As you walk into the Villa through the large arch entrance and gigantic front door made of Old Cedar wood, you come into one of the most beautiful courtyards that you've ever seen featuring a L-shaped private pool with bench seating for relaxing and a shallow entrance area for young children to stand in. Along the pool, is a beautiful large natural white stone tile flooring that is designed to not slip when wet. Huge shaded corridors with terra-cotta tiles border the white stone with 3 heavenly hammocks that are situated in the columns as well as four large teak wood lounge chairs for tanning in the sun closer to the pool on the natural white stone tiles or relaxing in the shade in the corridors with the terra-cotta flooring. In front of the rooms and living room are rocking chairs and tables for enjoying the outdoor living in the courtyard and its serene and perfectly maintained surrounding garden. The outside bar borders the living area with large sliding glass windows that connect the kitchen to the courtyard. The bar is decorated with a beautiful and unique tile pattern from Granada that's wonderful on the eyes. There is a barbecue for outdoor cooking. We had the 3 bedroom unit which was just as beautiful as the pictures on the site. Gabriel was the most attentive property manager I have ever had the pleasure of meeting. He was prompt with any of our request, which were not many as George has this figured out. There really wasn't anything we needed. one call to Gabriel and he was right there. George had recommended us to have dinner cooked by his house chef. We planned 2 dinners with Kenny. I have to say they were exceptional and the service and stories were amazing I would highly recommend at least one meal in your beautiful Casa cooked by Kenny and his team. We spent 11 days at Casa Cooper and we were not disappointed at all. The Pelican Eye resort was just as beautiful. Every Sunset was enjoyed by our party of 6 every evening from either the Pool or our own private balcony. We loved the town of San Juan Del Sur. We were lucky enough to have George join us a couple of times for cocktails and stores. He invited us to join him for dinner at his favorite spot - The Black Monkey. If you have a vehicle of your own I highly recommend a visit to this restaurant. The property is beautiful and the food delicious. George also has connections with a cigar factory in Granada, he made arrangements for us to visit. 2 of our guest are getting married this year and he had custom bands made for 40 cigars ( small order for custom) with their names and wedding date on them. Way above and beyond expectations. The visit to the Cigar factory was also a pleasure. They staff were welcoming and informative. Our Departure was seamless. George had made arrangement for all 3 couples to have transportation to our different destinations as we were going in different directions at the end of our stay. We cant THANK George and Gabriel enough for making our stay a very memorable one. WE will be returning. Note: Arriving via Liberia George will make arrangements for transport across the border. A four wheel drive high clearance vehicle is required for accessing not only Casa Tres Peces but the majority of the beaches north and south of San Juan del Sur. We are located 12km from town on country dirt roads, and as the Balcones community is perched on a hill from the main road a 4 x 4 vehicle will make your stay much more enjoyable!

- "We loved our time at this amazing property. The first night was an adjustment getting used to hearing all the night sounds. After that it was absolutely wonderful to hear/feel the breeze and wake up to the sound of birds and howler monkeys. During our stay we saw a sloth, howler monkeys, parrots, some lizards, a large iguana, and of course spiders and scorpions. Being so close to nature, these do come into the house. However, the variety of scorpions is not harmful and is said to feel like a bad bee sting. Thankfully we did not experience that! The kitchen was stocked with great cookware, knives, and dishes and had everything I needed to cook for my family! Thank you! Sugar and salt was included but everything else I purchased from the local Pali in San Juan del Sur (30 minute drive) or local stands/markets. The fruits are amazing here and we were thankful for the blender to enjoy juices and smoothies. The 2 rooms each have very comfortable king sized beds. One room has a futon which is less comfortable but would work for a child. The design of the house was incredible, and while it did get warm in the afternoons, there was almost always a breeze, and nights cooled off nicely. Fans are included. It was a short 1 minute walk to the pool, which is shared by the community. The hill to the house is very steep and 4x4 is needed. Our host recommended a rental company and they were great! This was one of the most unique vacations we have experienced and we hope to return!"

- "The view is breathtaking, ac is cold, pool is refreshing and staff is fantastic. My whole family enjoyed this vacation. We had yoga instructors come from San Juan most mornings for family yoga in the private palapa as well as masseuses a couple times for sunset 10/10. The beach is really close, surfing is fun for all levels, restaurants are delicious. Town is about 30min out on a dirt road, and they are building a new road as I was there so may be closer soon - will be back!!"

The house has three rooms, each with its own bathroom: a master room with a king bed, a second room also with a king bed and a third room with a bunk bed with two full beds, a twin bed and a single floor mattress.

Also, there are two half bathrooms: one in the living room and a cabana bathroom in the terrace with a separate shower by the pool. There are stainless steel appliances (including washer and dryer), BBQ grill, furniture, towels, bed linen, hair dryer, iron, kitchenware, coffee maker, blender, AC in each bedroom and living room/kitchen area with ceiling fans in living spaces, fiber optics internet, cable, water heater and tank.

The property is spacious, offering amazing breathtaking views from kitchen, living room and Master bedroom. This property comes fully equipped with all imaginable comfort and most tastefully decorated. The amenities include a pool and deck which, instantly became a favorite with the kids and adults alike. The property staff were very helpful, kind and supportive during our stay. Our host Grethel, was wonderful and super communicative prior, during and post our stay.
