The property is situated in a quiet and private cul-de-sac street back on to a natural Reserve. Council regulates outside noise to ensure the neighbourhood retains its quiet and peaceful outlook and that neighbours aren’t disturbed.

- There is no amplified music allowed outdoors at any time.
- Socialising outdoors is allowed until 10:00pm, after which guests need to move indoors.
- Pool equipment and central air conditioning upstairs are on a timer overnight to comply with council noise regulation.

If this interferes with your weekend away plans, then please do not book.

We use NoiseAware technology to monitor the decibel levels outside the house as well as 2 outdoor security cameras.

In cases of noise complaints that are not addressed on request, we reserve the right to use contracted security patrol cars to remove all guests from the premise mid-stay with no refund.

(b) act in a violent or threatening manner towards neighbours or other occupants of the premises

(c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises

(d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme

(e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises

(f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.

- "Excellent presentation and location" - "Accommodation was exactly shown on site. 4 min walk to beach, quite location. Outdoor space would be very enjoyable in good weather. House has everything you would need and the appliances are high quality items. Not a large house (2 bedrooms) but the living space is quite ample. Had a problem with using the tv remote which I found very annoying. If you are not familiar with a Samsung remote it may take you a while to work out how to adjust the sound and channel buttons. You need to push the buttons up or down to adjust. Would certainly be happy to have a return visit sometime."

3. Loud and big parties are not allowed because the property is located within the residential area of South Umina. Keep noise down after 10pm for our neighbours.
4. Do not feed the native animals around the property and those in the reserve.
5. Always cover the spa if not used to preserve the water temp.
6. All natural gas supplied appliances i.e. bbq, heater must be switched OFF if not used for everyone's safety.
7. Appreciate if we keep the place tidy at all times.
8. Park your vehicles as instructed in the manual.
