We also provide 1 set of sheets for each bed and towels for your stay. We do ask that you launder these items prior to your departure. (or you can bring along your own linens instead). Please bring your own beach towels. There is off street parking and one driveway space with additional parking adjacent to the townhouse.

No smoking, no pets, all renters must be minimum 25 years old.

Winter as well as summer rentals are welcome.

Rentals are generally 7 days, however if you are interested in renting for the weekend on the Off Season (Oct - April). Please contact us to make those arrangements.

The room with the bunk beds was perfect for our son and he loved finding playing with the games and toys that were in the house. We were very happy to have the outdoor shower to rinse off the sand before going inside to the bathtub. The fully fenced yard was more than adequate for our dog to roam. The TVs in the bedrooms were an added bonus as well as the full size washer and dryer. Very clean, well equipped and Frank was very helpful when we had questions. Similar quality items that I use in my own home like seventh generation laundry detergent was a pleasant surprise. Don’t forget your own hand towels and kitchen towels in addition to your sheets and bath towels. Neighborhood quiet and location convent and close to everything. Check in/check out seamless. Restaurants in the area aren’t that great but the house is close enough to venture out to AC or Ocean City for better options and entertainment. Would definitely go again and stay at this house."

▶ This home is privately owned and does not include maid service or daily cleanings. The cleaning fee covers a final cleaning (after your checkout).

▶ Unregistered guests are not permitted. Ensuring the safety and privacy of our property and neighbors is a priority.

▶ No parties. Significant noise or playing loud music after 9:00 pm will result in you being asked to leave without a refund for the remaining time of your reservation.

▶ No smoking of any substance is permitted in the unit. Evidence of any type of smoking will result in a $250 fee, and you will be asked to leave without a refund for the remaining time of your reservation.

▶ Check-in is at/after 4 pm and check-out time is no later than 11 am. Early check-in or late check-out is subject to availability. Late check-out without prior approval will result in a fee of $100 per hour for each hour after 11 am.

▶ During check-in, you will find towels, linens, shampoo, conditioner, soap, and toilet paper provided for your convenience. Please note that we do not provide additional supplies during your stay, so we recommend planning accordingly.

As you walk through the front door, you are greeted by an elegant yet comfortable open floor plan with soothing colors throughout the home.

Ahead of you, there is a bright eat-in kitchen for eight with access to the back deck through a large sliding glass door. Enjoy some fresh waffles and hot coffee while watching the morning sun come up.
Off the living room is the master bedroom which offers a king bed, reading nook, and dresser.
The full size bathroom comes with marble accents, soaking tub and shower is in the hallway off the three back bedrooms
The second bedroom has a two single beds, closet.

The fourth bedroom has a king size bed, closet, dresser.
Last but not least, the fenced in back yard is perfect for relaxing in the pool and BBQing with friends and family. With an outdoor shower to rinse off your sandy toes the backyard is the best place to unwind after a day at the beach.

The entire home is available for our guests. Parking for 2 medium sized cars in driveway. Please be careful backing out there is a dip There is also street parking available.

Trash day is Monday morning and we have a trash valet from May 30th thru Sept 30th. ACUA workers will be coming into the backyard to get the trash and recycling bins between 7-9 AM. We do have monitored security cameras in the backyard, side and front of house for added safety.

No Smoking inside the house, including cigarettes, cigars and marijuana. Marijuana may be legal in the state of NJ, however this is our family home so please be respectful and do not bring that onto the property. Any evidence of smoke or stains in the home will incur extra cleaning fees up to $500 depending on the level of cleaning needed to clear the air, stains or other damage.

We will do our best to reunite forgotten property with our guests, but we are not responsible for any personal items left behind.

The Ross St. beach is one of the closest walkable beaches. It is located off of Harbor Beach Blvd.

This is an efficiency apartment with a queen size bed and american leather queen size sleeper sofa. There is large dresser. The bathroom is newly renovated with a shower, sink and toilet. There is a TV mount of the wall across from the sleeper sofa. One closet. In the rear of the space is a kitchenette (does not have a full size stove) with hopefully everything. Outside there is a gas grill, outdoor shower, and patio area.
The ceilings are high and is A/C windows unit provided all the cooling you’ll need.

This space is perfect for children. We bring our little ones to the inlet beach and when we want to boogie board we go to the ocean beach.

Heading upstairs you will find 2 master bedroom suites, each containing their own bathroom and ample closet space. Please note, we do not provide linens. Three bedroom 2.5 bath townhome in the South end of Brigantine, few blocks to the beach. Can also drive and park at the beach at a large parking lot with shower and toilet, takes about 5 mins (1.5miles).

Atlantic City is only 10 minutes away, Borgata and Harrah's even closer. Close to Brigantine attractions like Golf links, tennis and pickleball, mini golf. The house was renovated throughout in 2022.

The space
Three bedroom, two and a half bath townhome.
Master bedroom with king size bed, TV, work desk and an ergonomic chair. Second bedroom has two XL twin beds that can be moved together per your request to form a king bed. Third bedroom has two twin beds. Bed linens and towels are provided. Downstairs has additional sleeping if you need to spread out- it is not advertised as fire regulations on the island limit the occupancy.

Kitchen downstairs is well stocked (since my family uses the house a lot, it is really WELL stocked, including oils, spices, server ware and storage containers as well as foil, parchment paper, plastic bags and on and on and on). Drip coffee machine.

Dining table seats 8, outdoor table seats 6.

6 beach tags, beach chairs, 2 umbrellas, boogie board, volleyball, football, corn hole (rather heavy), beach paddles come with the house. 6 beach towels are provided.
Two surfboards (adult and junior sizes) are available upon request and liability release.

Roku TV, some table games, books, poker chip set.

Propane grill is managed by the guests. We typically have a spare full tank, but if you suspect it is not full, please reach out.

Feel free to use herbs in the garden and hopefully figs (just planted this year a fig tree).
