During your stay at the apartment in Madrid we ask you to contact Luxury Rentals Madrid per email at reservations@luxuryrentalsmadrid.com immediately if you find anything missing or in bad conditions or if you accidently break anything so that we can fix or settle whatever it is. We want you to enjoy your stay and not be inconvenienced by something which can be fixed or replaced.

Departure should be before 11:00 am, if you require a later departure let us know in advance and we will try to accommodate you, providing our next arrival is not early the same day.

On the day of departure, we kindly ask you to turn lights and A/C off, leave the keys on the table, and shut the door on your way out.

We will inspect the apartment after your departure and return the refundable deposit minus any damages which may have occurred within 7 to 10 working days.

Please note that the client is liable for the correct and decent behavior of all the persons accompanying him/her. Should that person or any of the persons accompanying him/her not behave in a suitable and responsible way, Luxury Rentals Madrid shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation.

Important Information:
Never leave the key in the lock on the inside when you leave the apartment, as the door will be locked and it will be necessary to open it by a locksmith, the cost of which, in such case, will be charged to the tenant.
FOR YOUR SAFETY, do not forget to lock the door (turn the lock completely) every time you leave the apartment to avoid unwanted intrusions. (Except the day of check out)

Nearby and the location of the building makes it something unique, as it is very close to museums, monuments and the Metro line is three stops from the Puerta del Sol. Ideally Located

The Retiro district takes its name from the vast El Retiro Park, a massive green space just southeast of the city center that dates back to the early 16th century. The surrounding area is stylish and upscale, with a number of shops, restaurants, cafes and fine hotels. The world-famous Prado Museum is located in Retiro, along with the National Museum of Decorative Arts and the Thyssen-Bornemisza Museum, which houses prime examples of European art from the Renaissance to the present. The park itself is likely the biggest draw, however, with hundreds of acres of landscaped paths, a huge lake where visitors can rent boats, the Fountain of the Fallen Angel, and the Puerta de Alcalá triumphal arch. The kitchen is small and serves mainly for heating or preparing something quick (basic). Not suitable for cooking something very elaborate or take a long time in the kitchen because there are other guests at home too.

The use of the washing machine IS❌ NOT INCLUDED because we use every day and also do not have enough space.

🔥DO not leave the kitchen on/on, kettle, microwave, etc (and when TURNING OFF the TV, fan and lights).

⚠️Be very careful not TO LOSE the KEY SET. The penalty is at least 30 Euros (duplicates and services for going to the locksmith).
Also, you run the RISK of waiting a long time and even more if the locksmith is not open at certain times, on weekends, or we are not available right at the time you need.

It is very important that the guest be autonomous or independent. Although you can write me anything.

Other things to note
🔴In Spain, the Register of Guests is now mandatory (Royal Decree 933/2021).
Guests will not be confirmed and/or admitted not to send their details before checking in.

After COVID many guests DO not want to touch other people's things.
Please do not leave clothes, towels and other personal items in the bathroom or shower (many guests bring their own toilet kid).
And if you are going to use the shampoo or gel assigned to the guests, please after using it put in the Airbnb closet and leave the shower CLEAN and EMPTY.

After showering usually falls some water ON THE FLOOR, please pass the mop or mop that is in sight. This way we keep the cleanliness and someone can also be prevented from slipping.

Before leaving the bathroom, check that it is not leaving dirty (especially the TOILET). Many just lower the lid without checking that it was left CLEAN.

The rolls of TOILET PAPER (PH) leave it inside their basket to prevent it from getting wet. And please use sparingly (do not take PH to your room, there are other guests who will need it too)

RULES FOR COEXISTENCE.

The Match4room staff will act homemade and watch over the rules of coexistence between the tenants and the correct maintenance and maintenance of the property, especially the common areas. In case of discrepancies between the parties, Match4room, will try to mediate in the conflict, but to detect that one of the parties is not making good use of the premises or ensuring a good coexistence between the rest of the tenants, this tenant may be subject to dishaucio of the dwelling without being entitled to the return of their bond. Everyone will have the right to act freely within their room and in the common spaces, as long as this does not deteriorate the property or affect or disturb the rest of the tenants.

The storage spaces in the kitchen and pantry will be distributed in a balanced way.

Only toilet paper, paper napkins and cleaning products in the property will be shared and purchased together (mops, clean bathrooms, window cleaners, dishwashers, scoops, etc.).

The use of supplies (water, electricity, gas or telephone) must be reasonable as the expenses in case of excess of the fee billed by Match4room will be equally distributed among all tenants.

Everyone's comfort, family and casual atmosphere and teamwork will be encouraged at all times.

The privacy of the tenants will be respected to the maximum, so the rooms are their dwelling, so no other tenant will be able to access it without having express authorization from the occupant of the room to which it is intended to access, since it could include a very serious fact, since different rights are being violated such as the property, privacy, etc.

CLEANING

As a general rule, everything that is tainted will be cleaned immediately to ensure the maintenance of the home and that the rest of the tenants find it clean when they have to use it.

After each breakfast, lunch and dinner the cacharros must be cleaned, or put in the dishwasher, pre Lavolos when needed, until it is full. When it is, it must be put into operation and the utensils should be placed in place once they are clean. The pots and pans will have to be washed by hand and with the right scoop so that they do not lose their non-stickness. Also the countertop, oven, microwave, hood and fires should be cleaned.

Each week the tenants will gather to split the cleanliness of the common areas, so that, by couples, they are responsible for cleaning the floors and other surfaces assigned to them. The different tasks must rotate every week and in case of not reaching an agreement in the distribution of cleaning tasks, the criterion of the person who acts as a landlord will be imposed.

Each tenant will put their washing machines and take responsibility for tending and picking it up when dry.

Garbage will be lowered every day or when needed.

The space
It is a very spacious 130m house with high ceilings, very bright, and since it is inside it is very quiet and peaceful.

Guest access
Shared bathroom, a small patio with laundry area, a space is reserved in the fridge and pantry, you can eat in the kitchen, you can prepare a salad or a sandwich, but you can't cook.
You can heat something up in the microwave.

During your stay
I always welcome my guests in person, I go to pick them up on the street, to avoid confusion, then I leave them in complete freedom, but I am available if they need me.

Other things to note
There are never unexpected guests, everyone who comes to my house does so with an Airbnb reservation. They are usually young people who come to study Spanish or to do a master's degree.
