Fantastic apartment with dramatic sea views across to France. Relax out on the recently updated balcony and enjoy the beautiful setting, or get out and about and explore this underrated and special location.

Clifton Crescent is a Grade II classic Victorian stucco terrace that fronts on to The Leas, a magnificent promenade lining the edge of the cliff with multiple paths down to the beach, promenade and lower Leas coastal park, with children's playground almost directly below.

Accommodation is split over two floors with the master bedroom, lounge, kitchen/diner and bathrooms on one floor and two further bedrooms upstairs. Two of the three bedrooms have sea views. Two of the bedrooms have double beds and the third has two singles - that can be made into a double on special request. There is also a full size cot and a travel cot available for children.

The kitchen has loads of workspace, a gas fired oven and hob, microwave, dishwasher and dining table that seats 6. Also included are a high chair and a booster seat for babies, in fact the flat has many extras for children. There is also a utility room with washing machine.

The property is within easy reach of the Leas Cliff Hall for shows, concerts, pantomimes etc. The immediate area is often used for activities such as mini marathons, Triennial art installations, bandstand performances, occasional classic car rallies and air shows (for which this has the perfect viewpoint!).

The town centre is only a short walk away for everyday shopping. Head down to the old High Street / Creative Quarter with it's bars, cafes and art galleries to the harbour, harbour arm and the Stade. Then on to Sunny sands beach, and if you enjoy a good walk you can continue beyond the east cliffs to explore the wild area known as The Warren.

Further afield you could visit Dover for its impressive castle, and there are ferrys for a day trip to France (if you have a car you can embark the channel tunnel train in Folkestone itself). Round the coast visits to the pretty seaside towns of Deal and Sandwich are worthwhile. On the western side perhaps travel around the bay through Sandgate and Hythe and out to historic Rye, or take a ride with the Dymchurch & Hythe railway through the marshes.

Inland there is the beautiful Kent countryside to explore, and a visit to bustling Canterbury with it's major cathedral, ancient buildings and excellent shopping facilities is essential.

The location is well connected to visit London with the High Speed (HS1) train service. Kings Cross St Pancras taking less than one hour!

This is a lovely spacious garden flat on the ground floor of a 4-storey building built in the 1800’s and offers approx. 54sqm / 577 sq ft of space.

It has a cosy cottage feel about it with sole use of the gated front patio garden with private access from both the front and rear of the building.

The front entrance porch has practical space for shoes and coats and leads to a generous lounge, complete with 2-seater sofa-bed and 2 armchairs. The sofa-bed includes a wonderfully comfortable small double memory foam mattress (4ft x 6ft).

The lounge is a light and airy room with solid wood flooring that suits the charm and the character of the building.

We have a flat screen TV with Freeview, Chromecast, Sonos and Wi-Fi internet access plus a varied selection of DVDs and books.

Through the door to the kitchen and dining area, which is well equipped with all new appliances including electric oven and gas hob, fridge-freezer, dishwasher, microwave and washer dryer along with cupboards packed with plenty of pots, pans, crockery & glassware, cutlery & utensils - all that you might need for a short or long stay. There is seating and dining space for up to 4 guests.

The inner hallway leads to the bathroom and bedroom and also the rear access to parking.

The bathroom is modern and spacious and consists of WC, basin and a generous sized walk-in shower. We will provide bath towels for your stay and we also keep a supply of shampoo, conditioner and shower gels available which you are welcome to use.

The bedroom is a quiet space to the rear of the building with a king size bed with the most comfortable memory foam & spring combo mattress. Perfect for a restful sleep. There’s also a chair & side table, clothes rail and chest of drawers.

The bed will be made up ready for your arrival.

This is an ideal retreat for couples, but the sofa bed allows for an extra adult or up to 2 children. It’s perfect as a base to visit the many attractions around Kent and surrounding areas.

Guests with children or with mobility issues should be aware that there are 8 quite steep steps down to the road from the front patio garden and a further 8 to the rear. There are handrails to assist at both.

Local amenities include a village store/post office and various pubs, restaurants, tearooms and shops all within meters of the property.

The village of Sandgate fringes the English Channel and spans 2.5 kms of Kent coastline between Folkestone and Hythe. It's just a few minutes from both towns by car or bus or a level seafront walk or cycle ride. You'll find beaches with long views over the Channel.

There are plenty of places to visit including Folkestone's Lower Leas Coastal Park, the "World Famous" Romney, Hythe & Dymchurch miniature railway, Dover Castle, Canterbury Cathedral, Port Lympne Wild Animal Park and many more wonderful spots throughout the Kent countryside or if you prefer you can jump on a ferry and head to France for the day.

We are happy to accept 1 small, well-behaved dog at a charge of £25 per stay for additional cleaning. To save any embarrassment, please do not ask about any dogs that are not a small breed - over 10kg. We have an agreement with our neighbours and are unable to offer accommodation for any dog that does not fit this description.

The Apartment is a newly (2024) converted holiday let, comprising the entire basement of a beautiful Victorian property dating from 1887. Accessed via its own entrance, separate from the main house, the bright and spacious living quarters boast a newly fitted, fully equipped open plan kitchen/living/dining area, alongside a large double bedroom with super-king bed (with a SUPER COMFORTABLE Eve memory foam mattress!), lots of storage space, and a dedicated workspace.

High speed internet access (fibre broadband) is available throughout the property, and free off-street parking is provided as standard. We also have an EV charge point available for your convenience!

The Apartment includes a large bathroom with a powerful rain shower, washing machine, with towels and linen provided.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. The Space:
The stylish open plan living, kitchen and dining room offers a TV, a comfortable seating for all guests, as well as a bright and airy atmosphere.

The lovely well-equipped kitchen includes an oven, hob, microwave, toaster, Nespresso coffee machine and dishwasher, and in the dining area, there’s plenty of seating and all the crockery, cutlery, and glassware you’ll need.

The apartment features two bright bedrooms, one with a king-size bed and the other with twin single beds. The two single beds can be merged into a king upon request prior to your arrival. Both rooms provide ample storage and space to relax.

The family bathroom has a toilet, sink, and shower over the bath, with a vanity cupboard for toiletries. The king room’s ensuite is home to a large walk-in shower.

Enjoy a spacious patio with uninterrupted views of the beach and sea. The garden furniture is perfect for relaxing with a drink or dining alfresco. Bike storage for two bikes is also on offer at Folk-a-Casa.

The keys to Folk-a-Casa are accessed via a key safe box, and full details will be provided prior to check-in.

Private on-site parking is available for one vehicle.

Up to two well-behaved small dogs or one well-behaved medium to large dog are welcome to stay at Folk-a-Casa per reservation.

Please note that there is CCTV in the communal area of the estate. There is also one outdoor security camera overlooking the patio.

The Neighborhood:
Folk-a-Casa is a 10-minute walk to Folkestone Harbour and the Old High Street offering a variety of shops, cafes, restaurants, art galleries and museums. Also, a short walk away is the Lower Leas Coastal Path. The park has won the Green Flag Award and offers a multitude of activities, including a large free adventure playground for children, a labyrinth, picnic areas and a cafe.

The apartment is on the King Charles III England Coast Path with scenic walks to Dungeness via Sandgate and Hythe, and to the White Cliffs of Dover.

The property building is about a 20-minute drive from Port Lympne Safari Park which is Kent’s biggest wildlife park and a breeding sanctuary for rare and endangered animals. A 30-minute drive away is Kent Downs National Park, offering many opportunities for exploring wildlife, woods, chalk grassland, pretty villages and allows many activities such as walking, cycling and horse riding.

The Wine Garden of England can also be found 30 minutes away by road with its many wineries offering wine tasting and restaurants with local produce on the menu.

Getting Around:
Folkestone has easy access to the M20 motorway.

Folkestone Central Train Station has regular direct services operating to Dover, London and Ramsgate. The Eurotunnel Folkestone Terminal is a link to the Eurostar service operating between London and Europe.

A great base to explore the lovely coastline and harbour. Excellent walks and beaches for the daytime and some great restaurants and pubs for the evenings. Treat yourself to a meal at Rocksalt, a very popular restaurant directly opposite the apartment.

The first floor of the apartment has two bedrooms, one king size and one twin, both ensuite with a separate toilet/washroom.. Fresh linen and towels is also provided

There is a large fully equipped kitchen/diner and everything you could need should you wish to dine at home.

A separate utility room with washing machine, extra fridge/freezer and space for your dog should you have one.

The second floor of the apartment is a single large lounge and observation area. There is a TV and rest area, a casual sitting area and observation area with telescope. To ensure you can stay connected is super-fast WIFI throughout the apartment, Fresh linen and towels provided

Large sliding doors open onto the private balcony. This has some flexible outside seating and panoramic views along the Fish Market, out towards the Harbour Arm, across the harbour and out to sea.

Please note the apartment is in the heart of a working Fish market and tourist area, so expect a certain amount of “hustle and bustle” .

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

The location of this property is ideal with Sandgate High Street to the front with its lovely quirky independent shops, restaurants, coffee shops and traditonal pub and micro pubs. The back of the property backs onto the beautiful pebble beach - literally a stone's throw away and with direct access to it just a few doors down.

A perfect place to watch the fireworks over the sea at the popular Sandgate Sea and Food Festival. There are many attractions nearby if you fancy a day away from the beach. Head to Hythe which is another popular town that has three golf courses, one along the seafront (Hythe Imperial) , a brilliant crazy golf (Cinderella) lovely high street full of independent shops and restaurants. Popular restaurants in sandgate include Thai luks and the sandgate vaults. Also the ship Inn - between hythe and folkestone. Head to Folkestone where you can check out the Harbour Arm. For food you could head to the well known Rocksalt Restaurant. If you crave culture - discover the creative quarter and the old town. Folkestone has the world's only multi storey skate park - definitely worth a visit.

Ground floor room located 5 minutes walk from the main train station in an Edwardian house near Radnor Park. Large bedroom with a double murphy bed, sink, table and chairs and a sofa, which can become a small double bed if needed. Whole room has a bit of an Egyptian theme going on! You can read books on the shelves if you would like to and you can cook in the kitchen.

The space
My flat is in a large Edwardian former lodge on the ground floor with no steps. I live by myself and have been back living in it for the past 3 years.

In the bedroom you will be using a comfy double murphy bed and the sofa can also become a small double if two beds are needed.

There is a plug socket next to the bed with a three USB adapter for your phone and other electricals. There is a plug socket next to the sofa too.

The bedroom door can be locked with a key.

I don't have a car and don't drive, but you can park outside on the road without a permit, although there are restrictions in place for two hours from 9am to 11am. We can resolve this two hour restriction if needed, please just ask.

I love being in a quiet street and right near the train station so I can easily travel where I want to go. Morrison's supermarket is also a 5 minute walk away.

The flat's front door comes into the large main living room area and the kitchen comes off that. A door leads off to a very small hallway where the doors to the bedrooms and bathroom are.

There is a sink and mirror in the bedroom as well as a small TV and there is also a table and chairs by the window.

The Murphy bed is comfy with a normal mattress, but please be aware that the second sofa bed (if used) is low, has a mattress topper and is a firmer sleeping surface.

Feel free to read the books on the shelves if you would like to!

The property is not child or infant friendly, but being on the ground floor there are no steps and there are handles on the bath and also one of those bath seats if needed or helpful.

I really only take bookings for a maximum of two weeks, but if you were looking for something for longer, feel free to message me to chat about possible options.

Of course the kitchen and bathroom are yours to share and feel free to cook what you need. I have a steamer and slow cooker in the kitchen if you want to use those, as opposed to the oven and microwave.

Obviously tea and coffee and milk etc is all yours to feel free to use. There is a free shelf in the fridge, an empty cupboard in the kitchen and a place in the bathroom for anything you want to leave in there.

During your stay
I am a friendly and sociable person, but will take your lead on how you want to interact. If you would like to chat, I am happy to chat, but if this is not something you like to do when staying in an airbnb, that is absolutely fine too.

As the front door comes into the living space, we will see each other if I am in and so this is something that you probably would like to know.

I batch cook and have a load of stuff in the freezer, so we should never be overlapping much in the kitchen if you wanted to cook!

Other things to note
It is a 15 minute walk to the town centre and a 20-25 minute walk to the beach.

There is a bus stop close by with buses direct to town and to Canterbury.

There are sports centres a five minute walk away including a swimming pool.

Hopefully you know a bit about Folkestone, hence why you are coming, so I won't bore you with details about the town here!

The flat has its own private entrance and comes with free off-street parking. It’s so close to the sea that you’ll be able to pop back to use the bathroom while enjoying a sunny day at the beach! Or perhaps a drink at famous local wine bar, John Dory, is more your thing? Also only 50m away!

Enjoy the charming village of Sandgate with its shops and bars at this home away from home.

The space
The front door to Elmer Annex is accessed directly from the street. The WC is located at this level, directly opposite the entrance door. A short flight of steps leads you down to the main living area, which is located on the lower ground floor level. South and east facing windows flood the space with light.

The lounge area is arranged at the foot of the stairs, with slipper chair, sleeper couch, coffee table, television, and bookcase with wine glasses, two-person games and reading material. A study nook leads on from the lounge area.

To the right of the lounge area is the king-sized bed with dimmable bedside lights, chest of drawers, and hanger rail.

Towards the rear of the apartment is a separate kitchen area with undercounter fridge/freezer, oven, cooker, microwave, kettle, Nespresso machine, toaster, washing machine and sink. Basics for cooking (crockery, utensils, cookware and oil, salt, and pepper) are provided. Tea and coffee are also provided during your stay.

Past the kitchen is the bathroom containing wash hand basin and bath. The bath comes with a hand shower attachment if showering is preferred to bathing - although head height within the space is limited - so it may not be suitable for taller folks! Hand soap, nail cream, shower towels and beach towels are provided.

Other things to note
Unfortunately, because the entrance and WC are on a higher level than the main living spaces, our space is not suitable if you require step free or accessible access.
