Idyllic waterfront getaway easily accessible from Sydney by train. The house is newly furnished, two stories tall, with frontyard and backyard space. There are two living areas both with floor-to-ceiling glass sliding doors with panoramic views of the waterfront. There are four bedrooms, with a queen bed, a double bed, and two bedrooms with two single beds respectively, sleeping a total of 8 people. There are three full bathrooms across the two floors. There's also a full kitchen and laundry with everything you need for a comfortable stay. Fresh linens are provided in every room, including towels.
Guests will have access to the entire home, with the exception of the garage and the BBQ.
Guests won’t be allowed to have parties, smoke, or make loud noises after 22:00.

There will be a welcome brochure inside the house on the upper landing. It should have all the information that you’ll need for your stay: please read the house rules carefully at the beginning of your stay.

The local cafe -Little Piggy, just cross the tunnel under the railway, opposite Aldi shop. I quite like their fresh cooked food and the nice coffee. They open from 7am -2pm Monday to Saturday. They are kindly to offer our Karoola guests free coffee if you order the meals there. Beside the cafe, you also can find the Thai restaurant, Chinese take away as well.

The Aldi supermarket is very convenient for you to shop all the necessary groceries they open 7 days.

With the 20 mins driving you can arrive at Bouddi National Park, https://www.nationalparks.nsw.gov.au/visit-a-park/parks/bouddi-national-park , it is the No.8 track in Australia and with the beautiful beach. You can sunbathe or swim there.

Our check-in time will be 15pm and the checkout time will be at 10am on your checkout day. As it is a busy season, and we need to ensure a high standard of hygiene with thorough cleaning and sterilization of the house, unfortunately we won’t be able to offer our guests early checking-ins and late checkouts at the moment.
If you need about 30 mins later checkout please let me know prior your checking in date. Also please let me know if you need early checking in I would love to check the possibility for you.

You can fish from the jetty with your own fishing gear if you wish. Please be careful, and note that you are responsible for your own safety in activities on or around the jetty, deck, and water.
You are welcome to bring your own portable BBQ, we have the outdoor bench top and table with chairs in the patio.

- "The view is fantastic, the property is large and open, and overall there is nothing to complain about. I do have a few remarks, you can't swim in the water (due to council rules-but, many beaches are close), a few extra towels would be great (just in case of getting one dirty accidentally), and the place is a bit old (guessing built in the 70s-80s?), but you'll only notice the age with some of the fittings and style. Nevertheless, the price is well suited to this house on all fronts. I will happily go back again and again."

There’s some construction taking place next to our building. You may hear occasional noise during work hours, though it’s generally not disruptive. Our apartment is fitted with double-glazed glass doors, which provide strong sound insulation.

Yattalunga is a small suburb forming part of the 3 villages of Davistown, Saratoga and Yattalunga! It is situated on Brisbane Water which surrounds Gosford, Davistown, Saratoga and Yattalunga. Davistown is home to the Putt Putt boats and Putt Putt Regatta.

My cottage is conveniently located 10-15 minutes drive from the Gosford/Kariong M1 turnoff.

Bush Walking - Katandra
There is a lovely walk that starts from the Katandra Rd Picnic Area and circumnavigates Seymour Pond. On this walk, you will head through a few palm-filled valleys, discover a Strangler Fig Tube (on a side trip) and are likely to see a few water birds. Take some snacks and enjoy one of the resting areas – sit quietly and you might spot a water lizard or Lyrebird. This walk is well-signposted and follows a clear track. Our spa is set to heat up to 38°C year-round. However, during the colder months (May–August), low overnight temperatures and the fact that it is connected to the pool system (rather than being a standalone spa) can significantly impact its heating performance. In winter, the spa typically reaches around 26–28°C, depending on weather conditions.

13. NOISE AND BEHAVIOUR
Please note our properties are designed specifically for larger groups, however they are not party houses.

The guests agrees to:

- Have no more than the agreed upon number of occupants at the house.
- Not have any party, event or function
- Please note we do cap the adults at the house, unless otherwise approved. (We do accept family style bookings, corporate/ retreats and minors are welcome at all our properties)
- The lead guest is responsible for the group conduct – we ask that everyone abides by local laws and rules including conducting themselves in a manner which is not a nuisance to neighbours.

Noise

- You are welcome to use a speaker ‘UE Boom 3’ size or similar INSIDE ONLY at the property at a reasonable level. We work on a one warning basis, so if there are neighbour complaints, we will ask you to turn this off.
- QUIET HOURS: Between 10pm and 7am
- DJS are not permitted onsite at any time.Fireworks are strictly prohibited at all properties.
- Security does monitor the property and can be called for an undue noise complaint – please note this is a $250 call out fee each time if they do need to attend.

Please note you will be asked to sign terms and conditions contract at the time of booking. Our noise policy is listed in the property description and if you wish to see the full terms please advise and we can send these through for you.

NOISE:

This is a strict no party house, bucks or footy weekends. We understand that every group is different, but we do not make exceptions.

The property is in a Environmental Conservation Zone area and council regulates outside noise, to ensure the valley stays quiet and neighbors aren’t disturbed. Although this is a 1.5 acre property, sound travels and is amplified in the valley.

Please keep in mind:

- There is no amplified music allowed outdoors at any time.

- There is no noise allowed outdoors after 10pm, its best to move the socialising indoors after that.

If this might interfere with your weekend away plans then please reach out to discuss.

We use NoiseAware technology to monitor the decibel levels outside the house.

In cases of noise complaints that are not addressed on request, we reserve the right to use contracted security patrol cars to remove all guests from the premise mid-stay with no refund.

All booking requests need to include confirmation and agreement to the 10pm noise curfew outside.

Some features that really helped our stay: - Big communal areas that could fit everybody comfortably, and the overall structure of the house just ‘made sense.’ It wasn’t a maze or divided so it guided everybody back into the communal area which was great for building fellowship. - Excellent heating options making it very suitable for winter: every room has its own aircon, bathroom heaters, and outdoor heaters too. - Caters for different ages. We had an older youth group that loved all the entertainment options available, but I was also so pleased that my two young boys were also very catered for. My husband and I really appreciated the two cots, the high chair, the Ingenuity baby chair, and the mandarin tree that our son found very fun to collect mandarins from. - The location was great, being close to many other facilities. Coles, Dominos, different cafes, and the beach were all very easily accessed during our stay. There is access to the whole villa except for one room and also the linen cupboard, which are kept locked. Thank you for respecting that this room and the cupboard are not available to guests. This is a single storey, no steps home.

Other things to note
Please be mindful that my villa is in a quiet complex. There is free on street parking and I recommend that you park on the low side as there's a bus stop on the high side of the road. The forecourt has sensor lighting at night and the footpath to my front door has lighting. There's also a porchlight that you can leave on if you'll be back late.
