1. Risks and Recommendations: The staircase leading to and from the 4th floor is steep and may pose a challenge, particularly for elderly guests. It is strongly recommended that elderly guests refrain from attempting to ascend or descend the staircase. The property owner advises caution and suggests seeking alternative means of access.

2. Assumption of Risk: By choosing to climb the staircase, you assume all risks associated with your decision, including but not limited to slips, falls, and injuries. You understand and accept that the property owner and its agents cannot guarantee your safety while using the staircase.

3. Release and Indemnification: In consideration of being allowed to use the staircase, you hereby release, waive, discharge, and covenant not to sue the property owner, its agents, and any affiliated parties from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury that may occur while using the staircase.

4. Responsibility: You acknowledge that you are solely responsible for your own well-being and agree to exercise due care and caution while using the staircase. 5. Serviceability: If any provision of this waiver is found to be unenforceable or invalid, the remaining provisions shall remain in full force and effect.

By proceeding up or down the staircase, you acknowledge that you have read and understood this waiver of liability and voluntarily assume all risks associated with its use.

- "Our 3-night stay at this beautiful & spacious townhome was fantastic! Check in was easy & the host was very prompt w all communication. Townhome is spacious - all furniture is extra comfortable, windows provide great lighting during the day & ample lighting in all rooms at night – extremely clean, décor is tasteful & pleasing - pictures on web site are accurate. Kitchen equipped w all appliances, dishes, glasses & utensils - even a variety of snacks, coffee & tea. We didn’t need the washer/dryer, but they’re conveniently located on bedroom level. Two full baths are very roomy - large showers w rain shower & handheld shower head - host provided blow dryer, hand soap, shampoo, conditioner, body wash & plenty of towels. There are 3 half baths – one each on garage level, kitchen level & rooftop level. Both bedrooms are large with walk in closets & beds are super comfy. Great bonus to have a garage to park our car! We didn’t get to use the rooftop as the weather didn’t cooperate, but it’s a large space w lots of seating & a fire feature. Location is great – walkable to shops, restaurants & Trader Joe’s. On our second day we noticed that the ice machine & water in the fridge had stopped working – it wasn’t a big deal at all, but we notified the host & he brought us a case of bottled water & a bag of ice even after we told him it wasn’t necessary. Truly, a gracious host & a fabulous place to stay! The next time we travel to Big-D we hope this wonderful townhome will be available!"

One of East Dallas' first conservation districts, Hollywood Santa Monica Neighborhood is special. Our house has been remodeled and has something for everybody. Outdoor patio with fireplace, salt swimming pool, built in hot tub/spa. E Dallas considers itself the eclectic, weird part of Dallas. Huge trees and rolling hills, it is really a very unique part of Dallas. Close to downtown Dallas and I30 and straight to Arlington for all the sport venues and entertainment and then on to Fort Worth.

The house is a 3 bedroom 2 bathroom home built in 1931. The home has been completely remodeled and has the latest in home automation. The primary bedroom is very large with a huge bathroom. As this is an almost 100 year old home, closets weren't a "thing" in those days. So, we have provided rolling hanging racks in each room so that you can hang your clothes.

100% of the total amount of the reservation is due at booking. If the reservation is cancelled withing 72 hours of the time of booking, the total amount paid will be refunded minus the 4% credit card transaction fee. Any remaining balance is due 30 days from date of check-in. If the reservation is cancelled before 30 days prior to check-in, the initial payment minus 4% transaction fee will be refunded. Any cancellation past the 30-day window will forfeit 50% minus 4% credit card transaction fee, and any cancellation within 14 days will forfeit 100%.

The guest studio is located at the back of our property behind the main house, on the second story of the detached garage. It is only a couple miles from downtown & a short drive to great shopping, restaurants & attractions including the Dallas Arboretum, Fair Park/Dos Equis Pavilion that is 3 miles away. Less than 5 minute walk to Bus Route 214 direct to Fair Park & Downtown.

Free street parking in front of the residence is always available. Please only park directly in front of our house to respect neighbors. Guests will enter through back drive way gate that leads up driveway to private studio entrance.

Charming Hollywood Heights neighborhood is close to downtown, Dallas Arboretum, the Fair Grounds/Cotton Bowl and more! The Sante Fe Trail System is just steps away from the front door connecting you to Deep Ellum and White Rock Lake. A park is directly across the street.

Gourmet kitchen if you want to stick around the house. Carport has been converted to ultimate outdoor hang out area with seating, TV, pool-table, basketball, tramopoline and grill!

The space
Three Bedrooms: Master with King, Bedroom 1 with two twin beds and Bedroom 2 with a full bed. Many guests have used the large master walk-in closet as a "nursery" - right off the master and provided Pack-N-Play makes it a perfect spot for our littlest guests to slumber!
