THE SPACE
Lee's House is newly renovated to with a bright & airy feel and we can't wait for you to experience it!

There are 3 bedrooms. The 1st floor master bedroom sleeps 2 with a king bed. On the 2nd floor, the first bedroom sleeps 1-3, with a bunk bed that has a twin on top, and 2 twins or 1 king on the bottom (your choice). The other bedroom sleeps 2, with a queen bed and walk-in closet. Each bedroom has a fan & AC. We are a child-friendly unit, if you need of a Pack n' Play and/or highchair, please let me know and we will have it setup upon arrival.

Enjoy the spa-like bathroom with a bubble bath or a separate standup shower - your choice! Get cozy in the living room on the sleeper sofa (turns into a double bed) while enjoying the electric fireplace, 55" Smart TV and overlooking the lake across the street. We offer Disney+ & Hulu to all our guests, feel free to log into your own accounts for other streaming services. The eat-in kitchen is fully stocked with kitchen tools & essentials. As a chef myself, I wanted to make sure one has the tools to make anything they want to. If there is something specific you are looking for, please reach out to me!

Ready to BBQ? We have an outdoor dining table, dinnerware, and a grill ready for you. We also have an outdoor fireplace.

There is no street parking. There is a designated driveway which can hold a 2-car max. NOTE: If you have more an 2 cars, please reach out so I can coordinate prior.

We are located within minutes of lake activities for you to enjoy. Walking distance to some of the lake's top attractions such as Jefferson House, Windlass, Alice's, Miss Lotta, Lake Hopatcong Adventure Co & Golf Club. There are multiple marinas within minutes driving where you can rent a boat or launch your own. We are 5 minutes away from Lee's Marina, another park where you can launch your boat for a daily fee. The best place to swim is at Mt Arlington Beach or Hopatcong State Park. Please check out my guidebook for more marina & swimming locations in the area.

GUEST ACCESS
Guests have use of the entire unit except for the basement and cleaner's closet, which are locked. You have full access to the backyard and deck. Please note the property is share with a guesthouse and a studio. In which, access is not permitted (unless you are renting it too). Smoking is not permitted in the house. You can smoke outside in the backyard and deck.

Welcome to Leisure Lake Lodge! With commanding views of Henderson Cove (on Lake Hopatcong), Raccoon Island and north towards Byram Bay, Leisure Lake Lodge sits majestically with 5 levels of outdoor areas and three indoor levels that overlook the lake. The views and ambiance of this home are spectacular - lake views from the living room, dining room, master suite and the 4th bedroom/recreation room. Leisure Lake Lodge has one of the largest boathouses on the lake and upon it is perched a 400 square foot deck that gives you the sensation that you are floating on the water and an indoor party room off this deck. Up at the main house, everything will seem like its brand new - this house was rebuilt in 2009 and only lived in for three years. It shows beautifully with the finest construction quality, appliances, fantastic kitchen and 'like new' upscale bathrooms. Next, I appointed the house with premium furnishings and accessories a la Americana and Lake House themes.

Outstanding hiking trails (over 3000 acres of near wilderness) can be reached by a short walk from the house.

The property is located right off Lakeside Ave... just look for the garage and sign for Leisure Lake Lodge and you know you are there. Bob will either greet you when you arrive or will do a virtual check-in by phone. The first room you will see is the Living Room and Kitchen on the main level. A large comfy Pottery Barn suede sectional sofa set surrounds the large size TV. The kitchen is at the far end of the room and there are views from the lake from every part of the living room, kitchen and dining area. A large stone gas fireplace is a centerpiece of this large living area. A large set of sliders open up to a large 38x14 ft. deck with sliver-proof composite planking. The three burner Weber grill is just steps away from the kitchen making grilling a breeze 4 seasons a year. The kitchen is equipped with a large premium refrigerator, ice cube maker, dishwasher, two coffee makers, microwave, toaster, triple filtered drinking water and all the cooking accessories you need. The Southeast lake views offer brilliant sunny mornings yet you can escape the heat of the afternoon. There are two large bedrooms on this level and a large premium full bathroom. One 14x11 ft bedroom features a queen size bed and the other 13x12 ft bedroom has two single beds as we find many of our guests prefer this configuration. A side door leads to a pantry foyer and out to a very private patio that features a brand new Hot Tub. The hot tub is available year round and there is never a day too cold to enjoy its soothing waters and in this private location. Back in the house, a staircase leads up to the third level where you will find the 330 square ft Master Suite. With breathtaking views from high above the lake, you will enjoy a King Bed with brand new mattress, a huge walk in closet and a oversized bathroom with a large shower and a jacuzzi tub.

From the main level, stairs lead down the ground level with large windows that overlook the lake. There you will find the indoor Sauna, a 4th bedroom featuring a twin over full bunk bed and another twin bed. There is also a full bath and a game area.

When you walk down the steps from the main level deck or out the door from the ground level, steps take you down to two separate grassy areas and a 50 ft lake frontage. A distinguishing feature of this property is a huge 39x32 Boathouse build over the water at the end of an 80 ft concrete dock. Steps lead up to an incredible 400 square foot deck where you are virtually surrounded by the lake. And off the deck is a 19x12 enclosed game room that features the ping pong table.

If you have a boat or jet skis, there is docking on both sides of the boathouse. Large concrete stairs lead right down into the water for swimming and wading. Between the bulkhead and the boathouse the water is not too deep so its a perfect place to let the kids play.

We are avid kayakers and we invite our guests to use our premium Wilderness Systems kayaks. You won't find cheap plastic Walmart specials here... a 17 foot Sealution XL will glide thru both flat or wavy water with ease and its effortless to get this craft to 5.5 MPH using my carbon fiber paddle. The other kayak is the 16 foot Freedom for those paddlers who prefer a sit on top configuration... but with a twist.. this kayak is considered the fastest sit on top kayak made. With 43 miles of shoreline to discover, kayaking and boating is incredible on Lake Hopatcong. I will provide paddles and life jackets. I also have rafts and floats if you prefer a more leisurely ride on the water. Please bring your own water shoes and sunscreen!

A little about the lake itself: Lake Hopatcong is only an hour from NYC yet it feels like a different world out here once you are immersed in "lake time". The lake has a long and rich history, discovered by the Lenape Indians 14,000 years ago, this was the chic destination for New York actors and socialites at the turn of the century and the roaring 20s. Today, the Lake is is knows as the largest in New Jersey with 43 miles of shoreline and is very popular for fishing, water sports and restaurant-hopping via boat. There are numerous restaurants and bars in the vicinity, including one just a very short walk away, and also all around the lake featuring lake views and the ability to "boat hop". And the NY/NJ Highlands Trail crosses just 0.2 miles away from the house (you can walk or drive to the trailhead and this section of the trail is outstanding and you will have 6000 acres of lovely terrain to yourself. Your hosts will be delighted to recommend a restaurant, additional places to take a hike in the lovely NJ Highlands, or a day trip.

- "It was very comfortable and spacious for the 6 of us both inside and outside, several places with comfortable seating. The kitchen was fully stocked and there were plenty of linens/ towels. There were plenty of water toys, a ping pong table and more to keep the kids busy. Bob is a very pleasant host who responds immediately to any questions. The neighbor was very friendly too." - "We can't wait to come back. The house truly feels like a home and is so comfortable. We had some tropical/sudden/intense storms when we were here so we went out at every opportunity to soak up the sun, floating in the lake or reading on the deck. We even grilled a bit in the rain and enjoyed the hot tub while a storm rolled in. We also took the Miss Lotta dinner cruise which is nearby. Next time we'll have to hit the mini golf, hiking trails, and rent the boat. There's also a great selection of restaurants and a 24/7 ShopRite we used a lot. Some things to note--not negatives but FYIs: This property is on a cliffside and to get up and down you'll need to climb a lot of stairs. Bob is super responsive and has a list of reasonable requests for the safety of people and property that you'll have to keep in mind. Also, while the kitchen was amazing the pots and pans are very well-loved so next time I'll bring my own cookware. Thank you so much Bob for the incredible stay."

This lake front charmer is steps across the level lawn from the lake. Located at the end of a quiet road, this two bedroom two bath home sleeps 4 privately or six semi-privately. First floor offers a tranquil open concept living/dining area with expansive lake views and gas fireplace for cozy evenings. A well stocked kitchen provides everything needed for the cook, including a gas stove and dishwasher. First floor bedroom offers a full sized bed and living area contains a full sized pull out. At the bottom of the hill, you will find a shed full of water toys such as inflatable floats, noodles and lounge chairs There is a private launch to launch your small boat, jetski, kayak, or canoe, and also a dock slip for your use to park the watercraft you may have rented from the multiple surrounding marinas.
There are many miles of outstanding hiking and off road vehicle trails that can be reached just steps from the property at the Prospect point preserve.

There's also 2 full size tennis courts as well as 2 full size basketball courts and a children's playground right down the street. There are many great places to eat on the water such as Lola's, Chapala's, The Stonewater, Pavinci's, The Windlass or Alice's, or on land such as the famous Jefferson Diner, Pub 199 or one of our favorites, Little Nicki's which is also, right down the street at Prospect point playground.

Private cottage in Lake Hopatcong Nj. Cottage is NOT on the lake and there is no direct access from the property. Enjoy fishing, boating and swimming in the largest lake in NJ. Cottage is in a quiet Neighborhood less then 1/4 mile from the lake. Enjoy outside lake view dining at the many restaurants the lake has to offer. Located 30 miles from PA and 40 miles from NYC. Private 2 bedroom, 1 bath Home. New kitchen and bathroom. Washer and dryer. Private driveway. In a quiet Neighborhood. There is WiFi a smart TV and Alexa. You must use your Amazon prime or other streaming IE netflix, sling etc. to watch tv. Besides all of the activities on the largest lake in NJ you are less then 1 hour from Pocono Pennsylvania and less then 1 hour from NewYork City. PA has shopping Outlets and a casino right over the bridge. There is a ring doorbell camera on the front of the cottage. Strict 4 person maximum and no pet policy.

If you are looking to launch your boat for the day, we are across the street from a marina. Less than 5 mins to swimming, 7 min to Hopatcong State Park, 10 mins from Rockaway Mall, and 30 min to Mountain Creek. Upon booking, I will provide you with my guidebook, which has more information on things to do and places to go in the area.

The cottage has a bright, airy feel. There are 2 bedrooms. The master bedroom sleeps 2 with a king bed and a Smart TV. The second bedroom, sleeps 1-2, with a twin trundle bed that turns into a king. If you need of a crib or highchair, please let me know and I will have it setup upon arrival.

The living room has a sofa that folds into a king size bed with a 50" Smart TV and indoor fireplace. We offer Netflix to all our guests, feel free to log into your own accounts for other streaming services. The kitchen is fully stocked with kitchen tools & essentials. As a chef myself, I wanted to make sure one has the necessary tools to make anything they want to. If there is something specific you are looking for please reach out to check!

PARKING: We have 2 parking spaces with a 2 car max. There is no street parking available. Parking elsewhere may result in towing at Guest's expense.

GETTING AROUND: It is best if you have a car to get around town. However, the nearest NJ Transit station is 7 minutes away by car. Trains come directly from NY & Newark Penn Stations. You can use Uber & Lyft to get around if you do not have a car, but best to schedule/order a ride ~15-20 minutes ahead of time as they can take a while since we are in a very mountainous area.

HOUSE ACCESS: have full access to the backyard/patio.

IMPORTANT - HOUSE RULES:
- We have outdoor security cameras only. A doorbell, one near the front door, another in the back facing the basement & back door, and one on the shed pointing to the second driveway. A $500 fine will be charged for tampering with any cameras.
- Absolutely no parties or events, this will cause for immediate cancellation of stay and eviction from the property.
- Due to township laws, there is a strict 5-person max. All names of guests must be provided for insurance purposes. No unauthorized day or overnight visitors. If there are more than 5 guests, (day and/or overnight), you will be charged $200 per person, per day and a potential cancellation with no refund.
- Guests must be at least 25 years of age and provide proof of identity with a government issued ID.
- Quiet hours are from 10pm - 7am, please be respectful to the neighbors.
- Smoking is not prohibited in the house, you can smoke on the patio. There is a $500 fine if any signs of smoking inside the property are found.
- Living in the mountains means sensitive plumbing systems. Please be gentle to our septic. Do not flush anything but toilet paper and body fluids down the toilet. Only poor water & liquids (no oil) down the drains. Any clogs may lead to a charge.
- No pets allowed. Guests are subject to charges if a pet is brought on premises.
- Living near a lake is beautiful, but it also means teeming with nature! While we do utilize pest control services, we are unable to offer any guarantees or refunds for the occasional bug that may make it inside our home. We do our best to prevent this from occurring and guests can help by keeping the doors closed, making sure all window screens are down, not leaving food out, and disposing of trash. Please do not remove or touch any of the traps located around the home as they are part of our remediation.

The space
Our two bedroom, one bathroom 950 square foot lake house provides plenty of space for a group of up to six to get to enjoy lakefront living. Wake up early, brew some coffee and walk out to your own private dock to watch the sunrise or stay up late visiting the seven different bars and restaurants on Lake Hopatcong. If you'd like to stay home and cook in, you can prepare a delicious meal in our well appointed kitchen, with a Weber grill outside on the patio. With brand new mattresses you'll be sure to get a great night sleep waking up ready to get back outside and explore the four mile hike to Liffy Island and back from just down the road. Our home offers easy private parking for three cars, with a flat lawn and easy access to the dock and lake. Our home also has only 10 stairs outside our home and is conducive for guests who have challenges with walking but our home would not be considered handicap accessible.

You understand there are potential dangers that using the hot tub, swimming, hiking and the use of kayaks may present to children who are not carefully supervised, as well as the danger to any person using the hot tub, swimming, hiking or using the kayaks if a person has health risks, or if a person use the hot tub, swims, hikes or uses the kayaks while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from using the hot tub, swimming, hiking, or using the kayaks. All Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Guests and Host.

- "3 spacious rooms, two rooms have their own bathroom/shower upstairs. Downstairs has full bathroom. Location is nice and private. Only downfall would be not having direct lake access you have to go to the beach to the right of the property thats a few feet away so not a big deal at all. House has all amenities besides shampoo/soap in the showers so bring. House was clean, spacious, and modern. Host was very responsive with any questions we had. Would stay here again!"

This home is situated in a relatively quiet neighborhood with quiet neighbors with kids. This is a great house to enjoy and relax, have a bbq, with friends and or family. This is not a party house though. There are other houses on the lake where partying late is what it's all about. This is a home for someone who wants to enjoy their days but not be woken up at night by some party animals going all night.

This house is directly on the lake, not across the street from the lake, not a house behind another house on the lake, and not a house with only lake access, only lake views. You are on the lake with a dock. Experienced licensed boaters can use the dock to park their boats. No rental boat docking.

Like many lake houses, there are a decent amount of stairs to the lake (not too many from the street). This is not recommended if the stairs would be physically challenging to you.

Upstairs bathroom has new tiles, vanity, and toilet. Completely new bathroom downstairs, with many updates throughout the home. I am continuously making improvements to the home so sometimes you will get a welcome surprise that improves the property over the pictures shown. I do update them though as soon as I can.

This is a 2 bedroom with large entertainment kitchen and 2 full bathrooms. You will have use of the patio overlooking the lake while you grill. You can hang out on the lawn or dock. There are over 9 restaurants/bars on the lake, each with different views and atmosphere. Eat at a different place each night. I can even provide some suggestions depending on what you are looking for and your mood. I have a guide in the house as well.

There are boat rentals available at the local marinas, such as Lake's End and Sanbar Marina. You can call them and tour the lake. Take the boat to the famous Byram Cove and relax with hundreds of other boats.

Boat or drive to the Mini Golf Course at Alice's. I highly recommend Alice's for their food and atmosphere as well. Great hilltop views.

The house has off-street parking for 2 cars. This property is limited to 2 cars as there can be limited off-street parking. There are woods behind the house to add to that vacation feeling. There are plenty of parks locally for hiking, mountain biking, horseback riding, or whatever you like to do in the woods.

Light and bright open concept living room, dining and kitchen combination with cathedral ceilings and skylights. The living room has 2 love seats w/built-in recliners, a beautiful electric fireplace, wall mounted flat panel TV and French doors leading to a large deck with lake views. Other property highlights: Large 20 x 20 deck with incredible lake views of Crescent Cove. Patio furniture, grill, umbrella, table and chairs. The patio area below deck also offers beautiful lake views and seating to gather around the wood burning firepit. Our guests have private lake access from the dock directly across street.

The home has central air, baseboard heat, laminate and tile flooring throughout with on street parking. There are approx. 3 flights of stairs to access the main entry on the deck.

Guests have use basically of the entire home compromised of mainly of the first floor and the partially finished basement. The deck, patio area below deck, the dock with lake access are all accessible for guest. The rear yard runs deep and is extremely sloped and mountainous. It is accessible however exercise great cautious if climbing rocks/mountain in yard. Deer can be found roaming at back.

Kayaks are provided seasonally for free however prior to use, guest(s) are required to complete liability, indemnification, hold harmless waiver.

All are welcome however, please note the following:
1.) The home is perched up into the mountain. There are approximately three flights of stairs to access the main entry of home located on the deck. The stairs are steep because of the slope of the property.
2.) The property may not be suitable for children, infants or the elderly population due to the steepness and amount of the steps as well as the rocky and mountainous terrain that makeup the landscape of the property.
