As you walk into the Villa through the large arch entrance and gigantic front door made of Old Cedar wood, you come into one of the most beautiful courtyards that you've ever seen featuring a L-shaped private pool with bench seating for relaxing and a shallow entrance area for young children to stand in. Along the pool, is a beautiful large natural white stone tile flooring that is designed to not slip when wet. Huge shaded corridors with terra-cotta tiles border the white stone with 3 heavenly hammocks that are situated in the columns as well as four large teak wood lounge chairs for tanning in the sun closer to the pool on the natural white stone tiles or relaxing in the shade in the corridors with the terra-cotta flooring. In front of the rooms and living room are rocking chairs and tables for enjoying the outdoor living in the courtyard and its serene and perfectly maintained surrounding garden. The outside bar borders the living area with large sliding glass windows that connect the kitchen to the courtyard. The bar is decorated with a beautiful and unique tile pattern from Granada that's wonderful on the eyes. There is a barbecue for outdoor cooking. Not to be forgotten is the hot water outdoor shower for after surf sessions and time in the pool. There is strong Wifi signal to stay connected throughout the courtyard..

Large glass sliding doors and screens lead you from the courtyard to the living area. The very spacious living area with an extremely high ceiling decorated with large wood beams is the perfect place to pass time between in the day while not at the beach and enjoy the evenings. We are accessible from town on foot in 15 minutes for anyone with a good level of fitness. A 3-minute taxi ride to or from town makes the home ideal for all ages of guests at any fitness level.

The Augusto C Sandino International Airport in Managua is a 2.5 hour drive away. Alternately, you can fly into the Daniel Oduber Quiros International Airport in Liberia. With border crossing travel time is approximately 2 1/2 to 3 hours.

We had the 3 bedroom unit which was just as beautiful as the pictures on the site. Gabriel was the most attentive property manager I have ever had the pleasure of meeting. He was prompt with any of our request, which were not many as George has this figured out. There really wasn't anything we needed. one call to Gabriel and he was right there. George had recommended us to have dinner cooked by his house chef. We planned 2 dinners with Kenny. I have to say they were exceptional and the service and stories were amazing I would highly recommend at least one meal in your beautiful Casa cooked by Kenny and his team. We spent 11 days at Casa Cooper and we were not disappointed at all. The Pelican Eye resort was just as beautiful. Every Sunset was enjoyed by our party of 6 every evening from either the Pool or our own private balcony. We loved the town of San Juan Del Sur. We were lucky enough to have George join us a couple of times for cocktails and stores. He invited us to join him for dinner at his favorite spot - The Black Monkey. If you have a vehicle of your own I highly recommend a visit to this restaurant. The property is beautiful and the food delicious. George also has connections with a cigar factory in Granada, he made arrangements for us to visit. 2 of our guest are getting married this year and he had custom bands made for 40 cigars ( small order for custom) with their names and wedding date on them. Way above and beyond expectations. The visit to the Cigar factory was also a pleasure. They staff were welcoming and informative. Our Departure was seamless. George had made arrangement for all 3 couples to have transportation to our different destinations as we were going in different directions at the end of our stay. We cant THANK George and Gabriel enough for making our stay a very memorable one. WE will be returning. Note: Arriving via Liberia George will make arrangements for transport across the border. We are located 12km from town on country dirt roads, and as the Balcones community is perched on a hill from the main road a 4 x 4 vehicle will make your stay much more enjoyable!

- "We loved our time at this amazing property. The first night was an adjustment getting used to hearing all the night sounds. After that it was absolutely wonderful to hear/feel the breeze and wake up to the sound of birds and howler monkeys. During our stay we saw a sloth, howler monkeys, parrots, some lizards, a large iguana, and of course spiders and scorpions. Being so close to nature, these do come into the house. However, the variety of scorpions is not harmful and is said to feel like a bad bee sting. Thankfully we did not experience that! The kitchen was stocked with great cookware, knives, and dishes and had everything I needed to cook for my family! Thank you! Sugar and salt was included but everything else I purchased from the local Pali in San Juan del Sur (30 minute drive) or local stands/markets. The fruits are amazing here and we were thankful for the blender to enjoy juices and smoothies. The 2 rooms each have very comfortable king sized beds. One room has a futon which is less comfortable but would work for a child. The design of the house was incredible, and while it did get warm in the afternoons, there was almost always a breeze, and nights cooled off nicely. Fans are included. It was a short 1 minute walk to the pool, which is shared by the community. The hill to the house is very steep and 4x4 is needed. Our host recommended a rental company and they were great! This was one of the most unique vacations we have experienced and we hope to return!"

El Rancho (main house)
Made out of locally harvested wood, incorporates all that is unique and rustic about Nicaragua, combined with a light contemporary twist that harmonize with nature and each other.

Upstairs, there are two bedrooms that share one bathroom. The corner room facing the ocean benefits from the natural daylight and airflow. Timber floors throughout, floor to ceiling sliding doors, and a king size bed with hotel quality sheets to make sure you have a comfortable nights sleep. Experience 180 degrees of panoramic view from your bed, read a book while laying in a hammock in the wrap around balcony or you can simply relax and watch the sun go down. This space makes you feel like you are in your own luxurious treehouse.

The second bedroom has a bunk bed. At the bottom there is a full size bed and at the top there is a twin size bed. These two bedroom share a bathroom which is equipped with hot water and plenty of counter space.

Downstairs

The first cabin and the closest to El Rancho, is secluded and offers real indoor-outdoor feel, with warm hardwood tones, soft lighting, plenty of storage space so you can feel right at home. Floor to ceiling sliding doors enhance the panoramic view from the comfort of your own king size bed. The ensuite bathroom with outdoor shower is perfect for refreshing in the late afternoon.

Pitaya
This cabin is located further away from El Rancho and closer to the jungle. The giant window facing the jungle allows you to bring the surroundings in. Keep an eye toward the trees early in the morning or late in the afternoon, as regularly you can see herds of monkeys moving around. This cabin is your private retreat with ensuite bathroom and outdoor shower. The large balcony in the front is a great place to relax, practice some yoga, or stargaze at night.

Courtyard
The pool and terraces are the spots to relax and cool off, enjoy dining al fresco, reclining, bathing and even sleeping after a day at the beach, or from one of the many other excursions Nicaragua has to offer.

Entirely surrounded by jungle, this is as private as it gets with plenty of outdoor seating, dining and lounging space. Earthy and casual, Villa Paraiso del Sur, nonetheless provides you with a nature lover’s retreat located in one the best spots in Nicaragua.

The views from the main house and cabanas are breathtaking but the indoor-outdoor living definitely takes some getting used to if you’re accustomed to western living. Sunsets from the pool was one of the prettiest sights I’ve seen. This villa showcases some of the best landscapes in Nicaragua. We saw several full rainbows too :) The glass doors and screen doors do an OK job sealing out the elements but not all insects or scorpions... However, this is part of living in the jungle and we did come in the windy season. Now for the absolute best part of our stay - the property manager JOEL! He was kind, attentive, generous, and genuinely tried to ensure we had the best stay possible. I would definitely recommend staying here & making friends with Joel for the best experience possible. The wifi is a bit spotty at times but overall it was fine for zoom calls, which was quite impressive considering how remote this villa is. Joel’s family did laundry for us half-way through our stay which was great too. If you’re staying here I would recommend a car if you can as taxi-ing gets quite expensive to & from SDJS. Overall, good value for your money 🙂"

- "The actual property and the setting were even more glorious than the listing description. The house is perched on a cliff above the beach, overlooking the Pacific Ocean and the sunsets! It is set in the trees and plantings of the dry rain forest around it and has parrots chattering as they zoom past and butterflies fluttering along. The house was perfect. The downstairs master suite overlooked the Pacific, had airconditioning in the room and the bath was lovely with local river rock lining the shower. The open upstairs was super for reading and watching the waves and encompassed seating areas, beds, covered terraces and an open air shower and tub. They were wonderful, as they were positioned so they were perfectly private--a bath in the deep tub watching the ocean is a real treat! The downstairs living and dining area, furnished in a tropical style, also looked over the Pacific and the grounds and another covered terrace was perfect for lounging. There ar The food is delicious; the staff really knows how to cook! If you do go fishing in the company's 30 ft. boat, the crew and staff will clean and prepare your catch for you--they make ceviche and sushi as well as other cooked versions. You can choose. If you don't fish, the staff can buy spiny lobsters and often red snapper from a local fishing village. The staff is super! The ride to the house is on bumpy roads, but it is well worth it as you see young boys on horseback herding cattle, cows being milked on the side of the road for waiting housewives, oxcarts carrying fire wood, and a local bus that is all painted all over with bright patterns. You go through little villages set right on the road, so you get a look at the local people and the houses. You have your own stairs that wind down to the beach, so you can float and swim and explore the tidal pools, look for shells and the gorgeous rocks that were formed during the volcanic era when Nicaragua was formed. You can walk around the property to see other homes, wild orchids in the hills, and the ocean views from ahigh. The staff can make arrangements for you to go sightseeing or to a beach restaurant about 30 min. away or to go horseback riding in the hills and on the beach. (Doing this ahead of your visit is the easiest.) The ride out to the house is on a bumpy road, but it is worth it! You see kids on horseback herding cattle, cows being milked along the roadside, ox carts with fire wood and little villages. I can't wait to go back!"

- "We had the most wonderful stay here at La Santa Maria. We stayed for 8 nights and it felt like home by the time we left. Staff: Kind and responsible. The first night we got there we were out of water. One of the guards brought a case of water right away. The cleaning person came every day and did a thorough job. Rosalie was sweet and so accommodating to our every need. More pillows and towels, no problem. We had this unique issue with the oven being used, and Rosalie arranged for a brand-new oven to be brought immediately and replace our oven. That was really above and beyond. Location: The house is comfortable and truly the nicest option in SJDS. It sits on top of the hill right at the edge of town which makes the town, beaches and main stores and roads all easily accessible. However, being on the top of the hill, there is a magnificent view and you are not kept awake by the noise in town. Comfort: This was like staying in a hotel only you had a lot of room. The seating areas are sleek and the bedrooms are close to bathrooms. The shower pressure is great, the Wi-Fi was a little spotty, the porch and wading pool were perfect places to hang out and read. We happened to do a lot of cooking and the kitchen is big and the fixings are all new and sturdy. If you are looking for a convenient and comfortable stay, I would highly suggest La Santa Maria. Villa Palmere nestled 30 mts above the beach inside Villas Playa Maderas. We have fiber optics as good as any city in the world. This villa shares the pool with another villa. An unforgettable place, 11 km from San Juan del Sur to relax and have the best experience with family and friends, enjoying amazing sunsets and wonderful views of the Pacific Ocean.

You can enjoy many different spaces around the Villa. In front you have the grass under the palm trees to watch the waves. You have a view of the bay, a direct view of the rock of Playa Maderas for the most incredible sunsets. Behind the villa there is a large dining area and grill with good shade during the day.

Take a dip in the 13m infinity pool or use your own direct access to the beach. There are different small private terraces around the pool. A great feature is the traditional nicaraguan palapa where you can enjoy shade and a fresh breeze where you canl enjoy the waves. You can use it for reading, work remotely on great wifi, dinner or party. The pool also has its own bathroom. Its normal to ask to have breakfast or dinner served at the palapa and enjoy traditional nicaragua style of living.

You can enjoy many different spaces around the villa. It has a view of the bay from 2 different front terraces around the infinity pool, which has a waterfall. Take a dip in the private pool or use your own direct access to the beach to the surf side, with rustic restaurants to enjoy the original local style. To the left is a large shady and breezy outside terrace that serves as the main living area, also with a bar and grill. To the right of the entrance there is also an area for chairs. Therefore, you can tour the entire villa inside, and it is located high up with great privacy. Inside it has a fully equipped kitchen and a small living room with a TV.

- "We loved our stay and will definitely be back! The views were incredible, the pool and terrace were amazing for relaxing in the mornings and evenings (not a lot of shade during the day.) The proximity to beautiful Maderas and Majagual beaches was perfect, and quiet (and lively) beach bars with good eats and cold micheladas were just a few minute walk away. The staff was super diligent in cleaning the home, providing new towels and cleaning the pool every day. Ricardo was a fantastic host, very responsive to any questions and even took us out for dinner one night to Machete (must go for Friday pizza night!) Only thing to note would be the proximity to San Juan, which was further than expected for groceries or evening meals. There are some cool restaurants closer to the villa, but they were JUST far enough we couldn’t walk and was not worth getting a driver. A shuttle service would be a perfect addition to this property. However, this place should absolutely be booked if you’re looking for a home base that offers comforts, privacy, solitude, beach days and enjoying a rum with the sunset. Nicaragua has our hearts!"
