Quiet Hours: 11 pm - 8 am
No smoking in the home.

No pets over 40lbs.
Must be pre-approved.
$150 nonrefundable pet fee and covers up to 2 pets. (You accept any liability for your pet) $400 pet fee Month+ guests.

No parties!!

Accurate number of guests (overnight & visitors) must be noted due to insurance requirements. Guest will be charged for any additional visitors to the home if not added to the reservation but observed on security cameras.

Max 16 people on the property per insurance requirements.

During stays of 7 days and longer, cleaners or maintenance are required to walk through and inspect the home.

**If the police are called to the home for any reason all persons in the home will be evicted immediately.

LOCALS:
Locals must communicate the reason for the stay prior to booking.

CHECK-IN: Check-in time is 3pm.
CHECK-OUT: Check out time is 10am.
Guest agrees to pay the daily rental rate if not checked out by the specified check out time.

MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors will be immediately evicted without refund for unused days remaining.
By Booking, Guest also agrees to pay a charge of $50 per person/ per day for every visitor not specifically identified by Guest in the reservation.

Any tampering with surveillance equipment will result in immediate eviction of the home and up to a $200 Fine.

SMOKING FEE: Guest agrees to pay a $250/per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning.

REPORTING DAMAGE: Guest agrees to keep the home in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon guest's arrival will be reported to the Host within one (1) hour of Occupancy.

DAMAGED/MISSING ITEMS: This home is full of important Items, We have an inventory and take pictures before and after every booking.
Guest agrees to pay for any damage made by guests or their visitors to the Property and furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors.

ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host/Owner harmless and indemnify Host/Owner from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
This Property is obviously located on the water, so please use at your own risk.

LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property.
No refund will be given for the unused portion of the guests stay.

KITCHEN ITEMS: All items in kitchen including silverware, flatware, appliances, etc. have been counted, and any item removed from premises will be charged to the guest.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products.

Un-salvageable linens/bath towels will be charged to the guest.
Use the supplied makeup wipes in each bathroom please and not the towels.

MOVING FURNITURE: Furniture is not to be re-arranged. Dragging chairs/tables on floors will leave scratches. This has to be approved in writing by the host.

ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $150+ can be charged if additional cleanup is required that goes above the standard cleaning.
If your dog destroys anything you will be liable.

Our cabin has a ramp leading up to the front door for handicap accessibility. It has an open air concept.The kitchen has refrigerator/with ice maker, stove, microwave, toaster, and a regular coffee maker, and hand mixer. It is furnished with utensils, dishes, glassware, pots and pans, some plastic containers, basic cooking utensils,and grilling utensils. There is a picnic style table with benches for dining.
It has 1 bathroom with a tub/shower combination, toilet, and sink. Provided are 6 towels and washrags,soap,and a hairdryer.
It has 2 Bedrooms: 1 Queen & 1 Full Bed - linens, and pillows are provided. There is a
TV in the Queen bedroom in the cabinet.
The Living Room has a Queen sleeper sofa(sleeps 2), 2 Chairs, Gas fireplace, TV, and a DVD player.
There is a washer/dryer combo with detergent provided.
It has a front porch and a screened in back porch, with a gas grill on the back porch open area. There are rocking chairs on both.

The kitchen was well stocked with necessities. We used the gas grill on the patio. The only complaints I have is one of the mattresses could be replaced as it sunk to the middle and the coffee k cup filter leaked grounds in out coffee. Next time I’ll just bring my own coffee pot. These things are minor, I would definitely stay again!"

This specially decorated Loft is on Broad Street located close to everything you need in Gadsden.
Walk across the Street to visit Gadsden Music or walk to the next block for some Fine dining, Pizza or Hot Wings.

The FRIENDS Loft has 16 foot ceilings and an open floor-plan. There are 2 bedrooms with a full bathroom in-between and a 1/2 Bath for guests to use. It has 2 queen beds with a pullout sleeper and a couch.

You will have the entire space to yourself with 2 parking spots included.

You will probably not see us during your stay, but we are available at all times to meet you needs.
Please be considerate of our Neighbors. They are long term guests and we love all of them! If you have a dog you are 100% responsible for their actions.

- "My friends and I enjoyed our stay at the "Friends Loft". The place was clean and spacious. It was walking distance to many local restaurants and a short drive to several Gadsden attractions. We enjoyed being able to experience First Friday just steps away from our doorstep. Parking is somewhat tight if you have a larger vehicle, but plenty of parking was available along the main street. If you are needing special items such as a high chair or travel crib, be sure to ask in advance. I was not aware to ask in advance, but the owners were great and very accommodating for the last-minute request. Overall, it was a great experience, and I would stay here again."
