- "Kristi’s getaway located right on Lake Zoar was an absolute dream. We stayed as newlyweds for a “mini moon” before our honeymoon in 2 months. It was quaint and peaceful. Kristi was incredibly communicative before and during our stay. We arrived earlier than expected so our code didn’t work initially but Kristi made sure we could get in within minutes. There was a small welcome basket with K-cups, snacks, and water, as well as neatly folded towels on the bed. There weren’t any blinds overlooking the lake when we stayed, but there are blinds on every other window. We didn’t mind because it meant waking up with sunrise and a gorgeous lakefront view, plus there aren’t any properties that can see into that window next to the bed. The shared space down by the lake wasn’t used by anyone else while we were there, so we were content having a quiet lakeside breakfast. We didn’t get to enjoy the fire pit but it’s there for use if you purchase firewood. If you are 6+ feet tall, you may have to crouch in the entrance/kitchen area but the ceiling opens up by the bed. Also, it is a little bit of a steep gravel hill to walk up and down to the apartment. We’re active folks so it wasn’t bad but it’s something to keep in mind if you stay here. Also, we didn’t have phone service so we were happy there was WiFi but if we ordered an Uber and walked up to meet them, there was a delay with updates due to spotty service. Regardless, nothing could deter us from coming back! It was wonderful and clean."

This is a nice clean seperate apartment with own amenities (except for stove) for anyone needing anywhere from a night to weeks of boarding. Only minutes from the highway; route 8, Merrit parkway and I-95. Guests can do self check-in. Lockbox on door available and amenities include, kitchenette with microwave, fridge, kettle, coffee, tea and hot choclate. Utensils available. Located in the White Hills section of Shelton, you'll find our comfortable two-bedroom getaway. Park in the driveway by white front door for easy access. As you step inside, you'll be greeted by the warmth of the fireplace, the westerly view and the convenience of free WiFi, a washing machine, and a smart TV for your entertainment.

Pleasant Valley Trails is part of Shelton's 28 mile trail system. Yet, we are only a short drive (14- 15 miles) to Bridgeport or New Haven, and close to fresh water or salt water beaches.

- "Home is located back from the road, very quiet. Lots of wildlife outside. Home was built in 1952, all hand made cabinets and lots of built ins. House was very clean. There had been a leak in the roof by the bathroom in the hallway that needs repair. Lots of space inside with a very large eat-in kitchen. Washer and dryer worked great. Easy access to Jones Family Farm and highway." - "We came to Connecticut from California to look at colleges. I found this gem and couldn't resist its beautiful charm. The house is surrounded by beautiful tree-lined roads and a very serene view out the windows from the kitchen to the living area. There is a pond in which geese , turtles , and fish live. It was very comfortable and ideal if you appreciate nature and quiet surroundings. The only thing I would recommend is curtains in the living area. It truly was a memorable stay! - "Check in was all messed up because Owner sent bad info and pictures to our duplex neighbor, essentially booking both of us to the same unit. It was embarrassing showing up at our unit only to find another family already there. Wasn't that family's fault. Owner sent old pictures to them and a door code that worked in both units. We ended up taking their unit instead. Owner offered us a tidy $20 discount for the inconvenience (never received). These units are bare-bones. The pictures in the Kitchen and the Family Rooms look good, but there is virtually no furniture besides beds in the bedrooms. One bedroom had a TV on the wall and one small side table. No dressers or anywhere but the floor for luggage and clothes, and no closet. The second bedroom had a closet, a small little desk to put a suitcase on and that's it. No TV. The bathroom was small and fine, but it had the only mirror (small) in the whole unit. Girls don't like that! Lastly, the cheap vinyl mini blinds stream in sunshine in the morning --- very cheap. Wouldn't stay here again."

Pet’s Considered. Pets must be approved before arrival. There is a pet fee of $25 per day per pet. No furry friends are allowed on any of the furniture at any time or in the pool. The owner asks that no pets be left alone on the property and if it's necessary to leave your pet they must be crated. Unfortunately, due to allergies, we can not accept cats.



A guest book with local attractions and restaurants and everything you need to know about the property will await you upon arrival.



Newtown is home to some amazing breweries, a winery, and many fantastic restaurants. But if true escape is what you want, the home is stocked with all the furnishings you will need to grill and cook up your feast. There are several grocery stores within a minute's drive from the property.



The Cozy Moose is just off the main road and has a long secure packed driveway. You won't see the home from the road. It is easy to miss the driveway, so we will be sure to give you extremely good directions, so there are no complications finding your way.



GUEST ACCESS

The entire home and its contents are yours to use. The fireplace during the winter makes the place very cozy, and there will be wood to burn. We require you to watch a video and ask for help if you are not used to using a fireplace. Please don't hesitate to ask - a few tips can go a long way.

Guests will have access to about 7 acres of private hiking trails behind the house with another 50 acres of secluded forest behind that. This 50 acres is town-owned and not accessible to the public as it is landlocked by private homes. There are no properly maintained trails, but the owner often paves a path when they take out their four-wheelers (four-wheelers not available to guests). These paths are more defined, depending on the time of year. The woods are great for roaming by foot or snowshoe. A trail map of the area will be in the Welcome Book.

VACATION RENTAL AGREEMENT

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT.

COVERED PERIOD: Your sole right to use the Property begins at [3PM] check-in and ends at [11AM check-out], unless other times are approved in writing in advance by the host. This agreement is in effect from the time and date of the confirmation of your booking of the Property.

GUESTS: You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the host. This limitation applies regardless of whether such persons are staying the night or just visiting. If more people are found to occupy the premises than on the original booking, the guest agrees to pay $100 per extra guest. Guests are required to submit a valid ID and a selfie holding a valid ID for security purposes.

SPECIAL EVENTS: Special events, including but not limited to weddings and parties, are not permitted without the prior written approval of the Cohost.

PROHIBITED ITEMS: DJ equipment and PA speakers are prohibited without prior written approval. Additionally, the following items are considered damaging and are not allowed on the property; you will be charged a cleaning fee if found in violation of this rule.

CANCELLATIONS: If for any reason beyond the control of the Property owner, the Property is unavailable for use by Guest, host may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.

OWNER ACCESS: The guest shall allow the owner of the Property or any designated workers access to the Property for landscaping and routine maintenance, cleaning, repairs, and inspection of buildings.

SMOKING: Smoking is not allowed inside the house on the Property or within 15 feet of any exterior door of the house.

SURVEILLANCE: The guest must also acknowledge and accept that there are surveillance or recording devices on the Property. Please contact us for field of view questions. These outside cameras are never to be covered for any reason.

PETS: Pets are not allowed.

NOISE: Be considerate of the neighbors and keep music and voices at a respectful volume. There is a county-wide noise ordinance of no amplified music or loud noises after 10pm.

FURNITURE: Please do not take furniture from inside the house and use it outside. If for some reason you decide to rearrange any of the furniture, you are responsible for returning it to where it was located when you arrived. Our cleaners are unable to move heavy furniture. If you do move furniture, please lift rather than drag heavy items so as not to damage the floors.

SEWAGE/SEPTIC SYSTEM
All of the plumbing is on septic and the toilets are very sensitive. NO WET WIPES, INCLUDING FLUSHABLE WET WIPES, TAMPONS, OR A LOT OF TOILET PAPER. If the plumber is needed to come out resulting in any of these items being flushed down the toilet the costs will be passed on to the guests along with a $500 charge. This has happened before and it's a huge gross mess. :)

Guest agrees to release, indemnify, hold harmless and forever discharge Cohost, the Property owner, and their employees, agents, successors, and assigns from any and all damages, losses, costs, and expenses, including the value of missing items, resulting from Guest’s failure to follow the rules stated in this Agreement or as a result of the causes stated below in this paragraph.

Accordingly, the host may withhold all or part of your deposit if you fail to follow the rules in this Agreement, the Property listing, or the Property house manual. If the cost of damages, losses, or missing items resulting from the Guest’s failure to follow the rules or as a result of the causes stated in this paragraph should exceed the amount of the deposit, the host will bill the Guest’s credit card for the difference and/or pursue legal action. Cause(s) for withholding deposit funds, charging Guest’s credit card, and/or pursuing legal action include, but are not limited to: damage to premises or contents; missing or broken items; lost keys; required excessive cleaning; failure to comply fully with the departure checklist; smoke odors or damage; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of a dog without authorization; noise complaints after 10 pm, including related fines; trespassing on neighboring properties; and unauthorized late check-out.
