This large former B & B House now known as Richland's Rustic Retreat is located on 12 spacious acres and boasts of an eclectic array of Antiques and Collectibles. The Bedrooms are theme rooms and named as follows:
* The Patriotic Room: the largest features a 6 piece antique full size bedroom set and has it's own bathroom connected. All done up with antique americana items including victorian wear.
* The Sports Room: features a 4 Piece queen size antique bedroom set and an extra antique twin bed with various vintage sports ensembles.
* The Hat Room: features 1 queen bed with 150 + antique and vintage hats and 10 dress forms with victorian wear.
* The Wildlife Room: features 2 twin size beds, large office desk, many pieces of taxidermy animals, mostly birds.

The living room features a fireplace and bar and large flatscreen TV with more antique items such as hat wearing taxidermy and WW II propeller.
The Kitchen features 5 burner gas stove, eat in kitchen with harvest table that seats 8, and a complimentary Candy bar (to satisfy your sweet tooth).
The Dining Room features an antique piano and dining table to seat an additional 6 people.
The Outdoor features a seasonal swimming pool (Pool will open May 2025 and closes mid Sept 2025) and large patio with lounge chairs and several tables and chairs (enough to accommodate seating for 30 + people . There is a volleyball/badminton court in the side yard with turf surface and more seating. Lots of sports equipment provided.
I'm onsite residing in the lower half the of house, however, I will stay out of sight to make your stay more private. The house is 3 levels you will have the upper 2 levels while I'm in the bottom third. I can be contacted anytime with questions (text is best).

***I also have feathered and furry friends: chickens, guineas, peacocks, and pheasants, 2 llamas named Junior and Truffle , as well as 2 cats Bob and Wigee. If strange cackles, hoots, and clucking bothers you, this may be too rustic for you. If you are interested in feeding them, I can definitely arrange that for you and your group.

PLEASE NOTE: ALL 4 bedrooms are located on the second floor, there are 16 stairs to climb before reaching them. IF you are in no shape to walk up 16 steps, please book another location.
Also if you plan to have extra friends and family over to swim, bbq, play, etc there will be a $10/ person guest fee, this covers wear and tear on house/yard/pool/v-ball court and extra utility costs. Thanks for your cooperation.

This gorgeous house has three levels to enjoy and spread out in! You won't run out of space or things to do here. All bedrooms are spacious with several bonus rooms. Private pickleball/basketball court, swim spa with separate hot tub and endless pool, 7 hole mini golf, corn hole, gym (weights, peloton), grill, remodeled bathrooms and kitchen, oversized deck and tons of seating everywhere, perfect for a family or group get away! Amazing location down the street from the Speedway on the Sunflower Hills golf course and only two miles to the Legends, Sporting KC and much more.

Maximum 14 people at the property. There is a per guest fee after the first 4. Parties not allowed. Please note the house is next to the freeway so there is traffic noise.

The entire house is yours to use during your stay! Upstairs are two sleep spaces that can hold a total of 8 plus a giant work space. Main floor oversized master bedroom with full private bathroom including rain shower and Toto washlet bidet (bidets in all bathrooms). Laundry room off master bedroom.

The basement hosts two additional bedrooms (can sleep 2 each) with work desks in each, an exercise space and shuffleboard table. The entire house has excellent natural light from all the windows.

Our neighborhood is very walkable. Our home is located on tree lined streets of Shawnee, Kansas—one of the most charming neighborhoods in metropolitan Kansas City.

Getting Around:
Uber and Lyft is readily accessible. The garage and driveway is usable. The neighborhood is great for walks!

No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We are the perfect location for all things KCK! Just a 0.5 mile easy walk or drive to Compass Minerals Sporting Fields/Providence Medical Center & 2 miles to Legends Shopping/Kansas Speedway/Childrens Mercy Park/Legends Field. We're located in a quiet neighborhood with mature trees and plenty of room for the whole group. We have 4 bedrooms with cozy beds and two large living spaces with soft couch space for a few. Come enjoy a relaxing stay at Rogers Royale!

As you walk in the front door of our quaint home you're greeted with a refreshing view of the living room and open concept dining area. The living room has a large smart tv for streaming your favorite shows and plenty of seating space on the large leather sectional. As you turn the corner you'll see the well equipped kitchen with all you could need for your cooking and baking needs. The kitchen is well lit and very spacious with plenty of storage and a dedicated pantry as well. Adjacent to the kitchen is the dining room of which has a beautiful sliding glass door that steps out onto the deck overlooking a quiet grove of trees and fenced back yard. Down the hall from the kitchen are bedrooms 2 & 3 and a hallway full bathroom for them to share. Bedroom 2 has a queen size bed & large smart tv. Bedroom 3 has a trundle bed that pulls out to be 2 twin beds. You'll also find a dedicated work space in bedroom 3 with a desk, cushioned chair and lamp. On the other side of the house you'll find the master suite which has a large king size bed with plenty of cozy pillows and an ensuite full bathroom with dual sinks. The master suite also has a large smart tv for streaming and a large walk in closet which is where you'll find the pack-n-play and high chair if you need them for the little ones.

As we continue down to the basement, you'll find even more entertainment space with a large living area/game room, bar area, game table, and large tv for streaming. Just off this open game room/living area is a door that leads out to the back yard and patio. Outside we have a table and chairs for outdoor dining as well as a firepit area out in the yard. There's plenty of yard space for tailgate games and kids to play ball too. To complete the tour of the house, inside you'll find the final bedroom 4 which has a queen size bed and is across the hall from a full bathroom with large walk in shower.

If you are looking for a quiet stay in a country setting but still minutes away from the city this is your place. Enjoy the eclectic style of this one bedroom suite on the lower level of our home with a private entrance. We offer a full galley kitchen with a few of our favorites for snacking. Our space is nestled on our Hobby Farm. We are minutes from I-435 & I-70.

The space
Follow the sidewalk/stairs through a flower garden path to your secluded oasis. Private entrance into a comfortable living room and breakfast nook, with a couch that pulls out into a queen bed, perfect for a kiddo or extra guest. Left through a galley kitchen with a 4 gas burner stove with oven, refrigerator, sink, dishes, cookware, etc. Then to a bedroom with a cozy queen bed and full bathroom with washer and dryer. This 350 sq ft studio apartment space is perfect for the small family that wants an inexpensive stay or a business person that wants a quiet place to rest after a days work. Shopping and restaurants are within a 10 minute drive as well as beautiful downtown Bonner Springs. We are also 5 minutes from the Kansas Speedway, Sporting KC's Stadium, Kansas City Monarchs Baseball & Azura Amphitheater (Sandstone), and soon the American Royal.

Guest access
The neighborhood is a rural area, within city limits, quiet surroundings. There is free parking in our large gravel driveway with designated parking for our guest.

We are conveniently located close to all major highways, 20 minutes to KCI (MCI) Airport, 20 minutes to Downtown Kansas City, MO, 30 Minutes to Lawrence, 20 minutes to Overland Park.

Other things to note
We are minutes away from every restaurant you could want, concert, sports and entertainment venues are at your doorstep. There is a lovely hometown coffee shop in Bonner Springs that serves breakfast and lunch and if you prefer a Starbucks that is close as well. We are happy to answer any questions you have about venues and restaurants in the area.

If spending the night in a whimsical & cozy vintage camper is your thing, you'll adore this sweet little vintage Apache hard-sided pop-up camper. Dragonfly Inn has an ice air cooler to keep the space more comfortable in the evening. Replacement ice packs are located in the small icebox in the cafe.

Both sides have full-sized beds with sheets & bedding provided and a cozy dinette up front that converts into a twin-sized bed.

The Inntirety Healing Center is a wilderness retreat and glamping area in Kansas City, KS. It offers a path for awakening your body, heart, and mind and restoring harmony with life through self-discovery and emergence into the senses.

10 minutes from The Legends, Speedway, American Royal (coming soon), Azura Amphitheater, and Renaissance Festival Grounds.

20 minutes from Downtown Kansas City, Historic River Market KC, and The Crossroads.

20 minutes from Overland Park Convention Center.

We are a substance, alcohol-free area for many reasons. A bottle of wine or something to sip on by the fire is acceptable, but Inntirety is a place of healing and exploration. I appreciate you taking the time to observe this request.

We live on the property in the main house. Google Maps is mildly accurate, but it is like saying we are located at our neighbor's property. The house is green and has a wrap-around deck. If you need more clarification, please don't hesitate to text me.

We want to acknowledge that Inntirety Healing Center is on the traditional, ancestral, and current home of Native Americans, Indigenous, and First Nations people. We ask you to join us in acknowledging the many tribal groups from our area, including the Jíwere, Kaw/Kansa, Otoe-Missouria, Shawnee, and Kickapoo tribes. We honor the elders, both past and present, and this calls us to continue to learn their stories and how to be better stewards of the land we occupy.

Please be aware:
1. You are "glamping" but you are still outdoors and we are very much vulnerable to the elements. It can be hot, rainy, muggy, ect. The spaces are beautiful and unique but we do not have air conditioning in the summer. We do have rechargeable fans you can borrow but if you have a tendency to get hot easily, please bring whatever else you think would make you more comfortable.

2. There are bugs and critters. It is highly advisable that you bring bug spray and keep eating in the camping spaces to a very minimum. This helps keep the bugs & critters out of the human spaces.

3. Removal of shoes. When you are in ANY human space, please remove your shoes. This helps keep bugs outside.

Chickens & Geese:
The Inntirety chickens & geese are delightful but please do not chase them. They don't particularly enjoy that. :) If you'd like to hold a chicken, let me know and I'll introduce you to the queen bee of the chickens. She enjoys human interaction.

Guest access
Inntirety Cafe & Lounge
In the Inntirety Cafe, you will have access to our food prep/kitchen area. Under the bar/island are pots & pans, plates, glasses, coffee cups, and more. There is an electric 2-burner stovetop for cooking. There is an electric kettle and French press for coffee plus complimentary coffee and tea in small canisters. For breakfast, we have waffle mix and oatmeal which is also complimentary. For a snack, try out our air popper!

After use, please clean up the area and rinse off dishes in the sink in the forest. Leave the dishes on the table and we will grab them.

Please clean up after yourself. There is a sink on the trail to wash your dishes. The sink is gravity fed so you will have to wait a minute for the water to actually reach the sink. Just leave the dishes on the counter when you are done and I will grab them.

There is a "lounging" area with books and games. Please borrow whatever you'd like but please return before leaving.

Swag, food items, and other unique gifts can be purchased inside Inntirety Cafe/Lounge. You can either put money in the donation box or payment app.

Compost Toilet / Outhouse
Cedar chips are commonly used in outhouses to sprinkle over waste after use, primarily because their strong aroma helps mask unpleasant odors and can act as a natural insect deterrent due to the cedar's scent; essentially acting as a freshener for the Inntirety outhouse pit. Sprinkle a thin layer of cedar or other aromatic wood chips after use to help break down waste and reduce odors. We try our best to keep the outhouse stocked with toilet paper but if there isn’t any, you can find some in the Inntirety Lounge in one of the white cubbies just inside the door.

Wilderness Barrel Sauna
Please let us know if you want to use the sauna. It takes some time for it to heat up. We will ask that you sign a liability release if you want to use the sauna.

MIni Zip Line
Please send us a text stating that we are not responsible for injury before use. If you are interested in taking a ride on the zip line, just let us know and we will give you instructions!

8 Foot Stock Tank Pool
Our little pool is salt water and open to our guests. We will have you shoot us a text stating that we are not liable for injury if you choose to use it. Towels are in the lounge. Please rinse off in the shower before use. There is a cleaning net next to the pool.

Forest Soaking Bath
If you want to experience the magic of soaking in a clawfoot tub in the middle of the forest, you must book ahead of time. It is a little process, as the tub is heated by fire and filled with a hose. There are two options for forest bathing, which can be found in the 'extras' section. This is an 'add-on' experience not included in your stay.

Groomed Trails
The Inntirety forest has a groomed trail that is about a 3/4-mile loop. If you go off the trail, please be aware that you will probably get poison ivy, ticks, and other things you might not want to bring home as a souvenir. Please stay on the trails.

We live in a forest colored green house with a wrap deck. Please park as close to the left side of the drive as possible. It is a short stroll to your camping site. We have a dolly and rolling basket cart you can borrow!

This charming space offers everything you need. A kitchen, 2 bedrooms both with king beds, Itwo sparkling bathrooms, and a grill on the patio with a view of the woods from every window.

It is attached to our personal home but offers a private entry and no shared space.

The main living area has a comfortable couch, workspace, and dining area alongside the kitchen.

The kitchen has everything you need to cook: pans, baking sheets, dishes, and utensils. Standard pantry staples such as sugar, flour, oil, and more will be available.

Guests have access to a washing machine and dryer in the laundry closet.

Guest access
Guests will have full access to the guest quarters. There is a locked door between the apartment and the rest of the home. You will be able to relax on your private patio and have full access to the backyard and firepit.

We are conveniently located close to highways I-435 and I-70 for quick and easy access to the Kansas City Metro area.

This home has a unique multi-level layout due to its charming older construction. All spaces are located on different floors and require stairs to access. The Guest House – Private Space with Comfort & Charm
Located above the detached garage, the newly added guest house is perfect for added privacy, multi-family stays, or overflow for larger groups. Access is to the right of the main house’s front entrance.

Comfortable queen-size bedroom
Full bathroom with shower
While the guest house doesn’t include a full kitchen or laundry facilities, guests are welcome to use the fully equipped amenities in the main house.

One of the standout features of this home is the incredible outdoor space, designed with entertainment and relaxation in mind. Step out onto two spacious decks—one attached to the main house and the other to the guest suite—both furnished with comfortable outdoor seating and a gas grill on the main house deck. Beyond the decks, you'll find a backyard entertainment pavilion that’s perfect for gatherings or enjoying a quiet evening under the stars.

Private driveway parking is available for up to 10 vehicles—plenty of room for large groups or multiple families traveling together. Note: The garage beneath the guest house is not available for guest use.

Washer and dryer are located in the main house and available for guest use during your stay.

The property is equipped with central heating and air conditioning, ensuring a comfortable stay no matter the season.

Guest access
Guests will have full access to the entire property, including the three-level main house and the private guest house located above the detached garage. The garage itself (lower level) is not available for use.

*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.

*PARTIES - All gatherings must be limited to 12, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
