Our comfortable home is in a lovely, forested neighborhood about 2 miles from the Lake and in the town of Kings Beach/Tahoe Vista. Our street offers incredible walking, hiking and biking trails all right outside your door. The neighborhood is so peaceful, you could just sit out on our large deck and listen to the wind blow through the tall pine trees and watch the chipmunks chase each other! Bring your dog along with you to enjoy the views.

Our mountain home is well maintained . The 2 story layout of the house offers plenty of room to entertain big families, but comfy and cozy enough for just 2.

With a large open floor plan, large loft, Pool Table, big hot tub, gas fireplace, four TVs, Dish Network with DVR, WIFI, Roku, DVD players even a VHS player. A thoroughly stocked kitchen also awaits you.

High quality/High speed internet - perfect for working remotely from Tahoe. Rent for a week or a month to work away from home.

As you walk in the front door, you enter the Great Room and are greeted by high ceilings that open to the loft. You will see a large warm gas stone-faced fireplace. There are 2 sets of sliding glass doors that open to the deck with BBQ, Patio seating with comfy Adirondack chairs and the over-sized hot tub.

On the main floor, off the living room is one of the full bathrooms. Continue on down the hall to the washer and dryer and then to ALL 3 bedrooms.

The master “Lake” room has a beautiful four-poster pine queen bed with a 3" memory foam mattress topper, a flat screen TV, private bath and lovely tree-covered mountain views.

Next to this is the guest “Woods” room. This has a comfy queen sized bed with a 2” memory foam mattress topper and equally beautiful views!

The next room is the “Bunk room” with bunk beds, twin over full, with storage drawers underneath. (sleeps 3) Great for the kids or adults!

For the social cook, you will love the modern kitchen that opens to the living and dining areas, as well as the fireplace and the 55" plasma TV! So nice to be in the kitchen and hang out with your group!

The dining area has a large table that can seat 8-10 and sliding glass doors leading out to the deck and hot tub. THE YARD IS NOT FENCED.

We have tried our best to stock the kitchen with everything you might need for a vacation stay, such as chefs knives, coffee maker, crock pot, instant pot, blender, mixer, pots and pans, plate service for 12, serving trays and so much more. Enjoy the granite tile counter tops and stainless steel appliances, including a gas cook top/oven. There are 2 breakfast counters and bar stools to sit and enjoy.

Upstairs is a loft with futons providing for extra sleeping. There is a half bath and a separate bed room with POOL TABLE and another flat screen TV. Game closet with TONS of games and puzzles for the whole family. There is also a cozy area of the loft just for watching movies and bookshelves full of reading for the whole family!

Northstar Ski Resort is only 12 minutes away and it is a lovely village with an Ice Rink in winter and arts and crafts in summer and lots to do, eat and drink.

The lake is only a 5 minute drive away! Sledding and skiing options are anywhere from 12 to 45 minutes away. In the summer there is golf, paddle-boarding, para-sailing, Jet skiing, relaxing!!! Oh did I mention....Casinos are also a short 12 minute drive!

We know you will have an amazing stay in our home. We always do.

Access - The house is on a slope with stairs and a dirt path to reach the main door. During the snow months, this path can get snow covered, slippery and difficult. While we have a snow removal service, there could be a delay in clearing during heavy storms. During the stay, we expect the guests to keep the walking path/steps shoveled .

What you should know before you book at the A+ A-frame:

• Our house boasts a large two-car garage which is easily accessible from the street without a long or steep driveway to traverse; however, that means only two cars can be parked during times of snow. Please plan accordingly if booking with friends. During the summer, driveway and street parking is plentiful. Getting up to the house from the garage can be challenging in the winter so please be aware that you will need appropriate footwear for the snow and potential ice and that this house will best serve able-bodied individuals not intimidated by multiple steps or snowy paths.
• The house is ideally suited for up to 4-6 adults with 2-6 children. Our target renters are families with a mix of adults and kids or 1-3 couples. Large groups of all adults will be more comfortable at a larger house. We can only accommodate a MAXIMUM of 8 adults (anyone over the age of 16) but set our guest limit at 6 adults to minimize noise.

For those who just want to decompress, this home is the perfect antidote. The house is designed for comfort, and with over 3400 sq ft of living space, you have ample room for families or groups of friends to spread out. ( 12 adults Max plus kids under 12)

As you walk in the front door, you are greeted by 22 ft cathedral ceilings, and a large open long living area. To one side is the kitchen the opens into the dining area. The kitchen has quartz countertops and is fully stocked with all the amenities for cooking and has a countertop with 2 bar stools. There is lots of counter space and cupboards for your items. The dining room has large dining table overlooks the views off the patio. A slider opens up to the deck with hot tub, BBQ, patio furniture, and panoramic views. The views overlook the meadow and tree lined mountains. You can sit here for hours taking in the sights and smells of the pine trees. The views from the hot tub really adds to the enjoyment of soaking.

In the living area is large sectional sofa which faces a river rock hearth country gas stove, and TV. You can sit on the couch, watch TV and wildlife at the same time. The room is lined with windows to take full advantage of the views. Scattered pillows and throws will make you feel at home. Next to the sectional is a full bathroom and pool table. Adults can socialize at the dining table, and kids can play pool without bothering each other. Summer or winter, morning or evening, you'll enjoy the peace and solitude from any part of the house.

Off the living area is the Master Bedroom. It has the high A frame ceilings and feels like a separate cabin and is quiet and private from the living area. There is plenty of room for the King bed, twin bed with trundle, TV, and large bathroom with closet and changing area. The bathroom is also set up with rails and bars for the elders who may need a little help. There is also a private deck for sunning in the morning.

Down the stairs is large laundry room with washer/dryer and exit which can be used as a mud room in wintertime. There are 5 bedrooms and 2 bathrooms on this level. 2 King rooms with views to the forest and have TV's, 1 King bedroom with twin bed, 1 queen room with TV, 1 LARGE King room with extra twin bed and TV,. Teenagers/kids love this room because of the size and its at another end of the house to make noise and watch their favorite movies. There is extra floor space here for sleeping bags.

Because Lake Tahoe's motto is just 'play hard' extra attention has been given to a great bed and a good nights sleep. All the bedding is Hotel Style with memory foam mattress pad, luxury 300 count sheets, 4 down or down alternative pillows, duvet, and bed throw. You'll feel like you're in an upscale hotel.

The open areas and high ceilings enhance the areas to socialize with family or friends, without feeling closed in. The different rooms in the house will allow your group to be together or separate.
There are all the amenities of home and more. The furnishings are user friendly with plenty of seating in the living area and patio. Large, wooden beams, triangle shaped windows, and mountain decor throughout the house compliment the 'Tahoe' feeling. The location and amenities of this home makes this a great vacation home year-round .

The neighborhood is a quiet pocket of homes surrounded by forest land. All the roads dead end at trails heads, yet its 3 miles from all the activities in Kings Beach.

In the summertime, the open terrain becomes some of the best hiking and biking trails on the North Shore. You can access the trails at the home and go for miles. A path in the meadow behind the house leads to hiking and biking trails. In the wintertime, bring your cross country skis or snowshoes. The trails from the house are well used in both the summer and winter months and you're within 20 min to Northstar.

North National Park is walking distance to the house and offers Pickle Ball and tennis courts,Frisbee golf, ball fields, snowmobile rentals and much more. The Lake at Kings Beach is 3 miles away and has boat and kayak rentals. White, sandy beaches will remind you of being in Hawaii. Shopping and entertainment are here with casinos 3 miles away that will satisfy your thirst for nightlife. Crystal Bay Club is known for their music venues, and Cal Neva for their spa services. There is an abundance of restaurants and shops scattered up and down Kings Beach that will cater to your daytime or evening dining fancies.

In the wintertime… you are in the middle of the North Shore with easy access to the ski resorts. You are 6 miles to the entrance of Northstar which offers a great all-around skiing mountain, along with the Village that has an ice skating rink, shops and restaurants. Alpine Meadows and Palisades Tahoe are minutes away. Diamond Peak and Mt Rose are 20 min away and offer less expensive skiing with specials and family pricing. Cross country skiing and snowshoeing are literally out the back door…and for those adventure enthusiasts, there is a multitude of snowmobiling rentals as close as 2 miles from the house.

The main floor consists of 3 bedrooms (two with full-size beds and one with a CAL King bed), a laundry room, a full bathroom with shower/tub combo, as well as the living room and dining room, which have an open layout and all centered around a toasty-warm wood stove. The fully stocked kitchen includes a butcher block prep island and invites family togetherness. Upstairs, the loft area has a reading nook at the far end and a loveseat to relax and stream your favorite show. 4th bedroom is on the upper level and houses a queen bed. 2nd full bathroom is found directly across the hall and features fantastic tile work and a glass enclosure in the shower/tub combo. The 5th bedroom is at the end of the hall. The ensuite bathroom with a shower/tub combo is found at the entry to this spacious retreat. Further inside, you will find a Cal King bed with suited wall lamps on either side. The other half of the room houses a dresser with a large mirror and an oversized chaise lounge which doubles as a twin-sized sleeper.

The detached bonus room is located over the garage and has a separate entrance. - "If you are looking for an amazing and beautiful house to stay at while in Lake Tahoe area on the north side, then this is the house!!! The pictures are exactly the same as what you get. I booked this as a surprise trip for my husband for his birthday and our friends and family who came could not stop talking about how beautiful the house was. We spent majority of our time on the upper level deck because it was so peaceful outside and the weather was perfect. The house was super clean and the beds were extremely comfortable. The other nice part (maybe not for some who are attached to their phone) was due to location no calls in or out on your cell. Text messages still came through, but I still didn’t feel the need to have my phone with me. If you need to call or receive a call there is a working house phone, but being on vacation I didn’t want either. The closest grocery store is Safeway and it’s two miles down the mountain which is also where Kings Beach is. There is no drinking on that beach, but if you drive about a mile west past Safeway there is a little hidden pathway next to some cottages that leads to a beach where you can drink (was WAY more fun). I highly recommend going to Gar Woods to eat. Great food and drinks as well as a clear view of the lake. There is also a pier that leads down to the water there if you want some pictures. Overall everything exceeded our expectations and we all decided we will definitely be back to Lake Tahoe and we know exactly where we will stay again! 😊"

2. The house is ideally suited for up to 4-6 adults with 2-6 children. Our target renters are families with a mix of adults and kids or 1-3 couples. Large groups of all adults will be more comfortable in a larger house. We can only accommodate a MAXIMUM of 8 guests excluding children under twelve (12) years of age but set our guest limit at 6 adults to minimize noise.

No matter when you come to North Tahoe, you`ll be assured a memorable time, with a vacation full of fun outdoor events and beautiful sights. And when you want to rest and relax at the end of your busy, fun-filled days, our comfortable vacation home is a pleasant place to land. PARKING:
Parking available in the garage for 2 cars, and small driveway with room to park 1-2 additional cars in summer only. During the winter only park in the garage, since the driveway is plowed during snowstorms. Cars parked in the driveway will block the garage. Street parking is available and plentiful during the warmer months, but not when there is snow on the ground, which is the entire winter into early spring.

The house is located in a quiet neighborhood with several trails leading in every direction. You can hike out the back or front door and we are only a 3 minute walk from breathtaking Lake Tahoe views. North Tahoe Regional Park is just a 20-25 minute hike from the house, where you will find plenty of additional hiking, snowshoeing, and cross country trails along with a disc golf course in summer. We are a short drive away from everything else North Lake Tahoe has to offer!

You`ll need a car to get here and around the area. Uber is now available but not always reliable depending on weather conditions. The house boasts a two-car garage which is easily accessible from the street without a long or steep driveway to traverse; however, that means only two cars can be parked during times of snow. Please plan accordingly if booking with friends. During the summer, driveway and street parking is available.

Accessing the house can be challenging particularly during winter months and is best suited to agile, able-bodied individuals. You will need to be able to climb multiple steps. We recommend wearing appropriate footwear while on the property.

4WD/Traction may be necessary in the winter. Watch the weather reports carefully and plan accordingly. A private garage accommodates two vehicles. Street and driveway parking is not available when there is snow on the ground but is plentiful in the summer.

Per the Placer County vacation rental ordinance, only 8 adults (anyone over the age of 16) are permitted on the property after 9 pm. Additional children under the age of 16 (up to a total of 10 individuals) may stay in the home. Nighttime noise limits and quiet hours are imposed from 9 pm to 8 am. Please be aware that if you are in the hot tub late at night, your voice (and music) can carry. We kindly ask that you adjust your plans to comply with the noise limitations. To reduce the possibility of noise, we have reduced our max occupancy to 6 adults plus children. In addition, we have a NoiseAware monitor in place on the property as well as a Ring Camera at the front door.

1. Getting up to the house from the garage can be challenging in the winter so guests should wear appropriate footwear for the snow and potential ice. Our house will best serve able-bodied individuals not intimidated by multiple steps.
2. Guests may need AWD, 4-wheel drive, or chains in the winter. Our road gets a LOT of snow. In the winter, only 2 cars can be accommodated at the house (in the garage).
3. The upstairs Master Bedroom can be chilly in winter until the house has had a day to warm up since there is no heating vent in the room - we have a space heater available if someone wants to warm up the room before bed.
4. Our internet is quite good now - especially for Tahoe - but it does experience delays during winter storms and can`t power 10 devices at one time well.
5. Per the Placer County vacation rental ordinance, only 8 guests, excluding children under twelve (12) years of age, are permitted on the property after 9 pm. Daytime occupancy is defined as one and a half times the maximum number of occupants allowed to stay overnight at the unit, excluding children under twelve (12). This means that daytime occupancy is 12 guests excluding children under twelve (12).
6. NOISE: Please always respect your neighbors. Quiet hours: 9pm to 8 am. Please always move indoors by 9 pm. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time. No sound from the STR shall be audible from the parcel line of any short-term vacation rental at any time.

- "We enjoyed our stay in Tahoe. The unit was clean and well appointed. It was small. The bed was in an alcove of sorts - not really a room. It is a good size for a couple, more than that would be pretty crowded. The complex it is in was very quiet. " - "My daughter and I stayed here four nights. The condo is as described except there’s no Nespresso that we found. Not an issue though since we forgot pods. We had an issue with the stove and the owner was quick to respond and fix it. We only ate breakfast at the condo and there was sufficient kitchen ware. The bed was comfortable too. The bathroom is small but functional. The condo is only for two people as noted and we found it cozy. We didn’t need anything more as we were gone usually all day long. The property is a quick drive to town and centrally located so that you can go east or west very easily. If going to Kings Beach beach or Sand Harbor, be sure to get there around 8am for parking. Highly recommend biking to Sand Harbor and renting kayaks there. "

Upper Level: This level consists of the kitchen, living room, dining room, 1/2 bath to service these areas, master bedroom with walk in-shower with separate tub, gas fireplace, double vanity, and three decks off of this upper level (one off the master, one off the living room, and one off the kitchen where the propane BBQ and patio furniture is located).

Lower Level: This level features a separate family room with woodstove, TV & DVD, second master suite with fireplace, three more bedrooms, a hall bath, and a sliding glass door leading out to the back yard.

Enjoy the casinos and nightlife at Crystal Bay, events and skiing at Northstar California, and just minutes to Kings Beach and Truckee. Hiking and biking trails are just a short walk from the front door. Three large and nicely appointed bedrooms and three and one-half bathrooms make this home ideal for a large family or a group of up to twelve guests.

Parking Details:

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

- "This home is a perfect getaway! Extremely clean and well stocked. The furnishings are new, modern and super comfortable. The bedding and towels are fluffy and cozy. It's a quick 10 minute drive to Northstar but also an easy drive to Kings Beach for summer fun. The house was as pictured, the kitchen had all essentials to cook, and the home was cozy and clean. We loved having the hot tub after skiing and while it is not deep, we could fit 3 tall adults. It is important to note that this house lies south of Northstar off of 267 which has a 7,000-foot pass. We were there during a winter storm and you need a 4-wheel drive car with snow tires, or a 4 or all-wheel drive car and chains. There was chain control on 267 one day and the pass can be challenging during inclement weather. If you go during winter and plan to ski in Northstar or go north to Truckee, make sure you have the right car and/or chains."

- "This home is lovely and well stocked. There's a wide array of kitchen cookware plus basics like olive oil, etc. The dining table is a nice, sturdy wooden table that it was great to gather around as a family. The home felt quiet and sturdy i.e. I couldn't hear people walking around upstairs when I was sleeping downstairs (no creaky floors). The master bedroom is very big and private / backset from the other two bedrooms, and has its own en suite bathroom including shower. Reasonably close to skiing and a sledding park, and to town/kings beach. Easy to park in the driveway, even with the snow. Some limitations: 1. The master bed transmits movements very easily - when my husband even moved his arm, it felt like there was an earthquake in the bed and woke me up. (We've stayed in a variety of beds while traveling and haven't experienced this before!) I recommend to the property owners to change out the mattress. 2. The only bathrooms are downstairs, so if you have any issues navigating stairs, that could be challenging (wasn't an issue for us). (The Bedrooms are also all downstairs)3. The snowplow was quite loud and woke us up at something like 6am, but it was nice that this was provided as a service so it was easy to get the car out after a snowstorm. "

Our bunk beds were purchased with children in mind. Adults can certainly sleep in them, but some guests have commented that they are not as sturdy as they would like. As an alternative, there are two pull out sofa beds in the living room.

According to local short-term rental regulations, we are only able to accommodate 8 adults; however, children under 16 do not count toward this requirement.

Outdoor security cameras are located at the front door and in the front of the home pointing toward the driveway. These cameras will be used to prevent parties, large gatherings, and pets. It will also be used to verify guest count. The maximum amount of adults allowed is 8. There are no cameras facing the inside of the house.

- "The location is perfect for a winter getaway nestled by the end of a cul de sac, and fairly easy to get to since all the streets are plowed regularly. The home itself had an excellent setup for kids who can share bunk beds, and sizable rooms with large beds for those who worry about equitable space among larger groups. The open concept works very well when cooking in the kitchen and wanting to be part of the conversation in the living room. And despite the numerous stairs that might keep some folks concerned, we spent most of our time on the top floor anyways so it was of no concern in the end. Lastly, I personally love the outdoors, so when trying to find places to rent with enough yard space for the kids to safely play became difficult to pin down this beat out all the rest hands-down since it backs up to national forest with a short hike up the hill to see all of Lake Tahoe in an unobstructed view. It’s so beautiful! Looking forward to renting this place again!"

There are 2 parking spaces in the garage and space for 2 more cars on our steep driveway. Parking on the street is prohibited at all times due to county regulations for short term rentals, so please do NOT bring more than 4 cars and please do NOT bring any trailer, RV or boat, as there is no place to park them.

WINTER SEASON PARKING
During the winter months, we highly recommend you only bring two cars and park inside the garage. Parking on the steep driveway during the winter is not recommended because 1) it interferes with snow removal and the snow removal company wouldn't be able to plow the driveway with their machine, 2) it's likely that the car could slide down the driveway as it's steep and the snow/ice provides little traction. If you have to park on the driveway, make sure you park on the bottom of the driveway to avoid the risk of sliding.

With the driveway being steep, a 4WD/AWD vehicle or chains/snow tires are required in worst winter conditions to be able to drive up the driveway into the garage.

WILDLIFE SAFETY
We are lucky to be located in the national forest, but this also means there are a lot of wildlife animals present in the neighborhood. Wildlife animals you may see on the property include, but are not limited to: bears, coyotes, squirrels, wolves, mountain lions, bobcats, etc. To prevent wildlife break-ins, please close and lock all doors/windows of the house and your cars at all times, and park your cars inside the garage whenever possible. Do NOT leave any food outdoors or in your cars, and please keep a safe distance from all wildlife animals.

CANCELLATION AND REFUND
We are not responsible for unpredictable and unforeseeable events like road closures, winter storms, wild fires, power outages and WiFi outages. These are out of our control and are not guaranteed. Last minute cancellation or date change request due to these issues is subject to approval and will incur a fee to be deducted from any potential refund.

2. The house is ideally suited for up to 4-6 adults with 2-6 children. Our target renters are families with a mix of adults and kids or 1-3 couples. Large groups of all adults will be more comfortable in a larger house. We can only accommodate a MAXIMUM of 8 guests excluding children under twelve (12) years of age but set our guest limit at 6 adults to minimize noise.

PARKING:
Parking available in the garage for 2 cars, and small driveway with room to park 1-2 additional cars in summer only. During the winter only park in the garage, since the driveway is plowed during snowstorms. Cars parked in the driveway will block the garage. Street parking is available and plentiful during the warmer months, but not when there is snow on the ground, which is the entire winter into early spring.

Other things to note
Accessing the house can be challenging particularly during winter months and is best suited to agile, able-bodied individuals. You will need to be able to climb multiple steps. We recommend wearing appropriate footwear while on the property.

4WD/Traction may be necessary in the winter. Watch the weather reports carefully and plan accordingly. A private garage accommodates two vehicles. Street and driveway parking is not available when there is snow on the ground but is plentiful in the summer.

Per the Placer County vacation rental ordinance, only 8 adults (anyone over the age of 16) are permitted on the property after 9 pm. Additional children under the age of 16 (up to a total of 10 individuals) may stay in the home. Nighttime noise limits and quiet hours are imposed from 9 pm to 8 am. Please be aware that if you are in the hot tub late at night, your voice (and music) can carry. We kindly ask that you adjust your plans to comply with the noise limitations. To reduce the possibility of noise, we have reduced our max occupancy to 6 adults plus children. In addition, we have a NoiseAware monitor in place on the property as well as a Ring Camera at the front door.

1. Getting up to the house from the garage can be challenging in the winter so guests should wear appropriate footwear for the snow and potential ice. Our house will best serve able-bodied individuals not intimidated by multiple steps.
2. Guests may need AWD, 4-wheel drive, or chains in the winter. Our road gets a LOT of snow. In the winter, only 2 cars can be accommodated at the house (in the garage).
3. The upstairs Master Bedroom can be chilly in winter until the house has had a day to warm up since there is no heating vent in the room - we have a space heater available if someone wants to warm up the room before bed.
4. Our internet is quite good now - especially for Tahoe - but it does experience delays during winter storms and can't power 10 devices at one time well.
5. Per the Placer County vacation rental ordinance, only 8 guests, excluding children under twelve (12) years of age, are permitted on the property after 9 pm. Daytime occupancy is defined as one and a half times the maximum number of occupants allowed to stay overnight at the unit, excluding children under twelve (12). This means that daytime occupancy is 12 guests excluding children under twelve (12).
6. NOISE: Please always respect your neighbors. Quiet hours: 9pm to 8 am. Please always move indoors by 9 pm. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time. No sound from the STR shall be audible from the parcel line of any short-term vacation rental at any time.

As you enter the cabin expect to see the kitchen and dining area to the left and the living area with tv area to the right the televisions in the house have the Disney programs. As you walk ahead you will find a bathroom to left with a bedroom that includes a trundle bed a closet for storage and a dresser. Next to this room you will find a second bedroom that includes a bunk bed with a full bed and a twin bed and a closet for storage. Both rooms have access to a back deck that in the summer has patio chairs for seating. As you go up the stairs you will find a closet that has washer and dryer. Next to this closet you will find the third room “master bedroom” with its own tv, bathroom with double vanity, cal king bed and it’s own deck this room also has includes a crib. The house also includes a fast internet.

Lake Tahoe is prone to winter storms. Please note we do not move, cancel, or provide refunds or credits for any reason, including Covid, road conditions, road closures and weather conditions. Total maximum guest count is 9. If you are over 9 guests you will be asked to leave and forfeit any refund.

There is a non working door cam at the sliding glass door off of game room. These have been installed by the rental property owner for security/risk management purposes. We want to reassure our guests that surveillance is strictly prohibited in interior areas or in areas where Guests would have a reasonable expectation of privacy, such as an outdoor spa. The home is a bit over a mile from the North Tahoe Beach Center and other public beaches, lakeside restaurants and the Old Brockway Golf Course.

Upper Level: This level consists of the kitchen, living room, dining room, 1/2 bath to service these areas, master bedroom with walk in-shower with separate tub, gas fireplace, double vanity, and three decks off of this upper level (one off the master, one off the living room, and one off the kitchen where the propane BBQ and patio furniture is located).

HOT TUB: The hot tub is serviced between each guest visit. The space
Wonderful mountain home that is set up for large families and/or groups of friends. The house is user friendly with mountain decor which replaces luxury with comfort and can accommodate a maximum of 10 adults plus the children under 12.
This home sits on a beautiful meadow surrounded by pine trees and seasonal creek. The back door exits out to the hiking trails that could start a great day of exploring in winter and summer. This is a true Mountain Lodge with lots of nooks and crannies to allow your family or friends to spread out comfortably with privacy. It is warm, inviting, and feels like a home.

As you walk in the front door, you are greeted with a massive wood-burning rock fireplace, high A frame ceilings, pool table, windows looking out to the meadow, and open floor plan. Knotty pine paneling and stained glass accents surround the Great Room giving the space a true mountain feeling. 2 couches face the fireplace and entertainment center with smart TV. A slider opens out to the top wrap-around deck with patio furniture and propane barbecue. From here you look over the beautiful meadow with tall pine trees and the seasonal creek. Below the upper deck is a lower deck with the hot tub. Because the deck is level to the meadow, tenants have been known to jump out of the tub, make snow angels, then jump back in. The house is also on a gentle slope for sledding and snow play for kids (and the adults too!).

The open living area has a pool table, dining room table, and kitchen. The kitchen is fully stocked with all the amenities you'll need to cook with for a week's stay.

Down the hall is a large laundry area and bathroom that connects to the large Master Bedroom. The Master Bedroom has a walk-in closet, sliding glass door that exits to the upper deck, and TV. In the hallway are 2 sets of stairs. One leads downstairs to the queen bedroom with its own bathroom, TV, and door exiting out to the meadow and hot tub.

Up the stairs there are 3 more bedrooms , media room, and a full bathroom. Down the hall is a spacious King bedroom, TV, with extra twin bed and lots of windows looking out to the meadow. There is extra floor space for the little ones in this room. Across from this room is a media room with 2 full size pull out sleeping couches and large TV. Next to that room is a bunk room with TV, full size bottom and single top that adjoins to another large enclosed private loft bedroom with queen bed, TV, and 2 twins.

Quiet, peaceful, comfortable, and special is the tone of this home. The decor is mountain lodge, which compliments the Tahoe feeling, and amenities and location should amplify your vacation stay. The open areas and high ceiling ,allow you to socialize with family or friends, without feeling closed in. All the beds and bedding in the house is hotel style with extra pillows, 300 count sheets, bed throw and duvets. The house has all the amenities of home and more. The location and amenities of this home makes this a great vacation home year-round.

The neighborhood is a quiet pocket of homes surrounded by forest land. All the roads dead end at trails heads, yet its 2.5 miles from all the activities in Kings Beach.

In the summertime, the open terrain becomes some of the best hiking and biking trails on the North Shore. You can access the trails at the home and go for miles. All the roads in the neighborhood dead end at trail heads. A path in the meadow behind the house leads to hiking and biking trails. In the wintertime, bring your cross country skis or snowshoes. The trails from the house are well used in both the summer and winter months.

North National Park is walking distance to the house and offers Frisbee golf, ball fields, snowmobile rentals and much more. The Lake at Kings Beach is 2.5 miles away and has boat and kayak rentals. White, sandy beaches will remind you of being in Hawaii. Shopping and entertainment are here with casinos 3 miles away that will satisfy your thirst for nightlife. Crystal Bay Club is known for their music venues, and Cal Neva for their spa services. There is an abundance of restaurants and shops scattered up and down Kings Beach that will cater to your daytime or evening dining fancies.

In the wintertime… you are in the middle of the North Shore with easy access to the ski resorts. You are 5 miles to the entrance of Northstar which offers a great all-around skiing mountain, along with the Village that has an ice skating rink, shops and restaurants. Alpine Meadows and Palisades Tahoe are minutes away. Diamond Peak and Mt Rose are 20 min away and offer less expensive skiing with specials and family pricing. Cross country skiing and snowshoeing are literally out the back door…and for those adventure enthusiasts, there is a multitude of snowmobiling rentals as close as 2 miles from the house.
