The only thing we did not like was the lack of communication. Parking turned out to be on the street. We were lucky that one of the neighbours told us we should not park the car on the street that day because of cleaning and that we would be fined. Owner’s response took a couple of hours via email as no phone was provided. Owner just told us to avoid trash day as though we were locals and knew when trash day was. The other thing is that the outdoor area was not well maintained. Chairs were dusty with lots of spider webs. One last thing: a variety of pillows should be provided as not all guests prefer high pillows. Thanks "

- "Nice little place to stay. Has it’s own little yard in a nice neighborhood. My first night there was good no issues checking in or parking. The second night I got home pretty late (1-2 am) from the event I was at and the parking spot in the driveway was taken by one of the guest in the main house. I had to go out and park somewhere on the street. When I got inside the place the second night there were two giant roaches running around."

However, the property still needs some basic amenities (such as forks) and has overstock of others (full set of steak knives). Not sure if the heaters are working and this did impact some comfortability. The place is easy to access."

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.
NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.
PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.
OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.
NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.
NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.
NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.
NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.
PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.
QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.
PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.
ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. It has a good school district and nice neighbors. There is a close to 10 ,710, and 60 freeway. It has a laundry room in the first floor. There is an assigned parking space .

Waiver and Release of Liability
By booking and staying at our property, you (the Guest) and your accompanying guests, companions, or visitors acknowledge and agree to the following terms and conditions:
1. Assumption of Risk & Safety Precautions
All Guests and their companions are responsible for their own safety while on the premises. Please watch your steps when walking up or down the stairs, whether carrying luggage or not, to prevent slips and falls. Guests are also responsible for supervising their children and companions at all times and ensuring that they do not climb or play on the stairs.
2. Waiver & Release of Liability
The property owner, management, and affiliates (the Released Parties) shall not be held liable for any injuries, accidents, or damages, including but not limited to slip-and-fall incidents, resulting from the Guest’s or their companions' failure to exercise caution or supervise minors. By entering the premises, Guests voluntarily waive, release, and discharge the Released Parties from any claims, liabilities, or demands, whether known or unknown, arising out of or in connection with their stay, including incidents involving their companions or visitors.
3. Indemnification
Guests agree to indemnify and hold harmless the Released Parties from any claims, losses, damages, or expenses, including legal fees, that may arise due to their own negligence or the negligence of their accompanying guests or visitors.
4. Binding Arbitration Clause
Any dispute, claim, or controversy arising out of or related to this agreement, including issues of personal injury or property damage, shall be resolved exclusively through binding arbitration in accordance with the rules of the American Arbitration Association (AAA). The arbitration shall take place in the jurisdiction where the property is located, and the decision of the arbitrator shall be final and legally binding. Guests waive any right to a trial by jury or participation in a class-action lawsuit.
5. Prohibited Conduct & Activities
Guests and their visitors must not engage in any illegal, disruptive, or dangerous activities on the premises, including but not limited to:
- Excessive noise that disturbs neighbors
- Smoking or drug use inside the property
- Tampering with security systems
- Unauthorized parties or gatherings
Any violations may result in immediate eviction without refund.
6. Guest & Visitor Policy
- Only registered guests are allowed to stay
overnight.
- Visitors must be accompanied by the primary guest
at all times.
- The host is not responsible for the safety or
behavior of guests' companions or visitors.
7. Personal Belongings & Valuables
- The property owner is not responsible for any
lost, stolen, or damaged personal items,
including valuables left in the apartment or
vehicles parked on the premises.
- Guests are encouraged to use safekeeping
measures and lock doors when leaving the unit.
8. Use of Amenities at Own Risk
- Guests agree to use all amenities (stairs, kitchen,
appliances, furniture, etc.) at their own risk.
- The property owner shall not be liable for any
injuries or damages resulting from misuse of the
facilities.
By proceeding with the booking, Guests and their accompanying guests, companions, or visitors acknowledge that they have read, understood, and agreed to this Waiver and Release of Liability, including the binding arbitration provision.
