The basement is set up as a cozy game room with TV, couch, cozy corner chair and board games. The washer and dryer is also located on this level.

You have access to the whole home, front porch and back patio! There is a locked door in the basement for housekeeping storage. The owners have some items stored in select cabinets but there is still plenty of room for your belongings.

Fairmount is a neighborhood in the lower north side of Philadelphia. It is primarily residential, so you will truly know what its like to be a Philadelphian!

Kindly note that the apartment isn’t baby-proofed and we don’t have baby-specific furniture (crib, changing table). If you want to bring your own, we’d be happy to host your stay.

**Please remember this is a non-smoking building and apartment. Please do not smoke.**

Kindly understand if the key/keyfob is lost during your stay then there will be a $50 replacement fee.

The cleaning fee covers laundry and cleaning service to prepare the apartment for your stay. For additional cleaning services during your stay, please feel free to contact us and we can arrange with an additional fee.

For longer-term stays over 1 week, we will provide an initial supply of toilet paper and paper towels. Soap and toiletries (shampoo, conditioner, and body wash) can be refreshed as needed. Additional household items will need to be purchased by the guests.

Maintenance Access:
 Annual Preventive Maintenance: Some properties have scheduled checks for

 Emergency Maintenance: If urgent repairs are required (e.g water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the

Mailbox Access:

The room is located on the second floor-opposite to another bedroom with a full-time tenant. Please be mindful of this before choosing to book this space.

It’s a very basic room. There’s a queen sized mattress, and some odd-end furniture throughout the room. There’s a TV with Roku.

This was once a yoga room, so there’s attachments on the ceiling for a yoga swing- please do not touch.

There is a full-sized, SHARED bathroom. Please be considerate of other guests and maintain a clean space. Shampoo and conditioner are not provided, so please bring your own. Additionally, the bathtub has a special catcher that needs to be cleaned after each use. Kindly respect this shared space and ensure the catcher is thoroughly cleaned after every use.

The temperature control is located in another bedroom-making it difficult for you to control the temperature on your own. You will need to text me whenever you want an adjustment, and I can control it easily from my phone. Don’t be afraid to text! I try to respond quickly and it’s truly not a bother!

The house is VEGAN. The kitchen is off limits unless you’re willing to abide by the vegan rules (no cream, dairy, meat, fish, eggs, butter, milk, or any other animal product).

The lock on the bedroom door only locks from the inside, with no key available to lock the door when leaving. This has never been an issue for any guest, as the tenants in my home are respectful and trustworthy. However, if not being able to lock the door behind you is a concern, this may not be the best booking option for you.

- We will charge a one-time non-refundable pet deposit of $250 (one time charge)

Mid-Term Stay Prep:
We are a mid-term housing company, though we occasionally offer short-term stays. If
you’ve booked a short stay at a great rate, we’re happy to host you! However, please note:
 This property is stocked for mid-term stays, so we provide only starter toiletries
(one roll of toilet paper, paper towels, and a trash bag).
Please keep this in mind and bring your own toiletries when you come.
Maintenance Access:
 Annual Preventive Maintenance: Some properties have scheduled checks for
smoke detectors, HVAC filters, etc. We will notify you in advance if access is
needed.
 Emergency Maintenance: If urgent repairs are required (e.g., water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the
unit.
Occupants & Guest Policy:
 The main occupant must be listed on the reservation.
 The reservation must reflect the accurate number of guests and pets.
Mailbox Access:
 Mailbox access is available upon request and is not guaranteed.
 Processing time: It can take up to 24 business hours to be submitted to the
property.
 A refundable key deposit is required (amount: $35). This will be returned when the
key is returned.
Community Guidelines:
 Respect shared spaces & amenities.
 Keep noise levels low during late hours to ensure a peaceful environment for all
residents.
 Dispose of garbage & recycling properly in designated areas to maintain
cleanliness.

Your traditional Philly rowhome layout includes:

Furnished Basement - a quiet space that includes a couch & TV with a little extra space for hanging out. Bonus: the Pottery Barn couch is awesome for extra guests to sleep on...

1st Floor - This is where you'll spend most of your time either in the living room or in the kitchen, where the back patio gives you that extra space outside.

2nd Floor - Here you'll find 2 bedrooms, a full bath and the laundry room. Each bedroom has 2 twin beds and one has an extra futon for extra sleeping.

3rd Floor - This is the top floor and whoever gets this space has the Master suite all to themselves. A nice queen bed and full bath - It's your own quiet space to take a shower, relax and chill from walking around in the city all day.

I've lived here for nearly 6 years, and have explored every street from Brewerytown to Center city. City Hall is roughly 2 miles away, and the neighborhoods inbetween are a joy to walk. Within a half hour, your feet can take you to the famous Rocky Steps (Art Museum), a number of other awesome museums along Ben Franklin Parkway, selfies at the LOVE Park statue and finish up at the Reading Terminal for a cheesesteak!

If you are a runner or walker, Brewerytown is located adjacent to Fairmont Park where you can enjoy an amazing run or stroll towards the city on Kelly Drive, passing by boathouse row along the Schuylkill river trail.

Don't like walking? Uber to center city - that's a 5 minute wait, and 10 minute drive.
