I upgraded from a queen bed room with shared showers to a room with an ensuite. The manager charged me $40 for the upgrade when if I'd completed it online it would have been $20. I only used plastic cards in the pub so i didnt need to check my change with each beer or dinner. The food was ok and it appears many people come in to eat there. Id recommend you book online to stay there. "

We are Pet Friendly and ask that you provide information regarding your pet for approval for them to stay prior to booking To ensure we stay pet friendly, there are rules to be followed; we can’t have big dogs that are not friendly towards other dogs or animals
Pets are not allowed on furniture or in the pool area.
There is a secure yard at the cottage, pets are not to be left inside the cottage unattended.
Pets must be on lead and secured by you when not in the secure yard.

River Cottage is an historical timber cottage in the heart of Coonabarabran. It is in a quiet, leafy cul de sac and is very close to all of the shops and the main street of the town.

The house has ducted airconditioning throughout as well as fans. The three bedrooms sleep 6 people in comfort, and arrangements for extra people can be made as needed.

Dogs are very welcome in our secure backyard. We've even created a dog motel in the garden to make sure their holiday is just as good as yours!

Very cozy with the wood fired heater. Well equipped kitchen that let us prepare some nice meals. And a great yard to walk around and see the stars at night. To top it off, the outdoor hot tub was fabulous for relaxing in and soothe our tired muscles after a few good days of hiking. This is a Unique Stay. Property is a quirky rustic mud-brick cottage on the way to the mountains but close to town. It's great for those wishing to visit the majestic Warrumbungles, surrounding areas, star gazing or just relax and enjoy your natural environment outside overlooking the garden, up at the stars, in the hot/cold tub by the fire pit, or the cozy fire indoors. We provide all linen, wood for the fire and just about everything you will need for a cozy and comfortable stay. Hope you can stay :)

TV with streaming and free to air, mobile coverage is sometimes limited inside due to mud bricks however you can usually get enough to receive, plus use the wifi. For Summer Aircon in the loft and downstairs is cool due to mud bricks and cool breezes from the river.

Please NO PARTIES or PETS - only the number who have been booked and paid for are allowed on the property, we don't allow extra guests to the property for any reason. This is a very peaceful and tranquil property with other guests staying, and owners nearby - please be considerate of outside noise.

The PLACE :

Staying in the township of Coonabarabran can be noisy at night with trucks and cars passing through however we don't hear that at all on this property. Please feel free to ask any questions before booking.

Set on 2.5 lush park like acres just on the outskirts of the township of Coonabarabran, this is a very peaceful place with a unique cottage experience. The amazing trees and birdlife make this a place to relax and take in nature and the night sky - the view from the outdoor setting is quite spectacular and all you have to do is look up. Inside you'll find a very quirky and eclectic space that's cozy, uniquely furnished with rugs, lamps, antiques and artwork and very comfortable.

The kitchen is very well set up and spacious complete with a 5 burner stove with large oven, and a range of other appliances and utensils even a traditional fondu set. The dishwasher makes light work of the dishes while you relax in a hot bath or in the hot tub outside (extra charges apply see below).

The bathroom is complete with shower over bath and an amazing waterfall shower head, washing machine, handbasin and toilet is compact but very functional. We provide all the linens you could need with 100% french cotton sheets, plush doonas and blankets for the coldest of nights, however the fireplace easily keeps the entire cottage warm day and night.

Outside the amazing trees and gardens surround you and the birds hop from tree to tree. Light the fire pit after dinner and enjoy the show in the sky.

GUEST ACCESS INCLUDES - 5 meters around the accommodation, carport, and then directly down to the fence in front of the accommodation however please don't access other buildings, vegetable garden, or through gates.

Other Things to note before booking :

- There is a wood fire for heating that is very efficient - we provide wood, kindling, fire lighters, matches, gloves and instructions for you and will generally have it alight when you arrive. We do not permit guests to bring heaters into the property as there is potential for electricity failure and fire hazards.
- The hot tub needs to be ordered prior to arrival and comes with an extra charge ($20 per night Oct - March & $40 per night Apr - Sept) 48 hours notice is required for hot tub
- There is a fold out leather futon in the living room for extra paid for guests plus linen and blankets provided on request
- Parties aren't permitted and we ask outside noise be kept at a considerate level - it's a peaceful place.
- Only those booked into the accommodation are permitted on the property - please no extras or invited visitors and no parties or loud gatherings permitted.
- We cannot accept your animals at all as we have livestock on the property.
