- "The Elms was a perfect get-away spot for a January weekend! The accommodations were lovely and the staff were amazing. Special shout out to Mary at the check in desk for managing the difficulties we experienced with our Expedia reservation. Also, Erin, our server at The Three Owls, was outstanding. Will be back!" - "The customer service in all areas was phenomenal. The bed and pillows were somewhat uncomfortable and the bed was noisy/creaked when just sitting down. The room was clean but the leather bench in our room had a tear and large black spot on it. For the price of the room would expect no real flaws. Otherwise extremely happy and will definitely go back. The history of the hotel and the town was so intriguing. Would recommend better direction as to how to book spa and massage services. The spa told me they are booked 6-8 weeks out for massage and other services but very unclear from the site I booked on how to proceed with booking services. We ate at the Three Owls and it was delicious!! Also had breakfast in our room which was beautifully presented and also very good! LOVE that checkout is not until noon so you can truly relax and not be rushed out or have to get up early. "

- "The home was comfortable and provided a great vacation hub for the 4-5 days we stayed in KC area. Centrally located to historical areas like Liberty, Independence, and Far West. The only thing we wish the property had was laundry facilities. For a short stay not a problem, but for longer it was unfortunate we had to go sit at a laundry mat for several hours on our vacation...never seen a house without laundry. Guess we shouldn't have assumed. We had two adults and four children; utilizing the blow up mattress. That worked but did make the living room pretty tight once the bed was blown up. Not a complaint, just wanted to provide that information for anyone who wants to know. It worked out just fine for us. Kitchen is very nice and well stocked with all the tools you would need. We grilled one night and cooked the others. Walmart just a few minutes away as well as several restaurants. Bathroom is cozy, but still nice. Communication was great. They sent us a text to welcome us and provide pass code for door. Also followed up during the week and after our departure. Super easy to work with in our case."

Just outside the cozy trailer is a patio table and chairs and of course a BBQ grill for grilling your favorite meal. On the grounds, is a fire-pit for you to enjoy with plenty of fire wood. GUEST ACCESS - This charming travel trailer is nestled into the grounds of a three acre homestead on a 180 acre farm. The private drive allows plenty of room for you to park near the travel trailer. The owner's 1920 Red Brick Farmhouse Bed & Breakfast is located 150 feet from the travel trailer. Not too close, but close enough if you need a cup of sugar!

OUR OWN RESTAURANT - Just down the road 5 miles and into Higginsville, is our very own restaurant, Red Shanty BBQ & Roadside Cafe, open Wed and Thurs, 11am to 8pm and Fri and Sat, 11am to 9pm. The restaurant is available for dining in, taking out and catering. GETTING AROUND - ‘Ain’t She Cute’ is located just 8 minutes off of I-70 at the 13 Highway Exit (Exit 49). The cozy travel trailer is 1 hour and 15 minutes from Kansas City International Airport, 60 minutes from the Country Club Plaza, 55 minutes from downtown Kansas City, and 45 minutes from the Kansas City Royals and Kansas City Chiefs Stadium.

SIGHTSEEING - In for a little sightseeing, just a short drive from 'Ain't She Cute' is Confederate State Park and Missouri State Veterans Cemetery. There are also historic sites, Civil War sites, six nearby wineries, Kleinschmidt’s Western Store, antique shops, and a local golf course. Scenic Byways along 24 Hwy and 224 Hwy are located approximately 20 minutes from ‘Ain’t She Cute’ travel trailer. Along the Missouri Scenic Byway, 24 Hwy there are numerous orchards for purchasing your favorite fruits and vegetables, especially peaches in late July and August and apples in September and October.

OTHER THINGS TO NOTE - Holiday rates: for the 4 days surrounding Memorial Weekend, 4th of July, Labor Day Weekend, Thanksgiving, and Christmas - there is a minimum 2 nights stay.
‘Aint’t She Cute’ may also be rented as another room at our Red Brick Farmhouse Bed & Breakfast.

We have 2 queens, a Divan w/ another rollout twin & a couch, making this area spacious enough for 7 people, not including the pack 'n play. Enjoy playing pool, foosball, or board games/puzzles in your down time, or relax in the comfortable living area before a good nights sleep. This quiet neighborhood is close to hospitals, restaurants, stadiums, shopping, and more. PLEASE NOTE: we have exterior security cameras. ALSO—— there is absolutely NO SMOKING of any kind, including e-cigarettes in or near this property. If you are a smoker, this property is not for you. We have a severe asthmatic family member as we live upstairs and we can’t have any smoke residue in the linen, walls, duct work, curtains, furniture, etc. If you are a smoker, we charge $500 to clean all of the area including duct work. Smokers need to smoke OFF our property and will be also liable if any hospital bills are incurred due to the residue from your clothes that can be detected. We don’t apologize for being so strict about this policy. It’s for the safety of our family member and we appreciate your respect of this matter.

He provides feed for you to feed the animals and can pet them, except for maybe the goose, he’s the guardian of the barn. Our grandchildren loved it. If we are back in Kansas City, we will definitely book this amazing entire home again. He even provided fresh eggs in the fridge. I would give it higher than 5 stars if I could."

Our small home is off the beaten path and offers the best of both worlds. A safe country getaway on a quiet, secluded dead end road with only you and the landlord (us) that lives a block away. The interior has been completely renovated throughout and is furnished with top-of-the-line seating for the living room, a 42" flat screen TV with Roku for all your streaming needs. Home solely uses Fiberoptics Wifi with incredible speeds. Also, a table for two, that can be converted into a workstation. The bedroom is loaded with storage, a full closet, headboard cubbies and under the bed drawers. The bed has a queen size "Ultimate Purple Mattress". All the windows in the house are equipped with cordless Roman shades. The house sits on the owner's 5 acres bordered by a creek which provides a nature sanctuary to many species of birds, deer, fox, coyotes and etc. There is a storage building with a grill inside for the tenants use. The building can also be used for bicycle. golf club storage or whatever else you want protected with your own lock. After a hard day's work, come home and relax on the deck watching the sunset or sitting by the firepit watching the stars while listening to the crackle of the wood supplied by the landlord.

The building itself is not much to look at, but the rooms are all clean and you can tell the owners take care of the place. Red Brick Farmhouse Bed & Breakfast is a 3 acre country retreat nestled on an 180 acre farm, in the picturesque rural outskirts of Higginsville, Missouri. This 1920's prairie style farmhouse, with its original 9 1/2 foot ceilings and old pine floors has been carefully renovated to recapture the charm of a bygone era. You are first greeted by the charming front porch, perfect for relaxing and viewing the yard with its dozens of mature shade trees and surrounding fields.

GUEST SPACE - In addition to the large yard where you can stretch your legs and refresh your mind, the Farmhouse offers a dining room that seats eight guests and a living room that includes a game table and cozy seating area around the fireplace. Of course do not forget enjoying sitting on the back patio or relaxing on the front porch with your favorite beverage.

GUEST ROOM - John and Hilda's Room is 17 ft by 14 ft room offering a king size, antique walnut bed with a Stearns and Foster mattress, ceiling fan, and a quaint sitting area for two. This is a second floor bedroom with 4 beautiful windows showcasing the lay of the farm land surrounding the lawn.

GUEST ACCESS - Guests may park on the west side of the circle driveway for the nearest convenience to the front porch entrance. You may enter the Bed & Breakfast by way of the front porch. Also you are welcome to sit on our large front porch in the morning to enjoy a cup of coffee or in the late evening to enjoy the stars, weather permitting of course.

OUR OWN RESTAURANT - Just down the road 5 miles and into Higginsville, is our very own restaurant, Red Shanty BBQ & Roadside Cafe, open Wed and Thurs, 11am to 9pm and Fri and Sat, 11am to 10pm (closes 1 hour earlier during the winter). The restaurant is available for dining in, taking out and catering.

LINENS/SUPPLIES: The linens and supplies provided will not be replenished during your stay as housekeeping is not provided, you have the option to use the the washer/dryer provided (if the property includes in unit) or you can use the community laundry to clean linens which is normally coined check the house manual for codes. Consumables have already been provided for the duration of your stay. To maintain the quality and cleanliness of our linens and Towels, we kindly ask guests to avoid using them for any items that may cause stains or discoloration, such as makeup, hair dye, tanning products, or coloring sticks. Many of these substances cannot be removed easily, and in some cases, the stains are permanent. When this happens, the linens must be disposed of and replaced, which comes at an additional cost. If our cleaning team provides a photo report of stained or damaged linens beyond normal use, a replacement or cleaning fee will be charged to the guest. CHECK IN TIME: 04:00 PM
We kindly ask all guests to notify us of your expected arrival time at least 6 hours in advance. This helps us ensure the property is fully ready and any access arrangements are smooth.

CHECK-OUT: Check-out time is 10am. For the cleaner to have time to prepare for the next guest properly, we ask that guests have checked out by this time. Guests are to leave keys as required in the House Manual. Check-out is defined as all guests and personal property being entirely off of the property with keys in the required location. The guest agrees to pay a $50 fine if not checked out by the specified check-out time.

If late check-out is required, please confirm with the host prior to booking using the Airbnb app messenger. If late check-out is approved by the host, the Guest agrees to pay a $25 late check-out fee for each extended hour of stay.

PROPERTIES WITH STAIRS: Please use rails when using stairs, no running, or horseplay, children will need to be accompanied when using stairs, if there are any hazards please report them before using stairs.

PROPERTIES WITH BACKYARD/FRONT YARD: The yards are on a maintenance schedule however, there can be hazards like glass, cacti, sand spurs, construction debris, etc placed that has not been acknowledged. Please wear shoes and watch where you step. Please check yard for pets.

MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises unless approved in writing by the host/manager. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the Property will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $20 per person/ per day for every visitor not identified by Guest in the reservation.

AGE: You must be 18 years of age or older at the time of booking to reserve this Property. Guest confirms that he/she is older than 18.

SHOES: Guests shall remove shoes when inside the home.

WILD ANIMALS/PESTS: Some properties are near large bodies of water, swamp, or areas where wild animals roam. While visiting Florida please be mindful we do have tropical bugs — mosquitoes, palmetto bugs, wood roaches, no seeums, etc. While we do actively treat for pests you may encounter a few critters during your stay. If the doors are left open, you will most likely allow these creatures in the home. As much as we’d love a critter free home sometimes it’s just not possible. Let us know if you’ve encountered anything that may alarm you!

SMOKING FEE: Guest agrees to pay a $500 smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.

PETS: Pets are NOT allowed at this property.

EVENTS/ VENDORS: No Events. Any vendors entering the Property are prohibited.

REPORTING DAMAGE: The guest agrees to keep the Property in the same condition throughout their stay. Any damage to furnishings, fixtures, furniture, or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy. If guest fails to address these issues within (1) hour they forfeit the right to request a refund, as the guest did not allow the host an opportunity to correct issues. Host will attempt to correct issue, and if it's not correct the guest will have an option to move to another property suggested by host and if the host is unable to provide alternative housing, airbnb will assist.

HAZARDS: It's the guests responsibility to report hazardous items to avoid an accident (Water spills, Brokens steps/Rails etc)

CHILDREN: We do not child-proof any of our units. There may be chemicals in reach, outlets are not covered, dressers and stands are not mounted to the wall. It's the parents responsibility to child-proof anything that may cause harm to your child.

DAMAGE: Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.

ENTERING PREMISES: Host, or Host's Agent may enter the Property at any time, with no prior notice, in the event of an emergency, to perform necessary repairs and/or maintenance, and with 24 hours’ notice for normal maintenance.

ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/Manager as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, charge the credit card on file to cover the expense.

ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

PROPERTIES WITH KEY (REPLACEMENT): Costs to replace any lost or damaged keys is $25 per key.

FOOD: We ask guests to kindly dispose of food in the available trash can. Garbage disposal is for small food remnants only. If garbage disposal is damaged or clogged by guest, Guest agrees to be charged for a plumber’s time to un-clog or install a new garbage disposal (if needed). We ask No eating of food in any bedroom to prevent pests and linen damage.

CHANGING OF LOCKS: Guest shall not re-key or change out door locks/ door hardware under any circumstances.

GUEST SPACE - In addition to the large yard where you can stretch your legs and refresh your mind, the Farmhouse offers a quaint dining room that seats eight guests and a living room that includes a game table and cozy seating around the fireplace. Of course, do not forget enjoying sitting on the back patio or relaxing on the front porch with your favorite beverage.

GUEST ROOM - Emma's Room is 16 ft by 12 ft, featuring a queen size, antique brass bed with luxury mattress, ceiling fan, sitting area, and a writing desk. This is a second floor bedroom with 2 beautiful windows overlooking the scenic grassland and pond.

GUEST ACCESS - Guests may park on the west side of the circle driveway for the nearest convenience to the front porch entrance. You may enter the Bed & Breakfast by way of the front porch. Also you are welcome to sit on our large front porch in the morning to enjoy a cup of coffee or in the late evening to enjoy the stars, weather permitting of course.

OUR OWN RESTAURANT - Just down the road 5 miles and into Higginsville, is our very own restaurant, Red Shanty BBQ & Roadside Cafe, open Wed and Thurs, 11am to 9pm and Fri and Sat, 11am to 10pm (closes 1 hour earlier during the winter). The restaurant is available for dining in, taking out and catering.

There are also historic sites, Civil War sites, six nearby wineries, Kleinschmidt's Western Store, antique shops, and a local golf course. Scenic Byways along 24 Hwy and 224 Hwy are located approximately 20 minutes from Red Brick Farmhouse. Along the Missouri Scenic Byway 24 Hwy there are numerous orchards for purchasing your favorite fruits and vegetables, especially peaches in late July and August and apples in September and October.
