Some suggestions: Better communication to the security guards about guests coming would help. Many of the guards were not even aware of this property, and none of them spoke English. We had trouble getting through the two gates on more than one occasion. It would help to add the following for guest use: vegetable peeler, can opener, electric dishwasher soap, paper towels, cleaning products, replacement trash liners, mixing bowls, and dish cloths. Booking is very difficult if your arrival is after hours. We had to wire money for payment. More payment options should be considered, including allowing Expedia to be a payment broker, instead of only “pay at property.” The property manager should be more accessible prior to arrival. It took awhile for us to connect with the property manager, but once we could text with them, it worked out fine. There were no checkout instructions. The pool pump required repair while we were there, so we only accessed the pool at the start of our trip. "

Casa de Colores is exactly that! Filled with vibrant colors throughout the house. Located on the north end of Half Moon it’s an easy walk to Yal Ku Lagoon and Half Moon Bay. This house features four bedrooms all with ensuite bathrooms plus there is a half bath in the common area. All of the bedrooms are furnished with king beds except for the Orange room which features a double futon and queen bed. The connected casita has a separate kitchenette and a small sitting area in addition to the sleeping area. There is a king bed in the casita.

The well equipped kitchen is perfect for cooking or not! Enjoy sharing meals in the dining area but feel free to dine al fresco on the patio! Take a refreshing dip in the private pool or just relax under the palapa shade. A perfect spot: The space was perfect for our get-together of three couples with small kids. Being right on the ocean - hearing it all night, having the views throughout the house, etc - is simply extraordinary. The beach isn't a swimming beach but it was fun to explore the rocks and the sea life with our little kids. In general, the house is very comfortable for families and the staff is extraordinarily accommodating. We expected a little more interaction with the team but they are reserved and we had our space - that was just fine for us. USA Transfers was a great option for roundtrip airport transportation ($199 USD for our group of 10 people). We loved that Shelly gave such detailed recommendations and in general felt the space very well equipped for the family-oriented experience we were seeking. -- March 2023

Have you rented a vacation home and arrived to find that someone was going to get the bedroom that left a lot to be desired? Was it under the stairs, windowless, dark and maybe a little depressing? The two master suites upstairs are perfect for two vacationing couples – both offer a full view and spacious bathroom because we designed our home for two couples to share equally. If you need a fifth bedroom, our adorable casita will fill the bill – this two-level charmer has its own kitchen, dining and living room and a circular staircase leads to the King bedroom and full bathroom above – with views of the Caribbean on both levels and a balcony overlooking the pool on the second floor.

We designed, built and furnished Casa de Colores in 2007, but our guests will find our home as fresh and beautiful today as when we opened. We want you to have the same wonderful experience we have every time we visit. Casa de Colores is as comfortable, convenient, safe and enjoyable as possible.

Casa’s ideal location on the northern edge of Half Moon Bay, facing the Caribbean, brings fresh breezes off the sea and provides perfect access to the Bay and its renowned snorkeling experience. From our terrace, watch a blue heron catch its dinner, or walk on the beach at the Bay to check out the turtle nests. Snorkel over the abundant coral reef with its lively array of colorful tropical fish or walk five minutes from Casa to the spectacular Yal Ku Lagoon and have the snorkeling experience of your lifetime.

Our pool is protected from the wind by its location on the non-Caribbean side and it’s also larger and somewhat deeper than most pools in the area. The expansive terrace offers plenty of comfortable lounging space and two palapas provide shade for the sun-averse.

South Akumal Bay is protected by a large cluster of coral breakers which enable low-impact snorkeling, kayaking and stand up paddle boarding. Jungle Fish Beach Club is only a 15-min walk up the beach and Lol Ha is about 30 min.

INSIDE THE VILLA
The villa interior is a masterpiece of thoughtful design, offering dramatic Caribbean views from three bedrooms and the large ground floor living space, including the kitchen. Non-slip porcelain floors ensure safety and style throughout.

Akumal Breaker’s private outdoor sanctuary has ample space to chill out and listen to the Caribbean waves or the cascading waterfall. The solar-heated pool is surrounded by non-slip Piedra Maya Vista stone, designed to reflect the ancient cenotes of the Riviera Maya. Enjoy morning coffee in the handmade wooden Adirondack chairs and family meals at the large table overlooking the pool and beach.

A rare smooth, sloping sidewalk provides step-free access from the street to the rear of the villa, with the narrowest point measuring 84 cm (33 inches), accommodating most walkers and wheelchairs. A wooden ramp is available by request that provides access over the two steps into the Beach room with just one additional step to access the dining and bar area.

STAFF SERVICES
Enhance your stay with personalized services provided by our trained and dedicated staff. All prices are in US $ and do not include staff sips. Services are to be paid in US $ each day or they can be paid at the end of the week by credit card with a 3% fee.
Pickup To-Go Meals: $30 per trip in Akumal / Chemuyil. Includes ordering and pickup.
Grocery Shopping: $40 per trip. A pre-arrival trip can be arranged. Max 50 items.
Meal Preparation: $50 per meal for the entire group plus the cost of groceries and shopping. One entree per group. Please note that vegan, vegetarian and gluten-free options are not available. Meal preparation plan available after booking.
Massages: $60 per hour on the beach or in the villa.
Laundry: The staff can machine wash and dry 2 loads of clothes at no charge but are not responsible for any damages. Special care not available.
External Chefs: Not permitted due to lack of responsibility and care for the kitchen.

RENTAL PROCESS / RULES
All rental communication with the owner will be via email and ONLY with the group leader.
Confirm all passports are valid for your entire travel dates, which may vary by airline.
Select “BOOK NOW,” check availability, enter information and credit card.
50% of the invoice must be paid in order to secure the reservation, with the remainder due 60 days prior to check-in date. 100% due at booking for New Year’s, Easter, Thanksgiving and Christmas weeks.
GUEST agrees to pay a refundable damage deposit of $700 USD via credit card, PayPal or check at time of booking. Any damages in excess of "normal wear and tear" will be deducted from the deposit, which will be returned within one week of check-out.
Review and sign the rental agreement.
Once your rental deposit and agreement is complete, you will receive:
Confirmation and payment receipt with a link to your agreement
A trip planner with directions, safety rules, trip tips and option to request a shopping trip and plan any meal preparations.
One week before arrival, the group leader will be requested to provide important security information. Once received, we will send your private door code by email.

No additional guests or visitors are permitted on the property.

REFUND POLICY:
Trip insurance is highly recommended. Please check American Express Travel or Nationwide.
Ninety percent (90%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.

The architect was Enrique Alcazar (Mexico City) and the builder was Victor “Tigre” Caamal (Santa Elena). The villa is set behind a secure gated entrance, adding to its exclusivity and peace of mind. 100% of the villa’s exterior walls are covered with over 8,000 hand-cut Piedra Maya Vista stones, making it the only villa in the Riviera Maya with this type of exterior. The stone addition makes the walls 73% thicker than standard walls in the region. This thoughtful design enhances insulation and durability while creating a stunning visual aesthetic.
Inside, the villa features hand-polished Chukum walls, an ancient Mayan technique using the bark of the Havardia Albicans (Chukum) tree. This 8-step process not only protects against humidity, but also provides a naturally earthy and elegant finish.

- "We really enjoyed our stay! The area felt VERY safe (security was unobtrusively patrolling the beach and the guards at the gate were very attentive) and we really enjoyed hanging out on the property- both the shaded areas and sunny areas! Buena Vida (a short drive) and Jungle Fish (walking distance for lunch or early dinner) were our favorite restaurants. The beach area in front of the house was the prettiest and had the least amount of seaweed. Several guests from nearby hotels would walk over and set up on the beach in front of the house, so be sure to bring the lounge chairs down to the beach early in the morning to "reserve" your space. Would definitely rent this house again!"
