- "Kevin was a responsive host and helped us with the booking of a good catamaran tour. We liked the location of the property as it was close to areas with restaurants and beach clubs. We felt safe in the neighborhood. The downside of the location is the noise. The property is next to a bus station whose PA system can be heard inside the apartment. The building is also close to entertainment/bars that are loud late into the night. Finally, Kevin let me know that there is a limit to the electricity included in the room rate and that meant that we had to be judicious when we ran the water heater, the AC, and the washer/dryer. Overall, we liked it although we will look for a less noisy Playa option in the future."

- "My experience - First, When we checked in the administrator (Marco) was acting like he was in a rush, he told us the room he was going to give us was the smallest one as it was the one we paid for (we did not know it was the smallest), not like the one advertised. Second, not hot water until the following day, we sent him a txt message during the night and he never replied back until the cleaning lady showed up the next day. third, all rooms in the house have a lock (very bad appearance), even the kitchen has a board on top of the breakfast bar to limit access, the kitchen door also has a lock we were not even able to get water or use the refrigerator, when we mentioned we had some food that requires to be frozen his reaction was like: "It is not my problem". Finally, the house has at least one camera inside of the property, in the entrance corridor which at least for me made my stay very uncomfortable, all the time we felt observed and/or listened. In my opinion, outside cameras are for surveillance and indoors cameras are for spying, very uncomfortable. "

He also checked in frequently and had great suggestions of places to eat and grocery/liquor shopping. Maria, the housekeeper is outstanding at her job. The place was sparkling clean and always put to order. The house does have 3 security safes for your comfort. Sergio and Maria made us feel like family, and we never felt the need to use them. It is a minute walk from the beach, which is just enough to give you privacy from the beach traffic and short enough to be able to go anytime with ease. The house and its furnishings are spectacular. We loved all the plants, it made it feel like home. We had planned to use the pullout couch, but it does not seem to be used and was dirty. The girls decided to stay together in the king downstairs and were comfortable and happy with their stay. There is construction but don’t let that stop you from booking. We barely noticed it. Get the air conditioning. It is hot and we were always so grateful to come home to air conditioning."

- "The home was absolutely gorgeous! It has everything you need to enjoy your vacation. The kitchen was fully stocked and it was so nice to have access to spices and condiments in the fridge. Having access to Sam’s Club for groceries was also great! Easy walk there and cabs ready for the return trip. The 3 king bedrooms were exactly what we needed! The pool and patio were lovely and clean. The house was too far away from the beach so we enjoyed the pool instead. The house itself was very difficult to locate and the taxis had to be directed. We arrived at night with quite a lot of confusion, however once we walked around the next day we got our bearings. We enjoyed the cute little plaza with shops and a bar, that had good tacos, that was not a far walk towards Playa. And Playa Del Carmen town is a nice walk too. We took the path on the other side of the Reef Club and walked the beach to town. We enjoyed the night market and the little taco bars off of 5th Avenue. Excellent food with even better prices! Chema was available to help with any questions and was quick to respond. He did our initial grocery order and it was so nice to arrive with everything already there! We had a great stay! "

Hallo. El Pedregal is perfect for casual resort living . Designed for ultimate privacy, there are four bedrooms, each with its own bathroom. The master bedroom encompasses the entire first floor with a custom designed king bed and a meditation / Yoga terrace with its own shower

On the lower level you will find a fully equipped kitchen/living room with a large dining counter along with two bedrooms and baths.

We can also provide two Pack n' Plays, a high chair, and a stroller for an additional charge of $100. We also often have a few simple beach toys but can't guarantee them as guests often leave them on the beach.

Finally, please be aware that, due to climate change and fluctuating ocean currents, the Riviera Maya may experience the presence of naturally occurring seaweed during the hotter months of the year. Our neighborhood association has beach cleaners daily, and we are happy to send upcoming renters beach photos in the weeks before their trip.

The setting was just like being in a jungle. Beautiful palm trees. Very private. Plus strange animals came to visit every day. Rains came around 4 pm but then the sun came back out. Security was amazing. Felt safer than at my home. Our visit was in early june so we had to deal with high heat and humidity but could cool off in the pool and bedrooms. We are from new orleans and florida so we could deal with heat and humidity. Would definitly stay in this wonderful traditional mexican villa again."

- "This property is as advertised! An easy walk to the beach and to all the action on 5th Ave while also being super safe and quiet! The restaurant recommendations were amazing. La Brioche is a must for breakfast and is in the gated area of Playacar. For $300MX/adult we enjoyed the bird sanctuary just a block away. We took our host’s recommendation and booked round trip transport to/from the airport with Canada Travel 10/10 would recommend! They were so great we added a booking with them for a private trip to Tulum and Casa Tortugas. The pool was perfect for kids and the little backyard was almost like having a zoo! Host Nina was AMAZING and even helped us get on WhatsApp and plugged into the local taxi service. A perfect blend of being able to live like a local or a tourist depending on our mood!"

- "This was a family trip - my two sons and their wives, my daughter-in-law's parents, and myself. The home is amazing for a group our size - each with own room and en-suite. The home is super clean and well-decorated. Comfort in every room. We enjoyed the pool and beach very much. It's not the super clean white sand like the hotel zone in Cancun, but I felt it was even more beautiful due to its seclusion (away from the craziness of Cancun). Meals prepared by Chef Miguel were excellent and the portions HUGE. The honor bar was a great touch, and we left behind two half bottles of liquor to add to the collection. Kitchen was very well stocked, but if you're going to do much cooking and are particular about your tools, recommend that you pack your own chef's knife! The beds were comfy with nice linens. And the household staff was friendly and did a great job. Both Liza and Miguel were great with the communication, and we were pleased with the prices and service of the airport transfers and car rental. Super happy with our stay and will definitely come again."

- "We all had a magical stay at this home. We really didn't want to leave To do things because we are having so much fun just staying home. The pool is beautiful .the beach is amazing. We did several tours with the Valentine resort down the beach. They will pick you up by boat right in back of the home. We went through chef Alex and hired a casual chef, and shop for our groceries. The home is so special with so many beautiful intricate carvings and art, but not at all formal . We did outside yoga And ate every day under the Palapa on the beach. The owners, Enrique and Hanna are Attentive, helpful, and kind. I'm so grateful for this trip, as is everyone in our group. We hope to come back!!!!"

2) Personal Service and Pampering! We are unique in Playacar Phase 1 in that we do not use a property manager or agency staff. We manage the property directly and provide a "Concierge" style service that's there only when you want help or advice. Our housekeeper, Sara, has been with us for over 15 years and is part of the family; and is completely honest and trustworthy. Sara provides maid service, 6 days/week for your carefree relaxing stay. She keeps the whole house and terraces completely clean and ensures that supplies of towels, paper products, fresh drinking water, etc are all available. We also have a pool-cleaning service.

You will be welcomed at the villa and shown around by me, the Owner or my experienced representative and have the opportunity to ask your initial questions. During your stay, you will have access to me via text and we will be available to come to deal with anything that arises. For one-week stays and over, we provide essential groceries for your arrival but, if you wish (at net cost), we can provide your groceries to order for your arrival. Chef services are also available on request.

Marble floors grace the interiors, throughout and protection is provided by hurricane resistant windows and all concrete construction.
8) Kitchen: Chef's Kitchen with gas oven, separate gas stove, electric oven and microwave and Silestone counters; built-in fitted cabinets with auto-closing drawers; dishwasher, every small electrical appliance, wine fridge. Drinking water on tap. The self-contained Studio also has it's own kitchenette.
9) Technical stuff: High speed WiFi (FIBRA-OPTIC) served by two separate dedicated modems, one on the Ground Floor, the other in the 2nd Floor Studio, for full-home coverage including terraces! The city water in Playa is very hard but we have a water-softening plant that serves the whole villa and a hot water circulating system to ensure immediate hot water everywhere. We have a/c units in all bedrooms and living areas, plus ceiling fans and all bathrooms have ceiling fans.

Neighbourhood overview:
We are very well located within a few minutes walk of Mayan Ruins, the ferry to Cozumel and Playa's town with it's famous "La Quinta", (Fifth Avenue), lovely Mexican artisanal stores and modern international designer stores, bars and restaurants galore! A short walk away is Starbucks and a delightful small French cafe, "Cafe Antoinette", where you can get breakfast omelettes, pastries, baguettes, great coffee etc. The community tennis court is also just a 5 minute walk away and access is free to residents in Casa Alma.

Getting around:
A car is not necessary here. Walking is an easy way to get around because of Casa Alma's convenient location, but if you want to explore, bikes or scooters are available to rent and taxis abound within a 5 minute walk or on-call. Car rental agencies are also plentiful in Playa if you need to get away for the day.

Local Attractions:
'Playa' as Playa del Carmen is known, locally, has almost unlimited attractions: something for everyone! You'll run out of time here before you run out of things to do - if that's your inclination. But you can also just 'be', chill out, relax and enjoy the villa's quiet spaces or the beach, so close to the villa. For the active, Playa's surroundings offer a multitude of attractions, activities and water sports galore! Don't miss our family's favourites: Xel-Ha, Xcaret and Xplor! A day spent in either of these nearby water-parks includes multiple activities plus great eating in excellent-quality restaurants for outstanding vacation memories.

For local Playa restaurants, don't miss our favourites for great food at reasonable prices: Carl Junior (walk-to), Don Mario's (walk-to), Lara & Luca (walk-to), Los Aguachiles (walk-to), Las Tapas (walk-to), Carboncitos (walk-to), and many others....plus the walk=to Ah Cacao Mayan chocolate coffee shop on La Quinta and 2nd Street, our local equivalent to Starbucks, of which there are also many; one within a 10 min walk of the villa. At the same distance there's also a Cafe Antoinette where espresso coffee, etc and fresh baguettes, croissants and other delicious French fare is available.

If you like to fish, you can fish (early or late in the day) right off our local beach or for greater opportunities, local fishermen will pick you up on the beach near the villa, take you into the deep blue and bring you back with your next meal!

- "A group of 7 people stayed in the House in March 2023, everyone liked the house, the house was very clean and well kept, the cleaning lady came each morning and cleaned the house. It was a block or so from the beach and within walking distance to 10th or 5th avenue. We would definitely stay here again. You won’t be disappointed" - "Casa Alma was the perfect property for our three (!) families vacationing together. It was as though each family had their own hotel suite, yet we were all able to be and dine together in the living and dining areas on the main level. The kids loved the pool, which was best midday and for evening swims with the lights on. The teenagers loved laying out in the sun on the rooftop spaces, and the adults loved having their morning coffee on the balconies off each of the master bedrooms (there are two coffee pots in the house--necessities for our families!). Everyone benefitted from each room having its own bathroom--a luxury we don't even have at home! But it was certainly a welcome benefit with so many people together under one roof. The location was ideal for us--away from the party beaches closer to town, yet still walkable to tons of shopping and dining options. I also took an inexpensive cab ride to Walmart and grabbed tons of groceries and beach toys that we were able to use up during the week. The beach access was fantastic! We were grateful to have access to the Sunset Fishermen Beach Resort, but we all loved just being able to head down less than two blocks to a great sandy beach spot and jump into the water! The little kids were in love with the sand--it was the softest and finest sand they've ever played with, and had the consistency of kinetic sand when wet. We got boogie boards for the bigger kids and adults and the waves were just right for that. David was an incredible host. Highly communicative and caring. I had asked several questions prior to our arrival (such as transportation logistics) and he had wonderful suggestions ready for us to use. Bruno was also available to help us on-site, and he was quick to respond whenever we had a question or issue. But the (additional) unexpected luxury was having Sara come every day of our stay to tidy up the entire house and make every bed. WOW, she worked so very hard each day and truly made our stay feel like we were at a hotel! We also took advantage of Candy coming to cook with us one evening, also at David's recommendation, and that was such a fun experience and one of the most memorable meals of our trip. We felt so fortunate to find David's Casa Alma for our trip to Playa del Carmen and would not hesitate to come back! We highly recommend Casa Alma to anyone looking for a touch of hotel convenience, yet with more space (and bathrooms!)."

- "A truly fantastic and beautiful villa, the photos don't do it justice. The grounds, pool and beach are very well maintained. You are literally a few feet from the ocean. The interior of the villa has everything you need, great/spacious bathrooms/bedrooms and very comfortable beds! Even more fantastic is the very efficient and friendly staff, from the daily maids who do a wonderful job and keep the place always spotless, the maintenance crew who as mentioned keep everything pristine. - "The house was generally spacious, including large bathrooms and showers off each of the 3 bedrooms and an extra 2 piece bathroom. The location within Playacar was perfect for our family. There is only one official access path to the beach for the whole length of the Playacar gated community and it is quite near this house. Hotels along the beach have guards that dont let people pass through to access the beach. Once on the beach you can swim anywhere or take a long walk along the sandy beach near the ocean. Unfortunately there was a lot of sargassum seaweed. This has nothing to do with the house, which I give 5 stars, but more to do with global warming. I mention it because it did effect our vacation, as our family members were really looking forward to hanging out on the beach more. There is more seaweed during certain times of the year and you might want to do some research about it before you plan your vacation. We spent most of our time in the swimming pool, which was sufficiently large to swim back and forth for a few laps and the water was a nice warm temperature. The house location was close to the main entrance gate to the community, a very short walk to town, restaurants, shops, the Cozumel ferry, the bus station. If you are further inside Playacar, the walk gets long to town. We rented bicylces, which were very convenient to cycle to the large grocery store and around the Playacar loop for exercise. The house was clean, the beds were comfortable, TV had netflix, grill on the patio worked fine. There is a bird sanctuary behind the back fence of the house. The birds do not come over the fence, but they make quite a racket about 3 times a day. It must be before their feeding times. For most of the time they are quiet."

- "The host was great facility was great. We had some emergencies happen which were not good but the host was fantastic to help Us right away. The chef was amazing abs Gabriel. The house has been beautifully designed with four bedrooms, all with private baths. The first floor of the house is perfect for entertaining/ vacationing. Persian doors along the entire front of the house open onto the pool deck and patio. A fully equipped kitchen that is open to the dining room and living room make this level a perfect place to enjoy time with family or friends. Nestled privately in the back of the house, with doors that open to the jungle, lies the media room.

- "Wonderful property with all of the amenities! The house was fabulous, and fit our family of 9 perfectly. Each bedroom has its own bath and all of the beds were extremely comfy. Erin was always available and responsive. The kitchen was well equipped and had absolutely everything that we needed. The living area fit us all comfortably -- when we were there. We spent a lot of our time in and around the pool or up on the balcony. It was a wonderful way to spend our day. We did spend some time at the beach...a short minutes walk. The house came with chairs, so that was awesome. We also walked to the city every day. Super easy walk! We always felt safe in the neighborhood, with security always being present. Susan was amazing! She was able to deliver our groceries for us, and we wished we would have gotten more and requested that she cook a meal for us. She was also extremely helpful in recommending excursions. She was overall fantastic."

We also enjoyed the wonderful meals every night at dinner, and several times at lunch and breakfast, that were prepared by the chef. The margaritas were my favorite, but we all enjoyed the strawberry daiquiris and piña colada‘s as well. Oscar helped us coordinate a shuttle in Playa for a great shopping trip one day. He also helped coordinate a fishing trip for the two men in our party. They caught tons of fish, and the chefs cooked our catch that evening for dinner. Check out was at 11 AM on our final day. We had booked a 6 PM flight. Oscar arranged for us to have full access to another villa during the 4 1/2 hours we had left before the shuttle came to get us. He went above and beyond to take care of us the entire stay. This was a dream vacation for us. It was everything we expected, and more. A huge thanks to Oscar, and the many other wonderful employees here, that spoiled us all week!"
