Unit Rules:

Check-in time is 4:00 PM (To request an early check-in, please call the week before your arrival to see if we can accommodate your request. Early check-in requests will not be granted during peak season)

Check-out time is 11:00 AM (If you would like a late checkout, please make arrangements with us at least 24 hours before departure time. Late departure cannot be allowed if a new guest is arriving)
You must vacate the property by 11:00 am. Failure to check out on time may result in $100 late fee. Checkouts after 1 pm. will be charged for a 1⁄2 day, departures later than 5:00 pm will be charged a full day’s rental.
The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee.

If there is evidence of smoking in the unit, you will be charged a $500 fee This includes smoking on the balconies. (Sorry this is a resort policy)

Unit Safe
This Unit has a Safe on the closet. Make sure you remember the key that you use.
If the Safe in your unit needs to be replaced or reprogrammed; it will be a charge of $25.00.

Pet Policy
We no allow pets in this unit. There is a non-refundable Fee of $300 per unapproved pet to cover additional carpet and upholstery cleaning

Cleaning Fee
The cleaning fee covers one cleaning of the entire unit after your checkout.
Daily cleaning is not included, but could be scheduled at an additional charge of $50 per day.

Security Deposit
GUEST(s) will be charged a refundable security deposit of $300. Release of the Security Deposit shall be subject to inspection of the property and will be returned approximately 7 days after departure provided there is no damage or additional charges.

Property Equipment
This is a privately owned unit it is been equipped for basic vacation needs. Linens and bath towels are included in the unit. We provide starters for shampoo, conditioner, body wash, toilet tissue, paper towels, dish soap, garbage bags.
Grocery stores are very close if you need anything immediately.
In addition we provide a hair dryer, iron, our kichenette if fully equipped with a mini fridge, microwave, toster, Keurig Coffee machine, Dishes and silverware.
Pack ’n Play/travel crib, Extra pillows and blankets are also available.

Internet/ Cable
Our unit provide FREE WiFi Internet and basic cable. You can also connect and cast anything from your device to the TV with our Chromecast connection

Doors, Windows, and Air Conditioning
NO windows or doors can be left open. We appreciate your understanding. The thermostat CANNOT be set below 69 degrees. In Florida this will cause the coils to freeze over in most cases and render the system inoperable. You will be responsible for repairs and/or loss of deposit if thermostat is set below 69 degrees or if the coils are frozen over.

Trash
If your don’t request daily cleaning you are responsible to place the garbage in the trash can located inside the door marked “Service Area” which is on the south side of every hallway. Please do not leave it in the hallway outside of your door.

Additional Provisions
We, or any agent representing us, may enter Property at any time in the event of emergency. In all other cases, we will use our best efforts to give 24-hour notice for normal maintenance.

1. Our condominium is a private apartment located in a resort. The hotel staff will require you to provide a credit card to cover your consumption during the stay. Also, they will charge mandatory fees for the following services:

+ Resort Fee: $35
+ Administrative Fee $10.00
TOTAL: $80.00 per night approx. (It stops counting after the 21st day)

2. The hotel will collect these tariffs per condominium (NOT per person). We give you an idea about their cost, and the guest must assume any variation or discrepancy; the host is not responsible for them.

The website quote does not include these expenses; the guest should pay them upon check-out once the booking ends.

3. No charges apply after the 21st day of stay; fees will accumulate again after the 30th day period.

While we try to go above and beyond to accommodate our guests, we cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your Apartment is thoroughly cleaned and sanitized before and after your stay.
Note: 100% of the cleaning fee goes to a local single mother that does a great job.

Cleaning Company provide ONLY A starter pack includes: laundry detergent (1), dishwashing powder (1), dishwashing liquid (3oz), kitchen sponge (1), kitchen towels (1), paper towels (1), (2) toilet paper per bath, body soap, shampoo, and (2) garbage bags for each garbage can.

There is a vacant lot next door where construction has started, right now there are tractors that push dirt around and drilling so the beeping noises and drilling can be heard if you are outside and maybe you hear it a little while inside the unit. If you are concerned about the construction next door, please ask us about it before booking so we may provide the latest of what we know.
The hotel front desk is 24/7. Checking in late? No problem! You may leave your bags with concierge if your flights are outside of check in and checkout times.

- "I recently had the opportunity to stay at the Newport Beachside Hotel & Resort, and unfortunately, my experience was far from satisfactory. The resort, while boasting recent remodeling efforts on the outside, falls short when it comes to the units and overall upkeep. One of the glaring issues I encountered was the outdated appearance of the rooms. Despite the exterior renovations, the units' aesthetics were lackluster, and some aspects appeared neglected. It was evident that the cleaning service did not meet the standards one would expect from a resort of this caliber. The overall cleanliness left much to be desired, and it significantly impacted the quality of my stay. Moreover, the outdated equipment in the rooms was a major disappointment. Some of the appliances did not function properly, and the overall state of the in-room amenities was subpar. This lack of attention to detail in maintaining and updating essential equipment greatly impacted the overall comfort and convenience during my stay. In conclusion, my experience at Newport Beachside Hotel & Resort was marred by the outdated and poorly maintained accommodations. While the exterior renovations may have created a positive first impression, the disappointing state of the rooms, coupled with substandard cleaning services, overshadowed any potential positives.
