Roscrea Homestead - Premier Homestead Accommodation
House
Glen William, New South Wales, Australia

Roscrea Homestead is set in a private and tranquil setting, on a working beef cattle property at Glen William on the banks of the picturesque Williams River.

Few of us are lucky enough to call this beautiful region home – most of us are probably urban, likely rushed, stressed, harried and tired. Sometimes we just need a place like this to recharge our batteries for a time. We will tell you upfront - when you’re at the property you just don’t want to leave.

Sure, there are lots of things you can do during your stay; you can enjoy fishing or picnicking on the river; visiting surrounding historic towns such as Dungog, Paterson or Morpeth; walking in the nearby World Heritage listed Barrington Tops National Park; taking a BBQ lunch to Chichester Dam or exploring Australia’s famous Hunter Valley wine district.

However – we want to be honest and tell you that there’s something so magical about being there that you won’t even want to go to the shops for food! Originally built as a getaway for RM Williams Chief Executive Group – it is now available to anyone needing to dip their toe into a place that soothes the soul.

Perfect for families and friends to stay for holidays or just the weekend, 5 rooms have a private bathroom, which is essential for communal stays. Importantly – there is plenty to keep the kids entertained (and you in peace!).

There is a swimming pool, a cubby house, a media/playroom – and not least wide-open spaces, fresh country air and nature.

If peace and solitude is what you are seeking – well, we have that in spades. The energy of the place is such that you will immediately and arrestingly feel healed and nurtured.

Accommodation and Features:
Our beautiful homestead is everything your mind runs to when you think about a country escape. Fully renovated, the property can sleep up to 12 guests with all bedrooms opening onto the generous wrap-around verandah.

The main homestead sleeps 8, featuring 4 large bedrooms (3 queen and 1 twin) each with their own bathroom. Along the verandah there are 2 lovely extra queen bedrooms with ensuites to accommodate a further 4 guests, available at an additional cost. NB: The 5th & 6th bedroom are only available for groups of 9 and over.

The home is luxuriously yet comfortably furnished and features;
a separate rumpus/TV room, laundry and large return verandahs with expansive rural views. Superbly equipped, the large country-style gourmet kitchen is fully equipped with all the mod cons you expect – new appliances, including huge fridge/freezer, microwave, coffee machine (BYO coffee beans), dishwasher and Smeg cooktop and oven. The lounge/dining area is complete with comfortable lounge and armchairs, a large dining table and combustion fire.

Location:
Roscrea Homestead is located about 5km from the village of Clarence Town and 25km from Dungog. It is approximately 2 hours from Sydney, 45 minutes from Newcastle and the Hunter Valley vineyards. Limousine, coach, or helicopter transport from Newcastle airport, to and from the Hunter Valley vineyards and concerts can be arranged. Please discuss your requirements at time of booking.

Added Bonus:
Every reservation at Roscrea will be afforded a 12 noon late check out free of charge (subject to availability in terms of same-day incoming bookings). That's right! As long as we are not booked for an arrival on your departure day, your group can enjoy this beautiful space up until 5pm on the day of your departure (availability can only be confirmed 1 day prior to departure). Miss the traffic heading home and really make the most of your stay.

Important note for party planners:
Unfortunately, this is not the property for you. This home located in a quiet neighbourhood, so a hens/bucks/schoolies type celebration is not appropriate. We can easily determine if the house rule of “No parties or events” is disrespected, and this means additional charges and/or eviction will apply, which everyone wants to avoid. If you are unsure, please enquire before booking.

Bedroom 1: 1 Queen bed
Bedroom 2: 1 Queen bed
Bedroom 3: 1 Queen bed
Bedroom 4: 2 x single beds
Bedroom 5: 1 Queen bed - only available for groups of 9 or more

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are no external security cameras at this location presently but the owner reserves the right at any time to install external cameras at their discretion. Any camera install will be in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

This property is managed by Weekenda, a licensed real estate. Weekenda staff are available 7 days a week to assist from your initial enquiry through to your departure and everything in between.

We look forward to having you stay with us.

Groups up to14 welcome, with firepit, pool, nature with spectacular views.
House
Fosterton, New South Wales, Australia

Be nurtured in nature, with room for family & friends in this 5 bedroom house. Fosterton House offers beautiful, comfortable accommodation & artistic charm which can take up to 14 people. Please note: Our base rate is for 10 people using 6 beds. Additional guests are charged a per night rate on top.

Sit out on the front on the wrap around verandah and watch the sunset or at the back to see the sun come up over the hill in the morning.
From the verandah you can watch the kids in the pool or join your friends to relax there yourself. Watch the wallabies graze or the many birds flit around in the nearby bush and at night sit under the stars as you enjoy socialising around the fire pit.

The house is well set out and equipped with the kitchen having the things you need to make your stay easier, we have a large family, so have the kind of things we know are useful, eg: electric frypan, wok, rice cooker, a nice range of saucepans & microwave dishes, utensils, trays, acrylic plates, cups, wineglasses as well as crockery & real glasses, plus lots more. Our walk-in pantry means there is room to store food and lots of crockery & extras. A dishwasher, stove, oven, microwave, large fridge and BBQ outside makes preparing food for many easier. Stretching from the kitchen there is a large dining table with enough room to all sit around, as well as extra tables if more room is wanted. Double doors separate this area from the lounge room, so you can have a quieter area to sit & talk or watch TV. In here the fire box is a great gathering place in winter, heating the whole house and in summer the air conditioner cools you all down.

Roomy bathrooms are found at either end of the house with a separate toilet at one end & a spa bath, the other has a baby change table. There is a solar hot water system, with a booster switch in the pantry. A half hour will reheat the water on those overcast or wintery days, so there is always plenty to go round.

The 5 bedrooms are colourful, roomy and quite different in character. Three lead off the living area we use for dining: the rainforest room has a double bed, the queen room has a queen bed and the day bed, as well as doors out onto the verandah, while the bird room has a lovely old wooden double bedhead that adds to the charm. You'll find artwork throughout the house- originals by Bronwyn, Max or Trevor Weeks and prints form Bronwyn & Banksy. Off the lounge room there is a games room with a lounge (the sofa bed), a table and chairs for games & activities, books, DVDs, toys and activities for the kids with doors leading onto the verandah. A great place for the kids to come and go as they play outside or in the pool. Leading off this room is the kids room with single bunk beds and the cot, -there's a fold away cot too in case you want the little ones with you. This end of the house has the lovely king room- a king sized four poster bed, with decor & views across the valley to match.

Outside the gazebo provides shade and shelter for outdoor eating, with extra tables and chairs along the verandah so there are options. A cleared grass area around the house means you enjoy the bush but there is room for people to play- kick a ball or play tip! The fully fenced outdoor swimming pool has a spa built into it and the BBQ on the verandah allows extra oven or 'hotplate' space when feeding the mob. There are even laundry facilities, making it the ideal gathering place for larger groups, any time of year.

It is only a short walk down the driveway & across the road to more of our land, to the clear waters of the "Die Happy" creek. While 2 km away is the popular swimming & picnic area on the Williams River. From the bridge the river looks shallow- it is a natural ford, but it is actually deeper than you think- at least 5 foot in parts, making it ideal for the smaller & bigger ones. Of course the beautiful round river rocks are a great source of play for children and adults alike.

Guest Reviews:

- "The property is in a central location in the town of Dungog. Next to a supermarket which is handy. I did not realise the bathroom was outside of our accommodation and that there was no running water/sink in our room. It was also very musty and airless. There were no flyscreens to open windows without mosquitos and insects coming in. It was tricky to understand where to enter the property, however the owner helped with this. There was only one bed made up for two single people. I thought there would be two rooms, but one room was the lounge room with a sofa bed. The beds were comfortable and the place was clean, although lots of mould in the bathroom. It is a stepover bath to get into the shower, this was too dangerous for my older companion and she didn't have a shower. "

Modern Family Historic BNB
House

Hamilton is a beautiful blend of 1890's history with a modern restoration. One of the first homes built, materials were sourced from England where the owner was part of the Hamilton gentry. Prominent on the corner tucked behind a picket fence and white standard roses, the Victorian home invites guests to hide away enjoying the fire, books and media room or to enjoy the town two blocks away with it's cafes, river, biking, art and weekend markets. You have found your perfect stay at Hamilton.

This beautiful piece of history is turn of the century with double brick inside and out leaving inside a very consistent and comfortable temperature. The fourteen foot ornate ceilings were painted by painters from england and tell a story of their own. There are French doors throughout some to the Victorian style tiled verandahs which surround three side of the home perfect for tea and scones from the bakery a few blocks away. A white picket fence lined with white standard roses wraps around connecting with an indoor outdoor retractable doors into the yard for outdoor living. There are three fire places one working and smokeless to gather around just feeding connection and warmth. The the original ladies sitting room has a four poster bed original of the era. Within this history are all the modern advantages those of 1890 did not have. Reflected in the galley kitchen, are the treats of today blended in to the style of another era. As are the bathrooms with antifog mirrors and rainfall showers enjoyed yet blended to not betray history. The media room is also a modern spin on this ancient construct as is the electric gate. Skylights have flooded light into the home making this place the perfect stay to either retreat or to enjoy the town and its beauty.

Access is to the whole house and yard.

We are open to our guests if you are wanting to have a personal narrative of the town and what it provides or if you are wanting to rest or explore the area independently.

Dungog boasts the oldest working theatre in NSW. Dairy and timber was the original life although now, tourism is what is catered to. Cafes, breweries, art and life style shops line the streets both sides. Actively, the common is on the NSW rotation for mountain biking, with shops in town supporting this activity. In winter, we are a comfortable drive away from snow access in the Barrington tops , in summer some beauty walks and drives.

Hamilton is two blocks to the main shopping area and four from the train station. Dungog station is the last stop on the Sydney line, a comfortable fifty minutes to Maitland. Getting to walking tracks or the river can be on foot or a drive into the national and state parks around us.
