The service in the restaurant for breakfast and dinner was exceptional - Rosa is such a lovely lady and will go 100 miles to make yoj happy. Her English is limited but so is my Italian and the Google translate app is your friend. They have wifi. Breakfast was simple (croissants and cake) but if you ask in advance then I think they would help you as much as they can. Nothing is too much trouble and they are all so lovely. Yes, the owner is a little gruff - but it's his manner and he made a huge effort with our children and even went and cooked them other dishes when he saw they didn't like the vegetables at dinner. This property is relatively new and I think if you give pointers about something you're not happy about - they will try to fix it - rather than saying nothing and leaving a bad review. A large living area with open kitchen as the center of the property. An absolute highlight are the 2 verandas on both sides of the house. The entire property is fenced and has an alarm system. Peaceful Location in the idyllic Itria Valley in the heart of Puglia, 30 Minutes Drive to the coast: This is a wonderful place all year round which offers lots of things to do. Ideal for two or three families or a group of friends. The two houses are detached and completely self-sufficient, yet within close reach of one another. Large garden with lawn and 10 x 10 mt-pool with generous surrounding area and dining table. There is also a large dining table by the pool which is shared. The beachfront Casa Leonessa is at a high level of furnishing and ideal for family vacations. It is at the end of an inhabited street. On the west side it borders mostly on scrubland, the other sides are urbanized, but hardly built on. The house is easily accessible by road. It is surrounded by a sunny garden with shady palm trees, bushes and trees.

Trullo Lina is in an idyllic rural setting only 3k m from the centre of Alberobello, and within a 20-minute drive to Martina Franca and Locorotondo. Standing at the end of a private track, 300 metres from the public tarmacked lane, it is a haven of tranquility. Silence is only broken by bird song from the neighbouring wood and occasional tractors ploughing the land. It is the perfect destination for a relaxing holiday, away from the stresses of modern life.

Stylishly and sympathetically restored, the trullo lies within 2 hectares of olive groves, and has extensive stone terraces (600 sqm) all around with a stunning circular pool to the rear (10 metres in diametre). There are pretty shrub gardens to the front and back of the house.

Dating from the late 18th century, Trullo Lina was purchased in Spring 2013 having been abandoned for many years. Restoration was carried out by local stone masons and craftsmen using century-old skills The 'modern' extension, added during the 1950s, was demolished and rebuilt. Every effort has been made to adhere to traditional design, materials and colours without compromising on modern comforts.

Trulli have thick stone walls and conical stone roofs to keep the interior cool in summer and warm in winter. In keeping with this design, the newly-built part has thick tufo stone walls lined with white stucco on the inside, and stone vaulted ceilings All the windows and doors have been crafted by a local carpenter. They are double glazed with internal panelled shutters to keep the house cosy in winter. Traditional iron grills have been fitted to the external doors and windows. Much thought has been put into equipping the trullo as a home not just a holiday rental. All the fixtures and fittings are of a high standard, and furniture has been chosen in keeping with the style of a typical trullo, whilst also providing sufficient drawers and hanging space for guests.

Trullo Lina sleeps 8 people comfortably (or up to 10 if including small children, making use of the sofa-bed and/or cot for an infant). There are 4 double bedrooms, 2 bathrooms, a sitting room with fireplace, a fully equipped kitchen and a large dining room. There is central heating for the winter months.

BEDROOMS
Two of the bedrooms have double beds with bedside cabinets, drawers and hanging space. The other two bedrooms each have 2 x single beds and are furnished with bedside cabinets, drawers and hanging space.

The BATHROOMS are lined with local marble, and each has a walk-in shower, large sink with mirrored cabinet, toilet and bidet.

The KITCHEN is located in one of the original 19th century cones but has all the luxuries of a 21st century kitchen; stone work surfaces, hand-built cupboards, fan-assisted electric oven, large 6-ring gas hob, large fridge/freezer, dishwasher, toaster and kettle. There are ample pans and utensils, crockery, cutlery, wine glasses and tumblers to cater for 10 guests.

The DINING ROOM is spacious, light and airy with stone vaulted ceilings and French windows to the front and rear terraces. It therefore has views over the extensive undulating land to the front and the swimming pool at the back. There is a large dining table and chairs, seating 8 adults comfortably, and 10 at a squeeze.

The main entrance leads into the THE SITTING ROOM which is situated in the largest, highest cone, and has beautifully restored stone walls, wood beams and lots of nooks and crannies typical of trulli. From the door and window there are far-reaching views across the front terrace to the olive grove beyond. In the summer it stays cool, and is a welcome retreat from the hot Puglian sun. In the winter it is cosy and warm, with a log fire. There is WI-FI, a TV, a bluitooth speaker and a selection of books and DVDs for guests to enjoy.

To the exterior of the trullo are over 600 square metres of TERRACES laid with local stone and leading to the large circular SWIMMING POOL (with external shower). There is ample space around the pool for sunbathing on the sunbeds and deckchairs and there are 2 shaded areas. There is a gazbo attached to the trullo with a large dining table and chairs.

This spacious stunning terrace at the front of the house, looks out across the land and olive grove, and has a hand-crafted wrought iron gazebo to provide shade at lunchtime. After a day round the pool, this terrace is perfect for aperitifs and sunset dinners. There is a large square table seating 10-12 people.

Attached to the front of the trullo is a gazebo with an L shaped seating area - a shaded area to sit and relax with a book or aperitif.

There is a wide selection of restaurants in Alberobello and the neighbouring towns serving the renowned Puglian specialities. Whilst there is little reason to move from the pool, apart from to buy supplies, the blue flag beaches and crystal clear water of Monopoli and Savelletri on the Adriatic Sea are within a 30 minute drive whilst the long sandy beaches of the Ionian Sea are within an hour's drive away.

Trullo Fumarola is a wonderful place all year round which offers lots of things to do for the whole family. The pool (10 x 10 meters) is open from mid-April through October. The central garden and pool area are shared with the other house on the plot (a recently built Villa which sleeps 6-8 people). Garden, pool and pool area (with large shaded dining area) are very generously sized, in order to offer enough space to each party, in case both houses are occupied. The Trullo has its own outside dining area, BBQ and own outside space. We are confident we can recommend this property to anyone, including families with small children (our own kids grew up here). The property is a tranquil, safe and child-friendly environment, the pool is protected by a fence. The garden has a great variety of fruit and olive trees, some hundreds of years old.
The Trullo, built around 1820 by our ancestors, has been completely restored to the highest standard whilst keeping the original features, such as the floor made of ancient lime stone and the exposed arches. Unlike many Trulli it is very light and spacious. It has its own outside dining area, limestone-courtyard and private garden area with pine trees.
There are many attractions in the area: Lots of little towns with wonderful historical centers, Unesco heritage sites like Alberobello (just 15 minutes by car) and Matera, Lecce with its amazing baroque, lots of beaches on both coasts, countless typical restaurants for all budgets...Upon arrival you will find your complimentary Welcome Kit with useful information about the area, such as restaurants, places to see, things to do etc.

Villa Fumarola is a wonderful place all year round which offers lots of things to do for the whole family. The pool is open from mid-April through October. The central garden and pool area are shared with the other house on the plot (a traditional Trullo which sleeps 4 people). Garden, pool and pool area (with large shaded dining area) are very generously sized, in order to offer enough space to each party, in case both houses are occupied. The pool is 10 x 10 meters with ample surrounding area. Each of the two houses has its own outside dining area and barbecue. We are confident we can recommend this property to anyone, including families with small children (our own kids grew up here). The property is a tranquil, safe and child-friendly environment, the pool is protected by a fence. The garden has a great variety of fruit and olive trees, some hundreds of years old. There are many attractions in the area: Lots of little towns with wonderful historical centers, Unesco heritage sites like Alberobello (just 15 minutes by car) and Matera, Lecce with its amazing baroque, lots of beaches on both coasts, countless typical restaurants for all budgets...Upon arrival you will find your complimentary Welcome Kit with useful information about the area, such as restaurants, places to see, things to do etc. We have spent so much time exploring this enchanting area and love sharing our findings and insight with our guests. The Villa, a recent build, has been designed to interpret the original style of the local architecture without trying to look like an ancient building. This is expressed in the small windows towards the front and the inclined outer walls. It is very spacious and light. All bedrooms have their own access to the garden. We had particularly wanted to stay near Martina Franca, where we had been before and loved, and this house turned out to be the perfect property in an ideal location for not only Martina F, but also the various other places nearby we wanted to visit. The house is beautifully designed, with comfy beds, air con, lovely eating areas, wonderful bathrooms and a splendid pool. There is even an orchard opposite the house. When something went wrong in the house, the very friendly owners were immediately on hand to help and put it right, and it was such a bonus for us that the house comes with a stack of great toys for young kids. This area is a cultural and culinary highlight.

The villa consists of 2 mirror-image units that can be separated between the dining areas with a thick sliding door. When opened, the living area looks majestic due to its size and vaulted ceilings. Up to 10 people can dine together both inside and outside. 4 bedrooms, 2 bathrooms and 2 guest toilets ensure comfort and privacy. The villa is ideal for small groups, large families or for the vacation of 2 parties who would like to cook and sit together but still appreciate their private area.

The villa is secluded and very quiet in an olive grove and has sea views between the trees. The 8x5 meter pool is located behind the house between large olive trees that provide shade. A large pergola terrace on the south side, an uncovered seat on the north side and many large shade-giving olive trees provide the ideal outdoor space depending on the temperature.

You enter the villa through the living-dining area, where the kitchenette is also located. To the left and right of this large room, a corridor leads to the bedrooms and wet rooms. Each side has two bedrooms with double beds, a bathroom with shower, toilet, bidet and washbasin and a guest toilet with a small washbasin. The washing machine is also located there.

The kitchen, or rather "the kitchens", has a gas stove, combination oven, microwave, refrigerator and dishwasher.

The air conditioning system is housed in the suspended ceiling of the corridor and blows cold or warm air into the living area and the two bedrooms.

All windows and doors are provided with mosquito screens and the villa is alarm-secured.

Arriving at this period villa will be like stepping into a fairy tale. Renovated to the highest standards this stunning villa consists of a sitting room, dining room, turret breakfast room, kitchen and two double bedrooms on the ground floor and a reception room with huge balcony, three double bedrooms and two bathrooms on the upper floor. There is also a small hallway with a staircase leading to the top of the turret for great views of the town and Valle d'Itria.

GROUND FLOOR
Lounge: The airy lounge is tastefully furnished with a comfortable sofas, coffee table, TV cabinet and flat screen TV and has doors leading directly to the large raised veranda which has outdoor tables and easy seating and facing the pool.

Dining Room: This large L shaped room has two large windows and a door leading to the garden. The cherrywood furniture comprises two matching dining room tables seating up to 10, two large cherrywood dressers and low wall units, and a piano.

Breakfast Room: Located on the ground floor of the turret this room has three large windows looking out to the side veranda and is furnished with a table with seating for six and banquette seating against the two walls either side of the fireplace. This room is also ideal for being used as a card or reading room.

Kitchen: The L-shaped kitchen is well equipped with a four ring induction hob, full size oven, microwave, fridge-freezer, double sink, dishwasher, washing machine, a second large fridge/freezer perfect for keeping drinks cold, marble worktops and plenty of cupboard space.

Bedroom 1 : This room has a double bed, bedside tables and lamps, 2 chairs and a small table. The window looks out onto the pool. There are also two double wardrobes in the dressing area on the way to the bathroom. This room has air-con.

OUTSIDE

Immersed as you are in the lush gardens surrounding this villa you would be forgiven for thinking that you were in the middle of the countryside rather than on the edge of town.

Pool: Bordered on one side by the villa and on the others by mature trees the large kidney shaped pool is a haven from the heat and great for an early morning swim or cooling off in the afternoon. The pool measures approximately 15m x 7m and is 1.5m at the shallow end and 2.3m at the deep end. Next to the pool is a pool shower and changing rooms.

Terrace and Veranda: Relax under the shade of the huge veranda that runs on two sides of the villa, or on the large terrace on the upper floor where there are plenty of outdoor seating and occasional tables for your comfort.

The property is surrounded by large manicured gardens and tall mature trees disguising the fact that it is located close to the centre of town. Stroll in the gardens taking in the scents of the flowers and over to the hard court area where you can play ball game such as badminton, tennis, football, etc. The property also has a table tennis table for guest use.

Parking:
There is space for 4 cars next to the villa and a further parking area inside the entrance gate.

Other information:
The bedrooms on the first floor all have air-con.

All bookings are subject to a contract which you must sign and return via email.

Should you have to cancel your holiday any refund due will be made on the following basis:
120+ days or more notice - 100% refund of deposit less admin fee of £250
60-120 days notice - 50% refund of deposit less and admin fee of £250
Less than 60 days notice having paid in full - 25% refund of total paid less an admin fee of £250
Less than 30 days notice having paid in full - no refund unless the dates have been resold less an admin fee of £250

If any of the cancelled period is re-let, a pro rata refund will be made based on the rental received and any refund already made. Admin fees are non-refundable.

COVID-19 CANCELLATION POLICY
Should local legislation, either in Italy or your home country, prevent you from travelling because of COVID-19, the cancellation policy for this would be:
50% cash refund, or
100% transfer of the money received against a stay at the property on an alternative date and for the same number of nights.

If any of the cancelled period is re-let, a pro rata refund will be made based on the rental received and any refund already made less an amount of £250.00, administration fee. Admin fees are non-refundable.

- "Our extended family of six adults (three couples) enjoyed the privilege of staying in this remarkable property for five days this September. It would be difficult to overstate the quality and scale of this villa. It truly is a castle. The pictures can’t capture the spaciousness of the interior, e.g. the height of the ceilings. We typically explored Puglia during the day returning to cool off in the pool in the late afternoon and cooking at home most evenings. The kitchen is more well equipped than any of the other seven rentals we’ve visited over the years. It’s a nice bonus to have the second fridge! As noted in the property description there is no AC for the ground floor bedrooms so that would be a nice addition if a proper solution presents itself. Location was nice for short walks to village facilities and we easily visited Alberobello, Monopoli, Torre Canne, Polignano, Ostuni, etc. Jackie was very helpful and readily available. We appreciated her helpful hints and professionalism. Giuseppe keeps the property looking great and was always busy but never intrusive. All in all, a fabulous stay! Thank you."
