Our quaint, beautiful duplex, built in 1924, is a spacious 1,100 square feet. The living area is a roomy and comfortable area to relax, read a book, take a nap, or watch a movie. The master bedroom has a queen size bed and mattress. The second bedroom has a twin day bed. The kitchen is fully equipped for your cooking convenience. A washer and dryer is available as well. Off the living area is a balcony where you can relax in the evening with a glass of wine or just enjoy the character of the neighborhood.

Our duplex is located in an urban neighborhood, two blocks from Dallas' Lower Greenville Avenue. The duplex is centrally located to Downtown Dallas (3 miles), Kay Bailey Convention Center (4 miles), Perot Science Museum (4 miles), Kyle Warren Park (4 miles), the Dallas Arts District (3 miles), Fair Park and the Cotton Bowl (4 Miles), Deep Ellum (3.5 miles), the Baylor Hospital (3 miles) campus, American Airlines Center (5 miles) and Love Field Airport (7 miles). The location is perfect for vacations or business travelers who prefer a home away from home. We are a few miles away and we be available to make your stay as comfortable as possible. Nothing there are outside cameras for the protection of guests and the home.

The space
My doors are open to all guests who wish to stay with me. I embrace all cultures, ethnicities, LGBTQ, and applaud AirBNB's practice of not showing profile pictures before booking by allowing my guests to instant book.

This house is open from front to back. Living room, dining room, kitchen, hall bath, and closed primary bedroom with bath en suite and a coffee maker. Empty chest of drawers and full closet for use while staying. A minimalist desk for office use in bedroom with screen to use. Internet reaches outside to back deck for work on nice days or nights. Six drawers in bathroom for your use. There is a blow dryer and first aid kit in bathroom, along with some toiletries for your use.

Separate keypad entrance to your primary bedroom back door accessible after you park your car under the carport (back in parking only, one car only). Your back door opens onto the back deck with al fresco dining at small teak table with candles and hurricane glass available, in addition to side French doors that open from primary bedroom onto side deck leading to larger six person seating dining table and an outdoor living area, both al fresco.

Please feel free to cook in the kitchen. You have a mini fridge in your room. There is a top drawer in freezer with space to use, along with pots, pans, dishes, silverware, and necessary kitchen implements. Salt, pepper, and spices available for use if cooking at home. Microwave air fryer, and toaster oven, also.

The fenced yard allows you privacy while sitting outside on the deck, dining, or enjoying the outdoor living space. The carport is also inside this fenced area. There are steps (two) going up to outside deck where your keypad entrance is located. You are welcome to come in the front door, or enter through your back door for privacy.

The house is located 1 block from Greenville Ave with four close breakfast/specially coffee shops within 1-3 blocks: Window Seat, Halcyon, Cafe Duro, and Donuts (walk up to order), along with fine dining: Goodwins, Terilli's, and Sister (rated in NYTimes top 50 restaurants for 2022). For casual dining there is Stan's Blue Note (top sports bar in Dallas), Blue Goose Tex-Mex, Dubliner Irish Pub, Dodie's Cajun, and Christie's Sports Bar. Take out places are Val's Cheesecakes, Papa John's pizza, and Reful health foods. Shopping includes a Buffalo Exchange, a vape shop, a barber, and a tattoo shop. Several grocery stores within a mile or two: Trader Joe's, Central Market, Whole Foods, Tom Thumb, and Kroger. Liquor store a mile across highway. Dozens of other cuisines within a mile of house north on Greenville, south on Greenville, at Mockingbird Station, east at Mockingbird & Abrams, southwest to Henderson and Knox, and west across the highway.

Quiet neighborhood with neighbors using side street for a perfect two mile walk. Bedroom curtains offer black-out and noise reduction. Several parks within a mile, and access to skybridge from Glencoe Park over to Mockingbird Station with a movie theater, the Angelica, shopping and dining, and also where several Dallas trails intersect.

I am open to guests having small dinner parties or happy hours with local friends and associates, inside or outside. Please message me to discuss.

Guest access
Guests will be sharing space with me. You will have access at all times to the primary bedroom with bathroom en suite, the hall bath, kitchen, dining, living, and front media rooms, and all outside areas. Your bedroom and front media room come with TVs. .

During your stay
I work in an office Mon, Wed, Thu, and Fri. I WFH on Tuesdays. There is a keypad for you to check yourself in if I'm at the office. You may have as much or as little interaction with me as you are comfortable with. I am usually home in the evenings, and on weekends I'm around the house working on projects and meeting friends for meals (brunch, lunch, dinner).

You have your own separate backdoor entrance to your bedroom, so if you park in the back carport and come into your room through the back, I will rarely see you. If you come through the front door I will most likely say "Hi" and be available to answer any of your questions.

I am always available to interact via AirBNB app for your questions.

Other things to note
Parking is available on street or back-in parking under carport. Fan is available for your bathroom and outside sitting, however it does get hot in July and August here in Dallas no matter what is blowing on you.

DFW: The most economical way is to use the Orange Line on DART, accessed from Terminal A at DFW. Get off at Mockingbird Station. From there you can walk 15 minutes south to the Carriage House, OR take DART bus 24 Via McMillan. Stop at Morningside Ave. We are only steps from this corner.

Love Field: You can also access the Orange Line on DART, however, you'll have to take the Love Link Dart bus to Inwood/Love Station. From there, the directions to the Carriage House are the same as above.

Also, check out SuperShuttle, a shared ride service from either airport. As always, there are taxis, Uber and Lyft.

This is a large, charming Tudor-style studio apartment above my personal residence. The previous owner went through painstaking measures to preserve the authenticity of this 20's era home, from the windows to the hardwood floors. You will have private entrance accessed from the front porch and a convenient french door access to your own private balcony, overlooking the beautiful M-Streets neighborhood. The shower was recently remodeled and the home includes all of the comforts you deserve!

The space
The space is unique and very special! It is very open and has plenty of light and views of mature trees. It is like being in a cabin or a large tree house :)

Guest access
The entrance to the apartment is the red door in the front of the house. You will need a code to open the door. I change the code after every visit, but rest assured, you can lock the door from the inside using a latch.

Other things to note
The stairwell is steep, so watch your step. If you have trouble with stairs, this is not the right place for you. Only one flight. Also, pleas leave the house as you received it. The cleaning fee is not your license to leave the place a mess! This has not been a problem with a vast majority of the guests, but I recently had a bad apple and it caused a mess! Lol. Please clean your dishes and ask before eating food that may be in the fridge.

The apartment is above our detached garage. You will enter through the gate on the side of the house and as you reach the backyard past the deck, you will find your own private staircase leading to the apartment. The TV includes access to Hulu, Netflix, Amazon Prime and a few other apps.

The kitchenette comes with a full sized fridge, microwave, toaster, coffee maker (and coffee!), double burner, sink, and basic silverware, plates, mugs, pots, pans.

You will love the neighborhood! It's quiet, has lots of trees, but you are in the heart of the city! A short Uber ride will take you to Uptown, Downtown, Deep Ellum, and all the cool parts of Dallas! DFW Airport is about 25-30 minutes away and Dallas Love Field is about 15 minutes away. NorthPark and The Galleria are also a short Uber ride away.

Wonderfully decorated and extremely well equipped home. This charming private home is located in the famed “M Streets” area of Dallas, a quiet, safe, family-oriented neighborhood just five minutes from the beautiful SMU campus or the fabulous nightlife of Lower Greenville.

The Home

Downstairs features two bedrooms with new queen-sized beds and high-quality mattresses, linens, and pillows. One of the two bedrooms has an en suite bathroom; the other has a full bathroom with a shower that also doubles as a powder room for guests. Bathrooms are fully stocked with all the amenities you’ll need for a wonderful stay. A spacious entryway opens up to the formal dining room that seats eight people comfortably. An adjacent reading area for two leads to the light-filled kitchen with granite countertops, a breakfast seating area, and all the equipment and utensils anyone would want to have for a wonderful evening dining at home. The living room is equipped with smart TV (AppleTV, Netflix, Hulu, Paramount+, Disney+), and a Sonos sound system. The house has Wi-Fi throughout along with a state-of-the-art security system.

Upstairs features include the master bedroom, with a walk-in closet, and a spacious en suite bathroom that has both shower and bathtub. An adjoining room has a generous-sized desk that makes it ideal as a work space or another bedroom already equipped with two bunkbeds that would share the master bathroom. All rooms have shades and curtains to adjust the volume of light and ensure privacy. There is also a full laundry room with a washer/dryer and stocked with all necessary supplies.

This enchanting, cozy home has a front patio with a seated swing and new outdoor furniture and a backyard space that features a deck area with a gas-fired outdoor grill.

What some of our guests don't love about our listing:

-Whilst the home has excellent transport routes, sound can sometimes reverberate from the adjacent N Central Expy. To minimise this for those who are light sleepers, we provide ear plugs in each bathroom for ease and comfort when sleeping at night, maximising your guest experience.

-This driveway can securely park 5 cars, although we do have a compact turning point to access the driveway from the street. The driveway acts as a one way system, exiting from the rear of the property which makes life much easier to get back on the open road!

Our house comfortably sleeps 13 guests with 4 queen size beds, 3 twin beds and 1 sofa bed you can set up in the spacious living room downstairs.

- All beds complete with fresh 1000 thread count sheets and linens changed after every single guest.

Complimentary; Wi-Fi, Netflix, HBO Max, Hulu, Disney+, Tea, Coffee, Hotel Toiletries and our Welcome Pack. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with coffee machine, kettle, glasses, mugs, dishes and cutlery.

Guest access
You have full and total access of our home during your stay. Feel free to stream Netflix/HBO Max/Hulu or Disney+ as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Downtown, Uptown or Lower Greenville - the most vibrant districts in all of Dallas!

Other things to note
1. There is keyless entry to the home, a code will be provided to you after you book with us.

2. Whilst you are enjoying your s'mores, be confident in knowing we have a fire extinguisher and first aid kit kept in the kitchen for health and safety. An adult must be present at all times when using the space. Guests must be 18 or over to operate the fire pit facility and we accept no liability for any personal injury.

3. Extra guests: $25 fee per person, per night after the 6th guest.

4. Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

5. There is a private property at the rear of the house, home to a long term tenant with no pets, a separate garage for parking & separate entrance. Only your group have exclusive access to the fire pit / BBQ during your stay with us.

6. Profiles that are brand new with no prior reviews, or have less than 3 reviews total at a 4.5 rating or less out of 5 will be required to pay a $1750 damage deposit prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

7. Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

8. This is a non-smoking property. Please honor this. Any evidence found will lead to a $1000 fine.

9. We will be happy to ship items with a flat shipping and handling rate of $75 UPS Ground. Any shipping fees charged by UPS that exceed $50 will be added to the $75 shipping and handling charge. Please notify the host within 4 hours of checkout that Items have been left behind. We’re happy to hold items for up to 24 hours.
