Our place is our home. We have 2 level home, down stair one bed room is for guest- seperate entry and guest have entirely home - The owner is respectful and will not interfere with your stay at all. Our house is conveniently located only 5 minutes drive to Rye front beach and shops, 5 minute drive to Peninsula Hot Springs and 10 minute to Sorento. There is so much to discover, so much to enjoy.

The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying; loud parties are prohibited.

The stunning full bathroom with stone bath and walk-in shower complete with cosy bathrobes and slippers is perfect. The apartment then opens out to a kitchen, lounge dining area with 3 seater leather couch, a reading nook with designer egg chair and separate dining area for 4. The rear balcony terrace is plant filled with a small outdoor seating area.

The Neighborhood:
The coastal town of Rye is situated on the popular holiday destination of the Mornington Peninsula, nestled between Rosebud and Blairgowrie.

Point Nepean Road is Rye's main thoroughfare, running parallel to the town's bay beach. The main concentration of shops is located east of Dundas Street and includes a hotel, eateries, a major supermarket and other retailers.

Rye's main beach, fronting Port Phillip, offers safe sandy beaches, ideal for swimming and boating. There is a jetty, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.

Around a kilometre west of the Rye Jetty is an outcrop of land called White Cliffs. At the base of the cliffs is a reconstructed old Lime Burners Kiln - a reminder of the mid-1800s when the extraction of lime was the area's primary industry. Scenic views along the coast can be enjoyed from lookout above the kiln.

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. A pathway and steps extends from Tasman Drive down to the sandy bay at Number 16 Beach.

Further south-east along the coast is Rye Ocean Beach, accessed from the southern end of Dundas Street. Officially located within in the small coastal community of St Andrews Beach, the beach and foreshore area also forms part of the Mornington Peninsula National Park, offering wide expanses of sandy beaches and rolling sand dunes covered in native vegetation. The next beach of significance further along the coast is St Andrews Beach which can be accessed via the car park at the end of Paradise Drive. Views can be enjoyed along the coast towards Cape Schanck and its lighthouse.

Getting Around:
Car and google maps is best. There is designated driver services and Uber available.

The Neighborhood:
The coastal town of Rye is situated on the popular holiday destination of the Mornington Peninsula, nestled between Rosebud and Blairgowrie.

Point Nepean Road is Rye's main thoroughfare, running parallel to the town's bay beach. The main concentration of shops is located east of Dundas Street and includes a hotel, eateries, a major supermarket and other retailers.

Rye's main beach offers a safe shallow, shoreline ideal for small children. There is a pier, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.

Around a kilometre west of the Rye Jetty is an outcrop of land called White Cliffs. At the base of the cliffs is a reconstructed old Lime Burners Kiln - a reminder of the mid-1800s when the extraction of lime was the area's primary industry. Scenic views along the coast can be enjoyed from lookout above the kiln.

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. A pathway and steps extends from Tasman Drive down to the sandy bay at Number 16 Beach.

Further south-east along the coast is Rye Ocean Beach, accessed from the southern end of Dundas Street. Officially located within in the small coastal community of St Andrews Beach, the beach and foreshore area also forms part of the Mornington Peninsula National Park, offering wide expanses of sandy beaches and rolling sand dunes covered in native vegetation. The next beach of significance further along the coast is St Andrews Beach which can be accessed via the car park at the end of Paradise Drive. Views can be enjoyed along the coast towards Cape Schanck and its lighthouse.

Getting Around:
It is great to have a car and google maps on the Peninsula but if you are staying in Rye, we are walking distance to everything in town.

The Neighborhood:
The coastal town of Rye is situated on the popular holiday destination of the Mornington Peninsula, nestled between Rosebud and Blairgowrie.

Point Nepean Road is Rye's main thoroughfare, running parallel to the town's bay beach. The main concentration of shops is located east of Dundas Street and includes a hotel, eateries, a major supermarket and other retailers.

Rye's main beach offers a safe shallow, shoreline ideal for small children. There is a pier, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.

Around a kilometre west of the Rye Jetty is an outcrop of land called White Cliffs. At the base of the cliffs is a reconstructed old Lime Burners Kiln - a reminder of the mid-1800s when the extraction of lime was the area's primary industry. Scenic views along the coast can be enjoyed from lookout above the kiln.

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. A pathway and steps extends from Tasman Drive down to the sandy bay at Number 16 Beach.

Further south-east along the coast is Rye Ocean Beach, accessed from the southern end of Dundas Street. Officially located within in the small coastal community of St Andrews Beach, the beach and foreshore area also forms part of the Mornington Peninsula National Park, offering wide expanses of sandy beaches and rolling sand dunes covered in native vegetation. The next beach of significance further along the coast is St Andrews Beach which can be accessed via the car park at the end of Paradise Drive. Views can be enjoyed along the coast towards Cape Schanck and its lighthouse.

A short drive from the Peninsula Hot Springs, Red Hill wineries and a variety of golf courses.

The space
This STUDIO Apartment is at the end of a no through street, up on top of a hill being the highest point in this local area. It is a secluded area nestled amongst the tea trees and the Moonahs. Enjoy peace and quiet while sitting out on the deck taking in the amazing water views. Yet you are only a short walk to Tyrone beach and Blairgowrie shops. A short drive to a variety of golf courses, Peninsula Hot Springs, ocean beaches, Sorrento and Portsea rock pools. Swimming with the dolphins at Sorrento or visiting the wineries for lunch at Red Hill.

The studio apartment features a comfortable chiropractic mattress, fresh quality linen and towels, a flat screen TV and a blue ray DVD player. There is an evaporative water cooler and two fin oil heater for your convenience. Tables and chairs are available in the studio apt or dine out on the main deck. Swing in the pod chairs on the deck in the evening with a cheese board and glass of wine or relax in the double hammock to read a good book.

Guests have a private studio apartment with a well equipped small kitchenette. This includes a bar fridge, pod coffee machine, kettle, toaster, small oven, two hot plates, and sink. It is suitable for preparing simple breakfasts, assembling meals and putting together wine and cheese platters. The hallway leads to a private ensuite bathroom and separate toilet and shower.

Four things many of my guests LOVE about our STUDIO APARTMENT are:

•STUNNING BAY VIEWS– whether lying in bed or sitting on the deck they just love watching the marine traffic, colors of the water in the bay or sailing boats on a summer weekend.
•COMFORTABLE BED – lots of guests comment they sleep really well with the sea air and a comfortable bed.
•LOCATION – They feel secluded yet only a short walk to the bay and central everything else the Mornington Peninsula has to offer.
•CLEANLINESS AND DECOR– we pride our home on being clean. Guests find the casual seaside décor relaxing and easy living.

Two things to be aware of about the Studio Apartment are:

•WIFI - there is no internet at the Studio APT due to unreliable connections in the local seaside area. Most guests comment that they love the break from being on the internet and if they need have access on their phones.

•SHARED MAIN BALCONY – We have been renting out both residences over weekends and weekdays for over ten years now. The feedback from guests is they really enjoyed sharing the deck and meeting new Airbnbers yet also found they had their own privacy. Please read Guest Access below for more details.

Guest access
At our Airbnb Stunning Bay Views Rye there are two places to stay; the HOME and Studio Apartment. Both the APT and HOME have completely separate entrances and are completely separate spaces. Each has their own bathrooms and bedrooms with bay views from the bed, despite being under the one roofline. The only area they do share is a 12 x 6 metre deck, if both parties are there at the same time. The HOME has an additional private deck, 12 x 1 .5 metres upstairs. The APT has an additional private garden deck measuring 4 x 5 metres.

If a couple is booked into the APT then there we only take a booking for a couple in the HOME. Sometimes you may hear guests moving around or general living noise in the other residence and sometimes you don’t. It is good to be aware of it.

There is a separate car park for the HOME in a lock-up garage and the APT car park is adjacent to their entrance via the garden deck.

Please read the reviews as this has happened on most weekends for the past two years and most guests end up just passing each other as they go off to explore or sharing a glass of wine on the deck as Airbnb can be a friendly way to travel. If you have any doubts or questions please ask before you book as I am more than happy to discuss the set up with you.

“The HOME backs onto an apartment and we share the main balcony with this apartment. Initially, we were turned off this idea, wanting privacy but once explained and once we were there, it really is not an issue. Don't be turned off if this sounds like a shared situation. Other things to note
Lastly, steep driveways equal great views. Yes, the driveway is very steep. Please keep this in mind for older people and children. The driveway to 2a Austin St is a shared driveway. I always walk up 2a Austin Driveway then enter the gate and up the steps to number 2 Austin Street. It is not as steep and much safer. If you do not wish to drive up the driveway you can park your car in the street as it is a dead-end street.

The whole second level is yours.
Impressive views, huge kitchen and balcony (with your own BBQ), including tree top views across the tea tree filled valley, North facing, so plenty of natural light, and faced towards the bay. Small glimpses of water also. Magical.
We do live upstairs, and we try to keep very quiet when we have guests. But if the idea of people in close by isn’t for you, this might not be the place to stay.

Walk the single flight of wooden stairs, at the bottom of the driveway, to arrive on your own private balcony. Enjoy the 180 degree views and your whole own sanctuary.
Everything on the second level is yours, including a huge outdoor balcony and BBQ.

We do live upstairs, permanently, so you may hear us going about our day, footsteps and sometimes us talking to one another, or the TV, or us going to the loo and back at night.
There is a locked door at the top of the stairs between our house and yours. We keep it permanently locked when we have guests in the AirBNB. So we will never enter your area during your stay.

Please be careful coming up the stairs as they may be wet. The pathway is lit up at night. Entire cottage very private, private balcony and side deck.

Cleaning, linen & towels along with basic pantry items, shampoos & toilet paper are included in the nightly rate. We also have a Pod coffee machine. Strictly no smoking inside the cottage.

Our Cottage is privately situated at the rear of our house amongst beautiful gardens overlooking our pool. Guests have complete privacy and sole access to pool and back gardens to enjoy some rest and relaxation either around the pool or relaxing on verandah overlooking garden and pool.

Come and relax in our private oasis while sitting on the verandah enjoying the sound of the waterfall spilling into the pool. Our cottage is newly renovated with kitchenette or enjoy a cooked breakfast, lunch or dinner on the barbecue. Enjoy the privacy of our extensive gardens, have a swim in the pool or stroll down to the beautiful Tyrone foreshore five minutes from Coolalinga cottage.
The bedroom sleeps three, with an extra two possible on the fold out sofa bed in the lounge room. Also included is outdoor tropical hot and cold shower.

The interior offers a smooth transition to the extensive balcony and outdoor living. Enjoy the comforts of split system heating and cooling, a TV, Wifi, and Dvds and games for family entertainment. The kitchenette includes a Lavazza coffee pod machine, a microwave oven, kettle, toaster, and a bar fridge. The undercover BBQ on the balcony incorporates facilities to prepare roasts, pizzas, grills, BBQs, plus a cook top. The living area is integrated into the spacious studio master bedroom and extends to the outdoor balcony living area.

Three beautiful bedrooms comfortably accommodate up to 7 guests. The studio master bedroom offers a queen size bed and offers bay and skyline views across the balcony. The second bedroom sleeps 3 guests in tri bunks, while the stylish Moroccan room features a queen size bed. There is a family bathroom, and washer and dryer included into the kitchenette. All linen is provided.

Outside.
Indulge yourself in the beautiful pool, spa, and private gardens of this luxury getaway. The solar heated pool is complimented with sun lounges and a huge day bed for a summer siesta. Explore each section of this secret edible garden and the options for sunlight or shade. BBQ and dine on the balcony with a sunset back drop. Secure off-street parking for 2 cars is available under the double carport.

The property owners live onsite and have a separate entrance to the guest entrance.

Large 3 bedroom apartment located on Point Nepean Road across the road from the beach. Comprising master bedroom with great light (2 adults) BIR, second bedroom has a queen size bed with BIR and TV and third bedroom has one bunk bed (singles) and one single bed. Spacious open kitchen, cooktop, oven, microwave, sink and anything you'll need to cook a meal. Dining area for 6 and a very open lounge with sea views. WIFI is also included with a ring doorbell for security

The Rye Pier Apartment is a great location situated in the heart of Rye. Directly above an amazing French restaurant and within minutes of the best cafes and restaurants rye has to offer as well as a woolworths, newsagents, chemist and liquor stores.

It is situated directly across the road from the beach, playground and pier with stunning views of the beaches you can walk to by simply going out the front door. There’s also a bus stop just across the road if you’d like to see more of the peninsula without the hassle of parking your car in the busy times. This is a great place to park once and enjoy everything the peninsula has to offer
