The property is really close to Yal Ku Lagoon, maybe 15 minutes walking. There are 2 close restaurants and one small store nearby. Best way to get around just in that specific area is golf cart or bikes (if you didn’t rent a car) . We came after hours so I had to ask how to get in, on same day we arrived I was told we had no central air in the common areas, but the rooms had their own air conditioning so we were ok with that. Once central air is on it smells like meldew, so left it off. We also had no hot water the first night and took cold showers. We then were told the water heater wasn’t turned on. The maintenance man turned it on the next day but it turned off again and I messaged them and was told how to turn it on ourselves, then come to find out the number I was messaging the first 2 days, the lady tells me she doesn’t work for the property anymore and gives me another person to contact, and come to find out this person lives in one of the condos there, so I could have gone upstairs the first night and told them about the hot water had I known. The third night the shower knob got stuck for the hot water and wouldn’t turn off, so now that we had the right contact the guy came and fixed it for us that night. WiFi only works in the living room (but we aren’t there for WiFi so it was ok). "

Located in Aventuras Akumal, 2.7 miles south from Akumal Bay, U-Nah-Kin (sun's house in Mayan) is a 4 condo building placed just in front of one of the most beautiful beaches in Akumal's area. This white sandy beach is also one of the most visited by the turtles in the nesting season.

Our unit is located on the second floor. It offers a cozy veranda from where one can enjoy the beautiful sea view - sunsets are included! It also has a convenient spiral staircase which leads you directly to the sand on the beach.

With 2 bedrooms and one futon in the living area, this condo can accommodate from 1 to 5 guests. Both bedrooms have windows towards the ocean side, so you will be able to enjoy the breeze in every corner of the condo. The condo is fully equipped: Air conditioned bedrooms, Internet connection and satellite TV included, Kayak, Hammock, BBQ grill, and parking lot.

The garden view suite (the second bedroom) opens directly from the entrance lobby, giving you full privacy, but you may access it just crossing from the side bedroom as well.

Muchas gracias!" - "We just spent four weeks in # 3 at U-Nah-Kinn in Advenuras Akumal. It is between 1 and 1 1/2 hours from the Can Cun airport. We were very happy with the condo, which is right on the beach so offers a spectacular view. Swimming, snorkelling and kayaking can all happen right in your front yard! We did not rent a car, as some have suggested, but found the taxis very reasonable and the collectivos accessible. We spent much less using these than we would have to rent a car. The staff: Ishamel who maintained the property to be immaculate; Karina, who cleaned the condo 3 times a week; and Fernando who was available to help solve any problems, were all wonderful. We appreciated Ishmael's advice on the area for shopping, beaches, and snorkeling. He also called taxis for us so he explained in Spanish what we wanted to do. We had no security concerns at all, as the locks in place were of high quality, and there was a beach security person on duty all night. There are 2 restaurants which both serve great Mexican food - the Beached Bikini Bar & Grill and the rooftop restaurant in the small resort - both only two doors down the beach. There were days when seaweed drifted in, but it was quickly managed by Ishmael, and is a fact of nature that can't be helped. We are returning next year and recommend this spot highly!"

• It is better to rent a car. You will want to be able to stock up at the grocery store to cook in the fully equipped kitchen and to go and see many local attractions and restaurants

Guests have access to the entire condo as well as two pools in the complex. There is also the Tao Wellness Center that offers a gym with yoga, salsa and zumba classes scheduled throughout the week. Because of covid these classes are currently limited so please check with me if you have an interest and I will confirm classes and times. There is a lap pool as well. The condo is located inside of the Bahia Principe Resort and as a guest you have discounted day pass access to any 4 of the resorts.

The TAO community is in the heart of the beautiful Riviera Maya close to the town of AKUMAL. It is inside of Bahia Principe which has 4 beautiful all inclusive resorts. We are 55 miles from Cancun Airport, 28 miles from Playa Del Carmen and 16 miles from the eco chic bohemian town of Tulum. Both Playa and Tulum have world class restaurants and beaches. If you want to stay off the grid, Akumal is famous for its turtles and snorkeling. Akumal also has an assortment of excellent restaurants. There are many things to see close to the condo, ie. cenotes (natural swimming holes), Mayan entertainment parks (Xcaret and Xelha) and of course beautiful beaches. The condo is adjacent to a beautiful Robert Trent Jones 18 hole golf course.

There is a tram that can take you to the beach to the new Kay club which serves delicious food and great drinks! It runs hourly and picks guests up at the entrance to Tao (in front of the security guard building). Taxi cabs are available and there is a bus that runs up and down the highway...its called the Colectivo...and is very inexpensive. We always recommend to rent a car. There are so many things to see in the area!

The condo has a fully equipped kitchen but if you want to eat out there are many options. You can have unlimited drinks and food when you purchase a day pass at one of the resorts inside of Bahia Principe. Akumal (5 km away) has many places to eat that are very good. Chemuyil (pretty little town on the way to Tulum) has a few and Tulum has many world class restaurants.

The center of Tulum is located 25 Km south (20 min) and Playa del Carmen is located 36 Km north (30 min) making the location perfect between the two cities and within many adventure parks, cenotes, lagoons, archeological sites beaches and many other attractions along both ways. Chichen Itza Archeological site, one of the new 7 wonders of the world, is about 2 hours away by car or tour bus.

This lovely, fully-furnished 3 bedroom, 3 bathroom villa features a contemporary open-concept design with ceramic tile flooring and lofty ceilings throughout the interior. The airy indoor rooms each connect to a set of outdoor living spaces, comprised of a garden terrace on the first floor, a Juliet balcony and a lounging terrace on the second floor, and a breathtaking roof-top terrace with 360-degree views of the surrounding treetops. The first of the Villa's three bedrooms is located on the first floor. This bedroom has a large window with a view of the front garden, and features a Double bed and a bathroom located just outside the door. Worth adding: this bedroom, with its adjacent bathroom, is also well-suited for guests who either cannot climb stairs, or who have some limited mobility.
The second floor of Villa Serenidad is accessed via a set of curving stairs, with a safety handrail, and is dedicated to rest and relaxation with two additional high-ceilinged bedrooms. The first bedroom on the second floor has a queen-sized bed, along with its own private en-suite bath. In turn, two large sliding patio doors let in the sunshine during the day, and open out onto a Juliet balcony that overlooks the front garden. Like the patio doors downstairs, the sliding doors in the two bedrooms on the second floor are equipped with door screens that can be opened to let in the ocean breezes.
The third and largest bedroom in Villa Serenidad features a stunning set of wrap-around windows, along with a king-sized bed and an adjoining en-suite bath with two sinks. In turn, sliding doors open out onto a spacious terrace that overlooks the surrounding trees, and is perfect for relaxing in the morning with a coffee, for sun-bathing, and for lounging.
All three bedrooms in the villa also feature roomy closets and sets of drawers for clothing and luggage storage. In turn, all three bedrooms are fitted with their own air-conditioning units and ceiling fans, allowing each guest to adjust the temperature to their own preference with remote controls. Likewise, all three bathrooms feature spacious, marble-tiled shower stalls; and bathroom amenities, including bath towels, hand towels, beach towels, shampoo, body wash, hand soap, toilet paper, a blow-dryer, etc. are provided.
One of the most outstanding features of Villa Serenidad is the beautiful roof terrace where you can take in 360-degree views, during the day, of the surrounding greenery and, at night, enjoy the cool air as you sip on a Caribbean drink under a star-filled sky. We were in the area looking and real estate purchases and she was kind enough to put us in touch with local people that have been quite helpful in our search. QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your room during your reservation period.

MINIMUM AGE:
By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 11am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.
Electricity is not included in stays over 20 nights. This fee will be charged every month or a day before check-out in stays shorter than a month.

- "First, the management company did a bait & switch and moved me into a different apartment in a different building--one on the ground floor facing a parking lot. After I complained daily, they said they were getting the original apartment ready and there was a booking error. After 3 days, they moved me, and then I found out that night that there was no hot water when I went to take a shower. After days of no hot water, and dealing with a maintenance man in the apartment every evening, I woke up one morning to the entire kitchen and living room flooded. Additionally, the management company doesn't provide any names of people involved, so you are forced to deal with people hiding behind their anonymity. Additionally, they only provided information about the apartment 24 hours in advance, and then didn't give me the proper entry codes for the guard gates. I had to spend literally two hours prior to leaving trying to get the right information from them. These people have no business doing property management. Again, avoid anything managed by Hamaca homes."

Santamar is tucked away in a beautiful jungle setting, accessible only via an unpaved road, so a car is necessary to navigate the road since the property is not accessible by foot.

You’ll have full, exclusive access to the condo and shared access to the complex amenities.

The Neighborhood:
Akumal means “The Place of Turtles,” and it lives up to its name as it’s one of the top sea turtle nesting spots in the Mexican Caribbean. You’ll also find activities like snorkeling, scuba diving, paddle boarding, kite surfing, boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural freshwater sinkholes), and, of course, the Akumal Monkey Sanctuary.

Kay Beach Club is less than a 10-minute drive (1 mile away) and is a public Beach Club run by Tao. Here, you can go snorkeling or scuba diving! Beached Bikini Bar is only a 15-minute walk south on the beach.

Casa Club at Tulum Country Club (PGA golf course) is located across the street from Santamar entrance road, about 4.4 km | 2.7 mi away. And Grand Bahia Residences & Golf is about 4.7 km | 2.9 mi away.

You’ll be a short drive from Akumal town, where you’ll find small convenience stores if needed and the famous “swim with sea turtles at Akumal Bay” activity. (3.2 km|2 mi). There’s also a Wellness Center there, and day trips to Playa del Carmen or Tulum are easy to access, too!

Getting Around:
Santamar by Tao is 94 km or 58.4 miles, one hour and a 12-minute drive from the Cancun International Airport (CUN) when there’s no traffic. Please check your mobile map apps for accurate driving time. The development is situated on the beachside of the highway in Akumal and is only accessible by vehicle.

Other Things to Note:
Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.

It was peaceful and felt far away from the crowded areas of Akumal even though they are just a 7 min car ride away.The green gate at the end of the road accesses another part of the Santamar property which all guests have access to, it leads to a sandy beach with excellent snorkeling. Our home ARKAH, is a one acre jungle oasis with five 2bed/2bath and five 1bed/1bath distancing friendly. ARKAH, is 20 minutes from playa del carmen and 20 min from Tulum and only 5 minutes from the spectacular Akumal Beach. Enjoy the cenote shape pool, BBQ grill, sun beds, free parking, strong A/C, fiber optic WiFi (50 Mb/s), fully equipped kitchen. located on the ground floor with lots of natural light and direct access to the swimming pool.

ARKAH is surrounded by a natural wall of more than 100 fruit trees, 800 bamboo trees, our cenote shaped pool and jungle oasis has more than 50 local palm trees, we wanted to be as respectful as possible of the environment and the jungle by using local materials, recycling, etc. while offering all the amenities and services to make your stay as comfortable and flawless as possible, with our 20+ years of combined experience in the hospitality industry we will make sure you have a once in a life time experience in our now home. We are located inside of a gated community. There are local stores and restaurants just 5 minutes away in Akumal and a big supermarket just 10 minutes away in Puerto Aventuras. We are on the edge of the jungle, so expect to see monkeys, coatis, raccoons and all sorts of tropical birds and wildlife.
