This home has a no party policy and we request our guests respect that no loud music should be played at any time of the day or night. In the interests of our neighbours, we ask our guests to please move indoors by 11pm.

Sorry no hens, bucks and absolutely no schoolies bookings of any kind, not even quiet ones.

1. No Party/event - This property has a Minut Smart Home device which monitors noise levels to ensure our neighbours are respected and the property is looked after. There is a strict no party, no loud music at night, no antisocial behaviour and no more in the property than what you have booked for. Immediate cancellation of reservation may occur with no refund for the remaining stay with costs passed on to you for security.

2. Check in - We have in person check ins at all our properties that we host. We manage the property on behalf of the owner and as part of our contract with them we don’t have a self check in option. For check in, the person that booked must be the person that checks in (exceptions made for a corporate booking or insurance company). We reserve the right to ask all guests for ID and we will complete a form at check in.

a. Late check in – as our check ins are in person we can meet you at any time between 3-9pm at the property. We can meet you later than this and any check in after 9pm is $60 and after midnight $100, this amount is passed to the person meeting you due to their extra expenses later at night.
b. Early Check in – We can sometimes offer an early check in however will only be able to confirm in the day or two before your check in. To provide an early check in we will add another cleaner or use a different cleaning company to ensure it is ready for an earlier time (the fee we have for early check in varies between weekday and weekend and is between $50-100). We unfortunately don’t have a bag storage option at this property.
c. Nominated Check in time - We understand that travel plans can sometimes change. However, it's appreciated that you are punctual for the time you've nominated. If you are delayed please let us know as soon as possible. If you miss your scheduled time without prior notice, we may not be able to wait if there is a lengthy delay, and there may be an additional cost for rescheduling the check-in.

3. Late Check out – We ask that you let us know at least 48 hours before your check out if you wish to have a late one, this will ensure we can reschedule cleaning and if necessary maintenance. Late check out for us depends on if someone else is checking in the same day and also on the cleaning company’s schedule that we use. Please do not leave bags later than 10am as we use an external cleaning company and some building managers are very strict so may remove anything left in common areas.

4. We utilise Duve as our guest portal, which is linked to this booking platform. Upon booking, you will receive an email from Duve with our STAM Australia logo. This allows us to obtain accurate and up-to-date contact details from you, as well as your flight or arrival information. It also allows you to nominate a check-in time and enables our extended team to stay in touch with you before and during your stay, should you require any assistance. While regular users typically keep their information updated, the majority of our guests have booked short term accommodations fewer than 10 times.

5. What we provide - All linen for beds and towels are provided for you, we also provide bath mats, tea towels and hand towels. We have gone back to single use for shampoo, conditioner, body wash but provide hand soap, laundry detergent, dishwashing liquid, dishwasher tabs and other cleaning products to get you started. Toilet paper is also provided and for each reservation we provide a few per bathroom to help you for the first few nights. During your stay we can provide extra cleaning or linen change at an extra fee, feel free to ask us about this. We will need at least 24 hours notice and we can either do a clean, a linen change or both together.

6. Maintenance – If anything occurs during your stay please let us know and for something small such a light globe replacement it may take 1-2 business days whereas if it’s urgent plumbing or other issue we will send someone round asap.

7. Third party booking/check in – The person that booked must be the person checking in and staying, therefore we can’t provide for third party bookings and check ins. The only exclusion on this is for Corporates and Insurance companies. We are providing you keys to someone’s house therefore if it isn’t the person that booked or ID doesn’t match we reserve the right to cancel the reservation or delay check in.

8. No Smoking / No Pets / Other rules
This property has no smoking allowed at all on premises, any breach can lead to costs being passed on of any professional odour removal company.
No pets on the property, any breach can lead to an extra cleaning fee and an additional $150/night to be charged.

9.We understand that items can be misplaced at times, we are here to help. If you believe you have left an item/items behind please notify us. We can then check our Lost Property register from our cleaning company or have one of our team travel to the property to check for you. Should the item be found we will happily post it to your nominated address. Please note: The fees involved for returning your item is the postage fee and a $30 handling fee. Any items not claimed within 30 days will be discarded.

Seven is a lovely king size one bedroom loft-style apartment sleeping a couple with plenty of style, for a week or just a sneaky weekend getaway. The perfect couples retreat.

With 82 sq/m of open plan space and plenty of privacy, the apartment is a mirror image of Aquabelle Seven.
Six is designed for the discerning couple looking for more than a traditional hotel room. It really feels like a city apartment with all the creature comforts.

The Space:
The main bedroom includes a comfortable king bed with crisp white bed linen and plenty of storage so you can really unpack. The stunning full bathroom with stone bath and walk-in shower complete with cosy bathrobes and slippers is perfect. The apartment then opens out to a kitchen, lounge dining area with 3 seater leather couch, a reading nook and separate dining area for 4. The rear balcony terrace is plant filled with a small outdoor seating area.

A full size fridge/freezer, microwave, electric oven and cooktop and espresso coffee machine rounds out the galley kitchen. And for that healthy breakfast smoothie a Nutri-bullet is also provided.

Secure, gated parking for one car is included free of charge. Access to the apartment is via a covered external stairwell.

Key-less entry and complimentary wi-fi completes this fabulous holiday space.

Guest Access:
The entire loft style apartment is yours to enjoy. The carpark and stairwell are shared with other guests.

The Neighborhood:
The coastal town of Rye is situated on the popular holiday destination of the Mornington Peninsula, nestled between Rosebud and Blairgowrie.

Point Nepean Road is Rye's main thoroughfare, running parallel to the town's bay beach. The main concentration of shops is located east of Dundas Street and includes a hotel, eateries, a major supermarket and other retailers.

Rye's main beach offers a safe shallow, shoreline ideal for small children. There is a pier, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.

Around a kilometre west of the Rye Jetty is an outcrop of land called White Cliffs. At the base of the cliffs is a reconstructed old Lime Burners Kiln - a reminder of the mid-1800s when the extraction of lime was the area's primary industry. Scenic views along the coast can be enjoyed from lookout above the kiln.

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. A pathway and steps extends from Tasman Drive down to the sandy bay at Number 16 Beach.

Further south-east along the coast is Rye Ocean Beach, accessed from the southern end of Dundas Street. Officially located within in the small coastal community of St Andrews Beach, the beach and foreshore area also forms part of the Mornington Peninsula National Park, offering wide expanses of sandy beaches and rolling sand dunes covered in native vegetation. The next beach of significance further along the coast is St Andrews Beach which can be accessed via the car park at the end of Paradise Drive. Views can be enjoyed along the coast towards Cape Schanck and its lighthouse.

Getting Around:
A car and Google maps are a winner for this large region. But there are a growing number of Uber drivers and designated driver/tour operators available for a door to door service.

Other Things to Note:
This apartment does not face the beach. It faces the rear laneway.
The length of stay on weekends is 2 nights, long weekends 3 nights, Easter 4 nights.

This property is dual residency and Seaview Pearl is the ground floor apartment. You will have your own private entrance and your own 2 car spaces, directly in front of the apartment, allowing easy access for those who may not be nimble enough to negotiate the steep drive on foot. The only shared space is the front viewing BBQ deck, which is also available for use for the guests in the other apartment.

The Space:
Aquabelle One features a primary king bedroom, plenty of closet space, TV, AC with its own shower en-suite and private terrace. The second bedroom includes two king single beds and even more closet space. The large main bathroom has a walk in shower and bath (perfectly sized for kids) with a separate toilet next door.

Further down the hallway, the lovely view over Port Phillip Bay is revealed beyond the huge kitchen, living and dining area. The kitchen island bench seems to be the place for families and friends to reconnect while prepping meals. And the two 3 seater leather couches provide the comfort for TV viewing or playing a board game or two.

The Neighborhood:
The coastal town of Rye is situated on the popular holiday destination of the Mornington Peninsula, nestled between Rosebud and Blairgowrie.

Point Nepean Road is Rye's main thoroughfare, running parallel to the town's bay beach. The main concentration of shops is located east of Dundas Street and includes a hotel, eateries, a major supermarket and other retailers.

Rye's main beach offers a safe shallow, shoreline ideal for small children. There is a pier, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.

Around a kilometre west of the Rye Jetty is an outcrop of land called White Cliffs. At the base of the cliffs is a reconstructed old Lime Burners Kiln - a reminder of the mid-1800s when the extraction of lime was the area's primary industry. Scenic views along the coast can be enjoyed from lookout above the kiln.

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. A pathway and steps extends from Tasman Drive down to the sandy bay at Number 16 Beach.

Further south-east along the coast is Rye Ocean Beach, accessed from the southern end of Dundas Street. Officially located within in the small coastal community of St Andrews Beach, the beach and foreshore area also forms part of the Mornington Peninsula National Park, offering wide expanses of sandy beaches and rolling sand dunes covered in native vegetation. The next beach of significance further along the coast is St Andrews Beach which can be accessed via the car park at the end of Paradise Drive. Views can be enjoyed along the coast towards Cape Schanck and its lighthouse.

Getting Around:
Car and google maps is the best. But there are many options from public transport to designated drivers available to visitors.

A spacious home with beautiful natural light and plenty of comfortable places to enjoy your time away with family or friends. The two levels of living offer an upstairs with large lounge and big screen TV, dining area for 10 people, balcony with spectacular views, and a very functional kitchen.

Also upstairs is the Master bedroom with queen bed, TV, WIR and Ensuite. Downstairs there are a further two bedrooms (1 with a queen bed, 1 with 2 sets of single bunks), a second bathroom, a small powder room, a laundry, and a spacious 2nd lounge/games room which includes a sofa bed and can be closed off for a 4th bedroom area.

Wifi is available for guests as well as the double garage and driveway parking.

Doonas and pillows are supplied and we are able to arrange a hire linen pack at an extra charge if you are unable to bring your own linen and towels.

The accommodation is new, comfortable and equipped with everything you will need for the perfect break away or beach holiday metres from the sand and sea.

Our spacious apartment is new and contemporary in appearance and facilities provided. There is a fully equipped kitchen with coffee and tea making facilities.

Key fobs are required for entry and lift operation to reach Apartment 2 on the 1st floor. We have plenty of parking in the public car park at rear of Apartment.
