6. It is a requirement that you leave the property in a clean condition, similar to that in which it was found. Your rental includes a general clean. Excess charges will apply if you leave a mess. You are responsible for the cost of stain removal for walls, carpets and upholstery, such as beer, wine, food, muddy feet, extreme sand or excess cleaning required for the kitchen.

ALL kitchen items must be put back where they belong, no dirty dishes left behind on your departure day. Please also make sure that ALL items you have washed up.

ALL rubbish needs to be taken outside. Excess rubbish that does not fit in the bin must be removed.

Damage, breakages, theft and loss are the tenants’ responsibility during their stay and if noted on inspection by our cleaners/managers will be charges against you.

Please be a courteous smoker if you do smoke (outside only) and ensure the wind does not blow it inside. DO NOT leave cigarette butts, dirty ashtrays or put butts in the garden planters.

The Cabin is in central Stanley, separate from our house and situated between the house and our shed. It has a private entrance through a gate into the courtyard which is a shared space. It is fully self contained with its own bathroom. It has a small but functional kitchen with hotplates and an oven. The supermarket is over the road and the pub, restaurants and shops are within close walking distance. The beach is less than 5 minutes walk and you have a view of the Nut from the cabin.

There is a comfy queen sized bed, as well a spacious couch, small kitchen and table and chairs. The bathroom and toilet are in a small separate room. The garden is a shared area and you are welcome to use it. There is also a BBQ which is available to guests.

Guests have access to the 10 acre property, there is lots to check out and a nice walk along the block with multiple points of access to the beach. The pizza oven and area surrounding the shack is all yours to relax and enjoy. There are two other sites on the 10 acre block in use for accommodation. Please be respectful to the privacy of other guests should The House be occupied at the time of your stay.

Other things to note
If you’re coming in summer be sure to pack some sunscreen and a beach towel. Fully self contained with a large fridge, you shouldn’t need to go anywhere!

Ellie's Studio is close to all the lovely cafes, restaurants, breakfast bars, shops, the hotel and the beaches (all within 20m - 400m). You’ll love my place because of the private, quiet yet central location with private off street parking. FREE WiFi. I provide quality linen, towels, toiletries and bathrobes, fresh Tasmanian milk, tea, coffee, fresh fruit etc. Reverse cycle air con / heat pump and electric blanket. My place is suitable for couples, solo adventurers, and business travellers.

The space
The Studio is perfectly situated, as it is right in the main street, but very private and quiet, set back from the street it has a private courtyard and car park right beside the accommodation. It has a well equipped kitchenette, full dining setting, Italian leather sofa, reverse cycle air con / heat pump, and en-suite with plenty of towels, toiletries, bath robes and heated towel rail. There is a flat screen TV and DVD player with DVD's and books provided. A variety of teas, coffee, fresh Tasmanian milk, drinking chocolate, fresh fruit and chocolates provided also beach towels during the summer months.

The Admiral Queen Suite - One of 5 queen suites at The Ark Stanley with private ensuite facilities. Panoramic water views, balcony & private lounge/dining, remote control heating/cooling, tv, cd/dvd, fridge, welcome supplies, toaster, kettle, coffee machine. Retro decor, privacy blinds, Sheridan sheets, towels & bathrobes. Luxurious satinjet showerhead, heated towel rail and Sukin body products.

The space
This suite comprises a separate bedroom, ensuite, loungeroom and private balcony. This Suite is very popular for couples and small families as you occupy the entire upper level of the house. You have great water views from all of the large windows and balcony and a dining table in the window for a romantic private dinner. We are able to set the two single beds up in either the large dormer bedroom window in the Admiral bedroom, or the large dormer window for the Admiral's own private lounge/dining area. There would alternatively also be room for a cot in either of these areas.

Guest access
Free car parking is available on the property.There is a large commercial hot plate/bbq available for all guests to use undercover in the rear yard.There is a common lounge/dining area at the end of the hall where you will find comfortable seating and a small dining area, along with books, magazines, games, dvds and brochures on activities in the area. Ample outdoor seating is also available on the front verandah for the guests staying in the front suites, while upstairs guests (Admiral) have their own balcony and guests staying in the outdoor suite (Weatherly) have their own balcony and private entrance.

During your stay
We will make every effort to meet you when you first arrive and try to make you as comfortable as possible. If we are not available, or you wish to arrive out of hours should the room be available, we will be able to organise for you to access a key from a keysafe. Since we live only a couple of minutes away, we are always available if you need assistance with anything, so please don't hesitate to ask!

Other things to note
Our rooms have blackout blinds, which make it very dark when lowered - great for light-sensitive sleepers!
When you stay with us you can rest assured that your beddings are clean as we launder everything that touches your skin; bedsheets, duvet covers and pillow cases.
