The Neighbourhood
This is a special event end of the city. On a Saturday morning you'll feel like you've woken up in the coolest part of the city as everyone converges on the Harvest Market. Also downstairs is the Oak Tree Cafe with amazing house-made cakes and homemade relish. Then across the road is City Park and the Albert Hall.
City Park has many special event weekends so be sure to book early for those weekends. Also during AFL days, it's a walk directly down our street to the stadium. The atmosphere is all around, yet again it's peaceful once you step inside.
Getting Around
If you already have a car then there's FREE off-street parking reserved for you at the door of your apartment. You are less than 4 blocks from most attractions.
If you'd like to go further out of the city, you can hire a car from Europcar of Avis, both of whom are less than 100m away. Other convenient places:

Other Things to Note
You might be in the middle of the city but it's especially quiet. Some inner city accommodations have interruptions from the town clock each hour through the night however we've had double-glazed windows and insulation installed to block out the sound so you can have a great night sleep.

Loft over Launceston is a creative and peaceful space for two with great views over the city of Launceston and, to the North East, the lovely mountain ranges beyond, including Mt Arthur, Mt Barrow and the ski resort Ben Lomond.
It's a short walk to First Basin and its famous chairlift. From there some very pleasant trails take you directly to Cataract Gorge where you can relax and enjoy the spectacular scenery, catch a boat ride, or take as many walks (from easy to challenging) as your legs will accommodate.

Loft over Launceston is well equipped for your short break away. There's ample room to stretch out in the open-space lounge and dining area, and the observatory window is just perfect for whiling away some time over a book and a favourite drop. Home chefs won't be disappointed by the carefully designed and well-stocked compact kitchen, and the laundry with washing machine and dryer will get today's bushwalking gear ready again for tomorrow's adventure.
When you confirm a booking with us, we'll send you some additional information to help you make the most of your stay, including local dining tips, and activities and destinations to suit a variety of fitness levels, budgets and time frames. You'll also receive a link to our Loft over Launceston smartphone app so you can take it all (and a bit more) with you as you're out on the go.
THE SPACE
Loft over Launceston has been newly refurbed in the style of 'pre- and post-modern eclectica' - atleast that's what Anne calls it, but I think she's having me on! The pictures will tell the story.
There is a small veranda at the back of the loft leading to a private courtyard where you can enjoy a drink and a bite to eat.
Launceston doesn't get really hot so the fans provided are quite adequate with a window open here and there.
GUEST ACCESS
You have access to the full upstairs loft - bedroom, bathroom, full kitchen, open plan dining and lounge area, verandah and private courtyard. Guests also have access to the laundry cupboard in the garage below the loft.
Loft over Launceston is a couple's retreat away from the noise of the city centre. It's our own 'escape hatch' and we let it out when we're not there. The Loft is on a shared location; the main house is at the front of the property. and is also used as a holiday-let property.
OTHER THINGS TO NOTE
* All linen is provided
* There may be a car parked in the garage underneath the Loft but guests will still have access to the laundry.
* The Loft is not wheelchair accessible and would be better suited to guests without mobility challenges (see photo of stone steps).

We welcome any opportunities to help you by phone, text, email or through the Stayz email system. Our caretaker lives next door and may be able to assist in an emergency. (We'll share contact details with you once your booking is confirmed).
HOUSE RULES

1. Loft over Launceston is a non-smoking property. Guests may smoke outside but must remove any evidence of smoking.
2. Guests are requested to leave the property as they found it - empty garbage bins, clean kitchen and empty dishwasher. A security deposit of $150 is required and will be refunded within 7 days (subject to STCs)
3. There is off-street, on-premises parking for one car.
4. No pets / animals are permitted on premises other than a registered canine assistance animal (per C'th Disability Discrimination Act 1992 amended 2009). Bringing a canine assistance animal must be negotiated with us before the rental is accepted.
THE NEIGHBOURHOOD
We are just a short walk to First Basin chairlift, less than a kilometre by foot from Cataract Gorge and about 1.5km from town. There is an IGA supermarket within easy walking distance.
GETTING AROUND
There is a Metro Bus stop just 50 metres around the corner. Tickets can be purchased from various outlets or you can buy a Green Card and top it up online or at the nearest Metro Bus outlet. We'll send more details in our supplementary guest info pack, once your booking is confirmed through STAYZ/HomeAway/VRBO.

The Neighborhood
Launceston is a beautiful city blending both city and country charms, with heritage streetscapes, a slice of urban wilderness and gourmet food and drink available at every turn. We aren’t just biassed, many agree, with Launceston named Australia’s best town to visit in 2022!
Nestled amongst these iconic buildings, you will find many delicious cafés and restaurants, an array of shops and boutiques, a vast range of cocktail bars and pubs and many amenities and recreational spaces.
Launceston has many things to see and do including the vibrant Harvest Market every Saturday morning, the Princess Theatre, hosting local, interstate, and international performances, the Star Theatre for a cosy, cinematic experience, and many pubs and venues that host amazing live, musical talents.
Often referred to as the 'Lygon’ Street of Launceston, you will find some of Launceston’s most popular eateries and amenities on the illustrious Charles Street. George St is also known as ‘Eat Street’ with a range of restaurants, bars, gin houses and cafes to cater for most tastes.
The Cataract Gorge is a spectacular natural formation where you can enjoy long and short walks, fresh water swimming basins, the world's longest single-span chairlift and vibrant peacocks! An additional, unique way to experience this attraction is via the Tamar Cruise vessel, which cruises through the waters that carve between the rocky formations.
The City Park which is known for its beautiful oak tree gardens, playground for the children, a plant-filled conservatory and cheeky snow monkeys. Nearby, you will find Penny Royal World. This attraction provides you and the family with a fabulous day out, with boat rides, rock climbing, rope courses, and more found here. For the adults, Penny Royal also provides a beautiful atmosphere where you can enjoy a wine or coffee.
An additional area to note is the Seaport Precinct. Here you will find some of Launceston’s most beloved restaurants and bars scattered along the edges of the Tamar River. Restaurants to note are Mud Restaurant and Bar, the Levee Food Co. and Spice. Across the bridge you will find the Riverbend Park for all day play entertainment, the Boathouse Café and Silo Hotel.

To get the most out of your stay, to be able to explore all that Launceston and its surrounds have to offer, a car is recommended. Additionally, there are many alternative options listed below:
METRO BUS SERVICE: Metro bus service provides transportation throughout Launceston and its surrounding suburbs each day. To access timetables, routes, and prices, please visit the Metro Tasmania Website.
FREE TIGER BUS: The bus travels around the city. There are bus stops located nearby outside Princes Square Park and the Launceston General Hospital. It is easy to spot – painted with the black and brown stripes of a Tasmanian Tiger! For timetables and routes, please see the Metro Tasmania Website (Free Tiger Bus).
ELECTRIC SCOOTERS: You will find purple electric scooters scattered around Launceston. To access these, please download the App ‘Beam’. Please wear the helmet provided and be safe!
BIKE RENTAL: Roll Cycles at 112 Cimitiere St offer bike rentals with options to suit most riders. Whether you are taking a leisurely stroll around town or taking on our world-famous mountain bike trails, Roll Cycles have you covered.
UBER: Uber is a popular form of transport used by many locals and tourists. To use, simply download the ‘Uber’ app on your phone and book a ride to your destination.
TAXI: Local taxi service can be found on the internet.
AIRPORT SHUTTLE: The airport shuttle service can be found on the internet.
Notes
Please note that there is no off-street parking available. Parking is free on the street after 5.30pm. Alternatively, across the road there is a large car park which can be parked in for just $7 a day.
The apartment is fitted with a hot water cylinder which has a finite amount of hot water for showering. This normally allows 20 minutes of hot water before the allocation is exhausted. The system takes roughly 4 hours to heat up once fully used.
You will be required to climb a flight of stairs to gain access to the apartment.
Please note that there are steps that lead into both showers.
Please note that a $50 fee will be charged if guests fail to check out by agreed check out time.
Please note for longer stays, an additional fortnightly mid stay cleaning charge will apply to your stay.

Just be aware that parking is all paid and costly around there, so if you can, just leave the car somewhere else and walk everywhere. This rural, loft cabin is simply spectacular. Located in the heart of the Trevallyn bushland, this home overlooks the surrounding Tasmanian flora, whilst also being a frequent stopping point for many species of native wildlife.
Sit back and soak up the serenity on the beautiful deck outside, enjoy a tasty BBQ or woodfire pizza, or a toasted marshmallow on the fire-pit. The interior features a toasty fireplace, north-east facing double height windows, and sun drenched sitting nooks.
Space
As you enter the property, you will be amazed by this beautiful bushland retreat. The turning circle, and undercover car space provides guests with ample space for parking. Where does the property get the nickname 'Mr. Wooden Box'?, you may wonder; however, it is easy to see why on arrival! The home is a unique, multi-story build, with timber cladding wrapping around the exterior, providing a seamless blend into its surrounds.
As you would through the gardens, you will find unique and thoughtful touches scattered about. Step across the stones and find opportunities to relax with loved ones by the toasty firepit, interact with the native wildlife including native wallabies, birdlife and echidnas, cook up a feast on the BBQ, or create an Italian masterpiece on the outdoor pizza oven!
Step onto the deck, where there are two lovely north-east facing chairs, allowing you to capture the warm, morning and early afternoon sun, gaze across the bushland, or stare at the starry constellations found at night.
The entrance to the home is located off the deck, through a large, glass sliding door. As you step inside, the home's mesmerizing design will blow you away. You will find a cosy reading nook, the lounge-dining areas, and kitchen integrated into a large, open-living design. The reading nook provides you with a generous range of reading material of all genres, along with beautiful seating cleverly placed, ensuring that you enjoy a great read with both views and sunshine.
The lovely living room is filled with natural warmth and light that beams through the north-east facing, double height windows. As the sunshine fades, there is a warm fireplace situated in its centre to keep you toasty throughout the night. There is a TV located underneath the staircase, where you can cosy-up and catch up on all your favourite shows. The comfortable couch provides a space for you to relax, bask in the sunshine, and watch the world go by.
The large dining table is thoughtfully integrated into the kitchen. This area provides the perfect space to enjoy some hearty, home cooked meals, and is great for entertaining. The kitchen is well-appointed, with a large fridge, plenty of storage space, cutlery, crockery and utensils all at your fingertips. There is a pod coffee machine located here, providing you with the opportunity to brew up a delicious coffee to help kick-start your mornings.
Additionally found on the ground floor, is the homes first queen-sized bedroom. Inside here, you will find a comfortable bed with crisp-clean linen, storage space, and bedside lighting for your late-night reading sessions.
Make your way up the gorgeous, timber staircase and onto the second floors mezzanine. From here you can enjoy views of the surrounding landscape, and look straight down onto the ground floor. If you are after a more comprehensive supermarket, the nearby Riverside Plaza for a Woolworths supermarket, bakery, florist and more.
The Trevallyn recreational area is right at your doorstep! With several picnic and BBQ areas as well as archery, an array of walking tracks and an extensive network of mountain bike trails, catering to all skill levels. A spectacular natural formation where you can enjoy long and short walks, fresh water swimming basins, the world's longest single-span chairlift and vibrant peacocks! This home is surrounded by bush land so you will be treated with visits from local wildlife. Although the potoroos and echidnas are welcome you may also find you have a visit from a friendly spider. We have insect spray in the home but there is little we can do to guarantee they will not visit. If you have a fear of spiders, similar to our manager Katie's, then we recommend bringing a brave friend.
Please note that there are no curtains or blinds found in the properties main living area. This also means that the sunlight will beam through to the upstairs bedroom of a morning.
We ask you to please ensure that the BBQ is cleaned following use, we may charge an additional cost if this is not left in a clean state.
Please keep the noise down from 10 pm onwards, no shoes inside, and no smoking inside.
Please note for longer stays, an additional fortnightly mid stay cleaning charge will apply to your stay.
A $50 fee will be charged if guests fail to check out by agreed check out time.

The driveway is unpaved and the average width is 3.3 meters wide.

As you walk through the gates, you will immediately feel the character that this home embodies, with the home still holding much of its original charm throughout its entirety.
Upon arrival, make your way up the front stairs where you will find a gorgeous veranda that wraps around the exterior of the home, providing a seated space for you to relax in the fresh air. As you enter the home through the front door, you will find yourself in the hallway with the home's gorgeous living areas placed on either side. To your left is the dining area containing a six seated dining table, where you and your loved ones can enjoy your meals. To the right of the hallway, you will find the cosy lounge area, which includes leather seating and a TV, perfect for relaxing after exploring the beautiful city of Launceston.
As you continue to walk through the hallway you will be surrounded by beautiful decor and artwork. As you reach the end of the hallway and turn to your right, one of the home's generous-sized bedrooms is found. The bedroom contains a full-length mirror, a built-in wardrobe, and a comfy Queen-sized bed. Located on the other end of the hallway, is the home's main bathroom, containing a walk-in shower and toilet. Further up the hallway is the home's second bedroom which additionally contains a built-in wardrobe for storage and an additional Queen bed. The fully-appointed kitchen is easily found, containing a spacious island bench and all of your needs for cooking including an oven/stove, microwave, kettle, toaster, dishwasher, and bar fridge, with the main fridge found in the following room. To the right there is an additional bathroom, containing a toilet and bath to soak in after your days of travelling. This room flows into the laundry, which contains a washing machine and dryer. There is an extra room on the opposite side of the house that contains extra room for storage.
At the rear of the property, you will find an outdoor clothes line and a parking area which can be accessed via Walbourne St. Enter through the grey gates and you will find a space that fits 2 vehicles.

As you enter through the picket gate, underneath the vine-covered arbour, you will instantly be mesmerised by the charm and beauty of this 20th century, heritage cottage. There are two steps that lead onto the front porch where you will find yourself surrounded by beautiful gardens and original features and structures. Take a seat on the lovely seating, where you can sit and admire the amazing views of the city for hours on end. The front door showcases a stunning, stained glass door that ties into the house beautifully.
As you step inside to the hallway, you will be greeted by high ceilings, and gorgeous décor. The home retains much of its original charm, whilst sympathetically integrating modern features, amenities and contemporary designs within, ensuring that you have everything you require for a comfortable stay.
Turn left, and make your way into the queen bedroom. This space is simply stunning, and filled with beautiful designs and lovely furnishings. The space includes two built-in wardrobes, providing ample storage space for you to store your belongings, additional heating and cooling options, and a comfortable queen-sized bed with crisp clean linen provided to ensure that you receive a perfect nights rest. A stand out in this room, is the now decorative fireplace adding a heritage charm.
On the opposite side of the hallway lies the king bedroom. This room features all of those aspects mentioned in the previous room, with the additions of a spacious king-sized bed, and a cosy one-seater lounge to sit on, and enjoy a good book. There is also an antique style mirror situated above the fireplace for your convenience.

You will love my delightful character cottage in a quiet area 20 min walk to city centre. 2 min walk to the supermarket, great little cafe, superb bakery and a wonderful little theatre with all the big movies. And last but not least a 10 min walk to Launceston's AFL stadium, UTAS. Invermay is a great little suburb, completely flat and easy to walk around and filled with historic, early 20th century homes. No 2 Eddie has 2 bedrooms, 2 toilets, laundry, 2 living areas, private outdoor area, modern bathroom with large shower and smart Tv with access to Netflix and Apple TV

The cottage is designed with beautiful furnishings with a special focus on the 'little things'. The queen beds are comfy and the lounge room has the most wonderful oversized couch!
Step seamlessly from indoor to outdoor living via the doors from the lounge, which lead out onto the paved patio.
Space
A flat property with no stairs this home offers all the things you could possibly want in a short stay accommodation. During your stay you will have access to the whole property.
The home is renovated to include a modern bathroom and fully appointed kitchen, it also boasts two bedrooms, a living area, a small back deck and a large front paved area to enjoy entertaining or just having a beverage in the sun.
The bathroom is off the kitchen through the laundry and also opens up into bedroom one via a barn door. There is a slight gap in this door due to the barndoor style.
The property is fully fenced and has under cover parking in a carport, which is a huge bonus for this area! It also means you can enjoy the BBQ area at the front of the property in total privacy.
We love to host children as well. You will find necessary items including a portacot, highchair and even some toys for the little one!
With heating available in the bedrooms and the lounge the house is warm in winter and the aircon and fans keep the house cool in summer. There is also both a washer and a dryer for your convenience.

Our little air bnb is situated in West Launceston, a short drive to the beautiful Cataract Gorge and a short stroll from the cbd and Launceston General Hospital.
The space
The Duke is a warm and cosy one bedroom partially self contained unit attached to our family home. It has recently been renovated, some of the features include walkin shower with rainhead, walk in robe and has been designed with your privacy in mind, with no internal access to the main home. You have your own entrance to come and go as you please.
In our kitchenette we provide a small fridge, microwave and toaster, plates and cutlery, table and 2 chairs as well as a kettle with tea, coffee and milk. Please note there is not a kitchen in the Duke however you can wash up in the ensuite sink if you need too or message us and we will drop clean crockery and cutlery on the door stop for you.
The ensuite contains the essentials like towels, toilet paper, hand wash, shampoo and conditioner and body wash
While there is no living room in the Duke, you can sit outside on the bench seat, have your morning cup of tea or coffee and listen to the birds and smell the roses or curl up in the bed and read a book or watch tv.
The Duke is awaiting you to call it your home away home.

This two bedroom gem is a wonderful blend of old and new. The red brick home holds onto it's heritage with high ceilings and beautiful features but also spoils our modern hearts with a new bathroom, air conditioning and multiple heating options.
With unlimited wifi, large TV and comfy couches it is a cozy home lovers delight. The small outdoor area has a dining setting for you to enjoy the fresh air, and the park behind can be accessed by simply walking around the block. There is play equipment including a climbing gym and swing set, a basketball ring and, for our furry loving friends, a dog park!
The modern bathroom has a walk in shower and there is a washer and dryer available for your convenience.
Although there is no off street parking there is 2 hour free parking in front of the home between 8:30am and 5pm and unlimited free parking outside of these hours.

The kitchen is spacious and you'll have all you need for cooking up a storm. Keeping in mind Launcestons great dining options or a relaxed and easy BBQ on the balcony could be the go.
