The entrance to the guesthouse brings you into a high beamed ceiling, fully stocked kitchen with easily accessible dinnerware. High-top seating is provided to enjoy kitchen socialization or a quick meal. Please be aware there is a stove, but no oven.

From the living room, you’ll have access to a washer/dryer, a 65” Smart TV with streaming capabilities, and a dining nook.

Because we understand that sleep is important, each bedroom is equipped with queen-size memory foam mattresses. A queen air mattress is available for use for extra guests as well. Bedroom #1 has a dedicated workspace and industrial pipes to hang your clothing from. Bedroom #2 has a large closet for use.

Guest access
You will have access to the entire guesthouse and backyard space. You're free to use the pool or hot tub between the hours of 8am and 10pm.

The Hot Tub is open and maintained year-round! The pool isn't heated, but the Dallas weather will usually allow for swimming at your discretion from around March until November.

The kitchen has new cabinetry and appliances, 2 ample size bedrooms, and a large bathroom with a huge shower with a frameless shower door. A light-filled sunroom is the perfect home office which opens up to a magical backyard with a gazebo.

It’s in Highland Park, near SMU, Love Airport, and good restaurants. The bathroom in the house has handicapped bars and a walk-in shower, but there is no handicap entrance into the house. The garage is short because the washer and dryer are in the garage. The property is pet friendly and has a good backyard fence. However, there were lots of overgrown areas in the yard and it was full of leaves. Although the property is on an extremely busy street, people were very kind and would allow us to back out without waiting. The owner was very quick to respond when there was a problem at the house. There was a problem with the water heater and it was fixed the next day. Also, the Samsung ice maker had frozen up, so the could not be fixed while we were there. Samsung ice makers are notorious for that. We just bought bagged ice while there. There is no automatic dishwasher in the kitchen. The Mr. Coffee works but needs to be replaced with a K-cup machine."

This is more for the business travelers and vacationers who plan to be out exploring most of the time and using the apt as a place to sleep. I say this for the although its a complete remodel the building itself it is from the 1950 s, and there is real hardwood floor so sound/noise travels and there are three other Airbnb rentals and usually the building is full.

While the units are great, our family was in town for a concert and so there were late nights to come in, and this did not work well with this property and with being upstairs specifically and having any kind of noise at all as it disturbed the tenants who live below full time. I got lots of messages about walking quieter on the floors, turning tv down etc. I felt like I was a teenager living with my parents again. Probably not a venue for anyone with young kids or teens to stay or very active night owls, because the sound of a tv or radio created issues. Other than that, a pretty and clean place in a good part of town. I will not stay here again though."

Our house is located in a quiet neighborhood in Northwest Dallas, Texas. We’re only a 15 min drive from the Dallas Love Field airport and about 15 min from the DFW airport. 20 min to Downtown Dallas. We’re also about 15 min away from Irving Texas.

Things to do in Dallas:

Make sure to check out Lower Greenville, a pedestrian-friendly area that has always been a hotspot for nightlife. It's only a 5 min drive to amazing bars and restaurants such as:

La La Land Kind Cafe, Desert Racer, Eastside Social, Wah Wah Room, and Flatbread Company, as well as:

• HG Suply Co: when a trendy bar with rooftop people watching and craft beers meets delicious, farm-to-table food, you end up with the hit bar HG Sply Co.

• A City noise ordinance is in effect 10PM-7AM. Bluetooth speakers are NOT allowed at this home due to the excessive noise they cause. We have a noise monitoring device installed in the property that will send you and us alerts if it detects excess noise and/or crowding & smoking.

• This is a non-smoking home including the garage (including e-cigarettes / vaping). A $500 cleaning fee will be assessed to remove odor if this rule is broken. Smoking can only be done outdoors.

• The use of illegal drugs or the practice of any illegal activity on the property is STRICTLY PROHIBITED. If this rule is broken, it will be reported to the authorities and you will be required to immediately vacate the property.

• Please clean up after yourselves, bag all trash, and replace any moved furniture to the way you found it. If cleaning is required above and beyond a normal cleaning, the extra cost will be passed onto the guest.

• If any personal belongings are left behind, they will be kept for 24 hours after check-out. After that time, they will be thrown away.

• There will be a $250 fine per night for exceeding our guest max.

The living room area includes a smart TV and a convertible lounge-chair! Perfect for relaxing after a long day. Fast Wi-Fi makes for great Netflix streaming on your devices or catching up on work at the desk.

Our guest house is located just minutes from Love Field Airport, making it a convenient choice for travelers. It's also close to Downtown Dallas and the SMU campus, as well as the upscale neighborhood of Highland Park.

Our charming cottage is located in a beautiful, upscale, well established, Urban neighborhood. It has been recently remodeled with new quartz kitchen counters, subway backsplash, kitchen sink, remodeled bathroom with marble tile, and all interior walls were just painted. Very cozy king bed and pretty sitting area with smart t.v.. The cottage has private entry and one parking spot next to the entry. Some of the best dining and shopping in Dallas is all within a 5 mile radius, many walk able.

The space
Our clean and comfortable suite is the perfect place to get away from it all and just relax. You can eat at one of the many excellent restaurants around us, or cook for yourself. Inwood Village offers many places to dine and shop and is a quick walk across the street from our space.

The guest house offers all the amenities of home. A full bathroom with shower, hairdryer, small ironing board, steamer and a full length mirror. We have a full kitchen with gas cook top, oven, microwave, refrigerator/freezer, Keuring coffee maker and toaster. Dishes, glasses, utensils, cookware, shampoo and conditioner are also available.

The driveway parking is for one vehicle and is not covered. The parking space does not work well if you have an oversized pick up truck. There is no parking in front of the main house or on Amherst Ave.

The house is a 1350 SQFT bungalow style home, complete with all of the needed amenities. Cozy living, dining and kitchen with saltillo tiled floors share views of the wood burning fireplace and back yard. The kitchen has a Viking gas range and stove, dishwasher, refrigerator/freezer and is fully stocked with cooking equipment, utensils and basic condiments. Bedroom and bathroom include sheets, towels and some toiletries. There is a gas grill that is shared with our home and a decked patio off the kitchen and living area viewing the backyard creating a retreat style setting.

Guest access
The house has full access to the Bluebonnet Bungalow side of the yard and includes use of the gas grill. Guests can park in the circular driveway in the front.
