Go Ice fishing, snowmobiling (mins from OFSC trail), snow-shoeing or cozy up by the beautiful stone gas fireplace -no clean up! Bala has lots of Christmas festivities: a guided tour, Santa Claus Parade and Tree Lighting etc. The Cranberry Ice Trail in Bala offers skating with an on-site winery, or play pond hockey!

-This cottage is NOT suitable for parties or loud groups. The neighbours are quite sensitive to noise and in order to respect them we have a noise curfew of 11pm. All outside music must be turned off by 11pm, and at no point should there be offensive/explicit music played outside.If noise complaint received, booker will be responsible for the fine and asked to leave.
-We are on a septic system. Do not flush anything but toilet paper. Do not put anything down the drain. The following will result in a back-up:
-feminine hygiene products
-baby wipes/wet wipes/cleaning pads
-diapers

-medication/pills

-We enjoy drinking by the fire pit, hot tub and on the decks too, but please refrain from using glass and do not bring any paper towel or tissue inside tub

-Muskoka is full of wildlife so please dispose of garbage properly. Do not leave food outdoors- be bear aware
-Must abide by the Fire Danger Rating, sometimes there are fire bans. SMALL FIRES only & must be put out fully once finished
-Do not leave wet towels laying around, especially not on the furniture & hardwood floors
-If using canoe, secure it on tree as found afterwards
-Do not move inside furniture. If moving outside furniture please return to original spot

Lake Muskoka 4 BR cottage with all amenities and a sandy beach. Directly on Lake Muskoka. Safe, level lot surrounded by trees with plenty of privacy. Granite and stainless steel kitchen, dishwasher, washer and dryer. The main house has 3 bedrooms: a queen size master bedroom with a picture window overlooking the lake, a lakefront guest room with a queen bed which is perfect for 1-2 adults, and in the third bedroom, kids or adults can sleep in 2 twins.
If you have guests, or someone wants more privacy, take advantage of the separate bunkie. This has 2 twin beds (which can be combined to make a king - filler in dresser), its own bathroom and shower. The bunkie has 2 rooms, and can sleep up to 4 people if you use the pull-out couch.
Having a southern exposure in Muskoka is probably the main thing to look for if you like the sun. Hideaway Cottage is a lovely and private all-season cottage near Bala, Ontario in the heart of Muskoka. This is a family-friendly house that we use ourselves when it is not rented.

Wood floors, a BBQ, a dock on a quiet lake and 70+ acres of privacy make this the ideal escape in the spring, summer or fall. Cook on the BBQ, play in the large backyard, lounge in the hammock, roast marshmallows at the fire pit, go for a swim in the lake, or just plain old hang out.

The amenities make your stay easier. There's a fully equipped kitchen with new induction stove/convection oven, fridge, microwave, dishwasher, espresso machine and drip coffee maker.

The cottage is on a small and quiet private lake, with about 1,000 feet of frontage on each side of the lake. Swimming is primarily from the dock, with plenty-deep water that is usually quite warm in the summer. There are 3 kayaks, 2 paddleboards and a canoe for exploring and you'll find lots of lifejackets on site for adults and kids.

There is a treed slope down to the water; a mix of Canadian Shield and grass. The water is about 2ft deep at the shoreline and then deepens to more than 12ft deep at the end of the dock. The lakebed is firm to soft sand/gravel/rock bottom.

On site there are tons of books for both adults and children, a variety of board games, and toys for young children. Play soccer in the backyard or have fun playing volleyball, bocce ball or croquet. A hammock in the backyard overlooks the garden.

Bring your fishing poles - there are lots of bass in the lake.

Our house rules: primary renter must be 25 or older, no smoking, no parties or events, no pets.
No smoking indoors and no littering.
Rules for disposal of garbage must be followed.
Fires must be moderate in size and in outdoor fire pit only.
No additional overnight guests without permission.
Renter assumes liability for any and all damages including damages by family or guests.

- swimming, boating, hiking, skiing, encounters with wildlife (there are bears, poisonous snakes, etc. in Muskoka), walking on lake ice, use of BBQ or fire pit, and other outdoor activities may be hazardous and may present a risk of injury.
- The cottage -- including the surrounding property and any boats, life-jackets, barbeque or other items on site (collectively the "furnished cottage"), are provided on an "as is" basis without warranties of any kind, either express or implied.
- We disclaim all warranties, express or implied, including, but not limited to, implied warranties of merchantability and fitness for a particular purpose.
- In no event shall the cottage owners ("we", "us") be liable for any direct, indirect, special or consequential damages, or any other damages of any kind whether in an action in contract, tort (including but not limited to negligence) or otherwise, arising out of or in any way connected with the use or inability to use the furnished cottage.
- In no event shall the aggregate liability of us -- whether in contract, warranty, tort (including negligence whether active, passive or imputed), product liability, strict liability or other theory -- arising out of or relating to the use of the furnished cottage, exceed any compensation you pay, if any, to us for access to or use of the furnished cottage.

Water access cottage. There is no road to this property. It is about a half km from shore. Free car and trailer parking is available at Whitings Landing. Google 1065 Whitings Rd. Torrance for directions . You can bring your own boat, or rent from a local Marina. (Bala Cove Marina) We also can provide transport in our 14 ft tinny or spacious pontoon boat on arrival and departure. Please inquire.

It is 2 km by boat to Bala under the old swing bridge and across beautiful Bala Bay. The property, a 100 foot lot with a 35 ft private dock on Lake Muskoka has flat grassed area in front and back of cottage. Fire pit at the back overlooking beautiful view of Muskoka rock and forest. - "We stayed at this property for one week and it was absolutely awesome. Me and my two kids and one of my good friends and his two kids stayed here for our vacation. The property is exactly as advertised and was very clean and comfortable. It was well fitted with all the necessary pots and pans and cooking implements as well as a barbecue. The dock was an excellent shape, and could easily accommodate our boat and seadoo. The kids had a tremendous time swimming and hanging out on the lily pad. The water at the end of the dock is about 8 feet deep and was great for the kids to jump off of and there’s a sandy beach area off to the one side. Sherry and Ken are very nice people who are very accommodating to our needs. I would have no hesitation recommending this property to someone looking to have a great Muskoka experience."

Welcome to "The Yellow Cottage", a true Muskoka getaway! Both Kevin and Jackie have been coming up to Muskoka our entire lives and we feel very grateful to call it our home. The Yellow Cottage is along a point of land that has been in our family since the early 1940’s and after 5 generations, we still choose to spend as much time as possible at the cottage. The Yellow Cottage was built in 2004 and over the last four years Kevin has fully renovated each and every room. It has been a lot of work but a hugely rewarding experience for our family. We have spent so much time trying to provide a happy, peaceful feeling and we are excited to share this with you. We love our cottage and we hope you do to!

The Yellow Cottage is an amazing 4 season, 3660 sq. ft modern rustic cottage on Acton Island (road accessible via Acton Island bridge) in the heart of Muskoka. It is situated on a long quiet bay perfect for any water sport, and only a 10 min boat ride to Bala, and 20 min boat ride to Port Carling. It's south-west exposure means you'll get sun all day long capped off by beautiful sunsets that beam in through the screened in Muskoka and Living rooms. Touches like the hand crafted wood floors, selection of handmade furniture (both created by Kevin), clean simple and modern rustic trim, and the easy flow of the layout will help make any family getaway a relaxing and fulfilling experience.

Starting down at the lake, there is an expansive on-land deck with two built in cargo-net style hammock beds right at the waters edge, with a long finger dock with amble boat parking. There is an 8'x 8' floating swim raft off shore, and both an easy shallow entry with stairs, or deep water off the end of the dock for jumping off of. The deck offers a sweeping view of the bay and out to the main channel past Muskadasa Island, and enjoys all day sun right to sunset. The typical breeze keeps the bugs away much of the season, and provides a great respite from the heat on warmer summer days. Up from the dock area is a terraced fire pit with fire ring and some firewood provided. Sit around and roast marshmallows, or just enjoy the fire light on the trees, and when you're done, we've made it easy by providing a tap and hose right at the pit for dousing the fire.

The open concept main floor which includes the kitchen, dining room, living room, and screened in Muskoka Room provides a large space for spending time together and brings the outdoors inside being surrounded by windows on all sides. Open the two sets of full wall french doors to let the breeze gently flow through on warmer days, or bask in the warm light of mid-afternoon winter days. The main floor also has a separate "parlour" complete with writing desk, games table and seating also surrounded by large windows. The 100 year old french doors allow you to close it off to the house allowing you to sneak away for some quiet time.

The upper floor has a common 3 piece bathroom with a sliding glass door stall shower, and three bedrooms. The "Upstairs Master" includes a 4 piece en-suite with hanging barn door made of 80 year old Hemlock which also makes up the large feature wall behind the hand made pine King sized platform bed. The room provides a tree-house like experience because of the two large 6'x6' windows that make up the majority of the front wall. Pull out a book and curl up with a blanket on the settee by the windows. The second bedroom is a good sized room with a view of the lake and a queen sized iron bed. The third bedroom, also good size, provides two Twin XL sized beds, extra long for adults, but still great for the kids.

The lower floor includes the Theatre / Rec Room, Laundry facilities, a large 3 piece bathroom with glass shower stall, and two more bedrooms including the "Downstairs Master". The rec room is complete with 75" 4k TV, live edge counter, hand crafted coffee table, and large couches, The 4th bedroom in the cottage has a large handmade timber frame King sized bed and matching side tables, with a great ground level view right out to the lake. The Downstairs Master has its own large platform style King sized bed, double his and hers closets, and a private patio out the sliding glass doors which also provide a stunning view of the lake.
