This spacious single storey ground floor property is adjoined to our main property and has a private entrance. The property has a twin bedroom, double bedroom with 32” smart TV and hairdryer, fitted kitchen which is fully equipped with saucepans, utensils, crockery, cutlery and glassware, children's plates, cutlery and cups, cooker, microwave, kettle, toaster, washing machine, tumble dryer and a fridge with a small freezer compartment, shower room with sink and toilet and a living/dining room with table and chairs, chairs and sofa, 32” smart TV, DVD player, DVDs, board games and books. We also provide picnic equipment such as blankets, picnic bag, sandwich boxes and flasks for days spent at the beach or exploring the surrounding area. It really is your home from home.
Y Fflat is heated by timed thermostatically controlled oil central heating. Y Fflat is equipped with free WiFi and Netflix.
Bed linen, towels, tea towels, dishcloths and washing up liquid are provided, however we do ask that you bring your own beach towels.
We provide a small welcome pack which contains milk, tea, coffee and sugar and some local treats. Larger welcome packs can be arranged at an additional cost should you wish, please contact us to discuss your requirements.
One/two small well behaved dog/s are permitted, however, should you leave the dogs in the property unattended they must be left in the kitchen where it is tiled and there will be a charge of £10 per dog for the week. (There are 2 dogs at the property however they are kennelled away from the property itself).
Should you require a travel cot, high chair and baby bath then these can be provided on request. The double bedroom can accommodate the travel cot but furniture will need to be rearranged. We can also provide you with a high quality put-u-up bed which will enable a fifth person to be accommodated.
You will have the use of a private garden which is located away from the main property where you can relax and have a BBQ and you can also use the large shared garden where there is plenty of space to relax and enjoy the sunshine. We have a vegetable garden where, depending on the season, you will be able to sample our home grown delights.
Check-in on the day of arrival is after 4.00pm and checkout on the day of departure is at 10.00am, this will give our cleaners ample time to thoroughly clean and prepare the property.
Free on street parking is available a minutes walk from Y Fflat.
The dog friendly Llansteffan Beach is just a 5 minute walk from Y Fflat, here you can enjoy long walks, fishing, swimming, picnics on the beach and sandcastle building or just relax with freshly cooked fish and chips from the chip van on the beach. There is a 'ferry' which runs at specified times of the year. Dogs are not permitted on the main section of the beach during peak season.
The Wales Coastal Path is within a 10 minute walk from Y Fflat in Scott's Bay.
Y Fflat is perfect for keen walkers, families, individuals and couples at all times of the year. We are pet friendly and accept one/two well behaved dogs. For those who want to eat out, the nearest pub/restaurant is a 1 minute walk from the property.
The village of Llansteffan has two pubs and restaurants, a beachside cafe, a local village shop and two art galleries. The Summer Fiesta is also an event not to be missed!
Situated in Carmarthenshire, close to the Pembrokeshire border, Y Fflat is in the perfect location to explore the whole of West and Mid Wales including Pembrokeshire and the Gower Peninsula, along with Caldey Island and the Dylan Thomas' Boathouse in Laugharne. Local attractions include Folly Farm, Oakwood, Manor Park, The Dinosaur Park and the Botanical Gardens to name a few!
NB: Even though we live on the property we do not impose on our guests. We are on hand should you need anything but when we have guests we let you carry on as if we are not here at all! There are 3 children here so there will be some day to day noise but we try to keep it to a minimum when the flat is occupied. Being a Victorian home the walls are sound proofed!

A relaxing and peaceful home right on the beach in Llansteffan with access to local amenities, the All Wales Coastal Path, rural walks and for exploring our 11th century Norman castle with commanding views all round.
The house sleeps 5 in 3 bedrooms, 2 with fabulous sea views, 3rd has choice of 2 twin or 1 superking bed, bathroom with centre full bath and large shower, fully equipped kitchen and cosy but bright living area with (velvet feel) chesterfield sofas

The space
Seabank accomodates up to 5 in 3 bedrooms and you have the house to yourselves, along with the seating/patio area at the front of the house with lovely views.
Seabank is situated in a residential area and therefore we do not allow BBQs, but the beach is just across the road and the perfect place for BBQing, picnics, beach days, early morning runs or evening strolls. And so close to home so easy to nip back if you’ve forgotten anything.
In respect of neighbours we politely request that noise is kept to a minimum especially at night.
Bedding, bathroom towels and cleaning products are supplied but please bring your beach towels and toiletries.
We do not allow dogs or smoking.
We live next door, and are available should you require anything or in the unlikely event of a problem but other than that you won’t know we are here and will leave you in peace to enjoy your holiday.

Parking for one car is available in our driveway next door to Seabank. If there is more than one car in your party, there is free parking about less than 100 yards from the property. There are EV charging points close by.
Other things to note
The back bedroom has room to accommodate a travel cot but please note the travel cot is not provided therefore you will need to bring your own. A high chair is available on request. The stairs do not have stair gates.
Arrival is from 4.00pm and departure by 10.00am. This is to allow us plenty of time to clean and air the house between guests.
Where change over is not on the same day we may accommodate earlier arrival or later departure by prior arrangement.

My property is professionally cleaned. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies.

- "Loved the house - it used to belong to my great aunt. It is very roomy, was cosy and comfortable. Some minor suggestions… Maybe some instructions for the induction hob and take away pans that don’t work on them . Also microwave instructions would have helped. The stair carpet had some hidden sharp tacks .. my sister caught her heel on one. Wi-if wasn’t working when we arrived on Saturday. Engineer came Monday - took two visits to get it working again but helpful agents throughout the process But as I said we loved the house and would stay again."

This fantastic property is in an elevated position with fabulous views over the estuary beach with coastal walks from your door including a walk up to the historic castle which overlooks the estuary. The nearest town is the oldest town in Wales, Carmarthen with its plentiful cinema, shops and restaurants.
Enter this fabulous property into the spacious hallway where there is access to all of the ground floor areas. On your right hand side is the large open plan kitchen where you can cook up a feast before enjoying at the large farmhouse style table with all your family, catching up on the events of the day. The kitchen is well equipped with a gas hob, electric oven, dishwasher, filter coffee maker and full size fridge freezer. There is a large living area with comfy sofas and a warming wood burner for cosy nights in. The main living room is also located on the ground floor with french doors to the large garden, and a Smart TV for nights in watching a movie.
Just off the kitchen is the utility room, where the washing machine and tumble dryer are located, with access into the garage which has a games area with pool table, table tennis and table football.
There are two ground floor bedrooms, a pretty double and a lovely twin, with ample storage for clothes. There is a family bathroom with a shower over the bath and WC. Upstairs there are two further bedrooms, the master king size and a twin bedroom which boasts spectacular waterside views. There is a second bathroom with a shower over the bath and WC.
Outside, there is a large garden which wraps around the entire property. With a lovely patio area with picnic bench, wooden chairs, a parasol and a large brick built-in charcoal BBQ in the garden for outside cooking and dining. To one side of the property there are vegetable beds and a greenhouse. There is also a shallow wildlife pond to the back garden and it is not fully enclosed to the front driveway, so children must be supervised at all times. The drive to the front of the property has ample parking for 4 cars.

Llansteffan is a village located on the coast of Carmarthenshire. It is situated on the eastern bank of the River Tywi estuary, across from Ferryside.
This is a light and airy space, which belies your expectations from the outside and has a contemporary decor throughout. The lounge has seating, TV and a warming wood burner for those cosy night’s after a day of exploration, with delightful estuary views. The lounge connects to the dining area, with table and chairs, it is a great spot to sit, chat and plan the day. The kitchen is well-equipped offering everything you may need during your stay. The master bedroom has a double bed and en-suite and provides a relaxed environment. There is a further double bedroom and two single bedrooms. Completing this floor is a family shower room with shower cubicle and WC. Outside there is a lovely decked area overlooking the estuary, where you can enjoy a glass of wine whilst watching the sun go down. There is a portable charcoal BBQ which can be used at the property or even better, on the beach. There is also ample parking for four cars.
