There is an egress window and closet with hangers. The temperature is much cooler in this room than the Primary Bedroom during the Summer months. This 2nd bedroom is separate from the Primary Bedroom and feels like its own space. The 3/4 Bathroom with Shower is a few steps down the hall. Shampoo, conditioner, body wash, towels, hairdryer, cotton balls, some toilet paper, fan and extra pillow provided.

3rd NON-CONFORMING BEDROOM/OFFICE (non-conforming because it doesn’t have a door) is on the Lower Level and is set up as an office with a built-in desk repurposed from a bowling alley with a comfortable bright green Eames Executive Chair. There is a great view of the backyard from the desk. No Bed is set up in here but the space is big enough for the Queen-sized blow-up bed to be set up. Extra linens, pillows and towels provided.

4th BEDROOM on Main Level is not accessible and used as owner storage. No Bed is set up in here.

OUTDOOR ACCESS: Outdoor table and chairs on both the Main Deck, Primary Bedroom Deck, under the arbor and in the carport area give you the opportunity to enjoy the gorgeous Colorado climate. The flowers in the planters on the carport are only for you to enjoy from the decks or the backyard. There is no access to them. The advantages of having an incredible open space steps away is that we share the space with the roaming wildlife. (We have Bear-Proof Trash Cans!)

PARKING: There is parking on Alpine Avenue and there is plenty of parking in the long driveway on the North side of the home. There is space for one car in the carport. The metal gate will be stay open throughout your stay.

There is free 3 hour parking on the street during weekly M-F 9am-7pm and completely unlimited after 7PM. We have free parking in the lot in the alley attached to the building as well.

The bus stop on the corner right out front will take you from your doorstep to the bus station (which is only about 5 blocks away anyway), and from there you can take the bus to Denver or the Airport. I certainly love taking the bus to and from the airport because it's so convenient.

NEIGHBOURHOOD OVERVIEW

Our home is situated in Whittier neighborhood - one of the most conveniently located neighborhoods in Boulder. Easy walk to the east end of the Pearl Street dining and entertainment corridor, which starts around 20th St and extends to 8th St. To the east is 5-10 minute walk to 29th St Mall, Dairy Center for Arts, McGuckins, Sprouts, REI, Trader Joe's. 10 min walk to the south is Boulder Creek and access to the endless Boulder bike paths system, across the creek is CU Folsom Stadium.

GETTING AROUND

Both Uber and Lyft are in Boulder.
We have two cruiser bikes - they are fun to ride on a path or go to the bar. If you need more than two - please use rent from the B-cycle network (closest station two blocks away), or go to a bike shop for full-day rents.
The main Boulder bus terminal downtown at 14th and Walnut is 8 blocks away; here you can catch a bus to the airport (DIA/Boulder Skyride route A/B). This is by far the fastest and cheapest way to get to and from the airport (~$10 one way).

You have access to the entire house. There is a shared easement with my neighbor. They have access to their side entrance through our gate and into the backyard. I will also be going back and forth through the same gate, with my dog, into the backyard where I have an artist shed that I work out of. If this bothers you, then this is not the house for you.

Two people will sleep very comfortably on the new, high-end queen mattress in the master bedroom. Step outside the master bedroom to your own small deck and enjoy the backyard and light. Two night stands, and a Sonos speaker will help you enjoy reading and music in bed.

One or two additional guests will sleep well in the second bedroom, on the trundle day-bed. The trundle pops up to make the daybed king-sized, or just sleep comfortably on the twin mattress. Enjoy loads of natural light through the south-facing windows in this room.

If you would rather be outside, the backyard will make for a great second space. Grill on the charcoal Weber grill, and enjoy sitting and eating on the beautiful stone deck, where you will find table and chairs (4) as well as a chaise lounge. If you have a green thumb, enjoy the gardening beds.

The extra long garage leaves you room for your bikes and sporting equipment, or will provide a bit of extra storage for your belongings. An extra off-street parking pad is available next to the garage. If you have an electric car, we have have the plug to charge you up in the garage!

- "My son was graduating and I needed a close, comfortable, clean and accessible place for myself and elder parents to stay. This spot was perfect. My parents had never stayed in a “bed and breakfast” as they called it and were nervous but have now thanked me for “bringing them into the modern age”. My mom was impressed with how clean it was. The amenities were great and the host very accommodating. There was only a French press and when I asked if there was a percolator the host went to the store and bought one for us to use. She also left flowers and a bottle of CU champagne for a graduation gift. She has beautiful plants and a nice courtyard outside. There is a nice park and a creek just outside the door as well. The proximity to Boulder and graduation was so helpful and really contributed to a memorable and wonderful weekend. We are grateful and highly recommended."

It is a 5 minute walk to 155 miles of Boulder's best trails. You can climb Bear Peak from the house, or wander to a neighborhood lake for flat walking. It is 1 1/2 mile to excellent award winning restaurants, coffee, a mountaineer shop, and a large grocery store with organic or ordinary products. In the winter, Eldora Ski Resort is 50 minutes away. They have a wonderful ski school. This unit is in a quiet residential cul-de-sac and is attached to my house, with a private entrance. I am usually available for hiking, skiing, restaurant, cultural event or shopping guidance. New washer and dryer added in 2024. This is a non-smoking property.There is not a good smoking place as this is a residential neighborhood.

My place is right in the heart of Boulder - close to Chautauqua State Park, downtown Pearl Street, University of Colorado and Folsom Field. You’ll love my place because of the natural light, comfy beds, view of the Flatirons, big kitchen island perfect for entertaining, and central location.

The space
I am a young professional that recently bought this house and remodeled it. You will see things that I love, and places that I have lived and visited, throughout my home. The main room of the home is a nice wide-open living room and kitchen with a large 10-foot long island made out of refinished bowling alley. The farmhouse sink and all new appliances are great for cooking tasty meals in the morning or evenings. The kitchen spills into an extra sunroom that is very bright and is inspired by my grandmother's one-room cabin in the mountains of Colorado.

While I do not have central A/C, I have two portable A/C units that guests can use during the summer. There are fans in every bedroom, so the house cools down significantly at night, especially with the windows open (which all have screens).

Guests are allowed to use the whole house. The best parts of the house are the large bowling alley island with a bottle of wine or cocktail, sunroom with a cup of coffee or backyard with some friends.

Other things to note
I have one smart TV that is tucked away in a closet. Guests are welcome to use this TV and set it up where they would like, but they need to have their own Netflix, Hulu, Apple TV, etc. login.
