I’d gladly pay an extra 50–100 per night if a proper cleaning service kept the place looking like the photos. The decor has potential, but details like dust on the bathroom ceiling vents, an uncomfortable bed, and a small, awkward couch make the stay underwhelming. My family even kept their socks on because the floors didn’t feel clean.To be fair, the host is very responsive, and communication was seamless. But this place is missing out on its full potential. Realistically, as the listing states… it’s best suited for two people, and anything beyond a three-day stay might start to feel a bit off.Would I book again? For a short trip, absolutely. But if the cleaning situation doesn’t improve, longer stays could be a tough sell.So much potential!!!"

The bathroom was nice and clean - we loved the rain showerhead and option to have two showerheads. The location was perfect. Within walking distance to shopping and restaurants. Have fun with the whole family at this stylish place. Beautiful 2 bedroom home, spacious kitchen and dining area. There is a cute corner for the office area and the house also features a front yard and backyard for relaxing after a long day. Close to freeway and minutes to downtown LA and South Pasadena. The house is located within walking distance to malls, theater and groceries. Spacious rooms with fast WIFI and TV with streaming options. 1 car parking is provided as well.
The space
You would enter the house through your own private entrance to a gorgeous upgraded living room which also has a corner for the office area. Nice comfortable pull out couch along with chairs to sit and enjoy time with family. You can entertain yourself with tv provided with streaming capabilities.
As you walk from the living room, you have a huge four seater dining area which connects to the kitchen. In the kitchen, you have all the needed amenities including microwave, refrigerator, and a coffee machine to name a few.
The bathroom is recently upgraded with tiles around the shower to give you the best experience. The two bedrooms are very spacious and is very carefully decorated with your comfort in mind.
Finally, you can also enjoy outdoor seating both in the front yard and back yard if you like some quiet time. There is a tiny shared grass area which can also be used for relaxation.
The house comes with its own parking spot so you never have to park on the street. The entire house has cameras outside to keep you safe and secure.

- "This house was wonderful to stay in. Our family of four stayed for 6 nights. The home was beautiful and clean. The laundry area off the kitchen is a shared space and there is another home connected on the back side but completely separate entrances and quiet. Easy access to grocery stores and tourist spots and universal studios was close by. My only request would be to have the kitchen a little more stocked, some more pots and pans, oven pans, can opener, spice rack etc. There was enough for us to make do with for the week though I ended up buying an oven pan and a can opener and just packed it in my luggage home. Other than that, this home was wonderful to stay in and I would recommend."

Welcome to this cozy single-family home in a quaint neighborhood of Monterey Park, a top-rated city to live. A sunny SoCal living dream come true. 6 miles from downtown LA. Ample onsite parking. Access to route 101, highway I-5, I-10, and I-710. A house on the hill, large yards, all rooms have nice views of valleys, sunset and City of Alhambra. Night out in Downtown LA is a short drive away, or relax with walking distance restaurants, convenient store, and groceries. Walk to AMC theater plaza.
The space
Guests have full access to the private single-family house with large front yard, back yard, and driveway. Three BR, two baths, Sleeps 8 comfortably. Two full bathrooms, one with a tub one with walk in shower. Large laundry room equipped with iron and ironing board. A full kitchen with full range stove, double door fridge, convection oven, microwave, coffee maker, water kettle, cooking wares and dinning wares. Cozy dining table and chairs. Living room has a couch with a pull-out queen bed option, large HD TV, high speed internet and work station. The room with two twin beds are located downstairs with one flight of stairs. An emergency kit is stored in the shared bathroom.

- "We had a great stay at this location. The host was very helpful and responsive and it worked out very well for us." - "Everything was great. The only thing we did not like was the lack of communication. Parking turned out to be on the street. We were lucky that one of the neighbours told us we should not park the car on the street that day because of cleaning and that we would be fined. Owner’s response took a couple of hours via email as no phone was provided. Owner just told us to avoid trash day as though we were locals and knew when trash day was. The other thing is that the outdoor area was not well maintained. Chairs were dusty with lots of spider webs. One last thing: a variety of pillows should be provided as not all guests prefer high pillows. Thanks "

- "Nice spacious private room and bathroom with modern/fancy style and bright lighting. Room stays nice and cool as it is shaded. Temperature control available. Host was responsive and communicative, and kind when I made a mistake on my check-out day and made sure I was OK. Notes about the stay; even though it was not listed nor pictured (I thought it might be behind the cupboards), there is zero kitchen but not even a mini-fridge nor microwave. Made food costs expensive during the week, and spoiled the food I brought with me. The "cupboards" pictured though is a nice spacious wardrobe. No laundry available either. (I understand and it wasn't listed, I just got a little jealous because it sounded like a big party was staying over the weekend in the adjacent unit and they ran about 7 loads of laundry. Haha) I personally could not figure out how to use the air control unit via the remote - it seems like a very nice unit and there is even a remote control, it started working then I couldn't get it to adjust. Could use an extra blanket for the couch. Can't use TV unless the lights are on (as far as I could tell). Keep the doors locked when you are home and when you leave! Overall the neighborhood seemed safe but the first night I heard someone come through the gate and start whistling and knocking on the doors (whom I'm pretty sure does not live here) then gave up and left - I heard the whistling a couple days later as well. Overall, very nice and I appreciated my stay. Close and safe driveway parking, accommodating host, very private space, nice waterfall showerhead, the water seemed drinkable and the sinks were large enough to accommodate my water bottle, comfortable temperature and air (very cool but quite cozy under blanket or covers), comfortable bed... Thanks!"

- "Nice little place to stay. Has it’s own little yard in a nice neighborhood. My first night there was good no issues checking in or parking. The second night I got home pretty late (1-2 am) from the event I was at and the parking spot in the driveway was taken by one of the guest in the main house. I had to go out and park somewhere on the street. When I got inside the place the second night there were two giant roaches running around."

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST`S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:
-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.
RIGHT TO WITHHOLD GUEST`S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.
Causes for withholding deposit funds include, but are not limited to:
-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.
