Mezzanine level comprises of a decadent A/C master suite with a King Sized bed, complete with an ensuite including a spa and Walk in wardrobe. This level truly is a Parents retreat!

Level 1 and mezzanine have the compacity to accommodate 12 Guests in total. Whole house comprising of 2 levels is a maximum of 18 Guests.

Payment of the deposit constitutes acceptance of these terms and conditions.

2. Check in / out
Check-in time is 3 pm and check out time is 10 am. Refer to the house manual when your booking is confirmed for the key location and your unique code.

3. Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc.

4. Parties and functions
Parties are not allowed and noise and music must be kept to a minimum due to surrounding permanent residency. This property is located on a residential street. No loud music is to be played after 8 pm during the weekdays including Sunday and after 10 pm on Friday and Saturday nights. Disobeying these rules may result in potentially losing your bond and being evicted from the property.

5.Problems or complaints
If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact with you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged

Any complaint, which cannot be resolved locally, must be notified in writing to management before departure from the property.
6. We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illnesses or accidents that may occur while staying at our property.
7.You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours.

8.You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately.

9.Only the guests agreed to in the booking may stay on the property overnight. If more guests stay than the agreed number, all guests may be terminated without a refund.

10.Cleaning
Before departure, all food must be removed from fridges and all rubbish put in the rubbish bins provided. Bins are to be left out on the nature strip.

Crockery and cutlery must be washed and packed away. The property must be left in a clean and tidy condition.

Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning the BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card.

All furniture and furnishings must be left in the position they were in when you arrived.

11.The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the safety box at the end of your stay.

12. You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys in the event of losing the keys will be provided at an additional charge

13. Smoking is not permitted in the house.

The space
The accommodation is made up of two main spaces.

1. The outdoor private undercover area with outdoor lounge and BBQ. Relax here and enjoy the bird song and relaxing environment.

2. The light and bright indoor area with:

- standard Australian double bed(138cms wide),

- kitchenette with plug-in hotplate, microwave and BBQ
provide easy cooking options and a good sized fridge, and

- compact but attractive and sensibly designed bathroom.

Please be aware this is one of two dwellings on the property, the main house being the other, occupied by myself. Your accomodation is sympathetically screened and layed out so you can just relax and enjoy yourself whilst here.

Driving:

- Peninsula Hot Springs, Rye Back Beach and the St Andrews Brewery are all recommended places to visit, all being a short drive away, approximately 5km’s.

- Arthurs Seat is approximately a 15 minute drive.

- Hawke’s Farm, Boneo to collect some fresh produce on your way home is also around 15 minutes drive.

- Sorrento is an easy 10 minutes by car,

- Portsea’s millionaire’s walk just beyond that, and this is very close to the entrance of Pt. Nepean National Park, a highly recommended place to spend a couple of hours.

Other things to note
I will, if possible, greet you on arrival, and spend a few minutes orientating you with the property and surrounding attractions, along with giving you a couple of secret local tips.

After this, I will leave you alone to enjoy your stay but you will always be able to text or knock on the door if you have any questions or need anything.

The back yard and surrounding areas are frequently visited by a range of birds, possums, and other wildlife, and you are welcome to enjoy this space. The same goes for the front yard which is less shaded but has a nice paved area with seating.

The property does not have air conditioning, but there is an evaporative cooler available, plus ceiling fans both inside and outside. The indoor area is well insulated.

Salt of the Sea is located in a quiet location just a short 650 m stroll from the Tyrone foreshore, only 3.6km from the local Woolworths grocery store and a leisurely 2.4 km from the bustling Blairgowrie strip for your morning coffee.

Set in a quiet, leafy cul-de-sac near Tyrone Beach, Rye, 90 km south of Melbourne, Moonah Studio is a short walk to the bay and Blairgowrie shops and cafes. It is also nicely positioned for car trips across the Peninsula.

The space
Moonah Studio occupies the ground level of our two-storey home and offers a cool retreat in summer. The two levels are separate. Our home is set in a leafy Moonah-dominated treescape and fronts a bushy nature reserve.

Moonah Studio comprises a bedroom, lounge, kitchenette and bathroom with shower. An outdoor table setting is handy for breakfast or coffee any time of the day.

Studio features include a queen size bed with electric blanket, reverse cycle heating and cooling in the lounge, electric wall panel heating in the bedroom and bathroom, and smart TV. Netflix, Kayo and wi-fi are available.

The studio does not have cooking facilities – perfect for those who enjoy the convenience of dining out or ordering in. However, the kitchenette is equipped with microwave oven, kettle, toaster and refrigerator, teapot and coffee plunger, as well as the standard set of crockery, cutlery and glassware.

All linen, bath towels and beach towels are supplied.

The studio has an iron and ironing board, hair dryer, and clock-radio with USB port for charging. Laundry facilities are available for longer-term stays.

The space
Allawah Guesthouse is a gorgeous, newly renovated, mini house that has everything you need for a getaway.

Nestled in its own space, this space has with a gorgeous sun filled covered private deck and many luxurious additions, making it super comfortable and homely.

A range of teas, coffee, sugar, milk preference granola will be provided.

Other kitchen basics: olive oil, salt, pepper, herbs/spices, vinegar, paper towel, sponges, dishwashing liquid, tea-towels.
The kitchen is full of ample cutlery, crockery, pots pans, kettle, toaster, and has fridge and microwave

Some other luxury additions to the space are double glazed windows and doors throughout, fly screens on all windows, split system for heating and cooling, a beautiful fully equipped kitchen- including gas cooktop, oven and ample utensils to cook and enjoy a meal.

A beautiful Koala mattress (I have one myself, a perfect sleep!) quality bedding and towels, quality shower products, as well as moisturiser, hand wash, cotton tips, tissues. We will make sure to have it all.

There is a sofa so you have another seating space to have a nap, read, or enjoy the view.

A newly added (October 2023) covered private verandah which makes your living space almost double the size. An outdoor seating area facing the green tea trees and a dining space, this can be utilised all year round.
Festoon lighting and outdoor ceiling fan to make your stay even more homely and comfortable.

Your space is safe and private, where you have your own access and no shared spaces.

The location is great for those wanting to be away from the bustle of Rye foreshore, but only 5km drive to Rye Woolworths and cafes.

It is only a short 3 minute drive to the National Park and Ocean Beach.
Some nights you can hear the waves crash, pure bliss.

You will be tucked away, well away from the road.
There are range of local birds that you can often hear. Kookaburras, golden whistlers, wattle birds and wrens.

Allawah House is a short 5 minute drive to the Peninsula Hotsprings, supermarkets, Rye pier, cafes and Beach 16 General store.

World class wineries, golf courses, fabulous views and walks are near by too.

Some surrounding suburbs are Cape Schack, Rosebud, Portsea, Sorrento and Dromana.

I have an adorable Border Collie puppy named Remi (born 5/7/20 to gauge his age when you read this)

Remi is not allowed in guest areas so your space is dog free, he will only greet you when you come and go. If you aren't a fan of dogs, please let me know or consider alternate accomodation.
He is very friendly and loves to say hello. I’ve had hundreds of guests; all raving about him being welcoming.

The room has a range of local wine. Which is all available to purchase at retail prices.

You can pay cash for these prior departure.
With so many local wineries and breweries to visit, this way you can sample a few or take one home to enjoy.

I have worked in service, hospitality, wellness and design. It is a pleasure for me to use all of those areas of experience to create a stay that is warm, welcoming and comfortable.

I am a remedial massage therapist with ten years of experience and do a range of healings and body work, which you can book in for.

It also fits a maximum of 2 guests. Families, couples or groups of 4 people can have the luxury of both spaces, which are both fully furnished, have their own bathroom facilities and places to cook (Allawah Guesthouse has a full kitchen, Allawah Guest Room has a kitchenette)

I can also provide brand new pillows for your stay for extra peace of mind for $10.

Your space will also have a 6 hour minimum since being cleaned that you can enter to allow it to be sufficiently cleaned and properly ventilate.

This means check-in may be 4pm if the room is occupied the day of your booking. Otherwise a nice early check in of 10am is available.

Guest access
You will have your own space to park your vehicle at the front of the property and direct access to your own accommodation. Because I have Remi, for his safety cars can not park in the property.
You will not share spaces and when you are on your private deck, you will have privacy as it does not face the main house.

Other things to note
Strictly no parties, children under 18 unattended and no bookings made on someone else’s behalf please. Children staying need to be advised prior arrival.

This unit is also within close proximity to world renowned golf courses, wineries and the beautiful Peninsula hot springs. The rest of the property on our acre will give you a feeling of space with our coastal tea trees and two large pepper trees to admire, please also respect our privacy and understand that the whole acre is not for your use and there is plenty of space around the guesthouse for you to enjoy.
