This 2 bedroom beach house is comfortable and well-appointed. Although being one of six villa units, it sits privately at the front of a large block with high fencing and foliage surrounding its two private outdoor spaces. The house can sleep 2 - 6 people. Both bedrooms feature queen size beds with quality pillows, quilts and mattress protectors; the third bed is a fold-out sofa bed in the lounge. Additional blankets and pillows are provided for cold nights and keeping cosy.

1. The kitchen is functional and fully equipped with all crockery and cutlery, stove, oven, microwave, fridge and dishwasher. You will be able to prepare your meals in comfort and cook up a storm to impress your family or friends.

2. The living and dining areas are spacious and bathed in natural light. These areas are open plan and include the widescreen LCD TV, digital channels, DVD/CD player, iPod docking station, stereo and a selection of DVDs, books and board games.

5. The house has an excellent ducted air-conditioning and heating system which means it stays really cool in summer and warm and cosy in winter. There are ducts in both bedrooms and throughout the dining and living spaces.

6. Off-street, secure car parking. Important because you won't need the car. Park it, leave it and simply walk everywhere - 5 minutes to the beach, 5 minutes to the shops, 10 minutes to the pier, 10 minutes to the pub. It's all so close when you stay at this beach house.

7. Stay@Rye is two blocks from the Rye foreshore and front beach. Simply walk to the beach. It's only an hour from the CBD, yet it feels like a true holiday when you stay here. It truly is a haven for rest and relaxation.

Cottage on the terrace is a lovely presented two bedroom elevated beach house, midway between front and back beaches of Rye.

At the front of the property there is undercover parking with ten steps leading up to the Cottage's entrance. The front decking takes full advantage of the afternoon sunshine and overlooks a fully fenced treed front yard. This decking with it's Adirondack chairs is perfect for lazy afternoons, sunbathing or watching the kids play in the front yard.

Upon entrance to the Cottage there are polished floorboards throughout, with two good size bedrooms, a clean bathroom, a kitchen that overlooks the open plan living/dining areas and glass french doors that lead out to the back elevated entertaining deck.

The two sunny bedrooms comprising of a master bedroom with queensize bed, two side tables, digital clock radio with bluetooth and USB charger built in, lamps, electric blanket, full length mirror and a full size built in wardrobe. The second bedroom has two single beds, lamps, toy cupboard, and a full size built in wardrobe. All the beds are comfortable with mattress protectors and come with pillows and doonas, please note linen and towels are not supplied.

The bathroom is clean and bright and has a full size bathtub and a hairdryer for your convenience.

This cottage has a fully equipped modern kitchen with the convenience of a dishwasher (why wash dishes on your holiday!), a full size fridge/freezer, microwave, oven, cooktop, toaster, kettle and all pots, pans, cutlery and crockery needed. There is also a coffee espresso machine (BYO K-free Aldi Pods). The kitchen has an island bench with stools, large windows that look over the back entertainment deck to the trees beyond and glass french doors.

The private entertaining deck which looks across a valley of trees is set up with a large table, chairs and a BBQ. The decking stairs lead you down to the ground level where there are many rear garden terraces with trees and pathways to explore. There is also a laundry on this level with a washing machine available to those guest staying 5 days or more upon request (otherwise there is a good laundry mat in Rye). Also on this level is a large clothes line (a smaller one is on the top level undercover near the french doors).

The lounge/dining area provides plenty of comfortable seating with a two seater couch and a three seater couch. There is also a 42 inch plasma TV, DVD player, Stereo system with radio/CD/bluetooth, board games, magazines, books, CDs, DVDs and our welcome information book which has brochures, maps, etc on what to do on the Mornington Peninsula. Please note we do not have WiFi. For your comfort we have provided a reverse cycle airconditioner for heating and cooling and a ceiling fan. The lounge/dinning area has big windows that over look the front decking and yard to the trees and garden.

Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).

Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.

Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.

If the stay is longer than 7 days, ask management for additional pricing.

MP Cottages was originally a humble beach shack that has now been tastefully restored into the charming cottage it is today. The cottages boast elements of its original features, including Tasmanian oak floorboards, combined with contemporary features that include a modern kitchen and bathroom.

A Quiet Family Holiday or Romantic Get-away
The Dolphin is best suited for small families or couples. It is only a flat 250m walk to the beaches of Port Phillip Bay. Families and their pets play in the shallow water of the beaches. It is in a quiet and peaceful neighbourhood, where locals and visitors are living in the same pocket.

The Space
The home has plenty of space with an open plan living area, comprising of kitchen, living area with a 55” TV, indoor fireplace and a ceiling fan. The kitchen has a cook top, fridge/freezer, rangehood, mixer with water filter and oven. It has a total of 2 bedrooms. One bedroom has a queen bed, the other bedroom has a bunk bed with 2 singles and a TV/DVD combo. They all have split system AC/heaters. The living room has a bi-folding door access to the deck and private courtyard. There is an outdoor hot/cold shower which is very handy after a day on the beach. There is a large bathroom with a wet area comprising of a shower and a freestanding bathtub. We supply soap, shampoo and conditioner. We also provide a drying rack and clips for your beach clothing.

Private Courtyard
There is plenty of space for your children and furry friend to run around and play while you sit and enjoy the sunshine from our large deck and courtyard. The courtyard can be viewed from the living room, through its 3 meters bifolding doors which can be fully opened up. It has 2 meters high brush fence all around for your privacy. The courtyard is 150+ square meters in size with room for some father-son footy! There is a set of outdoor dining furniture for 4 and BBQ on our deck.

For children we also provide high chairs, bowls, cups, toys and books. There are also DVDs and board games for the family. For your furry friends we provide a bowl, a blanket, a towel, a brush and some toys. We don’t allow pets getting onto our furnitures. We use vacuum cleaner with allergy filter to remove animal hair as much as possible.

Full Linen and Professional Operation
Full linens is provided (towels, bed linens, pillows, blankets, quilts). The place is professionally cleaned, inspected and prepared before each stay. We learn your time of arrival and switch lights, AC/fan on prior.

Vehicle and Boat Parkings
Our premise provides onsite parking. It has a 3 meters wide vehicle gate which comes with a coded padlock. It has 2 meters high fence along its street facing boundaries. It has space to park at least one vehicle, or your boat, jet ski and kayaks. Your privacy is our priority.

Cottages Location and Site Plan
The Dolphin is located in Rye, Victoria. It is just 250m from the Rye bay beach, a flat 800m walk to nearby shops, cafes, supermarket and restaurants. It is one of 2 side-by-side cottages on the premise.

Update 22/3/2018: We completed upgrades including improved sound proofing, mixer with water filter, new sofa, iron & ironing board, plus many small enhancements, addressed our guests’ feedback.

Other Things to Note:
Pets are allowed but our backyard is not 100% fully fenced. Shouldn't be a problem if your furry friend isn't an escape artist or have that demeanor as it is just a hole under the gate but still not 100% fully fenced nonetheless.

We don't rent to students group and will not allow for parties nor schoolies. We don't rent to parents who book for their children to stay, which violates the insurance which protects our guests.

After 8 pm and on the weekend, rates may go up. If we are not able to help, it will be the guest’s responsibility to call a locksmith at their own cost. **

It is located in a quite street & a 10 minute walk to the beach." - "The cottage was quite comfortable, note the main bedroom had a double bed, the second bedroom, 2 single beds. Not many properties have double beds any more, mostly Queen or King size beds. It was a little strange that the entry to the cottage was via the second bedroom, if anyone was sleeping in that room it would be an issue. Need to provide your own firewood, it was in the Ts&Cs but I didn't see it. All in all a lovely stay for two good friends and a dog, very pet friendly with fences and gates."

Our place is our home. We have 2 level home, down stair one bed room is for guest- seperate entry and guest have entirely home - The owner is respectful and will not interfere with your stay at all. Our house is conveniently located only 5 minutes drive to Rye front beach and shops, 5 minute drive to Peninsula Hot Springs and 10 minute to Sorento. There is so much to discover, so much to enjoy.

The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying; loud parties are prohibited.

The Space:

The Barn is located in the extensive gardens of the Canterbury Homestead. The drive leads past the limestone cottage straight to the front of the Barn. There is parking for 2 cars and enough space to park a boat. A 12 minute walk takes you to the National Park Walking track along the coast which leads to Dimmicks Beach, an idyllic coastal cove.

There are large gardens to enjoy and an outside verandah area where you can sit and relax and take in the surrounds.

Inside you will find a large main living area downstairs alongside the cosy but functional kitchen, dining area and bathroom. Upstairs there is a large main bedroom with queen bed and a second bedroom with 2 singles that can be joined into a queen bed as well as a separate single bed. For your comfort and convenience linens are provided.

Linen Set Hire - Guests can hire a complete linen set for $30 per bed, including a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.

Towel Set Hire - Guests can hire a towel set for $10 per person, including one bath towel and two tea towels (for only the first ordered towel set).

Bathroom Set Hire—Guests can rent a bathroom set, including a bathmat and hand towel, for $10 per bathroom.

Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.

Ask management for additional pricing if the stay is longer than seven days. For linen or towel hires, advise Ready Set Stay with 48 hours notice, as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.

We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.

" - "Overall the pros won me over the location and area was really lovely and quite.The house itself was very basic and could do with some attention to detail.I have stayed at various properties over the years through.Stayz and have always reviewed and l feel this house could do with a little TLCOutside l had to dog proof some of the areas as my pup found his way through a few holes in the fenced areas.Some comfortable outdoorsetting would go very well on the front or back decks.Inside - the kitchen whilst equipped with microwave toaster etc could have a few more basic utensils like a food peeler tongs and a basic platter or 2 to serve food.The bathrooms were pretty grubby and needed.some tlc mould on the tiles etc - no towel hooks or toilet roll holders You needed to be six foot 4 to reach the washing machine and the toilet in the laundry was a big dangerous with the cupboard above.The big tv was lovely to watch and having the aircon was great.We could only find one remote though for one aircon so could only use one.It is always hard to find pet friendly houses and so for us this was a real plus to have our dog with us.The Hidden Kitchen down the street was an absolute winner we walked and enjoyed coffee and food there most days.Overall l would say 5.5/10 for this house"

- "Kaikora seaside cottage RYE Fantastic little cottage based in the heart of RYE, walking distances to all your local restaurants - cafes and stores, just a short walk to the beach which was great as we have young childern and a pooch. Everything you need is right at your finger tips Apon arriving to the cottage it was very clean and everything you needed was there including a spa which was a huge hit for the kids. There is also a cute little fire place for them chilly nights which was cosie. Out the back plenty of room for the children to kick around a ball and just have FUN! All we had to do was put down our bags and start our hoilday. We did have few issues to which I called Getaway property Management and they were right on it, they went above and beyond to make sure we were happy and the issues where rectified to which this was done in the first 24 -48 hours. Also being on the weekend they still made sure all our calls and messages were answered. I understand things happen, but they were a delight to deal with. Would definitely book again in future."

A perfect yard for dogs or small children as completely fenced. Please let me know if you would like to bring a pet along with you. We are very happy for you to bring your pet as long as are they kept outside (unless prior arrangements with me have been made) and the yard is cleaned up before departure please.

A starter pack of firewood/kindling is provided for your convenience. Many retail outlets sell wood including IGA Blairgowrie and most of the petrol stations.

This is a comfy cozy 1-bedroom self-contained unit beneath the main residence but with its own private entry. With open plan living, dining and kitchen area, glowing with natural light throughout and coastal decor for the feel of a summer holiday. The bedroom with a queen bed, quality linen and modern bathroom attached. Great back deck area with outdoor seating opening out to a large lawned yard to sit and relax on those balmy summer nights. You will have access to the entire space downstairs. You have a private entrance but a shared driveway. The upstairs residence is used by the owner as a family holiday home, though they are very rarely there at the same time as guests.

The Mornington Peninsula Shire now has strict "no party" rules and is enforced by local by-law officers and the police. This is a NO SCHOOLIES rental so please do not request for this purpose. Respect the neighbours and consider any noise you make and when you make it. The house has cloud-based CCTV for your safety.

Also note this is a non-event property and that includes not holding parties and gatherings such as hen's nights, birthdays and other gatherings where non-stated guests attend.

The neighbour is accessible by car, by bike or of course, by foot. The Peninsula Pantry is a brief five minutes walk (worth a daily visit for their divine coffee and brekkies) and cocktails are also up for grabs at Penni Ave (a new vodka distillery) within a 12 minutes walk. Rye Palm Springs has undercover parking for one car and driveway for two more.

Other things to note
The front door is a solid pivot door. it creates a suction and requires a strong push to open it. You'll feel very safe when inside.

Spacious, tastefully decorated self-contained STUDIO APARTMENT, 3 mins from Tyrone Beach. Take a morning walk along one of the Peninsula's best beaches or relax on the huge deck with a book taking in the panoramic water views. A short drive from the Peninsula Hot Springs, Red Hill wineries and a variety of golf courses.

The space
This STUDIO Apartment is at the end of a no through street, up on top of a hill being the highest point in this local area. It is a secluded area nestled amongst the tea trees and the Moonahs. Enjoy peace and quiet while sitting out on the deck taking in the amazing water views. Yet you are only a short walk to Tyrone beach and Blairgowrie shops. A short drive to a variety of golf courses, Peninsula Hot Springs, ocean beaches, Sorrento and Portsea rock pools. Swimming with the dolphins at Sorrento or visiting the wineries for lunch at Red Hill.

The studio apartment features a comfortable chiropractic mattress, fresh quality linen and towels, a flat screen TV and a blue ray DVD player. There is an evaporative water cooler and two fin oil heater for your convenience. Tables and chairs are available in the studio apt or dine out on the main deck. Swing in the pod chairs on the deck in the evening with a cheese board and glass of wine or relax in the double hammock to read a good book.

Guests have a private studio apartment with a well equipped small kitchenette. This includes a bar fridge, pod coffee machine, kettle, toaster, small oven, two hot plates, and sink. It is suitable for preparing simple breakfasts, assembling meals and putting together wine and cheese platters. The hallway leads to a private ensuite bathroom and separate toilet and shower.

Four things many of my guests LOVE about our STUDIO APARTMENT are:

•STUNNING BAY VIEWS– whether lying in bed or sitting on the deck they just love watching the marine traffic, colors of the water in the bay or sailing boats on a summer weekend.
•COMFORTABLE BED – lots of guests comment they sleep really well with the sea air and a comfortable bed.
•LOCATION – They feel secluded yet only a short walk to the bay and central everything else the Mornington Peninsula has to offer.
•CLEANLINESS AND DECOR– we pride our home on being clean. Guests find the casual seaside décor relaxing and easy living.

Two things to be aware of about the Studio Apartment are:

•WIFI - there is no internet at the Studio APT due to unreliable connections in the local seaside area. Most guests comment that they love the break from being on the internet and if they need have access on their phones.

•SHARED MAIN BALCONY – We have been renting out both residences over weekends and weekdays for over ten years now. The feedback from guests is they really enjoyed sharing the deck and meeting new Airbnbers yet also found they had their own privacy. Please read Guest Access below for more details.

Guest access
At our Airbnb Stunning Bay Views Rye there are two places to stay; the HOME and Studio Apartment. Both the APT and HOME have completely separate entrances and are completely separate spaces. Each has their own bathrooms and bedrooms with bay views from the bed, despite being under the one roofline. The only area they do share is a 12 x 6 metre deck, if both parties are there at the same time. The HOME has an additional private deck, 12 x 1 .5 metres upstairs. The APT has an additional private garden deck measuring 4 x 5 metres.

If a couple is booked into the APT then there we only take a booking for a couple in the HOME. Sometimes you may hear guests moving around or general living noise in the other residence and sometimes you don’t. It is good to be aware of it.

There is a separate car park for the HOME in a lock-up garage and the APT car park is adjacent to their entrance via the garden deck.

Please read the reviews as this has happened on most weekends for the past two years and most guests end up just passing each other as they go off to explore or sharing a glass of wine on the deck as Airbnb can be a friendly way to travel. If you have any doubts or questions please ask before you book as I am more than happy to discuss the set up with you.

Initially, we were turned off this idea, wanting privacy but once explained and once we were there, it really is not an issue. Don't be turned off if this sounds like a shared situation. Other things to note
Lastly, steep driveways equal great views. Yes, the driveway is very steep. Please keep this in mind for older people and children. The driveway to 2a Austin St is a shared driveway. I always walk up 2a Austin Driveway then enter the gate and up the steps to number 2 Austin Street. It is not as steep and much safer. If you do not wish to drive up the driveway you can park your car in the street as it is a dead-end street.

The space
We advertise the listing as 'Entire home/apt' because our Airbnb guests have exclusive use of this lovely semi-detached home, and enjoy private living space, private facilities, their own entrance and a private outdoor area

We live in the other half of the house (with separate entry and outdoor areas), but guests have complete privacy

Because the space is part of our principal place of residence, the VicGov STR Short Stay levy does not apply

Your space includes two bedrooms (one with a queen sized bed and the other a small bedroom with a triple (double & single) bunk combo, fully equipped kitchen and family bathroom plus private living/dining space, outdoor dining area and viewing balcony

This is not a large property, so not suitable for five adults. It is more suited to families, couples or adult/children combinations

Split system aircon and heating plus gas heating

Some disabled access can be arranged so feel free to ask about it

We provide a couple of staples to get you started (coffee - Nespresso machine, tea, sugar) but as this is a self-catering property, you should bring your own food and drink

Far enough away from the hustle and bustle of the main Rye centre but walking distance to town and the beach

Given the elevation of the home (which includes the beautiful treetop views - can't have a view without elevation), the 16 access stairs are quite steep and unsuited to physically-challenged people

Parking is on the street, which is allowed by council in this area

The two bedrooms include: queen bed in one room; and a triple bunk (double on the bottom and a single on the top) in the other

If you do need a porta-cot, please let us know. We're happy to provide one at no charge if you bring your own bedding for the cot (all other bedding is included in your booking)

No smoking (including e-cigarettes/vaping) is allowed inside the property, but an ashtray is provided on the balcony for smoking outside - if you do use the ashtray, please empty and clean it before leaving

This is a self-catering property and while we provide some tea, coffee (Nespresso coffee machine) and sugar to get you started, you should bring your own food and drinks etc

La Porte Rouge (Jennifer Ellis - Homeowner) shall use their best efforts to ensure the operation of all amenities in the Property, such as internet access, electricity & gas (appliances, supply, amenities) and smart TV as applicable. La Porte Rouge (Jennifer Ellis - Homeowner) shall not be held responsible for such amenities failure to work but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as balconies, decks, staircase and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the guests’ own risk.

WEATHER - The guests acknowledge the weather as an ‘uncontrollable event’, and a non-refundable or un-reasonable cancellation issue. The guests acknowledge their own responsibility to check the weather beforehand and if to change the booking or cancel to do on-line with the cancellation policy agreed to on booking platform.

Security camera: we have a security camera monitoring the driveway and front yard. There are no cameras inside the property. Guests must not interfere with the security camera. If a guest does interfere with the security camera, the guest will be responsible for paying a service fee to correct the camera .
