The space

The kitchen is fully equipped with a well-functioning wood cooker. Cooking on wood fires will surprise them, the taste develops uniquely. But of course, a simple, modern electric stove offers the faster alternative. Kitchen has fridge and oven but no dishwasher. A farmhouse oven, which is still original, is staggered by nostalgic.
On the lower floor there is also a living room and the heart of the house: the original Ultner Bauernstube. The wood-burning stove offers a cozy warmth on cold days. A small nap on the stove bench also becomes an unforgettable experience.
On the ground floor, accessible from the outside, is the bathroom, with toilet, sink and shower.

An old, narrow wooden staircase leads to the upper floor. 3 bedrooms can accommodate 6. A pull-out couch can provide another sleeping space in the living room. For an extra charge, we can also put 2 simple folding beds in the rooms.
Upstairs there is a second, newly built bathroom with large shower. In the rooms, nostalgic jugs and water bowls remind of the time from the last century

In the outdoor area, there are several places to stay:

A variety of springs in South Tyrol are said to have a healing effect. 32 mineral water sources are recognized by decision of the state government. Including Bad Lad and Mitterbad in St. Pankraz. These springs have been chosen from a long line of times that have been used for farm baths and healing establishments since ancient times.
Already during Sissi's time, the Ultner Badlen gained in the face of the special healing power to be known. The healing water of the baths Mitterbad, Bad Lad, Lotterbad and Overwater, between St. Pankraz and St. Walburg was used very successfully for drinking cures and for bathrooms. In addition to Empress Sissi, Otto von Bismarck, the painter Franz Defregger and the writers brothers Thomas and Heinrich Mann also loved long stays in the quiet, relaxing Ultner Badlen. The water of Bad Lad was formerly mainly recommended for baths against, for example, limb addiction, rheumatism, women's diseases, blood diseases, injuries, indigestion, anemia, skin diseases, weakness and relieved nerve diseases. In 2010, it was technically demonstrated that the water is bacteriologically pure. Our in-house spring is on the same place and area of the recognized healing spring Bad Lad.

We charge 230 Euro Final Cleaning for the entire stay. This money will not be charged here, but will be accepted upon arrival and will be available for our cleaning gel. Likewise, the tourist tax of 2.50 euros per day/person must be paid on site

Guests with dog pay 25 Euro extra charge/dog/booking for the final cleaning.
For more than 6 guests, we could provide 2 more simple folding beds. For each additional guest (i.e. from 7 or 8/9 guests), we charge an extra 25 euros final cleaning (for bed linen, towels, garbage disposal, etc.).
ATTENTION: In the summer months from mid-June/July/August we only accept bookings with a minimum stay of 5 nights.
