I couldn't remember if breakfast was included, but was pleased to see it mentioned in the welcome pack, served from 7.30-9.30. We got down there at 8.50, only to find a breakfast free room, despite signs telling us to "help ourselves" there wasn't even so much as a bowl of cornflakes! So we had to go into town and find a cafe. "

Seabank Cottage is in a magnificent location, situated approximately 50 feet from Port-e-Vullen Beach, Maughold on the north east coast of the Island, with stunning coastal views and distant views of Cumbria on the horizon.

This comfortable, newly built holiday cottage has a large picture window in the lounge/dining area, showing off beautiful views out to the sea, coastline and beach. Dolphins, seals and a variation of bird life can be viewed in the comfort of this cosy cottage. One good sized double bedroom, with window to the front with sea views and built in mirror fronted wardrobes and high vaulted ceiling. Modern fitted kitchen, with oven, grill, ceramic hob, washer/dryer, dishwasher and fridge freezer. The bathroom is a wet room with a walk in shower with glass panel.

To the front of the property is a small decking area. To the side is a raised decking area, fenced, with fantastic views. The beach is a couple of seconds walk from the property.

There's plenty to do and see! Just half a mile up the road is an electric railway stop which can take you north to Ramsey, south to Laxey and Douglas or up to the summit, Snaefell. Seabank is located on the island's coastal footpath, the Raad Ny Foillan, which provides stunning views and is graded as a moderate walk.

The cottage is well equipped for a short, or longer stay and we felt right at home immediately. The location is great for exploring the Isle of Man, being quite central, you are only 15-20 minutes away from Douglas, Peel, Laxey, and Castle Town. Likewise Phil recommended a couple of good pubs, and local walking locations, which we gave a go and they didn't disappoint! In all we really enjoyed our stay, and Maggie's cottage is first on the list to book, when we head back to the Isle of Man in future."

From Laxey, you can board the Mountain Railway which snakes up through the hills to Snaefell, the highest peak on the Isle of Man!

The apartment features a spacious lounge area with lovely views out to sea and across the beach. Two bedrooms are also on the ground floor. Head down the stair case into the basement you will find the kitchen, and an additional bedroom. The basement does benefit from some natural light from small windows contained within.

Peel has plentiful bars and restaurants, all within a short walk of Imperial House. You'll be spoilt for choice! The high street is also nearby, just a few minutes walk away. Here you can find shops and one of two supermarkets in Peel.

The heritage sites of Peel, namely Peel Castle - which dates back to the Vikings in the 10th century - on St Patrick's Isle and the House of Mannanan where you can step through history and learn about past times and superstitions of the island.

Peel is also a great base for walkers and cyclists with an abundance of hills and countryside nearby. Don't forget to take a look at the Raad-Ny-Foillan coastal footpath which winds through Peel, a perfect way to explore the coast. Watersport enthusiasts are also catered for with kayak hire, fishing, boat trips and Basking Shark watch. It's also very common to see Dolphins in the bay!

With 26 amazing official dark sky sites dotted around the Island, heading out stargazing is the perfect night time activity for the whole family. Follow the coastal path around Peel Castle to enjoy the panoramic views looking out to sea. With minimal light pollution, it’s a perfect place to admire the stars over the North West and South.

Brookville House benefits from a spacious layout, consisting of a large open plan kitchen and dining area with underfloor heating and a dining table that can seat up to 12 people. There's plenty of space for cooking too. The kitchen has two ovens, one of which is an electric Aga. The Isle of Man has an excellent frequent bus service with a bus stop immediately opposite the property offering direct connections including to the airport and sea terminal up to 3 times per hour.

Less than half a mile from the Billown Circuit, Brookville offers the ideal base for those looking to watch the pre-TT classic Road Races in late May or the Southern 100 Road Races which take place in early July each year. Ballabeg railway station is a 10 minute stroll, where you can catch the Isle of Man Steam Railway south to Port Erin or Port St Mary and north to Castletown and Douglas.

There are three golf courses nearby including the 130 year old Championship Castletown Golf Links. In Castletown you can also visit the magnificent medieval Castle Rushen once home to the Kings and Lords of Mann as well as the three other Manx National Heritage sites The Old House of keys, The Nautical Museum and The Old Grammar School all within the town centre. We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

A Unique Experience for the Whole Family to Explore
The property spans four levels, with three mezzanine floors in between. On the Ground Floor, where the main entrance and hallway are located, you'll find two spacious en-suite bedrooms—one with a super king bed and the other with a double bed. A few steps up to the first mezzanine level, you'll discover the kitchen-diner, a utility room, and a second entrance equipped with a smart lock for easy check-in.
The First Floor is designed to create magical experiences for the younger members of your family. It features a double room with a "fairy tale bed" crafted from raw oak tree trunks and branches, and a bunk bed bedroom with a "fairy tale tree" built inside. The tree trunk includes a sitting area perfect for two children to hide away and even has a built-in Bluetooth speaker, allowing you to play music or bedtime stories for your little ones. This floor is completed with a shower room which is also filled with fun features.
After passing the second mezzanine, where a guest toilet is conveniently located, you'll reach the Second Floor. Here, a front-facing balcony welcomes you. The Lounge is accessible through a pair of glass-paneled wooden doors. This room also features a second balcony with views to the south of the island, complemented by three additional windows that flood the space with natural light and offer stunning panoramic vistas. The ceiling is uniquely decorated with an original windmill hoist wheel, now creatively repurposed as a downlight panel. The Lounge is furnished with a 3-seater sofa and five armchairs, comfortably seating up to eight people. For entertainment, a smart TV with Chromecast is available for the whole family to enjoy.
Continuing up to the Third Floor, you'll find the Hobby Room, which is surrounded by four windows offering views in every direction. The room also features a striking glass rooftop set within a steel structure about 20 feet above the floor. Sunlight pours in from the roof through the steel mesh flooring of the mezzanine Conservatory Gallery, creating a bright, warm, and open space. The Hobby Room is outfitted with a foldable table, chairs, a mini-library with board games, and a 4-foot table football for family fun. Due to the presence of steel structures and handrails, children under 12 must be accompanied by adults on this floor and above.
At the center of the Hobby Room, a vintage cast-iron spiral staircase adds to the house's charm, leading up to the Conservatory Gallery on the third mezzanine floor. This Gallery offers a unique panoramic experience, with additional windows in all directions, a glass rooftop, and steel mesh flooring. For stargazing enthusiasts, the space is equipped with recliner chairs and a Celestron telescope mounted on a tripod and floor stand.

The space
This is the old village school which closed in the late 1960s. There are still people living locally who sat through many a lesson in this place. This space gives simple shelter from a hard day of adventure in the glorious Manx sun (or a dry space after some of the purest rain on earth has caught you out - as often happens around here!).

Guest access
You'll have access to whole building (which includes the old schoolroom, the shower-room/WC and kitchen). There is off road parking and the church next door provides an additional quiet space to read a book or listen to the radio.

Other things to note
Location:
The Old Village Schoolroom is located in a quiet rural location which is approximately two miles from the nearest public transport and shop. Visitors should prepare and take account of their travel needs to and from St. Marks and around the Island before they arrive.

Wi-fi:
Please note that (unfortunately) there is no wi-fi available in the Schoolroom although there is a reasonable mobile signal.

Towels :
Please note that towels are not supplied. Guests should please bring their own.

Beds and Bedding:
Sheets, duvets, pillowcases and pillows are supplied and there is a variety of air mattresses which will be set up before guests arrive.

Garden Area:
There is a generally grassed area of garden surrounding the property but it is not completely walled or fenced .

Our house is located in the beautiful village of Agneash, a peaceful and relaxing location, a mile from Laxey (as featured in the Julia Bradbury Britain's Best Walks programme). We enjoy wonderful views over Snaefell and Laxey. It is a genuine rural idyll just below the only mountain on the island. We have 3 bedrooms available: one single, a small double room and a bigger double room. Please note that we (the owners) live on the premises. We are a Visit Isle of Man registered property nº655090

The space
The comfortable and cosy atmosphere of this cottage beckons you to visit. This is the ideal place to take long walks and succumb to the enchanting beauty of the surrounding area. It is also only a 20 minutes' drive to Douglas for those who are just after a base. When possible, we can arrange lifts. The house has a very private back garden with decking and a large lawn. Ample off road parking is available opposite the house where a van could fit in.

Guest access
Guests will be able to use all kitchen space, including fridge, cooker and dishwasher, lounge area and garden as well as their own rooms of course. For longer stays, guests are welcome to use the washing machine and drying areas.

During your stay
Guests will have independent access to the house. Recommendations regarding walks and sites of interest are also available. Have a quick look at the Isle of Man biosphere website to plan your visit. A few good tips in there too: the isle of Man tourist board websites and also look for an isle of Man article on the UK Marie-Claire website. English, French, Spanish are spoken as well as basic Italian. On parle français; spoken Spanish; Italian, let's talk a little.

Similarly a short walk to the towns beach and picturesque harbour nestling in the shadow of the famous Castle and overlooked by the iconic 'Gluey' pub (The Castle Arms) - a favourite with locals and visitors alike. Minutes away from spectacular coastal walks.

You are welcome when weather permits to enjoy the small, well maintained garden at the rear of the house, enjoying an alfresco continental style breakfast the patio area or perhaps an aperitif before going out to dine or a nightcap enjoying the remains of the day before a comfortable nights sleep.
The 2 guest rooms are located off the small dining area on the ground floor and share a small but functional and spotlessly clean bathroom with over bath shower.
Guests are welcome to enjoy communal access to the lounge area which has a cosy feel in the winter when the stove is lit and a sunny aspect with patio doors leading on the garden during the sunny season.
Guests have communal access to kitchen and are welcome to make tea and coffee during their stay. We regret the kitchen is no longer available for food preparation, but guests can avail of fridge for food storage for produce to be eaten off the property.
Whilst a bungalow, the property has a step up into the property and is regrettably not suitable for wheelchair users or those with restricted mobility.

The annex is located to the rear of my property which is within a highly desirable area of Douglas and is extremely quiet and private.

Situated within easy walking distance to some of the most popular vantage points on the world famous TT Course (Braddan Bridge and Quarterbridge) but also close to bus routes on the outskirts of Douglas. I will be on hand most days if any advice or help is needed and I will be more than happy to impart my local knowledge so you can enjoy the best our Island has to offer!

Near to shops, pubs, cafes, bank, petrol station etc - approximately 7 minutes walk. The location makes this accommodation unique. Out in the Isle of Man country-side, with fabulous views over the North of the Island and, on clear days, views of Scotland. Quiet and tranquil most of the time, but right in the mix during the racing period of the Isle of Man TT and the Manx festival of Motor Cycling..
The Cottage is Dog Friendly and there is a large, fully fenced and gated field on the property for dog walking / playing / socialising and so on. There are various lawned areas and some woodland. Please be aware of the following:
There is no gate on the main entrance, as it is the TT track.
There may be other dogs on site
The cottages are surrounded by farm land & fields ... thus livestock.
Please pick up and bag on all areas of cut grass.

The Accommodation is set up for a couple, but with the sofa bed, could accommodate two single people, a family of three, or even two couples ... but this would be a tight squeeze. A fully equipped self-catering cottage, in 5 acres of land. Roam as you feel you want to. There are other buildings on site … the Main farm House and other cottages which are, of course, private to other guest and owner. Adequate on site parking.

Other things to note
Although not essential, I would recommend having your own transport whilst here … rentals of cars and bikes is available. It is a £12 - £15 taxi ride to the nearest pub / supermarket etc. We are on a regular bus route, but there are not many services past the cottages and none at all on Bank Holidays or Sundays.
The coastal City of Peel is about 5 miles away and has everything you may need … including a medieval castle, swimming pool, a lovely beach and harbour and a highly recommended Vikings Museum.
