You will also find a light-filled breakfast area, perfect for eating or as many needed space for studying or working area. Downstairs you will also find the tranquil master suite with a double door window that leads you to a front porch, and a double vanity bath that has a lovely soaking tub and a glass-enclosed shower. A second living space/game room that has a marvelous view of the back yard and downstairs of the living space . We provide towels to shower and wash cloths as well. Our home provides Spectrum internet that connects to smart TVs to watch streaming services with ease. Guests agree to keep premises in good condition and be financially responsible for any items missing or broken.
- If your Big group takes looong hot showers expect the water heater tank to fully heat up some more hot water 30 min.

Right off the back of the house is a beautiful walk-out patio, outdoor seating, and more yard games lit up at night by the string lights.

Lit up at night with the string lights and "hey there Austin" sign, we even put a ceiling fan to keep you cool and a mini-fridge so you don't have to go anywhere to enjoy a cold beverage poolside. The pool is a 30-ft luxury build with a maximum depth of 6ft. You will love the in-pool seat options! Feel free to pop on the jets or turn up the heat to the huge spa.

We made lounging around the pool easy! Featuring 8 chaise loungers, a massive resort-style daybed and of course, sitting on the pools edge. Competitive? Well we have about every yard game you could want to test your skills and see how the backyard game champ! Multiple cornholes, two disc golf holes, and a putting green. The fun will never end with the spacious layout that provides privacy and a resort-like ambiance.

Our home is spacious and warm, traditional yet modern. It sits on a beautiful 2+ acre lot on a private dead-end road, nestled into a nature preserve. We have the best of both worlds - complete serenity and privacy, yet close proximity to the best that Austin has to offer.

It’s about 15 minutes from the airport and 12 minutes to downtown.

The space
Our home is perfect for large families. We can comfortably sleep 14, and more with use of sofas/air mattresses. This is a family home, not a traditional vacation rental.

There are two masters downstairs, each with their own outdoor access and spacious bathroom. One of the masters is ADA-equipped with grab bars at the toilet and walk-in shower. Upstairs, there are 4 more bedrooms, a game room, media room and 2 full bathrooms.

The kitchen is fully-equipped and will be stocked with essentials. It is home chef's dream with a commercial oven & range, two islands and a prep sink. We seat 17 inside between our kitchen table & island. There is a spacious deck with an outdoor table that seats 14-16.

The house is equipped with WiFi, Sonos speakers, Netflix & Amazon. Play some ping pong or use the pool table, or dive into one of the hundreds of books in our library. We also a great selection of board games.

Outside, you may splash around in our swimming pool, hike the trails, shoot hoops on our in-ground basketball hoop, gather around the outdoor fireplace or take a meal on our sprawling deck. Our yard is home to many types of wildlife, including armadillos, migratory birds, ringtails, coyote & deer.

For outdoor enthusiasts, the Sunset Valley nature preserve is accessible from our back gate, and we are just 1 mile from the Violet Crown Trailhead. With advance notice, we can provide some bikes for your use.


SLEEPING ARRANGEMENTS:
Bedroom #1 (downstairs): Queen bed, private bathroom (walk-in shower, oversized air-jet bathtub).

Bedroom #2 (downstairs): Queen bed, private bathroom (huge walk-in shower). This bedroom has a large walk-in closet that could be used as another small room for a child in a portable crib.

Bedroom #3 (upstairs): Double bed, private bathroom access (shower/tub combo) with shared hallway access.

Bedroom #4 (upstairs): Full bed, Jack-and-Jill bathroom (walk-in shower) shared with bedroom #5.

Bedroom #5 (upstairs): Queen bed + sofa bed, Jack-and-Jill bathroom shared with bedroom #4.

Bedroom #6 (upstairs:) 2 twin beds.

Bedroom #7 (upstairs): queen bed (enough additional space for a queen blowup mattress upon request).

Game room (upstairs): comfy, overstuffed sofa (not a pull-out).

You have full use of the main house, minus a personal closet. The detached garage and apartment are home to another tenant and are not for guest's use.

Other things to note
Dogs will be considered only with prior approval from host. If you would like to bring a pet, please ask ahead and give some information on your furry companion.

Dogs approved by the host are the only dogs allowed on the property and they must be able to abide by the house rules: No dogs on the furniture, house trained, no strong prey drive (there are chickens on the property).

Up to two dogs max will be allowed with an additional cleaning fee of $100/dog for the housekeepers. No more than two dogs will be allowed per reservation.
