- "Property is very nice and roomy. Plenty of bed space available. I would recommend a bigger dining room table to fit more people and more seating in the living room since the property can sleep 10. The backyard is nice. I really wanted to enjoy sitting by the pool but it was cold and rainy when we were there. It was me, my husband, our 3 sons and 1 daughter-in-law that stayed there. We were in town for my dad and step mom's 50th anniversary party. Check in was easy and the the handy renter's manual given out prior to getting there helped a lot. Property boasts a game room/garage but there were no games in the garage. There was a foosball table in the house. Kitchen is sufficient for a stay and we cooked breakfast there one morning. There is no dishwasher. Overall, nice house."

She decided on her own she was going to take all the covers to the laundry around the corner because the washer here takes too long according to her. We told her to keep the keys and place them at the lockbox when she was done, but she said she didn’t know how to use it, so we gave her the garage remote so she could open the garage and come inside the property when she came back. I don’t understand how but she wasn’t able to open it, now we’re stuck with no covers, no toilet paper, I really wish I knew we had to bring our own supplies since most bookings provide such things. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

PARTIES/SOCIAL EVENTS: In accordance to Airbnb's policy, we impose a strict ban on all kinds of mass gatherings, parties, and the likes for this location is in a quiet and peaceful neighborhood.

SMOKING: Smoking is not allowed inside the house or within 15 feet of any exterior door. Violators caught will be fined as much as $500.

CHECK-IN TIME: 4:00 PM (Pacific Standard Time) up until 12:00 midnight via smartlock (The code will be sent 1 day prior to your arrival)

CHECK-OUT TIME: 10:00 AM (Due to the time needed to carry out our extensive cleaning protocols, we cannot cater a late check-out request)

SECURITY: For guest safety, the location is equipped with security cameras that are installed in the driveway and outdoor entry area.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Major Local Services (Lines 10, 20, 40). These lines run at high frequencies (every 11 minutes or better) over a long service day, with service late into the evening and on weekends. They serve major travel corridors with intensive demand: Whittier Boulevard, Montebello Boulevard, and Beverly Boulevard. These routes constitute over 70% of MBL’s service and carry over 72% of its riders.

Minor Local Services (Lines 30, 50, 60, 70). These lines generally run every 30 to 60 minutes to hourly and tend to fill in gaps between the major lines. They constitute a very small part of MBL’s operations and tend to be less productive than the major lines.

Peak Express Service (Lines 341, 342). The peak-hour, limited service operates between downtown Los Angeles and Montebello, and downtown Los Angeles and Whittier. Express service operates on weekdays only.

The space
Our home is equipped with all amenities needed to enjoy a vacation and ideal for large groups, up to 8 guests, given the cozy seating and sleeping arrangements.

With 2 living areas, breakfast bar, dining room, and three bedrooms, there is plenty of space to lounge and relax on your trip. **Added BONUS, the garage is converted to spacious game room with a Ping Pong Table and Foosball Table!

The backyard is an ideal space to enjoy the LA nights. We provide a propane grill, however please provide your own propane. There are many stores within 5 miles that have tanks available.

Both televisions are smart tv's, feel free to use with your own username and passwords, to watch your favorite programs.

We have equipped our home with 3 exterior cameras (active and recording). One is a Ring camera located by the front door. Two are cameras with floodlights located by the garage door. NO cameras are installed inside of the home.

Please note that our home is a non-smoking home.

We want you to enjoy yourself, but NO PARTIES - NO EXCEPTIONS, as we are located on a residential street.
Guest access
Guest will be able to have contact-less entry to the home. Guests are NOT able to utilize the garage for parking. The driveway is able to accommodate 3 cars and the street has plenty of additional available.
Other things to note
Please beware of street cleaning days, for both sides of the street.

To accommodate the increased cleaning and usage, each guest after the 6th guest will be charged $25 per person, per night.

The gardener comes every other Friday so may be in the front or backyard tending to the lawn/foliage.
