Quiet Hours: 11 pm - 8 am
No smoking in the home.

No pets over 40lbs.
Must be pre-approved.
$150 nonrefundable pet fee and covers up to 2 pets. (You accept any liability for your pet) $400 pet fee Month+ guests.

No parties!!

Accurate number of guests (overnight & visitors) must be noted due to insurance requirements. Guest will be charged for any additional visitors to the home if not added to the reservation but observed on security cameras.

Max 16 people on the property per insurance requirements.

During stays of 7 days and longer, cleaners or maintenance are required to walk through and inspect the home.

**If the police are called to the home for any reason all persons in the home will be evicted immediately.

LOCALS:
Locals must communicate the reason for the stay prior to booking.

CHECK-IN: Check-in time is 3pm.
CHECK-OUT: Check out time is 10am.
Guest agrees to pay the daily rental rate if not checked out by the specified check out time.

MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors will be immediately evicted without refund for unused days remaining.
By Booking, Guest also agrees to pay a charge of $50 per person/ per day for every visitor not specifically identified by Guest in the reservation.

Any tampering with surveillance equipment will result in immediate eviction of the home and up to a $200 Fine.

SMOKING FEE: Guest agrees to pay a $250/per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.

REPORTING DAMAGE: Guest agrees to keep the home in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon guest's arrival will be reported to the Host within one (1) hour of Occupancy.

DAMAGED/MISSING ITEMS: This home is full of important Items, We have an inventory and take pictures before and after every booking.
Guest agrees to pay for any damage made by guests or their visitors to the Property and furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.

ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host/Owner harmless and indemnify Host/Owner from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
This Property is obviously located on the water, so please use at your own risk.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property.
No refund will be given for the unused portion of the guests stay.

KITCHEN ITEMS: All items in kitchen including silverware, flatware, appliances, etc. have been counted, and any item removed from premises will be charged to the guest.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products.

Un-salvageable linens/bath towels will be charged to the guest.
Use the supplied makeup wipes in each bathroom please and not the towels.

MOVING FURNITURE: Furniture is not to be re-arranged. Dragging chairs/tables on floors will leave scratches. This has to be approved in writing by the host.

ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $150+ can be charged if additional cleanup is required that goes above the standard cleaning.
If your dog destroys anything you will be liable.

Our cabin has a ramp leading up to the front door for handicap accessibility. It has an open air concept.The kitchen has refrigerator/with ice maker, stove, microwave, toaster, and a regular coffee maker, and hand mixer. It is furnished with utensils, dishes, glassware, pots and pans, some plastic containers, basic cooking utensils,and grilling utensils. There is a picnic style table with benches for dining.
It has 1 bathroom with a tub/shower combination, toilet, and sink. Provided are 6 towels and washrags,soap,and a hairdryer.
It has 2 Bedrooms: 1 Queen & 1 Full Bed - linens, and pillows are provided. There is a
TV in the Queen bedroom in the cabinet.
The Living Room has a Queen sleeper sofa(sleeps 2), 2 Chairs, Gas fireplace, TV, and a DVD player.
There is a washer/dryer combo with detergent provided.
It has a front porch and a screened in back porch, with a gas grill on the back porch open area. There are rocking chairs on both.

The kitchen was well stocked with necessities. We used the gas grill on the patio. The only complaints I have is one of the mattresses could be replaced as it sunk to the middle and the coffee k cup filter leaked grounds in out coffee. Next time I’ll just bring my own coffee pot. These things are minor, I would definitely stay again!"

The FRIENDS Loft has 16 foot ceilings and an open floor-plan. There are 2 bedrooms with a full bathroom in-between and a 1/2 Bath for guests to use. It has 2 queen beds with a pullout sleeper and a couch.

You will have the entire space to yourself with 2 parking spots included.

You will probably not see us during your stay, but we are available at all times to meet you needs.

We enjoyed being able to experience First Friday just steps away from our doorstep. Parking is somewhat tight if you have a larger vehicle, but plenty of parking was available along the main street. If you are needing special items such as a high chair or travel crib, be sure to ask in advance. I was not aware to ask in advance, but the owners were great and very accommodating for the last-minute request. Overall, it was a great experience, and I would stay here again."

REPORTING DAMAGE: Guest agrees to keep the home in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon guest's arrival will be reported to the Host within one (1) hour of Occupancy.

DAMAGED/MISSING ITEMS: This home is full of important Items, We have an inventory and take pictures before and after every booking.
Guest agrees to pay for any damage made by guests or their visitors to the Property and furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.

ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host/Owner harmless and indemnify Host/Owner from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
This Property is obviously located on the water, so please use at your own risk.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products.

Un-salvageable linens/bath towels will be charged to the guest.
Use the supplied makeup wipes in each bathroom please and not the towels.

MOVING FURNITURE: Furniture is not to be re-arranged. Dragging chairs/tables on floors will leave scratches. This has to be approved in writing by the host.

ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $75+ can be charged if additional cleanup is required that goes above the standard cleaning.
If your dog destroys anything you will be liable.

The kitchen is equipped with all stainless steel Maytag stove, microwave, dishwasher and refrigerator. It has Granite Countertops and seating for 4 at the bar.

The kitchen is fully stocked with all the necessities for cooking or entertaining, and sipping some wine or coffee.

The living room has room for 7 to sit and will sleep 4.
The sleeper sectional will sleep two as well as the comfy polyester sofa chairs that convert into twin beds.
The coffee table pops up into a desk for a dedicated workspace and allows for more seating for eating or playing games.

You can look out the large windows across the historic broad street and watch and the town wake up around supper time.

This classic AirStream has been renovated into a beautiful botanical oasis! The vintage botanical themed space has room to relax, create or enjoy nature-inside and out!
With a mini fridge, tiny stove and sink, you can stay in for a quiet meal, or relax with a cup of coffee on the porch.

The “PrayerStream” is tucked up in a cluster of chestnut and pear trees, with lights hanging above that give the feeling of seclusion in nature, while still being close enough to hang out with friends!

The space
Due to Covid-19 we have made some changes to ensure this is a completely private, socially distanced space to keep you safe and healthy during your stay.
Usually you would also have access to our large barn with full kitchen, living area and additional bathroom and shower. Hopefully this can be opened again soon but for now you get to enjoy an even more private little get away!
Your restroom is a few steps down the hill, with a flush toilet and sink through one door and a shower through the other.
You have a lovely porch with twinkle lights in the pear tree and inside you have a little kitchenette with a coffee maker and toaster, sink, fridge, a set of dishes, a table and chairs and a comfy little couch.
Please bring your own coffee and tea. For sanitary reasons we will not be providing them at this time.

Many folks just like to take it easy and dial down the activity for a true retreat, but there are a wide variety of options for those looking for something to do nearby that would be a safe, socially distant activity.
From hiking Nocallula Falls, bouldering the world class rocks at Horse Pens 40, or walking the river walk and fishing piers off the Coosa River in Gadsden. There are many outdoor activities we can point you towards.

There are several delicious restaurants in nearby Gadsden that offer take out, from Thai, to Italian, to an Irish pub as well as Back Forty, our own local brewery. And theres a great little bakery that is open for take out called Cothran’s Bakery with delicious doughnuts.

Just so you know, cell signal can be spotty here at the land. T-mobile has the best signal. Other carriers work sometimes but not consistently. The WiFi is often a bit slow but it should work ok from the Prayerstream.

Enjoy your private porch and your private bathroom with a shower is just steps away from the airstream door, down a tiny hill.
Unfortunately Because of Covid-19 the rest of the property is not open to guests at this time. There may be other guests in spaces around you and we ask that everyone please respect social distancing boundaries and stay within your unit’s spaces. This is very unusual for us and we are so grateful for your cooperation to help keep everyone safe. We look forward to when we can open it back up!

Nomad's Land is a Christ-centered community and retreat. We happily host travelers and wanderers seasonally, in the fall and spring and in a quieter, simpler capacity in the summer. We especially focus our lives on Rainbow Gatherings and the traveling counter-culture. You might run into some tattoos, dreadlocks, hugs and backpacks when visiting our place.
Shared space needs to remain family friendly, with respect to others space and personal property. You can expect that kind of respect from us as well!

Come experience a little camping getaway in a cute 1970’s Volkswagen camper at Nomad’s Land. Quiet nights, plenty of stars and woods all around!

The space
Welcome to Nomads Land! We are a community and camping retreat.

Staying in the VW camper, you will feel like you’re camping, but with some of the perks of van-life! Everything is original in the van, BUT We have an air conditioner installed, bedding and pillows, and twinkle lighting as well as plugs to charge your phone. **You will need to bring your own cooler for food and water jugs, as there’s no plumbing or refrigerator in the Volkswagen.

There is a little fire pit, and picnic table right by your van, so come prepared for picnicking and enjoying the stars at night!

You will also have access to our large barn porch for wifi, a separate shared bathhouse and a shared bathroom and shower inside our barn, which is a community space. We also have a frisbee golf course on the property (9 of the 18 holes have been placed)!

Many folks might just like to take it easy and dial down the activity for a true retreat, we have a wide variety of options for those looking for something to do nearby! From hiking Nocallula Falls, bouldering the world class rocks at Horse Pens 40, kayaking Little River Canyon or Terrapin Creek, or the fishing piers off the Coosa in Gadsden.

There are many outdoor activities we can point you towards. Attalla has a quaint downtown full of antique shops.

Nearby Gadsden has just about any kind of restaurant that could be desired, from Thai, to Italian, to an Irish pub as well as Back Forty, our own local brewery. The Coffee Bar is a nice new establishment with good WiFi!

Activities like The Factory trampoline park, our local movie theater and Gadsden State theater all provide options for rainy day enjoyment.

Guest access
You will have access to the area around your volkswagon, with plenty of parking. You can explore the open spaces on our 40 acres, play disc golf, have a campfire and use the barn porch for any of your Wi-Fi needs. There is a bathhouse that is shared with one other unit, it has a big moon painted on the door.

You also can use the bathroom and shower inside of our community barn during regular hours.

Peaceful, private & relaxing, ‘Country Cabin Hideaway,’ offers a cozy vacation rental cabin in the beautiful Duck Springs area of Alabama. A stylish spiral staircase ascends to your loft bedroom which overlooks the open living space lined with vaulted ceilings and comfortable furnishings. You'll feel a sense of adventure with a unique mix of rustic & exotic decor around a brick gas fireplace for a fun "Rustic Safari" ambiance.

Relax in front of the 50-inch flat-screen Smart TV to catch up on your shows or play a movie on the Directv DVR player.

The cabin features a fully equipped kitchen, highlighted by brand new appliances, a full dinnerware & silverware set, coffee maker and lodge-like accents to inspire all of your culinary creations.
