LEASING OFFICE
DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $200 fine

- "Host canceled at 1100pm the night before travel. No messages prior to being canceled. Reason for cancelation was that place was previously booked on another platform. Was left scrambling for another place last minute" - "Walked in and there was a sour smell. Food crumbs in the kitchen around the stove and refrigerator. Cabinets were dirty. Couch was filthy and broken. Bed was hard and lumpy and pillows were old and flat. Bath towels were stained really bad. We will never stay there again. "

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day.

We are pet-friendly but do require a pet fee. It's in our house rules down below.

Especially when the seasons change, Dallas does have bugs. We do regular pest control and we can have someone come out if you do see anything. Please be aware the unit being in the state of Texas there may be pests like roaches, ants or other bugs. We hire professional pest control to take care of this.

The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware.

We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supply especially for long-stay bookings need to be purchased on your own.

Getting Around:
We recommend driving near and in Dallas proper, and there are rideshares for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.

The Arlington apartment located in very nice , luxury, beautiful and peaceful place. ten minutes walk to golf course, five minutes drive to AT&T stadium, or five minutes drive to biggest wild park in Arlington.

It is a large two-story house which has been separated in two independent parts- Apartment- with privet entrances. there is not any sharing area.

The guest part with 1500 square feet, has very large dining room and study room in first floor with a bar area and sink, coffee maker, microwave and small refrigerator - the house does not have full kitchen. there is a 48" TV on first floor with air channels. Mother's House does not provide cable channel . On second floor, there are two bedrooms and one full bathroom which are ready to use. please do not open locked doors.

All floor has been cleaned and guest can take off shoes on designated area.
Restroom has own slippers which can be use in just that area.

Note: Mother House does not provide full kitchen.

This 2 bedroom 2 bath has a large primary bedroom with high ceiling, walk a few steps into the bathroom that has a soaking tub and separate shower with loads of natural lighting thanks to a large sky light and windows. Smaller bedroom has 2 twin beds and gives a vintage vibe complete with antique dresser. There is a separate dining area from kitchen as well as a small wet bar space with seating for 2. Living area is the star with a soaring wooden ceiling, fireplace, work space, plenty of space to relax, watch the smart tv, read, etc. Cute outside patio just outside the kitchen door complete with bistro set and a fire pit with seating for 4-6. Guest agrees to fully abide by all terms of The House Rules specified below:

~ To prevent delays in entering the property by others should the arrival of the booking guest be interrupted, the booking guest must send a list of guests authorized to receive the key code in advance. In any situation, hosts will not send the key code allowing entry into the property to anyone who has not been authorized by name in advance by the booking guest.

~ Every adult (18+) that is on the reservation, must provide the host with a copy of their driver license

~Your reservation should specify the total number of adults and the total number of children.

~ Parking will be permitted only in the space assigned to you in the check-in.
instructions you will receive on the day of your arrival. No large trucks or large commercial vehicles may park in the driveway. **Do not block the driveway, park in the neighbor's carport, or block their garage.

~ No smoking or vaping is permitted inside the house. Guests may smoke only outside on the back porch. Violation triggers a minimum $150 fine. Smokers must clean up after themselves, so no cigarette butts or packaging may be left on the ground or on the surrounding areas. Every cigarette butt found in the patio area after check out is a $20 fee per cigarette butt.

~ Parties or loud gatherings are not permitted. If police are called by neighbors, our good standing with the city gets negatively impacted. Guest agrees to pay Host a $1000 fine if police are called due to excessive noise, littering or discourteous behavior with the neighbors.

~If we find additional unregistered guests staying or visiting without notifying the host for clearance first before 5 pm on check-in day, it will result in a $100 inconvenience fee per day of reservation plus the fees that should have been acquired for the additional guests and we reserve the right to cancel your reservation with no refund, penalty-free, to host, based on violating Airbnb & Host policies.

~Quiet time is 10:00 P.M. to 7:00 A.M. If you disturb any neighbors during this quiet time you will be fined up to $800 per host discretion and we reserve the right to cancel your reservation with no refund, penalty-free to host based on a violating & Host policies.

~Please turn off hockey table after use.

~Do not unplug ultraQ bridge near front window.

~Do not unplug Internet.

~All items provided in the unit are for your enjoyment, but those items must remain in good, clean, working condition.

~Repair costs incurred due to damage to property or furnishings will be fully paid by guest.

~Shut the doors after checking out with all provided items inside. If items are not in the home at check out you will be charged the full price plus a $20 inconvenience fee for missing items.

~Please be respectful of the neighbors.

~Marijuana is not allowed inside. No Blunts or Tobacco inside, those carry a minimum $150 fine for additional cleaning and repainting if need be, to deodorize the smell of tobacco, per host discretion.

~When booking with us, the Guest agrees to forfeit the right to leave a review if there is any violation of any of our house rules or manual.

~Normal Self check-in time is 5 P.M. to 12 A.M. Check-out is no later than 10 A.M. unless confirmed for early check-in/late check-out at least 24hrs in advance.

~Flexible Check-in and Check-out Option:

Early Check-In:
Check-in between 2 pm and standard check-in time: $25 per hour.
Check in at 1 pm or earlier: Pay the previous night’s rate.

Late Check-Out:
Check out between standard check-out time and 12 pm: $25 per hour. (update: not applicable for now, waive the $50 fee, if the place is vacant)
Check out at 1 pm or later: Pay the next day’s rate.

Please note, early check-in and late check-out at the hourly rate ($25 per hour) aren't guaranteed, as they depend on the cleaner finishing early or the place being vacant the next day. To guarantee early check-in or late check-out if the place is vacant, you’ll need to pay the previous or next night’s rate.

~Unauthorized late checkouts or early check-ins are $50 per hour.

~If there is a party held in the house, we have the right to charge up to $1000 per our discretion. NO PARTIES! If you are found having a party, the reservation may be canceled and no refund will be given.

~Keep all communication through the APP of the booking platform - our staff monitors our messages during normal business hours and into the evening to RESPOND faster than by phone. For security reasons, we DO NOT give out any passcodes or personal information via phone or text; ONLY via the messaging app of the booking platform.

~ If approached by a neighbor within the neighborhood, you agree to not disclose any booking information, your personal information, or invite them over to the property without host's approval. Please simply tell them to contact Lilly if they have any questions.

~We have the right to charge up to $1000 if information about the your reservation gets released. This includes booking platform information, check out/ check in time, passcodes to the house, or booking links.

~ Cleaning: Extra cleaning fee: $100 additional cleaning fee will be charged if the house is extra cleaning is needed to reset the place for next guest (i.e. stain on walls/doors, garbage left everywhere, etc.)

We have a small dog on the property. He does often bark when the exterior doors open and close but he is either by our sides or in his crate when we are not around to supervisehim. Please let us know if he causes you concern.

I'll be here to help you as much or as little as you need.

We offer our guests space the extra refrigerator in the garage so we can minimize the collision of food. It's just easier to keep things separate.

We are an active family and our daughter will be staying with us 2-3 nights a week every other week in the room next to yours. Please close doors lightly.

I'm professional who primarily works from home otherwise I spend 99% of my time at home, in my kitchen. I don't mind occasional use of the full kitchen (just let me know so we can work around each other) but would rather have guest usage be limited to the dishes, coffee maker and microwave the majority of the time. Our ideal guest is a busy professional who prefers delivery and quick meals to cooking and is friendly with kids and dogs. But again, cooking a couple nights a week is 100% ok!! I also travel frequently so you'll have the place pretty much to yourself during those times.

You are welcome to use my Kuerig for a cup of coffee in the morning. Reusable coffee pods are located next to the Kuerig (next to refrigerator) and cups are in the cupboard directly above. if the pods are full please empty the grounds into the trash and then rinse. please don't dump grounds in the sink. Please leave the cup behind if you use a ceramic one. I try to keep 'to go' cups stocked as well. If you don't see one, please ask. If you borrow one, please make sure to return it.

I will leave towels for you and there is a collection of assorted soaps, shampoos, conditioners, etc. You are welcome to have one should you need. Please let me know if there's something you don't find.

I have a small dog, Henry. He's an energentic Chorkie, very small (8lbs) and friendly. He will be out and about when I'm here. He might get excited and run to the door barking when you first enter, keep an eye out...he's a runner... so I'll try to make sure I greet you at the door if I'm home. If I am not here he will be crated in my bedroom, unless we discuss it. He's also a jumper..please forgive him. If he barks he's just scared/curious. It won't last long and you shouldn't be disturbed from your room. If you are, call me and I'll take care of it. Please keep the baby gate closed at all times to keep him from running out the door. Close the front door before opening the gate. Everyone falls in love with Henry. He's the house mascot:) Just wait... you will too.

There is an Amazon Fire Stick located in your room. Feel free to use it to watch Netflix, listen to Pandora, or any other free services etc. There is also access to Amazon. If you purchase a movie you will be charged for it.

No smoking is allowed in the house but you may smoke on the back porch outside.

Please don't hesitate to ask if you need a charger for your phone, etc. while you are here. I generally have extras for loan and theres a usb charge station on the outlet to the left of the kitchen sink.

There is street parking out front. Just don't block the mailbox. Also, while it's a great neighborhood, please take normal precautions and lock-up.

This is a safe neighborhood, but you don't want to attract thieves.
* VISITORS: No parties, no outside visitors without explicit host permission in writing over Airbnb messaging, and no overnight guests without previous approval when you book.

* LIGHTS OFF: When you are not using your guest room, turn off all lights and unused electronics (like the television). Turn off all lights before leaving your room.
* MAIL: Do not use our address for package delivery, personal correspondence, legal proceedings, or any other mail service without prior written approval from us. You are welcome to have food delivered here via food delivery services.
* EARLY CHECK-IN OR LATE CHECK-OUT: Early Check-In and Late Check-Out times usually can not be accommodated. However, when possible, we do allow them. If we agree to honor a request for Early Check-In or Late Check-Out, we will send you an alteration request through the Airbnb app with an additional fee. The space
This 2 bedroom 2 bath has a large primary bedroom with high ceiling, walk a few steps into the bathroom that has a soaking tub and separate shower with loads of natural lighting thanks to a large sky light and windows. Smaller bedroom has 2 twin beds and gives a vintage vibe complete with antique dresser. There is a separate dining area from kitchen as well as a small wet bar space with seating for 2. Living area is the star with a soaring wooden ceiling, fireplace, work space, plenty of space to relax, watch the smart tv, read, etc. Cute outside patio just outside the kitchen door complete with bistro set and a fire pit with seating for 4-6. There is also another patio outside of the living room with a fenced yard with room for a pet or children who want to play.

 This property is stocked for mid-term stays, so we provide only starter toiletries
(one roll of toilet paper, paper towels, and a trash bag).
Please keep this in mind and bring your own toiletries when you come.
Maintenance Access:
 Annual Preventive Maintenance: Some properties have scheduled checks for
smoke detectors, HVAC filters, etc. We will notify you in advance if access is
needed.
 Emergency Maintenance: If urgent repairs are required (e.g., water leaks, electrical
issues) and we cannot reach you within [X] hours, we reserve the right to enter the
unit.
Occupants & Guest Policy:
