Barnstable Village has something for everyone, and you can walk to everything from our cottage! Millway Beach is just down the road, with a beautiful view of Sandy Neck Lighthouse. The beach is sandy, and the water gentle. Walk to Millway Marina for charter fishing, restaurants and ice cream, public boat launch too. Put your kayak in the saltwater marsh and head over to Sandy Neck. Have your lobster and ''chowdah'' cooked to go at Osterville Fish Too just up the road. Better yet, have dinner or cocktails with a view of the harbor at the Mattakeese Wharf - no need to take the car! Stroll down the street to one of the most beautiful beaches on Cape Cod. Be sure to take in a sunset too - beach chairs and towels are here for you, just bring your own flip-flops. The house is just steps to a beautiful saltwater marsh, and the Mill Way Marina is just a block away - you can go on a charter boat or Whale Watch, eco tour, or just watch as the fishing boats unload their 'catch of the day'. - "Really enjoyed our time here! A couple minor issues/suggestions: the back patio cushions are not waterproof, so unfortunately they remained wet throughout the duration of our stay due to rain. Also, a little gas grill for outside would be a nice upgrade over the current charcoal grill. These aren’t dealbreakers by any means though; the trip was still 5/5! Ideally located just off Historic 6A (The Old King's Highway) in a picturesque section of Barnstable, this light and bright studio suite, with separate entrance & deck, is the perfect spot to enjoy your relaxing Cape Cod getaway. Located just a mile outside of charming Barnstable Village, and a stroll away from both a small quiet bayside beach and the fabulous trails of the MA Audubon's Long Pasture Wildlife Sanctuary, it is also within a quick 10 minute drive to one of the most happening towns on the Cape, Hyannis.

This newly updated suite is very private; located above our home. There are outdoor steps leading to its own separate entrance and little deck. It is well appointed with a small nicely equipped kitchen (Mini fridge, Elect. Cooktop, Microwave, Toaster Oven, Coffee Maker, etc.), great built-in table with banquette seating, comfy queen size bed with a wonderful reclaimed wood bedframe made by a New England craftsman, twin size sleeper sofa, wall mounted TV, and two closets with plenty of storage. The nicely sized full bath has a walk-in shower, along with a washer & dryer. A Mini Split AC/Heat System keeps the suite cool when needed in the Summer and warm and cozy in the Winter.

With loads of windows, and a fabulous bird's-eye view above the secluded backyard, the Osprey Nest is sure to become your favorite Cape Cod escape!

- "The property was situated in a beautiful, quiet neighborhood. Comfortable (even cool evenings) in June with no AC! Out back was Barnstable bay. Beachcombing at low tide was an experience, with so much to see. Friendly neighbors shared their recommendations. You are surrounded with history back to the 1600s. Combined with the lush growth, it was an adventure around every corner. Located about 60 miles from Boston, you could get there in 1...to 2 hours depending on traffic..."

This beach house, perfectly located just a few houses from a private beach, is in a quiet neighborhood great for family bike rides. This home features central air, a large family room and 4 spacious bedrooms. It also has a large deck for relaxing and cooking on the Weber grill. There is a large garage and 4 car driveway. Enjoy the convenience of the outdoor shower after a day at the beach. With high speed internet and a 65 inch HD TV (cable TV) for all to enjoy in the family room we can't imagine anything else you'll need to make the most of your Cape vacation!!

The area: Five minute walk to Millway Marina, daily whale watches and boat rentals, great food and drink located at the Mattakeese Wharf Restaurant and the take out fresh fish Market. Go to downtown Barnstable Village for ice cream, shopping and restaurants or drive to nearby Craigville Beach.

- "There was plenty of space, and unlimited activities for the children! They loved riding bikes and making castles in the sand!" - "Our group of 9 loved the house. It's so close to the beach and a harbor that has two restaurants and a whale watching tour company. It felt like you could be less than 30 minutes to any place between Sandwich and Chatham which made it easy to take short trips around the Cape. The kitchen had pretty much everything we needed for our large group and having two tables in the kitchen allowed us all to eat together. Everything worked and was well maintained. The kids room had a few toys in the closet which our 4 and 5 year old boys loved. Our older kids (and the adults who are kids at heart) loved the ping pong and pool table in the large basement. I joked the only thing it was missing was a pinball machine or a couple arcade games. Having a beach so close was a huge benefit. It's a sandy beach and not terribly busy. You can walk out a fairly long way during low tide which allowed for some fun seashell searching and finding crabs. We never bothered making a trip to Mayflower or Corporation beach of how convenient it was. The host was very easy to reach for questions we had, but the document we got prior to check in addressed 90% of our questions. We'd definitely look to stay here again if we come back to Cape Cod."

The house is located in a very desirable, sought-after area (where the ocean meets land) of a beautiful and VERY QUIET multi-million dollar neighborhood. In addition to our beautiful Barnstable Village, the house is located just minutes drive/trolley to downtown Main St. Hyannis shops, too many restaurants to mention, Barnstable Airport to Nantucket or Martha's Vineyard, Hyannis Golf Club, Cape Cod Melody Tent to see great entertainment ( the Kennedy Museum, and ferries to Nantucket or Martha Vineyard. Relax, enjoy a BBQ, take a hot outdoor shower, and enjoy the sea breezes.

Don't Pack Anything! We've provided everything for you so you don't have to bring it. We provided big fluffy beach towels, high-quality linens, bath towels, beach towels, and beach chairs. We've provided all the information for bike rentals, kayak rentals, fishing rentals, and what else to do in the area.

A beach pass is included and allows unlimited free access for one car to all Town of Barnstable public and resident-only beaches, including Sandy Neck, Craigville Beach, Veterans Beach, Kalmus Beach, Sea Street Beach, Dowses Beach, Millway Beach, Loop Beach, Covell Beach, Hathaway's Pond, Hamblin's Pond, Lovell's Pond, Waquaquet Lake, Joshua's Pond, and Eugenia Fortes Beach. That's an additional 15 Cape Cod beaches you have complete and free access!

Adventure-Seekers:
Perhaps try something new like ocean kayaking where you can schedule a 1 or 2 person (or more) kayak at the beach house for the week, complete with life vests, instruction, and delivery/pick-up. The immediate area is written in many guidebooks as an oasis for ocean kayaking! Kayak over to sandbars as they await at low tide and become your stunning private oasis. A ''must-do'' is the large high-speed jet-propelled whale watch yacht docked at Barnstable Harbor. The whales are amazing and always there! Guests also rave about the Barnstable Harbor Ecotour available from Barnstable Harbor. If you windsurf or sail, bring those too! You can easily haul a 420 onto the yard for safekeeping -- and windsurfers will find it an easy step on and off.

Children:
This house is great for children! The small yard is perfect for children to keep themselves busy. The private ocean beach directly in front of our house will keep any child busy for hours with its endless collection of shells and ocean-life. We supply the beach chairs for you!

Carless:
If you want to go on vacation and never touch your car during your stay, this is the spot for you. Between the walking distance nearby restaurants, Barnstable Market, beaches, whale watching, antiquing, and trolley -- you'll never have to get into your car until it's time to go home! Which, of course, you won't want to do when you see the view we have for you!

Foodies:
Come have a busy day swimming, clamming, fishing, whale watching, biking, shopping, etc. and then end the day with a walk to one of our nearby restaurants. That's right, you can WALK to these restaurants! You can dine at the Barnstable Restaurant and Tavern ( or The Dolphin Restaurant ( or Mattakeese Wharf Restaurant ( and a leisurely walk on home via moonlight. Don't forget Smitty's Ice Cream ( right in the village!

Fish and catch your stripers for dinner!
Cast your line in front of the house rent your gear nearby and catch some striped bass for dinner! You'll have company early morning and evening as fisherman-in-the-know often stand nearby and/or float on by in boats to catch the fish. Many times you'll even witness them "jumping" from the water. Nearby Barnstable Marine sells bait and lets you know what the fishies are biting on.

FAQ: Beach Just Steps Away
Is the beach in front super sandy?
The beach in front is a mixture of sand, shell, and rock. It's not a sandy beach that you dig your toes into. I provide a beach pass that allows free entry into all local area beaches and ponds to give the sandy-toes fix.

Do you swim at the beach?
Yes, we all swim here. The best time to swim is at high tide. The tides change every 6 hours. You will see two tides (high/low or low/high every 12 hours.

Can you swim at low tide?
Yes, my preference remains at high tide. I prefer at low tide to take a kayak (rental information provided) and head out to the sandbars that occur out front. Or, do something else (like hangout in the yard, walk the beach, etc.) and wait for high tide. I also include a beach pass that allows you entry into all the area beaches.

Is the view obstructed?
It is an unobstructed waterfront view. Enjoy and be amazed!

Can I bring more than two cars?
We are very close to the ocean - our parking is limited to 2 cars.

- "We booked the property due to its proximity to my parents’ house in South Yarmouth. Super clean and well stocked with everything we needed for our stay. Beach towels and chairs a nice touch, games and kids activities great for a rainy day. Great fully stocked kitchen and beautiful water views. A couple things to note the 1st floor bedroom does not have a real door, just a screen so not super private. There is also no TV on the property. This was not an issue for us but something to note for others. Would definitely stay again!"

Over looking a private golf course directly off historic Rte. 6A. Classic Cape Cod at its finest either sit back watching golfers while listening to birds chirp or go explore all the Cape has to offer from this dream location. You can travel scenic 6A and visit all the local shops, restaurants, as well as calm beaches on the bay side. You need a little action take a 5 minute detour to Hyannis with everything you possibly need at your fingertips. House is a short drive to many beautiful beaches!

While we didn’t get to the beach due to weather, Jason provided us with a great list of local beaches and their reviews. The house is great and very clean. The space:
Expertly designed and decorated in light and leisurely Cape Cod style, your cares will melt away as you enjoy the views from every vantage point. Perfect for a couple and either an additional adult or two small children (willing to sleep on the two twin-sized air mattresses provided or the comfortable sectional couch). We provide a high chair, Graco "Pack and Play" , and baby bath if required. There is a 3 piece bathroom with an additional spacious and private enclosed outdoor shower (recommended). The kitchen comes equipped with a propane gas stove, microwave, coffee maker, toaster, and is fully stocked with cooking utensils and dinnerware. There is a new propane grill on the rear deck for your personal use and a great picnic table for outdoor dining and cocktails. Enjoy!

As part of the Cape Cod Village cottage community, we are one of approximately 20 unique bungalows situated on acres of shared private land including an expansive private beach and open common spaces for relaxation and enjoyment. Life here revolves around the beach, the views, and all it has to offer

Other things to note:
We live in the neighboring town of YarmouthPort just 3 miles/10 minutes away from the cottage, and so are available by phone, text or personally to answer any and all questions our guests may have prior to and during their stay.

We ask that all guests please continue to use the sanitizing cleansers and cleaning materials provided to keep the spaces and living quarters in safe and healthy condition for themselves and others.

Thorough and intensive cleaning takes place between all guest stays. Please do your best to keep the spaces clean and sanitized during your stay. Special concern is appreciated for the health and safety of the people cleaning after your departure. Thank you.

High priority is given to the privacy and respect of our neighbors and the other members of the community. Gatherings are not permitted at the cottage spaces or beach. Thank you for your consideration.

Traditionally, Cape cottage rentals tend to require that renters provide their own sheets/linens and towels. However, we realize that this may not be feasible for all our guests, so we provide sheet sets for the queen bed and twin-sized air mattresses, pillows, blankets, as well as towels sufficient for the length of your stay, all included in the rental cost. For your convenience, there is an outdoor clothesline for airing and drying as desired. Blankets and towels provided are not intended for beach use. We do provide beach towels, chairs and a beach umbrella for your use. For guests that stay for more than one week, used towels and linens will be collected and fresh replacements delivered on a weekly basis. We are also conveniently located to many food, variety and specialty store options to meet your shopping needs.

The view is great and the beach is so close. We were able to enjoy kayaking and paddle boarding because it was so easy to get everything to the beach. The little neighborhood is so charming. It is a quintessential cape cod setting. The proximity to Barnstable and Hyannis are also a plus as well as the nearby walking trails. - "This was only our second visit to the area, so we wanted a mid-Cape location that would be easy to day trip from. This house was perfect because we were close to the ferry and other conveniences of Hyannis, but you are separated from the more commercial areas by the quaint Main Street of Barnstable. The neighborhood itself is quiet and we enjoyed walking to to the nearby harbor and beach. The house was very clean and exactly as described. We flew to the area, so we especially appreciated that the house was equipped with everything we could possible need (chairs, towels, cooler and wagon). - "We have been coming to Cape Cod every August for 25 years and have always stayed with friends. When we couldn’t come up in 2020 because of COVID we made a vow to book a place for the entire month this year. We wanted a house that was quintessential Cape Cod, on the water and we wanted to be able to walk into town. This home delivered on ALL counts! The house is spacious and immaculate with so much character and the best stocked home we have ever rented. Ann was amazing and so quick to respond to questions. We had different sets of family and friends join us each week and lifetime memories were made with each group. From watching our 1 yr old grandson learn to walk on the beautiful lawn, to daily morning walks to the village coffee shop and the beach, to Happy Hours and dollar oysters in the village and grabbing steamed lobsters at the fish market and bringing them back to eat on the patio. And I think we helped the village market make their annual quota in wine while we were there.! We literally had everything we needed within walking distance. But when we did venture out further our location was perfect for getting everywhere on The Cape, especially the proximity to Hyannis and the ferry to Nantucket and Martha’s Vineyard. - "Wow. This home and location are everything. Yes, we had amazing weather but when I asked the kids what they loved the most it was running through the house :) The house has an amazing lay out with a million bedrooms/beds and bathrooms. Two staircases which made for very fun games of hide and seek. The outdoor shower and fire pit were awesome. The hidden bedroom above the garage was fantastic. Every possible beach toy, chair, towel, that you would ever need. Don't bring anything - this house has it all. And all of this on a tiny one lane street. The kids could easily walk to and from the beach themselves. We could pop back to the house for anything within minutes. Private beach where we could leave our chairs and toys. Town was super close for a coffee at Nirvana. Lunch from Osterville was wildly convenient (we could walk). I really don't have anything bad to say. Don't sleep on this spot. - "We loved our stay at the beach house! Great location walking distance from the beach (the beach is narrow and at high tide the beach disappears underwater), restaurants and the marina. The owners were incredibly accommodating about letting us check in early. Kitchen is very well stocked and the layout was great for our 2 families. Note there is only 1 full bathroom upstairs, it worked fine for us as our kids showered in our master downstairs. Lots of toys/chairs/etc for the beach including kayaks! Beds were very comfy and overall we had a great time!"

The location was perfect - 7 min walk to the local beach, near the hiking trails and central to everything else via car. Kitchen was fully stocked, living room and bedrooms very comfy. Cummaquid - Enjoy beautiful views across Barnstable Harbor and Sandy Neck from the deck of this free standing condo cottage tucked down a private road. The deck is the perfect place to sip your coffee and watching the boats come and go. The owner has recently updated the cottage bath and added an indoor shower. There are 2 cozy bedrooms; one has a double bed and the other has 2 twins. It is a short walk to the child friendly association beach and there is an outside shower to use after your day on the beach or sand flats. This is the ideal place to make your Cape Cod memories and a great place for kids.

Living space is approximately 471 square feet. There is a strict no pets, 2 car limit for this property. Saturday check in is offered.

The cottage is sweet, with just about everything you need for a simple getaway. The view from the deck is so serene. Swimming at high and low tides was fantastic. (In between tides, it's a bit mucky.) Because of the trees on the south side, the cottage stayed cool, even on the hottest day. There was always at least a sliver of shade on the deck. This IS a very small cottage, so it worked well that our teenage boys slept in until afternoon. They were out of the way while we parents had breakfast and lunch."

I have stayed at this charming property on the Cape in Barnstable on a number of occasions. To start, it is 75 ft from the bay. This proximity allows for swimming during high tide and walking the picturesque "flats" during low tide. It is walking distance to shops and restaurants in Barnstable. It is also walking distance to a whale watching boat that I promisee will not disappoint. There is an ample breeze that flows through the cottage and you have your choice to shower inside or out with plenty of privacy provided. The eating area is set up next to a beautiful bay window with full view of the water and all it has to offer. You can enjoy the breathtaking sunsets from the comfort of the cottage or have a glass of wine on the immaculate patio right outside the house. The owners provide a number of beach chairs, umbrellas, and gallon games, so no need to pack your own. Finally, the beach is considered private property so it is a quiet setting with only a few friendly neibghbors walking periodically.
