In the past (pre covid) we hosted an average of 20+ large families and traveling teams/schools visiting KC for weddings and events per year! The outside patio is perfect for small, private parties in the back yard after/before the BIG Day or to celebrate after the tournament, family dinners, Sunday Brunch and hanging out eating BBQ! Day guests limited to an additional 20 people :). Garage offers parking and 2 additional large capacity refrigerators for all your extra drinks.

HOUSE RULES:
Rental Agreement and Rules – Normandy Street Olathe, KS
1. The terms of this lease apply to the dates reserved via the online reservation system and tenant arrival and departure dates shall not exceed these dates. Arrival time shall be 4:00 PM or later on the arrival day. Departure time shall be 11:00 AM or earlier on the departure day. Any adjustments allowing an earlier arrival or later departure shall be at the landlord’s discretion and may be revoked at any time.

2. Cancellations on short notice (based on landlord’s ability to find a replacement renter) will result in no refund. Landlord will try to work with renters that need to adjust their travel plans or have special circumstances. The earlier the landlord is notified about changes the easier it is to find a new renter to replace the cancellation. The landlord may also be able to adjust dates assuming they do not overlap other bookings.

3. The maximum number of vehicles allowed at the rental is 8.

4. Total number of overnight guests is 20.

5. The maximum number of guests (overnight and day guests) is 25, for one night during your stay. This rule is to accommodate weddings, funerals, and family get-togethers. Multiple parties are NOT allowed.

6. Large Events and parties are not allowed at the rental. Family/friend get-togethers are acceptable if they are not disruptive to the neighborhood nor damaging to the home. Examples of get-togethers that would not be allowed are; DJ or live music, late night activity, loud noises, or inappropriate activity.

7. The rental is limited to the home and grounds around it and does not include any neighborhood amenities. Guests should limit their activity to the home and grounds around the home and not enter other neighbor’s yards or areas around other neighbor’s yards.

8. Smoking is not permitted in the house. Smoking is allowed on the patio or deck and smokers are required to dispose of smoking debris properly (not on lawn, patio, sidewalk, deck, or other).

9. Dogs may be allowed on a case by case basis and need to be approved prior to booking. If a dog is approved it must be caged (kennel available) when rental guests are not present. Exotic pets, farm animals, cats, and large pets including dogs (greater than 50 lbs) are not allowed. Any damage from pets will be the renter's responsibility. If you arrive with a pet without owner’s permission – INCLUDING service animals and therapy animals, your reservation will be canceled.

10. The guest responsible for payment must be 21 years old or older.

11. Any property damage caused by renters or their pets will be the responsibility of the renter.

12. No activity is allowed that would be disruptive to the neighborhood including events, parties, and young adult only gatherings (less than 21 years old) are not permitted.

13. A responsible adult should always be present when Minors are at the rental.

14. Any Illegal activity in the house or property will result in termination of the rental agreement without refund.

Many of the popular websites give the owner just ONE option, when rules are being stretched or broken: Cancellation. We work hard with the guests to accommodate: last minute animal arrivals, increased guest count, revising rental dates and even guest cancellations. If the guests will not work with management, the lease will be canceled.

- "We had 10 adults and 11 kids ranging in age from 10 months to 14 years, and this house fit all of us very well. The kids loved having their very own "clubhouse" in the backyard and didn't want to leave the "mansion" when our trip was over. 😊 Danya was very quick to respond to messages and flexible with us. My only real complaint was the absence of a few kitchen items that I hoped would be there - whisk, full set of measuring cups, normal size mixing bowl. But we were still able to use other tools to accomplish what we needed to. She did have disposable baking pans in a variety of sizes waiting for us and a delicious bundt cake, so that was very nice. If our family ever decides to meet in KC again, I would definitely consider staying in this house a second time."

The bedrooms were inspired by what we're studying this summer; Mahatma Gandhi, Ancient Egypt and sushi!

The first thing you notice when you walk in the house is the art gallery wall in the living room. The oldest piece is over 60 years old of my father as a baby, painted by my late great-great uncle. This is a treasure and when my late grandmother gave it to me, the gallery wall inspiration followed. And just like that, it grew with old and new. Adding quickly was my husband’s first father’s day gift, a charcoal piece by Andy Espinoza. We continued with my grandmother’s landscapes, my daughter’s artworks, my late great aunt’s embroidery, my husband’s paint by numbers of a photo we took in Venice (he needs all the help he can get with art – his words), my sister’s painting of a young woman from when she was in high school, my nephew, sister in law and father in law's paintings as well as a couple of mine! We've packed it and we love it.

For me, this wall starts the understanding of who we are, where we came from and where we are going. Trying to raise two girls to have a better grasp of the world around then, more understanding of who people are and why we have the problems we do, begins with the past.

We can’t nurture correctly until we understand what needs nurtured.

Our home is subject to our journey. This is where we began and we come back to. It’s a collection of things we love and adore, people and places we’ve studied. While you enjoy our home, we will be continuing to discover what else is out there.

As an interior decorator and party planner, I’ve had to reel it in a few times in order to get our place posted. We plan to continue to change and develop the house in time. I want our home to be perfect for our guests and exude all the stories I want it to tell, but it’s not perfect. Built in 1969, side-to-side split with many stairs; the bathroom showers are on the list for updates, a sand and stain on the hardwood floors would be wonderful and new cabinetry in the kitchen are hopefully around the corner. While these things are on our agenda, we are excited to share our home with others that can see the value and effort we’ve put into it for you.

Please note again, there are stairs to enter the front door. This opens into the living room, kitchen and dining room. There are 7 more stairs to go up to the hall bathroom and three bedrooms with another 7 stairs up to the last bedroom. From the kitchen there is a full set of stairs down to the TV room with another 7 stairs down to the laundry room.

Roughly thirty minutes southwest of Kansas City, all of the larger city’s attractions and amenities are very easily accessible for residents of Olathe. The crime rate is considerably lower than both the state and national averages. Thirty city parks and two dozen neighborhood parks give residents ample space to spend time and play outside. Among the many public parks are Lake Olathe and Cedar Lake, popular destinations for boating, swimming, and just enjoying the scenery.

Adjacent to the pool table is the entrance to the movie room, which is designed to make you feel like you are in a real theater. The room is dark, with soundproof walls that ensure you won't be disturbed by any outside noise. Another TV is positioned in front of plush theater seats, complete with cup holders for your drinks and snacks.

My house is in a quiet suburb, with nice neighbors and a park with a playground just 10 houses down. Your room is a very private bedroom at the end of the upstairs hall. You have your own hall bathroom, with a new shower/tub combo. You have access to the washer/dryer, that’s right in between the two. All the basic amenities are included, like towels, shampoo/conditioner m/body wash, laundry soap, iron, hair dryer, etc. Other items like razors, toothbrushes, flossers, and the 100% natural personal care products that I make, are available for purchase if you need them.

You may use the kitchen downstairs to heat up food in the microwave, on the stovetop, or in the large toaster oven. Access to blender, dishes/utensils/glassware, pots/pans, tools, spices, electric tea kettle, etc. Let me know *IF* and how much you’re planning on using my kitchen, so I can prepare. You may use my dining table if you prefer to eat there instead of at the table in your room. During nice weather, the BBQ grill is available on my back deck, as well as lounging furniture. Kitchenette in your room has a mini fridge, coffee maker, and table for 2. Mini fridge can be stocked with yogurt, burritos, protein drinks and kombucha/beverages, that can be purchased separately. Please let me know at least several days in advance if you’d like certain items in the fridge for your arrival. Breakfast foods, snacks, bottled water and other beverages also available for extra purchase.

Brand new Roku TV is connected to my streaming services, so you can use Netflix, Hulu, Prime, Disney+, Discovery+, Acorn, and Britbox! This completely private apartment is attached to a home that you will not share any common space with. You will have ample street parking and completely private entrance on the side of the home. We use a keyless entry system for a seamless entry.

Located in Olathe just a few miles from all the action! Directly behind grocery shopping, shopping, restaurants, and a gym. I currently live in the home with my 2 year old son on the main level, but we enjoy company! We also have a 70lb love ball dog named Boone. A fully fenced backyard with a large deck and outdoor dining. Free wifi!

The space
Entire basement space around the back of the main house, private fenced pet area is separate from ours, WiFi using high-speed fiber broadband internet service, bar-b-que grill, patio area with fire pit , Dog Park next door Smart TV, Disney, Cable TV service and HBO, Drive way parking for one car. We do live upstairs so you could hear some noise or us walking around or our boys, they are Autistic. We are mindful of that and kids are in rooms by 9:00.
We also provide alarm clocks that have
noise/nature sounds and we have ear plugs in each night stand. We also have dogs that might bark once in awhile to go outside but we let them out right away. We don’t like to hear them bark. Sometimes the wander off so the CRT police response officers respond to help us locate them because they don't know how to get back home when they wander so please don't be alarmed if police are here to help us.

We do STEAM carpets and ALL furniture with fabric coverings to help those with allergies and help with COVID. We also provide sanitizer and masks.

Smoking allowed outside. We have comfortable chairs and ashtray available. No smoking allowed inside it will set off the smoke alarms to the entire house.


This space is completely separate from ours upstairs with a separate entrance!

We tried to think of everything to make your stay comfortable, and if we did over look something you are close to stores, gas stations restaurants, highways, Dog Parks! MNU College, Soccer Parks and Olathe lake! Golfing, walking trails etc!!!!

Guest access
You can park in the driveway in front of the 3rd car garage (there is enough room for 1 vehicle). You can also park on the street in front of the house, from there you should be able to see the Airbnb entry gate. The street ends just past our house so there is ample parking. If you park in the driveway please do not block our parking spaces as we will be pulling in and out of our garage door. There are cameras to monitor your vehicle in the driveway and also on our front door there is a ring camera.

The Airbnb is located on the East side of the house (right side as you are facing the house). There is a stone walkway from the front of the house and one from the street that will take you around to the East (right) side of the house then down to the Airbnb entry gate. The entry gate has a welcome sign to enter into your own fenced in backyard and private entry.

Please do not forget to note that the shower is not extremely spacious.

The kitchenette is just that, a kitchenette and has a very small sink. It has hot plates and toaster oven with many other cooking appliances. Ninja, etc. it does not have a stove or oven.

There is a $45 pet fee. Please notify us of any type of pet service per or other pet or pet fee will be applied if we are not able to get out pet rugs and blankets to protect furniture etc. It prevents dogs from digging on the furniture and helps with extra clean up. Thank you!

Also we are living upstairs with 3 boys and 3 dogs so you will likely hear some noise from us. Two of our boys are Autistic and will wonder off so the police need to be called to locate them at times, please don’t be alarmed if they are out front.

Enjoy Southern OP in this quiet neighborhood. Our studio guesthouse has a full kitchen, a new TV, and google fiber internet. In case you get lonely, we have 2 friendly dogs always looking for attention. We are about 45 minutes away from the Kansas City airport, Kauffman Stadium, Arrowhead Stadium, the KU main campus, and the Harry S Truman sports complex. We are 10-15 minutes from the Scheels soccer complex. Overland Park has plenty of Kansas barbecue and shopping.

If you don’t like dogs, and ours can be obnoxious attention seekers, please let us know before you arrive so we can make sure the dogs are in the house.They are out and about on the property during the day and they will want to meet you.

The bathroom is fairly small. It is located in a hall between the two bedrooms downstairs. This requires guests to go through a bedroom to get to the bath. The pictures make the house look a little larger than it actually is.

We love the outdoors and enjoy helping our guests connect with the places that we enjoy. There are a number of beautiful lakes and parks within a few miles of the house. There are great trails for hiking, biking, and mountain biking.

You have access to the entire property except the garage and one-bedroom closet. This home and yard are not shared spaces. You can expect to have the place to yourself throughout the entirety of your stay!

- Children are not allowed in the hot tub without adult supervision.

- We do not have cable but all streaming services are available for you to log into, as well as local channels.

- Currently, the trundle bed under the Twin bed does not have a mattress

- The kitchen's layout means the dining table comfortably seats four.

- While we currently don't have chairs for the outdoor dining table, new seating, and fresh landscaping will be added in the spring. Yay!

Convenient Olathe/Overland Park location - super close to Scheels Overland Park Soccer Complex, Johnson County Executive Airport, easy access to highways, close to shopping and conveniences... but sits back off the road on our 5 acres and has views of horses from back porch! Country feel, city convenience... best of both worlds! Longer stays may be available upon request.

Garage and basement not included. This home is attached to ours by an long outside breezeway, but the interior of the home is not connected to ours in any way. Guest house has its own driveway but shares the main drive off the road. Host is usually on site but will stay out of your way unless you have a need for assistance.
