- "Everything was very nice" - "My daughter had one wish for her 4th birthday: to stay in a hotel. I chose this one because of the indoor pool and the inviting outdoor space by the pond — and I’m so glad we did. Was it perfect? No. The indoor pool area could use some upgrades — safer, less slippery floors, actual pool towels, and better air circulation to cut the humidity (and the echo, which was real 😅). But the room was clean, the bed was super comfortable, and most importantly, it gave my kids space to laugh, splash, and play without bothering anyone else. They had a blast swimming while it stormed outside and then frog-hunting by the pond when the skies cleared. But what made our stay truly memorable was Julia, a kind and observant housekeeper we met in passing. She noticed it was my daughter’s birthday — and later came back to gift her $5, explaining someone had left her a tip and she wanted to “gift Kayte what she had been gifted.” That simple, selfless gesture blew me away. What a beautiful moment of kindness from a complete stranger — to a four-year-old, no less. That experience alone earns this hotel a 5/5 in my book. We’ll definitely be back for another local staycation."

DISCLAIMER: The room is in part of the basement that I converted into a bedroom. The room sits next to the laundry room and plumbing. You will be able to hear the laundry room and guest walking upstairs, The room has a space heater for heat and a floor fan for cool. (Quiet hours start at 10pm to 8am). The door in the room leading to outside is for emergency exit only and sunlight. The room is in the basement so it may smell damped at times, (No worries, I put a dehumidifier in the room that you can turn on or off when needed). Moreover, I put a fan and working AC unit to help circulate the air.

Parking - I have 2 spaces in the driveway and 2 spaces by the road for parking! There is room for 4 cars in the driveway, but then you would have to ask people to move to get out. With 2 cars, you dont need to ask anyone. All guests have access to common areas! Including kitchen pots pans dishes utensils. bathroom front yard and side yard (with permission, you can use the backyard to layout or relax, but let me know if you want to use it before so I can go over details! )

*** SMOKING RULES- Smoking is allowed outside the home ONLY. VERY IMPORTANT- All butts and ashes must go into a sealed container (like a water bottle or jar of your own) it must be kept out of sight after use or when you’re not using it, either in your room or ask me about an approved space outside. It’s very important that common areas don't smell like an ash tray or have butts laying around the yard, a pile of ashes that people walk over, the environment must stay clean and comfortable for everyone.

EXTENDING YOUR BOOKING - It’s very important to understand that when you book a specific number of days, other future guests can book your room after your scheduled dates at any time. If you do want to extend, it's important to extend ASAP. I had this issue a few times where a guest won’t have the money to extend until the last day and someone books the room before they can extend, Some guest have gotten very upset and will blame it on me, or take it out on me in their review. Airbnb is the payment processor. They provide the guests, and they have rules about booking and processing payments that have to be followed. It’s a 1st come, 1st serve basis. My job is to provide what I am offering to whoever books through the Airbnbs platform. I can't personally hold a block dates in advance for you.

IF YOU’RE NEW TO AIRBNB / REVIEWS AND AIRBNB STANDARDS - This description tells you exactly what you are getting and what to expect! There are no Airbnb Standards for every listing. Some guests make assumptions that every listing has hotel standards, which is incorrect! Every host has their own standards, and you have to read the descriptions to compare value. Some hosts offer little to compete in price, and some offer a lot to give more value or convenience with a higher price. Each host is different. I've had some guests complain about exactly what my listing says you should expect? or what the photos show. That's a false negative review! A 5 Star review- is when a host gives you what they advertised you would get and explained clearly what to expect.

NEW GUESTS TO AIRBNB AND SHORT BOOKINGS – If you’re new to Airbnb and have no reviews or you’re booking for only 1 day or 2 days.
Please understand that short stays are not a good value for you or me, but I still do my best to help you if that’s what your need is. You will have to pay the same cleaning fee price FOR 1 DAY OR 1 MONTH, + taxes and fees, which will make the room seem very expensive for 1 night. A one night booking can be over triple the price that I actually earn for your booking. And keep in mind I still have to pay all the monthly expenses with what I earn from your booking. (Example: if a room is $70 for a night it can be near $250 after all the fees for 1 night.) I had a guest who booked last minute for 1 night and left me a 1 star review because it was too expensive? You see the price before you click to pay, I prefer not to offer short term if you’re going to do that. It’s not worth helping you if you do that. Please do not book if you can’t afford it. Short stays are more expensive and not easy to find a cleaner with short notice also.

ADDITIONAL GUESTS/ FRIENDS - All additional guests must be booked. There is an additional nightly charge for guests or room shares.
You can have a friend drop you off at the home and help you bring in food, clothes, supplies, etc... Exceptions: For special occasions, please get permission from me in advance.

ISSUES DURING YOUR STAY - A BIG problem that some guest seem to do is avoid telling me about any issues during their stay, then leave a negative review about the problem that I could have fixed easily. PLEASE tell me about any problems ASAP during your stay when you see it. I can fix 99% of problems easily.
The other thing guests do is not tell me about any issues they are having. Then, once they let things build up, they give me a long list of problems all at 1 time. Please dont do that. Things that are always easily resolved, like if “it’s too cold” you can close the ac vent or adjust it in the room. The next day a guest said "now it's too muggy", “well you have to open the vent back up, or turn on a fan, no circulation with body heat from 2 adults and 2 pets can make the room muggy” Many little things like this seem to ruin peoples day when they cant solve the problem, and don’t tell me about it, Please just tell me about anything you may need at the time you need it. I am a great problem solver.
PRICE POINTS OF THE ROOM - Some guests are upset at the prices. I make prices based on comps in the area, Airbnb also has their commissions, and there are taxes and cleaning fees. You’re not just paying for a room, It takes a lot of time and labor from dealing with issues to updating the adds to repairs, Texting people for hours each day, maintenance plus operating expenses and bills. Helping guests with short-term is a gamble, and a lot of extra work.

ROACHES INSECTS: This property is treated inside and outside monthly. ( VERY IMPORTANT TO UNDERSTAND - No hosts or pest control company can guarantee that no bugs will get inside the home. So i can't guarantee that either. ) You may experience dyeing or dead bugs during your stay and rarely a live one. According to professional exterminators, they are most often seen after a hard rain, or when temperatures drop, and if guests leave food open or crumbs, dirty dishes, food in pots, basicly guests who don't cleanup after food prep, these bugs can enter all treated homes. This is the purpose of removing all food related trash/waste each night and placing it in the outside receptacle. Be sure to have all your food sealed and staying clean to prevent attracting them inside the home. If you leave windows or the front door open, they may get inside. Recap: No homeowner or manager can guarantee you will not see a bug in any home. It can happen anywhere you stay.

BEDBUGS - If you have bedbugs at your current home, and you need a clean place to live, PLEASE don't book my home! This has been known to happen all over the US, even in Uber or ride shares, taxis, can transport them. PLEASE be responsible and treat your problem don't bring it into my home this is very expensive to treat.

(FOR HERICANE OR NATURAL DISASTER BOOKINGS - I would like to help/host people for the hericanes, during or after natural disasters. You must accept the fact that because of the weather I can not guarantee that the power will not be disconnected because of the storm, the home or property may get damaged, hard rain and flooding is possible, please do not expect a luxury hotel like experience during these events, chances are you will be stressed,I may have things like out door furniture stored inside the livingroom until the storm passes. I can not give any refunds for these things that are expected. )

If your not a pet owner you can skip this section –
Pets are allowed. As the pet owner, you are responsible for anything that happens to your pet and all damages caused by the pet. Including replacing furniture labor and loss of rent for each day it takes to get the room back in order!
I do not charge any extra fees for pets so you must clean any sign that a pet was there, to avoid pet cleaning fees ($150-$250 average charge if you don’t clean up after your pet) pet hair being most common, OTHER GUESTS MAY BE ALERGIC TO PET DANDER so this is important that it is cleaned thoroughly, Professional cleaners call this a deep clean. Fan blades, bed sheets (especially if your pets sleep with you) In some cases sheets or comforter has needed to be replaced, pet hair does not simply come off in the washer, you may need to use a sticky tape roller to get the hair off, and a vacuum cleaner to remove the hair in the room completely. Other guests have asked to cancel their reservation if they see pet hair in the room.
Examples: cats sometimes scratch the furniture, spray, urinate which can soak into the bottom of furniture and cause a permanent smell. This could lead to furniture needing to be replaced. Dogs: can do similar things chewing on furniture.
NOISE AND PET BEHAVIOR REQUIREMENTS: dogs should not bark excessively or disturb the peace of others, pets should be home trained and obedient, they should not jump up on guests, they should not bark every time they hear a noise. There should not be any strong odors or urine smell coming from your room, anything that can disturb other guests.
Pet owners must be 100% responsible for their pets! (Much like a child if it causes damages or a mess you are responsible for it) pets are an additional liability compared to guests without pets, so please be considerate. I prefer if you keep your pets in your room, but they can be with you if you’re in the common areas, just don't let them lay out in the middle of the floor where people can trip over them where both parties can be hurt. If it becomes a repeating problem or hazard I may ask you to keep pets in your room. If you have a shedding animal it must stay in your room. (Commonly cats) I’ve had experience with guest letting cats walk in the common areas and it amazed me how much hair and dander built up in just a week there were many baseball size hair balls around the room in corners, the fan blades had a lot of hair. Dander was on every surface, AC filter, cat hair was stuck to the stove top. I learned that it’s just too much work for guests to deep clean all the hair every day so it’s best if you keep cats in your room only.
Common things you may be charged for. Please read both cats and dogs for valuable information.
Cats- claw marks, scratching the door or weather seal, scratching blankets linens, mattress. Excessive cat litter left on the floor, cat litter powder all over the floor and countertops, scratches on floor from cat litter being walked on or dragging the litter box over the cat litter causing scratches to the floor. Damage to window blinds or curtains. Urine soaked into any furniture will likely need to be replaced. Hair or dander is the most time consuming, it gets everywhere,(causing extra cleaning time) some people are allergic to cats, so the room gets very deep cleaned after cat owners, this is almost always an additional cleaning fee of at least $100- some pets can be as bad as $250, hair dander is vacuumed from every drawer behind under furniture, every surface is wiped and sanitized, this does take more hours so checkout time is usually 2 hours earlier! (9am instead of 11am)
To avoid all or any fees you do have the option to do all the work yourself, if you need to replace furniture or clean you can do it before you checkout. Also you can take steps to prevent damages from happening, like having a kennel trained pet while your away, or putting protection under the litter boxes etc…
Dogs- scratches on the doors. Even scratches from dogs scratching their body and their foot hitting whatever is under them like furniture or the floors. Dirty windows from animals looking out wet noses etc… broken blinds are common with dogs trying to look outside (tip pull the blinds up if you have a pet) blinds can cost hundreds to replace. Dirty spots on walls from pets laying up against them, usually wall behind the bed or in the floor. Shedding dogs that have a lot of hair and dander usually cost more from the cleaning services, due to deep cleaning required to remove all hair from under furniture blinds window seals, drawers surfaces, walls, ceiling, fan blades, light fixtures.
IMPORTANT - Typically rooms NEED a deep cleaned after any pet owners to provide a presentable clean room for the next guest.
If you own a dog or cat that sheds, and you do not do the deep cleaning on your own it typically costs $250 for a cleaner to come in and vacuum all the hair out, take the furniture apart and get all the hair in the room, New quests may not have a pet and may have allergies to dander or pet hair, so it has to be removed.

Welcome to my classic brick home. The home has a fenced in front and backyard with nice lawn. Enjoy this clean home with 300 mbps fast Internet wifi included. Private Mini Fridge in the room as well as a Full size shared refrigerator in the kitchen. Walmart marketplace is close by as well as lots of fast food in the area. Close to Fort Benning, AFLAC, TSYS, and Hospitals in the area

The space
I have made changes based on guest feedback. Most people want a clean place to sleep and shower with Wi-Fi.
The home is primarily for Airbnb guests. 4 rooms total that may be occupied by other Guests like yourself. Its a 4 bedroom 1 bathroom home. I have removed some items that guests don't always use in order to give the best value to everyone! If you Have special requests for items not listed I am happy to accommodate your needs and provide pricing for those items for your convenience!

Parking- I have 2 spaces in the driveway and 2 spaces by the road for parking! There is room for 4 cars in the driveway but then you would have to ask people to move to get out, with 2 cars you dont need to ask anyone. All guests have access to common areas! Including kitchen pots pans dishes utensils. bathroom front yard and side yard, (with permission you can use the back yard to layout or relax but let me know you want to use it before so I can go over details! )

***HEATING AND AIR! The home does NOT have central heating and air! It has a large AC wall unit in the kitchen, each room has their own individual window ac units and space heaters.

CHECKING IN AND OUT! DONOT SHOW UP EARLY, PLEASE COMMUNICATE YOUR ETA. 3PM IS EARLIEST CHECKIN TIME. If I have a check-in on the same day as another guest is checking out, there is a chance of a delay (extra cleaning, damages, etc... can delay your check-in time. so make sure to communicate with me with your expected check-in time. Checkout is at 10 am! Please message me when you check out and where you left the key.

If you book for a month or more, I do give a big discount, and because of that you will need to provide your own laundry detergent, toilet paper and your own personal supplies. For short stays 3 weeks or less everything is provided for your convenience, this is typically travelers who expect this.

*** SMOKING RULES- Smoking is allowed outside the home ONLY. VERY IMPORTANT- All butts and ashes must go into a sealed container (like a water bottle or jar of your own) it must be kept out of sight after use or when you’re not using it, either in your room or ask me about an approved space outside. It’s very important that common areas don't smell like an ash tray or have butts laying around the yard, a pile of ashes that people walk over, the environment must stay clean and comfortable for everyone.

EXTENDING YOUR BOOKING - It’s very important to understand that when you book a specific number of days, other future guests can book your room after your scheduled dates at any time. If you do want to extend, it's important to extend ASAP. I had this issue a few times where a guest won’t have the money to extend until the last day and someone books the room before they can extend, Some guest have gotten very upset and will blame it on me, or take it out on me in their review. Airbnb is the payment processor. They provide the guests, and they have rules about booking and processing payments that have to be followed. It’s a 1st come, 1st serve basis. My job is to provide what I am offering to whoever books through the Airbnbs platform. I can't personally hold a block dates in advance for you.

IF YOU’RE NEW TO AIRBNB / REVIEWS AND AIRBNB STANDARDS - This description tells you exactly what you are getting and what to expect! There are no Airbnb Standards for every listing. Some guests make assumptions that every listing has hotel standards, which is incorrect! Every host has their own standards, and you have to read the descriptions to compare value. Some hosts offer little to compete in price, and some offer a lot to give more value or convenience with a higher price. Each host is different. I've had some guests complain about exactly what my listing says you should expect? or what the photos show. That's a false negative review! A 5 Star review- is when a host gives you what they advertised you would get and explained clearly what to expect.

NEW GUESTS TO AIRBNB AND SHORT BOOKINGS – If you’re new to Airbnb and have no reviews or you’re booking for only 1 day or 2 days.
Please understand that short stays are not a good value for you or me, but I still do my best to help you if that’s what your need is. You will have to pay the same cleaning fee price FOR 1 DAY OR 1 MONTH, + taxes and fees, which will make the room seem very expensive for 1 night. A one night booking can be over triple the price that I actually earn for your booking. And keep in mind I still have to pay all the monthly expenses with what I earn from your booking. (Example: if a room is $70 for a night it can be near $250 after all the fees for 1 night.) I had a guest who booked last minute for 1 night and left me a 1 star review because it was too expensive? You see the price before you click to pay, I prefer not to offer short term if you’re going to do that. It’s not worth helping you if you do that. Please do not book if you can’t afford it. Short stays are more expensive and not easy to find a cleaner with short notice also.

ADDITIONAL GUESTS/ FRIENDS - All additional guests must be booked. There is an additional nightly charge for guests or room shares.
You can have a friend drop you off at the home and help you bring in food, clothes, supplies, etc... Exceptions: For special occasions, please get permission from me in advance.

ISSUES DURING YOUR STAY - A BIG problem that some guest seem to do is avoid telling me about any issues during their stay, then leave a negative review about the problem that I could have fixed easily. PLEASE tell me about any problems ASAP during your stay when you see it. I can fix 99% of problems easily.
The other thing guests do is not tell me about any issues they are having. Then, once they let things build up, they give me a long list of problems all at 1 time. Please dont do that. Things that are always easily resolved, like if “it’s too cold” you can close the ac vent or adjust it in the room. The next day a guest said "now it's too muggy", “well you have to open the vent back up, or turn on a fan, no circulation with body heat from 2 adults and 2 pets can make the room muggy” Many little things like this seem to ruin peoples day when they cant solve the problem, and don’t tell me about it, Please just tell me about anything you may need at the time you need it. I am a great problem solver.
PRICE POINTS OF THE ROOM - Some guests are upset at the prices. I make prices based on comps in the area, Airbnb also has their commissions, and there are taxes and cleaning fees. You’re not just paying for a room, It takes a lot of time and labor from dealing with issues to updating the adds to repairs, Texting people for hours each day, maintenance plus operating expenses and bills. Helping guests with short-term is a gamble, and a lot of extra work.

ROACHES INSECTS: This property is treated inside and outside monthly. ( VERY IMPORTANT TO UNDERSTAND - No hosts or pest control company can guarantee that no bugs will get inside the home. So i can't guarantee that either. ) You may experience dyeing or dead bugs during your stay and rarely a live one. According to professional exterminators, they are most often seen after a hard rain, or when temperatures drop, and if guests leave food open or crumbs, dirty dishes, food in pots, basicly guests who don't cleanup after food prep, these bugs can enter all treated homes. This is the purpose of removing all food related trash/waste each night and placing it in the outside receptacle. Be sure to have all your food sealed and staying clean to prevent attracting them inside the home. If you leave windows or the front door open, they may get inside. Recap: No homeowner or manager can guarantee you will not see a bug in any home. It can happen anywhere you stay.

BEDBUGS - If you have bedbugs at your current home, and you need a clean place to live, PLEASE don't book my home! This has been known to happen all over the US, even in Uber or ride shares, taxis, can transport them. PLEASE be responsible and treat your problem don't bring it into my home this is very expensive to treat.

(FOR HERICANE OR NATURAL DISASTER BOOKINGS - I would like to help/host people for the hericanes, during or after natural disasters. You must accept the fact that because of the weather I can not guarantee that the power will not be disconnected because of the storm, the home or property may get damaged, hard rain and flooding is possible, please do not expect a luxury hotel like experience during these events, chances are you will be stressed,I may have things like out door furniture stored inside the livingroom until the storm passes. I can not give any refunds for these things that are expected. )

***PETS ** CLEANING FEES** RULES***-
If your not a pet owner you can skip this section –
Pets are allowed. As the pet owner, you are responsible for anything that happens to your pet and all damages caused by the pet. Including replacing furniture labor and loss of rent for each day it takes to get the room back in order!
I do not charge any extra fees for pets so you must clean any sign that a pet was there, to avoid pet cleaning fees ($150-$250 average charge if you don’t clean up after your pet) pet hair being most common, OTHER GUESTS MAY BE ALERGIC TO PET DANDER so this is important that it is cleaned thoroughly, Professional cleaners call this a deep clean. Fan blades, bed sheets (especially if your pets sleep with you) In some cases sheets or comforter has needed to be replaced, pet hair does not simply come off in the washer, you may need to use a sticky tape roller to get the hair off, and a vacuum cleaner to remove the hair in the room completely. Other guests have asked to cancel their reservation if they see pet hair in the room.
Examples: cats sometimes scratch the furniture, spray, urinate which can soak into the bottom of furniture and cause a permanent smell. This could lead to furniture needing to be replaced. Dogs: can do similar things chewing on furniture.
NOISE AND PET BEHAVIOR REQUIREMENTS: dogs should not bark excessively or disturb the peace of others, pets should be home trained and obedient, they should not jump up on guests, they should not bark every time they hear a noise. There should not be any strong odors or urine smell coming from your room, anything that can disturb other guests.
Pet owners must be 100% responsible for their pets! (Much like a child if it causes damages or a mess you are responsible for it) pets are an additional liability compared to guests without pets, so please be considerate. I prefer if you keep your pets in your room, but they can be with you if you’re in the common areas, just don't let them lay out in the middle of the floor where people can trip over them where both parties can be hurt. If it becomes a repeating problem or hazard I may ask you to keep pets in your room. If you have a shedding animal it must stay in your room. (Commonly cats) I’ve had experience with guest letting cats walk in the common areas and it amazed me how much hair and dander built up in just a week there were many baseball size hair balls around the room in corners, the fan blades had a lot of hair. Dander was on every surface, AC filter, cat hair was stuck to the stove top. I learned that it’s just too much work for guests to deep clean all the hair every day so it’s best if you keep cats in your room only.
Common things you may be charged for. Please read both cats and dogs for valuable information.
Cats- claw marks, scratching the door or weather seal, scratching blankets linens, mattress. Excessive cat litter left on the floor, cat litter powder all over the floor and countertops, scratches on floor from cat litter being walked on or dragging the litter box over the cat litter causing scratches to the floor. Damage to window blinds or curtains. Urine soaked into any furniture will likely need to be replaced. Hair or dander is the most time consuming, it gets everywhere,(causing extra cleaning time) some people are allergic to cats, so the room gets very deep cleaned after cat owners, this is almost always an additional cleaning fee of at least $100- some pets can be as bad as $250, hair dander is vacuumed from every drawer behind under furniture, every surface is wiped and sanitized, this does take more hours so checkout time is usually 2 hours earlier! (9am instead of 11am)
To avoid all or any fees you do have the option to do all the work yourself, if you need to replace furniture or clean you can do it before you checkout. Also you can take steps to prevent damages from happening, like having a kennel trained pet while your away, or putting protection under the litter boxes etc…
Dogs- scratches on the doors. Even scratches from dogs scratching their body and their foot hitting whatever is under them like furniture or the floors. Dirty windows from animals looking out wet noses etc… broken blinds are common with dogs trying to look outside (tip pull the blinds up if you have a pet) blinds can cost hundreds to replace. Dirty spots on walls from pets laying up against them, usually wall behind the bed or in the floor. Shedding dogs that have a lot of hair and dander usually cost more from the cleaning services, due to deep cleaning required to remove all hair from under furniture blinds window seals, drawers surfaces, walls, ceiling, fan blades, light fixtures.
IMPORTANT - Typically rooms NEED a deep cleaned after any pet owners to provide a presentable clean room for the next guest.
If you own a dog or cat that sheds, and you do not do the deep cleaning on your own it typically costs $250 for a cleaner to come in and vacuum all the hair out, take the furniture apart and get all the hair in the room, New quests may not have a pet and may have allergies to dander or pet hair, so it has to be removed.
