Spacious lounge/dinning room with coal effect gas fire & well equipped kitchen. 1 pretty double bedroom with en-suite shower room & further large twin room which can be set up as king-sized double (Set up as twin unless requested double when booking). Bathroom with over bath shower.
Enclosed back garden with side entrance complete with shower for muddy dogs. Outside seating both back & front.
Dogs are very welcome but must stay downstairs & off the furniture. Well equipped for dogs providing dog crates, bowls & first aid kit (we recommend you use a sheep tick preventer)

The focal point of this Lakeland cottage is without doubt the recently refurbished lounge. With subtle hues, soft furnishings and comfortable seating for the whole family, this cosy space creates the perfect home from home atmosphere. Kicking back and relaxing has never been as easy with modern day conveniences to hand.
After a day on the fells, you’ll find two sizeable double bedrooms on the first floor, both having access to the shower room on the same level. A third twin bedroom is located on the second floor and is conveniently located opposite the house bathroom, featuring the star of the show – a deep bath. The perfect place to soak away those aches and pains.

The Honey Bee Shepherd's Hut is an absolute Lake District glamping delight! Situated in the grounds of the former Hawkshead Grammar School, adjacent to the owner's bed & breakfast, you are just a couple of minutes stroll from the centre of Hawkshead Village and the many shops, pubs and eateries, excellent if you don't fancy cooking.
The Newly built Shepherd's Hut is of the highest standard and guests will enjoy the fabulous layout, especially the super-comfy king-size double bed with a glass roof above, a real treat with the dark sky!
The Hut has been fitted with a well-appointed kitchenette that includes a small breakfast counter with two stools. A raised log-burning stove sits in the corner of the hut, in addition to the underfloor heating, the stove is a great treat on chiller nights. A self-contained shower room with a walk-in shower which is mains-plumbed so great water pressure. On the enclosed patio area, with an Astroturf surface, houses is the hot tub, garden furniture as well as an undercover secure area for storing walking gear or bicycles.
The Hut and the nation have glorious views over the established gardens of the B&B onto Latterbarrow, a fantastic walk with great views if you fancy venturing out.

Honey Bee Shepherd's Hut is designed with adults in mind. It isn't suitable for children or infants, and dogs are not permitted.
Parking is available on-site and storage for bicycles or walking gear is provided.
Arrivals are welcome on any, subject to a minimum of a two-night stay. A 10% discount applies to bookings of 3-nights or more.
While the Hut is self-catering, for a small additional charge, guests have the option to enjoy a full English breakfast, using locally sourced meats and produce, in the owner B&B adjacent to the hut.

A charming, whitewashed end-terrace cottage, it offers upside down accommodation over two floors. There are two bedrooms and a bathroom on the ground floor, whilst on the first floor is a kitchen and a sitting room with dining area and cosy open fire. Guests can relax beside the warming flicker of the fire. Outside, the cottage is surrounded by sweeping countryside, with a side patio with furniture and BBQ, where you can enjoy the afternoon sunshine with an alfresco lunch. This spacious, luxury two bedroom lodge is an easy 10 minute walk from the lovely Lake District village of Hawkshead and within 15 minutes drive of Coniston, Esthwaite Water and the north western shores of Lake Windermere. It is set on a private lodge site containing only five lodges. With woodland, farmland, a stream and the Lake District fells as your backdrop you'll be hard pressed to find anywhere better to walk off some energy or sit back and enjoy some rest and relaxation.
The Lodge:
The lodge is built and finished to a very high standard. There are four steps up to the front door and the decking but once inside, the lodge is all on one level. You will enter through the utility room where there is a washer/dryer, boiler and space to leave muddy shoes, boots and coats.
There are two generously sized bedrooms, both with built in wardrobes. The master bedroom has a king sized bed with a large en-suite shower room and there is also a twin bedroom.
There is a family bathroom with a mains shower over the bath and a large towel rail.
The open plan kitchen is fully equipped with a microwave, dishwasher, gas hob, electric oven and a fridge/freezer.
The open plan lounge/diner has lots of space and incorporates a dining table which seats four, large sofas, a smart TV and a wood burner (with logs easily available in Ambleside or Hawkshead). From here you can also access the deck / patio with outdoor seating where you can sit back and listen to the sounds of the nearby Lakeland stream.
You will have the whole property to yourself.
The Local Area:
Hawkshead Village is a true Lakeland village surrounded by the Lakeland Fells, right in the centre of the UNESCO Lake District National Park. Footpaths and mountain bike trails abound and once you've worked up an appetite there are plenty of cosy Lakes' pubs and restaurants to visit to restore yourself before you head off on your next adventure.

Infants:
This property is not baby friendly in that it does not provide a travel cot, high chair or children's dinnerware, however you are welcome to bring your own.
Parking and Public Transport:
Each lodge on the small site has dedicated parking. Local buses leave from the nearby Hawkshead Village and allow those guests who may be nervous of narrow Lakeland lanes to hop on and tour the Lake District with ease. It's an easy walk into the centre of Hawkshead and there are also lots of other walks and mountain bike trails nearby. The lakes themselves are a short drive away and water sports can be booked with multiple providers around Lake Windermere.
We Provide:
We provide a selection of complimentary teas and coffees, oil, salt and pepper, kitchen roll, cling film, tin foil and greaseproof paper as well as a washing-up pack, oven gloves and tea towels. The consumables should last at least a couple of days. If you do need to top up your supplies there is a Co-op in Hawkshead where you will be able to do this. We also provide some cleaning products in case you need them while you are visiting. These are under the sink in the kitchen.
Additional Fees/Charges:
A pre-authorisation charge of £100 will be applied to your credit card 24 hours before checkout as a damage deposit. This will be automatically refunded if not needed 10 days after checkout.
A £50 charge will be requested if you check out or check in up to an hour outside the set times without prior permission and an extra night's rate for any time greater than this.
There will be a £50 call out fee if keys are locked inside the property and a £100 fee if keys are lost or not left in the key safe on your departure.
Please note that as stipulated in the house rules, BBQ's are not to be used in or around the property.

Please remove muddy boots or shoes in the utility space and do not wear stiletto heels on the wooden floors inside the lodge.

A fee of £100 will be charged if the keys are lost or you do not leave them in the key safe on departure. We will also charge a callout fee of £50 if you lock the keys inside the property.
Please leave the property in a similar state to when you arrived and lock all doors and windows.

With 2 bedrooms, 3 bathrooms (yes three), a designer kitchen with Neff appliances and the most spacious lounge area with perfect defined areas to relax, the old Police Office is the ultimate Hawkshead hideaway.
The Space:
Listen to music from the Sonos sound system, watch a movie on the huge flat screen or simply sit back and appreciate the views from the large windows. One could spend a weekend, a week or even longer absorbing the unique space at the old Police Office.
Featuring a spacious open plan kitchen with stunning deep blue cabinets, copper detailing as well as a quartz worktop and top quality Neff appliances, it’s the ideal space for a light breakfast before heading up the fells or a relaxed gourmet meal with loved ones.
The spacious hall has an abundance of room for outdoor gear as well as bikes (which can be provided for your stay) and a downstairs WC with shower.
The main living area is located on the first floor, this expansive space has wonderful seating areas, allowing you to all be together whilst enjoying private moments whether reading a book or planning your next adventure with the bespoke coffee table map. Also on this floor lies a cosy bedroom which can sleep up to 3 guests as well as the luxurious family bathroom with deep freestanding tub. To the second floor is another great relaxation area to unwind, with a beautiful velux window capturing the fells that surround the property. The master suite is the piest de resistance at the top of the house, with expansive beams, vaulted ceilings, a sumptuous velvet bed and contemporary en-suite with rainfall shower and Grohe fittings.

This quaint little village is picture perfect but with 5 local pubs, great walks, beautiful church and artisan shops, its an ideal place to stay for your whole stay or use as a base for visiting other areas of the Lake District.
The village is easily accessible via both personal or public transport.
The 505 bus service runs frequently to both Coniston & Ambleside. The Car Ferry at Ferry Nab is an ideal shortcut to explore both Windermere & Bowness on Windermere. Ambleside provides a good taxi service should one wish to travel at different times to available public transport.

The Old School House is a listed property situated in the heart of Hawkshead village, central for exploring all that the Lake District has to offer. Formerly home to William Wordsworth.
There is plenty to see and do both in Hawkshead itself and the surrounding areas. Within a short stroll from the house there are several pubs, cafes, shops & galleries.
If walking, hiking & biking are your thing then this is definitely the place for you. Grizedale Forest is a short walk away and electric bike hire is available in Hawkshead. Hundreds of walks from the door including Tarn Hows, Latterbarrow, Wray Castle, Lake Windermere, Coniston & Ambleside.
Beatrix Potters former home, Hilltop, is two miles away in the neighbouring village of Near Sawrey.
The house itself is perfect for large gatherings of family and friends with an abundance of space to entertain, dine and relax in beautiful peaceful surroundings with open fires and a log burner.
The porchway leads into a large entrance hall. To the left there is an attractive lounge with cosy woodburning stove, leather sofas, Smart TV, freeview & DVD. To the right is a grand dining room with a large oak table comfortably seating 10/12 people. In addition there is a seating area with armchairs looking out of the floor to ceiling windows across the village towards Latterbarrow.
A full size Pool table is a big hit with children and adults alike.
To the rear of the house is a second lounge/snug with slate floors, open fire & smart tv. This room leads on to the well appointed kitchen with a large double oven, dishwasher, large fridge/freezer and washing machine.

A comfy, traditional home with a dash of contemporary style, perfectly located in the heart of lovely Hawkshead village. A great spot for a getaway with friends.
The Pickle Pot Loft is situated in the centre of Hawkshead Village just off the main square, to reach the property enter the village through the main car-park and turn right into the village, past the Sun Inn and continue until you see the Queens Head on the right, the Hawkshead Relish Corner shop is in front of you as the road bends to the left, and the entrance to the loft is through the Iron gate between the Corner Shop and the Hawkshead Relish Shop. There is a wooden sign to the left of the door.
The Pickle Pot Loft has been recently renovated and fully kitted out for the guests to enjoy. This first floor apartment consist of 2 bedrooms, open plan kitchen with living/dining area, one bathroom with a shower and a freestanding bathtub with an additional loo in one of the bedrooms.
Both bedrooms are located on the top flor and have king size beds, their own smart TVs, wardrobes, chest of drawers, full size mirror and a fan.
On the first floor you will find an open plan kitchen with a living room/dining area. The kitchen has been kitted out with all the appliances you'd expect in to have at home. Induction hob, an oven, dishwasher, toaster, kettle, microwave.
In the pantry you'll find a standard size fridge/freezer, washing machine, dried, ironing board and an iron.

Just north of Esthwaite Water, Hawkshead is a pretty market village marked by a jumbled collection of stone houses, old arches and squares that enchanted both William Wordsworth – who went to school here – and later Beatrix Potter, who lived at Hill Top – a five-minute drive away at Sawrey.
There is so much to see and do just in the village from visiting tea shops and cafes, to taking a walk from the village in pretty much any direction.
One free parking permit will be provided for nearby car park.
The main bus stop is located at the entrance to the village, opposite the Chocolate Factory, near the main car park and toilet block.
Bus services are available to Coniston and Ambleside (505) where you can link to services which cover the whole of the area.
