Swallow Barn is a home away from home, with everything you need to make your holiday relaxing, fun and memorable. The property was converted by the family in 2002 and since 2016 has been running as a successful holiday let. The family have been involved in holiday letting in this area for over 30 years so we have a team of highly experienced people in place to make sure that the property is maintained to high standards and guests are well looked after so they can enjoy a hassle free holiday. The property is private with landscaped grounds surrounded by pastures, but close enough to walk into the nearby village of Fishguard, the famous Pembrokeshire Coastal Path and local cycle way which is just at the end of the driveway. Although set back down a long driveway, there is some traffic noise from the A40. For dog owners, this is a paradise with a secure garden (for large/medium dogs) at the rear of the Cottage.

You can feel the happy energy of Swallow Barn when you walk through the door. It is a place for celebration and good times! There is plenty of space for everyone, inside and out, so you can be part of the activity or find a peaceful little nook all to yourself. The property is equipped to cater for big groups with a well stocked kitchen, huge farmhouse dining table, and outside areas for lazy lunches and late night dinners. There are plenty of comfy sofas to snuggle into, enough space for a game of outdoor cricket and an outside storage building for your bikes, kayaks, surfboard and other sporty paraphernalia.

There is an adjoining Cottage to the main residence which can be used as part of the main house (via a lockable door) or as separate accommodation with its own front and rear entrances, separate secure garden and parking area.

Swallow Barn is a place of character with lots of quirkiness; an artisan spiral staircase to the mezzanine, a hand mast cast iron balcony in the kitchen, a claw foot roll top bath, a pretty cushioned daybed, an outdoor terrace of local river pebbles, rustic Welsh slate kitchen bench tops, exposed timber beams and local stone interior walls. French windows open out from all the reception rooms onto the garden and the outside wrap around wooden deck with modern lounge furniture is perfect for entertaining, having a BBQ (provided) or sipping sunset cocktails.

The local area has an abundance of things to do. The Cycle Way is just at the end of the driveway and if you prefer to go on foot, it is only a short walk to the famous coastal path. There are surf beaches, pebbly pirate coves, ruined castles, historical sites and almost every type of sport available locally including one of Britains best surf beaches!

The local produce is wonderful! Pick your own mussels from the beaches or head to one of the local pubs to savour the famous Pembrokeshire crab and lobster dishes. Stroll around the local farmers markets at the weekend, grab a gourmet picnic and top notch coffee from the local deli or cook up local Welsh lamb on the BBQ. If high end gourmet dining is on your agenda, there are plenty of fabulous restaurants within driving distance.

During 2024 we have upgraded some of the facilities at the property for the comfort and enjoyment of our guests. There are 2 brand new bathrooms; one in the Cottage area with a fabulous bath and power shower combination and the other in the downstairs cloakroom with power shower. There is also a huge new velvet modular sofa unit in the main living space and 2 new Super King beds (one is a fabulous antique sleigh bed frame) in the 2 larger upstairs Barn bedrooms.

The semi detached cottage has been stylishly decorated and furnished to reflect its seaside location with a light and contemporary feel. The cottage has a twin and double bedroom; bathroom with over head shower; a lounge with an open fire & two sofas; a separate breakfast/ dining room. The small galley kitchen leads to a sun room with table and chairs, overlooking the secluded garden - ideal for breakfast or an early evening drink.

The cottage is a 2 minute walk to the picturesque harbour, and is a short walk or drive uphill (steep) to the main town of Fishguard. Lower Fishguard has a welcoming pub, a pretty harbour, cafe and a lovely walk along the coastal paths either towards Fishguard or to the Old Fishguard Fort.

Pembrokeshire Coastal Path: The Pembrokeshire Coastal Path includes some of the most spectacular coastal walking, scenery, & diverse wildlife in Britain. The path via Fishguard, Pembroke & Tenby takes you across beautiful white beaches, over cliff tops carpeted with spring and summer wild flowers, past colonies of seabirds, such as puffins, cormorants & gulls nesting along the cliffs, & seals, porpoises and dolphin swimming offshore.
There are Norman castles on the coast, hermit churches, picturesque harbours & villages, & the magnificent St David’s Cathedral in Britain’s smallest city where you can get boats to the offshore islands of Skomer, Ramsey & Caldey to see seals & nesting sea birds.

Tourist Attractions: Pembrokeshire has no shortage of leisure parks and places of interest, such as Oakwood Theme Park which now has the biggest wooden roller coaster in Europe; Folly Farm - Wales' premier farm attraction; Great Wedlock Dinosaur Park where you can meet dinosaurs in the wild. There are Wildlife Parks, Sports Parks, Golf Courses, Leisure Centres, & Art & Craft galleries where you can view & buy work from local artists, such as Workshop Wales, Oriel Glan y Mor Gallery, & Harbour Lights Gallery. The new Ocean Lab in Goodwick has a cyber cafe, & interactive displays & exhibitions.
The information box in the cottage has lots of leaflets to help you plan your holiday, and the excellent Tourist Information Centre in the Town Hall, Upper Town will help with your enquiries.
There are so many activities and alternatives to the beach, or things to do if the weather is bad, that we can't imagine that you would ever be stuck for something to do in Pembrokeshire - the problem will be choosing what to do next!

Fishguard: Upper & Lower Town & Goodwick: Lower Town has a picturesque harbour with a pretty little quayside lined with fisherman's cottages - the location for the town of Llareggub used in the 1970s film of Dylan Thomas' play, Under Milk Wood, starring Richard Burton. There is also a yacht club, cafe, a welcoming pub & lovely walks down along the Gwaun Valley & up the hill to the Old Fort. It was here that the last invasion of Britain took place in 1797, & the town displays a tapestry depicting scenes from the battle.
Upper Town can be reached by car, or on foot (steep hill!) & has a wide variety of shops, restaurants, pubs, & galleries, a bookshop, a playground, and a small cinema.
A trip to Ireland is possible with the new high-speed catamaran link between Pembrokeshire and Rosslare, now just a short journey away.
The annual Fishguard International Music Festival is held in July, & in May there is the Fishguard Folk Festival. Fishguard makes a perfect holiday base, there's lots to do close by & lots to explore further afield.

The property was well equipped, especially the kitchen, which although compact had everything needed to prepare any meals etc. Location wise the cottage is easily within walking distance to peaceful Lower Fishguard (or up a steep hill to the busier Upper Town) and we always found a parking space outside when we came back after a day out which was a bonus. The little conservatory was lovely to sit in early morning with a cuppa or on an evening with a glass (or 2) of vino. The lounge was comfy and cosy to watch tv in the evening if not eating out and the separate dining area was great for breakfast or evening meals. The bathroom had a bath & overhead shower and although small suited our needs. The double bedroom was roomy enough & comfortable with plenty of storage for our clothes and there was also a second twin bedroom with enough storage too. Even though we booked through VRBO our host Karen was quick to answer any questions and provided plenty of helpful information both in the cottage and by email. The neighbours next door were so friendly (but not invasive) and the Ship Inn became our “local” for several nights during our stay. Overall we had a great stay and would recommend this clean quiet little cottage to those who love exploring like us or just want a peaceful break in wonderful Wales."

Below is an outline of the rooms in the house, as this is often something which guests are keen to know before their stay.

On the ground floor there is a large dining room/entrance hall with seating for 12 people plus a woodburner which is lovely during the winter, a large sitting room complete with comfy sofas, TV, DVDs, wifi etc – there is also a bar tucked into the corner, which is a throwback to the house's past as a hotel! Also on the ground floor is the kitchen which is very well equipped with everything you'll need during your stay, including plenty of fridge/freezer space. There is also a boot/coat room off the kitchen which is perfect for walking boots etc. Towards the rear of the property there is an outhouse/utility/storage room which is great for muddy wellies, storing beach gear etc. Off this room is the back yard which has plenty of tables and chairs for guests as well as a BBQ with complimentary charcoal in the summer months. Downstairs there are also 2 extra toilets which are the bathrooms from when the house used to be a hotel/pub and are useful if you don't fancy a trip upstairs!

Upstairs there are 6 bedrooms and 4 bathrooms split over two floors in the following layout:

We welcome up to 2 well behaved dogs (please message us if you wish to bring more than 2 dogs). We ask that our doggy rules are met: no dogs on soft furnishings/ no dogs upstairs / have a bit of a hoover or sweep up if hair is getting a bit of a build up and clean up any doggie do dos outside.
It’s a wonderful area for dogs - beautiful walks on the fore shore or up the tranquil river Gwaun justs few yards away and most beaches are dog friendly (except Whitesands).

Once you head up the stairs you will see an open plan living room, diner and kitchen meaning you can make the most of being together whilst someone cooks up a feast for you all to enjoy. Then you have a cosy sun room which leads out onto a decked area which boasts your own hot tub. From here you can take advantage of the lovely views over the harbour of the fishing village of Lower Town, Fishguard there is also a lovely cafe, shop and pub for you to enjoy. This small but lovely harbour is full of character and was once used as the film set for Dylan Thomas’ Under Milk Wood. Whether crabbing, kayaking or sailing, it all happens here. You can watch the local fishermen bringing in their catches or take a walk along the very pretty footpath that leads up into the main town of Fishguard where you will find many tearooms, gift shops, restaurants and pubs.

- "We enjoyed our stay at Rock cottage but there were some issues The hot water and heating weren't working so we called the number in the information pack. Un fortunately the number was the previous owner who was not impressed that her details were still on display. She gave us the new owners number who we called and he sorted out the plumber in less than 2 hours. All sorted but felt the heating should have been checked before our arrival. This was supposed to be precious time for us as a family and a non stressful period of time so I felt a bit annoyed The hot tub was a bonus especially in the evenings However I also felt that a packet of welsh cakes and a packet of individual milks in the fridge as a welcome pack was a bit spartan. Have always been left flowers or basics Maybe I'm nit picking but I feel we paid a high premium for the weekend and expected more Also fridge was tiny. Basically the property could do with some TLC and upgrading especially the upstairs ie floor boards resanding/ new covers on the suite/repainting/new tv(this was a joke!) Sorry to be so negative Could be an absolute gem if the above was addressed"

Everything was clean and there are many accessories. As example, the beds have an heating blanket. The garden is beautiful. The owners of the cottage live in a cottage next to it, and are very kind and helpful. You can even get guided walks and tours with them, and always ask them for tips or information about the best places to go to. The landscape around the cottage is beautiful. You have a very nice view from 20 meters of the cottage and you can have lovely walks around it, the owners can tell you everything about it! Also, nearby is the Pembrokeshire Coast Path (only a quarter of an hour away driving), which is beautiful and really a must go! French doors open from the living room onto a pretty cottage garden, on several levels, with panoramic views over the picturesque harbour and quay at Lower Town - ’Under Milk Wood’ and ’Moby Dick’ were both filmed here. A great location for your holiday - walk to the harbour, beach, coastal path, and town.

Only a few minutes' walk from Cosy Cottage are shops, supermarkets, restaurants, pubs and galleries and the Marine Walk with views overlooking the ferry port (daily sailings to Ireland) and the Old Harbour with its pretty cottages (used as the film location for Dylan Thomas' Under Milk Wood). The town library houses a tapestry commemorating the Last Invasion of mainland Britain in 1797.

Community-owned Gwaun Theatre shows the latest films and occasionally locally produced plays and musicals. Fishguard has an annual Folk festival at the end of May bank holiday respectfully, International Music Fest in the last week of July and the Aberjazz festival over the August bank holiday.

Even without a car you can take a bus to nearby Newport, Cardigan, St Davids, and Porthgain. If you are walking the Pembrokeshire Coast path nearby, a small bus will bring you back to Fishguard from your destination. A great base to enjoy the stunning scenery of Pembrokeshire. Cosy Cottage is next to Wallis Cove.

The cottage was spotlessly clean with plenty of storage space for clothes, a very comfy bed and an amazing rain-style shower! Parking is just across the road and at £15 for the week we thought this was very reasonable. Communication from the owner was also very good. The cottage is in easy walking distance to local shops and cafes and a short drive to a nice little harbour. It was a very peaceful stay in driving distance to lots of little towns and villages.
