It is a waterless system (no need to flush!), whereas a standard dual flush toilet would use up to 350L of water per week. An aeration fan helps in the decomposition process and minimises odours. The entire property runs off rainwater that is filtered for drinking.

You can read the detail about our property on this page but in a nutshell this is why you may want to consider staying:-
1 Our unique history and look...yep, we really were a pill factory in the late 1800s
2 We can comfortably accommodate 36 of your nearest and dearest and *cough* no one has to drive!
3 Our spaces are big enough to fit everyone but there are enough spaces for people (see introverts) to have their own space.
4 We have a proper grown up bar...with under bar fridges...loads of glasses...a pool table....dart board...fireplace...chesterfields....stereo...and again we feel the need to reiterate this point...no one has to drive!
5 Our attic space is huge and has comfy couches, a foosball table, projector and screen. It's a little kids and big kids paradise.
6 We are a 2 min walk to the pub, 5 minute walk to the local pool, and super close to the bush and some amazing bike and hiking trails, water holes and water falls.
7 We aren't surrounded by residential properties...that would be a buzz kill!
8 We look kinda hot on your Insta and FB feed

FUNCTIONS
We are not a hospitality venue but regularly host small weddings, special birthdays, family reunions, corporate retreats, conferences, strategy away days, end of season sporting getaways etc

All dining chairs, tables, crockery and glasses are available for use.

HEATING:
The Pill Factory has two open fire places (wood supplied),1 Gas fire, 3 externally flued Gas heaters (wall mounted) ground bedrooms (only) have a wall mounted electric heater. At ground there is also a Gas fired converted old style oven which keeps the kitchen warm!
Electric blankets are supplied to all other bedrooms and hot water bottles for fold out beds.
All 5 bathrooms have wall heaters.
Extra portable heaters are available if you need them.

In short you wont be cold!

Kitchen:

An old style farmhouse kitchen with wood range (converted to gas) , plenty of fridge and freezer space, microwave, dishwasher and full pantry. In the kitchen we provide cleaning spray, tea towels, detergent and dishcloths.

The Pantry also has oil, salt, pepper, tea, coffee and sugar. Basic cooking equipment, Plates and Cutlery for 36 are provided.

We can recommend local caterers should you wish for any meals to be provided or there is a selection of local cafe's and restaurant within easy walking distance which do takeaway. These include Chinese, Thai, Italian, local pub and a burger place.

There is also an outdoor kitchen adjacent to the BBQ area which includes and upright stove, dishwasher, sink and oven.

Bathrooms:

There are five bathrooms provided (no ensuites). Three of them have claw foot baths with showers over and the fourth and fifth have a shower. Each containing a toilet,
Bathroom soap, tissues and toilet paper are provided.
Please note the showers are on ground and level one

Private Bar/Games room:

A substantial Bar area is ready for you to stock with 4 commercial under bench bar fridges, glasses provided. There is also slate pool table (table tennis top can be placed on this) and Dart Board. It also has a direct entry off Anzac Parade.
There is a TV with DVD player,radio with Iphone connection and a chesterfield lounge setting next to a gas fire.

Dining Room:

4 extendable 19C French antique tables with matched chairs are provided in the dining room. The adjacent room has club chairs and a wood fire.

The Library

This is a large room located on the first level all with 11 bedrooms opening out of it. With a Chesterfield lounge setting and an open fire - it is a very cosy space. There are books and DVDs available with a second TV/DVD player (from the one in the Bar).

Attic Space
The Top Level of the building has a generous old style attic space with raked ceilings and two large balconies orientated North and South. This is a fantastic multipurpose space that can be used for almost anything except sleeping due to the fact it only has one escape stair.
Conference,Wedding,Dance Floor,Kids games room etc.There is a projector and screen for DVD movies.

The BBQ area

Directly off the kitchen is a sunny sheltered courtyard and associated BBQ area. A 6 burner BBQ is connected to town gas and a fire pit is a favourite for roasting marshmallows.

PETS

We will allow one or two dogs on site and they are to remain an external room on the property.

There is free firewood for the 2 internal and one external fires and 2 adult bikes and 2 child provided for your use and free WIFI.

BUNDANOON.

Traditionally famous for its proximity to the Morton National Park and gullies Bundanoon has recently become world famous for becoming bottled water free! Free water coolers are located throughout the town, very handy considering its current popularity as a centre for cycling and bushwalking. Brigadoon, Cycling Events and other festivals also light up Bundanoon on occasions. Mostly though it is a great place to connect and relax in the country away from the stresses of the city.

Bundanoon Village is about 200m from the Pill Factory. There is a Bottle shop, News agency, Chemist, Hairdressers, Doctors Surgery, Butcher, Bakery, Convenience store Antique and Collectables, Gift Shops and Galleries. There are also Italian,Chinese,Pub and Continental Restaurants and Coffee shops.
There are three great local cool climate vineyards within cycling distance on back roads. St Maur, Sally's Corner and Banjo's run. Go a little further down the road to Sutton Forest Wines and you can get an incredible al fresco antipasto lunch as well!
Just down the road there is also a Buddhist temple which is well worth spending some time at.

Linen and towels can be provided(sheets, pillow case and towels) for these for $66 per double bed, single for $55. (Bed is made up for you prior to arrival)

WI-FI is available for free and we have 2 televisions plus a projector/screen with DVD player and many DVD's to view.

Wheelchair access and accessible bathroom and toilet facilities are possible but should be viewed prior to booking due to the historic nature and design of the building though there are three bedrooms at ground level with only a couple of steps to get in. As noted a bathroom at ground level does have a walk in shower.

There are no Laundry facilities available but an iron and ironing board is available. Laundry facilities can be arranged for guests staying for an entire week.

No Smoking within the building in any areas.

Deposit and Changes/Cancellation Policy;
Please note should you cancel the deposit is not refundable and full payment for the balance is payable whether you stay or not.

Please understand the above policy in that due to the scale and nature of the property groups book well in advance and it is highly unlikely that new bookings will be made at short notice should you cancel or change dates. Hence please choose your dates carefully and we recommend you take out travel insurance

The ‘Tin Shed’ has only just been made available to guests after a painstaking renovation over the last couple of years sourcing materials in keeping with the style and architecture of the original building. Actual hardwood timber and corrugated iron from the old milking shed have been incorporated into the high end finishes of the structure to maintain its building's authenticity.

Guests are welcome to roam around the farm and enjoy the gardens or make friends with some of the some 70 odd horses at Rosthwaite Farm. If you have friends or extended family wishing to holiday with you we also offer ‘The Stables’’ which is a 2 bedroom 2 bathroom converted cottage . For larger groups we also have 3 beautiful 1 bedroom Hideouts scattered around the property. In total we can accommodate 12 guests ; all enjoying their own private accommodation and yet being able to sit around the fire pit together to share a drink; dinner or watch the sun go down after a farm ride around the property. THE SPACE:

Inspired by the traditional shearers quarters of the Australian outback, our cabin is thoughtfully designed to provide a comfortable and authentic cabin experience that makes for a memorable getaway.

Perfect for couples or solo travellers, our cabin offers a warm and inviting atmosphere with its minimalist scandi-inspired decor, and has everything you need and nothing you don't.

Venturing out of the bi-fold doors, the cabin's private deck offers a serene spot to unwind and soak up the tranquillity around you. Keep an eye out for wildlife including kangaroos, wombats and birds amongst the cattle and sheep on the paddocks. Savour a glass of locally produced wine while taking in the panoramic views of the vineyard and the rolling hills beyond.

Step inside and be greeted by the natural light streaming through large windows, allowing you to take in the beauty of the vineyard and expansive views over pasture.

Relax in the living area on our hand-crafted leather armchair where you can enjoy a good book, play some board games or listen to a tape on our retro cassette player (don't worry, it has bluetooth too).

On colder days, light a fire in our Roaring Meg fireplace (hand-made in New Zealand), or use the reverse-cycle air-conditioning for the warm ones.

The cabin features a comfortable queen-sized bed with luxurious bed linens and views of the surrounding paddocks dotted with grazing cattle.

The kitchen is fully equipped with essential amenities, including a mini-fridge, two-burner stove, toaster, kettle, crockery, cutlery, glasses and essentials. You'll find everything you need to prepare a gourmet meal or brew a cup of coffee. The counter seating is the perfect place to enjoy meals as you catch the sunset as well as being a great place to set up a laptop if you’re planning the next day’s adventure or you’re a digital nomad looking for time out of the city.

The bathroom boasts a luxurious shower with modern fixtures and plush towels provided. We also supply complimentary soap, shampoo and conditioner. We’re partially off-grid and have a state of the art composting toilet (no smells here!).

Once the sun sets, cosy up by the fire pit and gaze up at the stars, immersing yourself in the peaceful ambiance of the countryside.

GUEST ACCESS:

As a guest in our cabin, you'll have access to the surrounding vineyard and paddocks, allowing you to explore at your leisure. Take a walk through the vineyard and breathe in the fragrant aromas of the grapevines.

For wine enthusiasts, a visit to the Exeter Vineyard Cellar Door is a must. Indulge in the region's finest wines, learn about the wine-making techniques, and savour the flavours of the award-winning Southern Highlands wine region.

LOCATION:

We are located less than 1.5 hours from Sydney, about 5 minutes off the Hume Highway.

Exeter is a charming town known for its quaint café (Exeter General Store) and is within the thriving Southern Highlands food and wine scene. Our cabin offers the perfect base for exploring the region's attractions. Discover nearby wineries, visit historic towns, or embark on scenic hikes through the surrounding National Parks.

The famous towns of Berrima and Bowral are just a short drive away (less than 15 minutes), offering a variety of shops, cafés, and restaurants to satisfy your cravings. Whether you're seeking a romantic weekend escape or a peaceful retreat in nature, our cabin promises an unforgettable experience.

GOOD TO KNOW:

• Car access is fully paved and suitable for all vehicles.
• The property does not have Wi-Fi, however mobile reception is readily available.
• Groceries are available in nearby Moss Vale or Bundanoon, and there is large service centre just 2 minutes away for all other essentials (including Coles express, McDonalds and Heatherbrae's Pies). Take away and dine-in meals are also available from the delightful local Exeter General Store.
• The Exeter Vineyard cellar door is open Saturday and Sunday 10.30am - 4.30pm. We recommend calling ahead to book in a tasting.
• Further check-in details will be shared in the lead up to your stay.
• Please note that the main vineyard residence is roughly 100m away from the cabin, however the cabin is secluded and private from view.
• Tea, coffee, sugar, salt & pepper, oil, and some spices are provided, however if you are planning on cooking please provide your own groceries.
• Our composting toilet system only likes organic matter so please only dispose of toilet paper in the toilet. A sanitary bin is provided for everything else.
• Sufficient material and fire starters are supplied to get a fire started in the wood-burning fireplace. If you would like to linger by the fire for longer periods of time, please purchase some kindling at the service station 10 minutes drive away (the small internal fireplace does not fit large pieces).
• We ask that you supply your own firewood for the external fire pit if you plan to use it.
• Please note that fires must not be lit during total fire bans.

Our property is situated at the end of a private road surrounded by horse paddocks. We have 3 horses, 2 border collies and 3 cats and being only 1/2 kilometre from Wingecarribee River, there is an abundance of bird life and, at the right time of day, you may be lucky enough to see kangaroos.
Kitchenette includes fridge, microwave, toaster, kettle and all cutlery/crockery required. Continental breakfast is provided including home made bread, & jams. Tea, plunger coffee & hot chocolate are also available.
A complimentary bottle of wine can be enjoyed on your private verandah while you watch the sun go down.
Electric blankets are provided when the weather turns a bit chilly.

Enjoy a private and self-contained studio, part of a 114 year old cottage property in a convenient location to explore the beautiful Southern Highlands. A few minutes walk from Mittagong train station for easy access, skipping distance to Mittagong historical village, a moments walk to Frensham private school as well as the bush walking trails of both Mt Gibraltar and Lake Alexandra.

You’ll find Mittagong, Jellore and Bowral lookout a short drive at the top of the street, the hub of Bowral a six minute drive down the road and the heritage village of Berrima 12 minutes away. The ideal location with the region’s vineyards, dining destinations, quaint villages and stunning nature trails on your doorstep.

Newly renovated and light filled, the studio boasts a modern bathroom with high ceilings, a rain shower and stunning designer stone tiles. A stylish kitchenette features window vistas of Mt Alexandra, mini fridge with freezer, dishwasher, microwave and plug-in induction stove top as well as a washer/dryer.

Add a dining area that doubles as a dedicated workspace, large comfy contemporary modular armchairs that can link together to create a sofa, 43 inch smart television on full motion mount so you can watch anywhere, fast wi-fi, queen bed with comfort topper, wardrobe with hanging space and all the amenities.

French doors give access to a private courtyard with picnic table and reclining sun chairs and a reverse cycle split air conditioning/heating system ensures optimum temperature for comfort.

Double blinds on windows - day blinds provide one-way security/privacy, you can see out but no one can see in, yay, then drop the night blinds to block out light for sleeping. Sheer and blackout curtains over French doors provide the same.

The studio sits adjacent to the Little Black Cottage (available on Air BnB soon) as a separate standalone building. A gravel pathway and planted potted camellias provide appropriate privacy screens.

You have access to the studio and a private courtyard. Access is via driveway with off street parking.

You have access to the studio, a private deck and the surrounding gardens. You are welcome to wander up towards our chook pen and access the fire trail from our back gate. Say hello to the chooks and our peacocks (they may visit you) and many of the native birds and animals that visit the property. Our 2 dogs Pepper & Bangers are on site and very friendly if a bit noisy at first - feel free to give them a pat.

Other things to note
Our driveway is steep and best suited to an SUV. If in a small car that's low to the ground, please take care.

The space
The light filled cabin is an equipped with everything you'll need for a comfortable stay-Enjoy luxury linen bedding on the queen sized bed and toiletries by Aspar and a heated towel rail for warm towels.
The kitchenette provides all you'll require to prepare a simple meal with a kettle, toaster, refrigerator, frypan and saucepan and portable ceramic cooktop.

The double french doors lead out to a spacious, sunny deck overlooking the horse paddocks and dressage arena where you may at times see our lovely horses being trained and exercised.

Enjoy an indulgent outdoor soak in the modern cast iron Kohler bath, big enough for two. Then sit by the firepit with a glass of something you've selected from the area's many local wineries.

The cabin is set in a corner of our little farm just after entering through the farm gates. Parking is available as you come in but feel free to drive up to the cabin to unload. We also offer under cover parking in the event of a storm.
You are welcome to walk down to pat our friendly horses. There is a fully fenced yard attached to the side and rear of the cabin for your dog to have a run and play in Dogs mustn’t be left unattended in the yard or cabin

Other things to note
As this is a working equestrian property from time to time farm vehicles may be moving around and horses being ridden. You may see areas of mud and paddocks with manure And you may hear the farm animals both at our property and at the neighbouring farms call out occasionally. A couple of times a year our horses may be in the far paddock at the end of the lane to have better grassy areas. But they still enjoy a visit from guests and come back regularly to ride in the arena
Our farmhouse is located approximately 80m away and separated by large sheds shrubs and trees so the cabin and house are not visible to each other. The cabin is accessed by a separate entrance driveway
We are happy to welcome your dog too (limit of 1) but must be kept on leash outside except for the fully fenced yard at the side and rear of the cabin where they can run free. Dogs must not be left alone in the cabin or yard if guests go out
