- "Everything good" - "This place is currently under renovation and it was empty with no staff and no guess" - "This self-acclaimed hotel closed a year ago in a totally run-down state. Some four months ago it was bought by a new (US citizen) owner who is trying to rebuild the place. Currently there is one room that looks quite okay, however there is no reception, no personnel apart from a local housekeeper. The problem starts with the entrance. When we arrived on December 14 around noon, the gate was closed, while there is no name sign nor anything else that indicates the existence of a hotel. It looks like private property from the outside. I tried to cancel the reservation, but that was not possible on the day of arrival. We went to look for an alternative place. The next day, after an unsatisfactory phone call with the owner who maintains the stand that the 'hotel' is functioning normally I decided to investigate the place a little further. US$ 65 was booked off my credit card because of a No-Show. I talked to the housekeeper who allowed me in and showed me around. I have made nice photoshoot of the place so everybody can judge for himself. Please note the first picture that shows the entrance. If you zoom in on the wall left of the blue gate you can still more or less decipher the painted over sign "hotel Selvazul". The last picture shows you a table full of mice excrements if you zoom in a little. "

**Power outages may occur. This is out of our hands and is part of daily life in this rural area of Nicaragua. We have a small generator to keep running water and a few necessities powered. Beach access is typically a minute walk just directly down the hill from the house. During rainy season the estuary/small river bordering the property may reach the ocean partially blocking direct beach access, it’s usually possible just to walk around it.
A 4x4 car is recommended during rainy season (May-august) but not necessarily required. No steep hills/mountains but the last 1-2 km are dirt and can get muddy/bumpy. We have a large driveway for parking.

The friendly caretakers, Eveling and Marcos, live in a Casita on site and are available to help with guests' needs. Cooking and cleaning services can be provided for your group with an additional cost.
There are also 3 very friendly dogs who love when guests visit! If you would prefer them not to interact with your group please let the caretakers know.

We recommend getting any groceries before your arrival, the closest large grocery story is about 45 minutes away. There are a few little local stores within 5 minutes for basic needs.
Several options for local restaurants/bars are located within a 10 minute drive from the home.

Casa Blanca is the best located home in Granada. Situated at the top end of the "pedestrianized" Calle La Calzada the home is right next door to Granada's famous cathedral and just steps from the bustling central park.

== Accommodations ==

The living areas are organized around the extensive corridors. The main corridor features an antique rocking chair and coffee table set comfortably laid out beneath a powerful ceiling fan. There is another more relaxed seating area situated the opposite end of the pool to the main dining area. The home has two classical colonial living rooms with doors directly into the pedestrian street Calle La Calzada. Casa Blanca is one of the stops on the tours of colonial villas.

The home features five bedrooms in the following arrangement

- A 2nd floor en-suite master bedroom, with a king-size bed. Airconditioning. A private balcony overlooks the courtyard and has a view of the cathedral dome. It features a double shower with a view of the courtyard, claw-foot iron tub, bidet.

- Two double bedrooms each with a queen-size bed and en-suite bathroom. Each has AC

- One family suite which is two connected rooms; one has a queen bed and the other a two single beds. . The twin bed room in the family suite can double up as a TV room. NOTE: these rooms share one AC unit. For the two single beds to be cooled, the door connecting the two spaces has to be open.

- The fifth bedroom located beyond the kitchen on the ground floor is suitable for a live-in nanny or maid and has a single bed, private bathroom. This room has no AC but has an overhead fan.

However electric costs in Nicaragua are EXTREMELY HIGH; greater than $.55 per KW hr (the highest in Central America and 5X the US average). 15% of your rental rate is applied towards payment of electrical usage. Your meter will be read upon check-in and check-out and any excess over 15% of your rent will be taken from your deposit. (For example: if you are paying $1,000.00 in rent, you have $150 in credit towards electricity. If the meter reads less than $150 used you owe nothing and receive your deposit back. If the meter reads $160 in electric costs, $10 would be taken from your deposit.) NOTE: if you simply use the air conditioning at night you should never go over the 15% and no we aren't going to ding you if you're over by $10.

As you walk into the Villa through the large arch entrance and gigantic front door made of Old Cedar wood, you come into one of the most beautiful courtyards that you've ever seen featuring a L-shaped private pool with bench seating for relaxing and a shallow entrance area for young children to stand in. Along the pool, is a beautiful large natural white stone tile flooring that is designed to not slip when wet. Huge shaded corridors with terra-cotta tiles border the white stone with 3 heavenly hammocks that are situated in the columns as well as four large teak wood lounge chairs for tanning in the sun closer to the pool on the natural white stone tiles or relaxing in the shade in the corridors with the terra-cotta flooring. In front of the rooms and living room are rocking chairs and tables for enjoying the outdoor living in the courtyard and its serene and perfectly maintained surrounding garden. The outside bar borders the living area with large sliding glass windows that connect the kitchen to the courtyard. The bar is decorated with a beautiful and unique tile pattern from Granada that's wonderful on the eyes. There is a barbecue for outdoor cooking. Not to be forgotten is the hot water outdoor shower for after surf sessions and time in the pool. There is strong Wifi signal to stay connected throughout the courtyard..

Living Area

Large glass sliding doors and screens lead you from the courtyard to the living area. The very spacious living area with an extremely high ceiling decorated with large wood beams is the perfect place to pass time between in the day while not at the beach and enjoy the evenings. A four wheel drive high clearance vehicle is required for accessing not only Casa Tres Peces but the majority of the beaches north and south of San Juan del Sur. We are located 12km from town on country dirt roads, and as the Balcones community is perched on a hill from the main road a 4 x 4 vehicle will make your stay much more enjoyable!

- "We loved our time at this amazing property. The first night was an adjustment getting used to hearing all the night sounds. After that it was absolutely wonderful to hear/feel the breeze and wake up to the sound of birds and howler monkeys. During our stay we saw a sloth, howler monkeys, parrots, some lizards, a large iguana, and of course spiders and scorpions. Being so close to nature, these do come into the house. However, the variety of scorpions is not harmful and is said to feel like a bad bee sting. Thankfully we did not experience that! The kitchen was stocked with great cookware, knives, and dishes and had everything I needed to cook for my family! Thank you! Sugar and salt was included but everything else I purchased from the local Pali in San Juan del Sur (30 minute drive) or local stands/markets. The fruits are amazing here and we were thankful for the blender to enjoy juices and smoothies. The 2 rooms each have very comfortable king sized beds. One room has a futon which is less comfortable but would work for a child. The design of the house was incredible, and while it did get warm in the afternoons, there was almost always a breeze, and nights cooled off nicely. Fans are included. It was a short 1 minute walk to the pool, which is shared by the community. The hill to the house is very steep and 4x4 is needed. Our host recommended a rental company and they were great! This was one of the most unique vacations we have experienced and we hope to return!"

We had yoga instructors come from San Juan most mornings for family yoga in the private palapa as well as masseuses a couple times for sunset 10/10. The beach is really close, surfing is fun for all levels, restaurants are delicious. Town is about 30min out on a dirt road, and they are building a new road as I was there so may be closer soon - will be back!!"

Welcome to the “Artist’s Garden” – “El Jardin de la Artista.” Our studio and casita guest house is a relaxing nature sanctuary located in the cooler hillside outside of Managua. The studio is comprised of a spacious terrace and living area, a brand new kitchen & 2BD casita. It accommodates up to 4 guests.

The Artist’s Garden is an escape to paradise with an ideal mountain climate and tropical environment especially designed for lovers of both the arts and nature. Lush gardens surround the main structure which is a large, open artist studio, featuring the living room, eat-in bar, kitchen, dining area and a spacious outdoor terrace, a perfect place to entertain or simply relax and enjoy the perfect temperatures and breezes. Immediately adjacent to the studio you will find the 'casita' with two cozy bedrooms and a bathroom. The rooms can be outfitted to fit 4 people with an option to have two twin beds or one king bed in each room.

We have a minimum 3 night stay. We guarantee that you will not want to stay less than 3 nights!

There is a charge of $20 per additional guest per night, when more than two guests.

The artist's studio is located in a residential area, in what's referred to as Carretera Sur. It sits on a property that features two other houses, yet its location and design will give you plenty of privacy and you will feel as you have the whole garden to yourself. All three houses are owned and managed by us.

The center of Managua is 15-20 minutes away. This is a great location if you want to enjoy nature and you are making your way to the various destinations in Nicaragua.

Carretera Sur is the Panamarican highway, so you will be situated already on the highway that takes you to most beaches in the Pacific (San Juan del Sur, Tola, Majagual, Iguana, etc) and also Ometepe. It also has easy access to the white towns and other departments (Carazo, Rivas, Masaya, Granada). PLEASE NOTE THE VRBO MAP is INCORRECT, WE ARE ON KM 13.2, BETWEEN MONTE TABOR AND INCAE. 15 MINUTES from Managua.

At your request, we can arrange for maid service, which can be provided at an extra fee. The maid service may include cooking breakfast, ironing, washing and drying or babysitting. Do let us know your requests and we will try to make everything possible for you to have a nice stay.

The house is in a safe and quite area and the property is all fenced in. We will be happy to arrange for an airport pick up and can make arrangements for you to have access to a car and driver.
